Abstract

The MICE industry is considered one with high economic attractiveness for investors. Regulations and user requests for a new building are required to meet green building standards. The Green Building Council Indonesia issues Greenship's green building certification system. A minimum of 56 points is required for additional investment costs but will result in savings in operations to get a platinum rating. This paper aims to determine what factors are influential in optimising construction costs through the value engineering method to achieve a green building rating tool with life cycle costs using Structural Equation Modelling. The finding is that energy is the most influential factor in obtaining platinum rating certification, which requires value engineering and lifecycle cost analysis to achieve optimal investment costs with additional costs from 7,494% to 4,689%. The novelty of this research is that the selection of materials/machines and working methods of the green concept that saves energy needs to be carried out from the beginning of the design to achieve a feasible payback period for new investments, which will be the commitment of the owner to build a green MICE.

Abstract

Pada penelitian ini membahas mengenai factor – factor yang berpengaruh dalam mengimplementasikan BIM 4D dan M-PERT pada pekerjaan struktur bangunan hunian tingkat tinggi dengan menggunakan Analisa RII (Relative Important Index). Penelitian dialkukan dengan menyebar kuiosner ke praktisi yang berkaitan dengan pekerjaan struktur hunian bertingkat tinggi, hasil penelitian didapatkan bahwa ada 10 faktor paling berpengaruh terhadap implementasi BIM 4D dan M-PERT pada pekerjaan struktur hunian bertingkat tinggi, yaitu lain detail gambar, schedule proyek, presentase keterlambatan, pemodelan aktivitas, penggabungan kegiatan proyek, kemiripan jaringan, perencanaan desain bangunan, integrasi penjadwalan, visualisasi, meningkatkan produktivitas

Abstract

Industri beton berperan penting pada proses konstruksi sebagai pemasok material beton. Peranan industri beton mempunyai dampak buruk terhadap lingkungan. Penerapan konsep green, masalah yang timbul adalah konsekuensi kenaikan biaya green retrofitting yang dikeluarkan oleh pemangku kepentingan agar industri atau bangunan menjadi ramah lingkungan, industri beton, konsep green, value engineering(VE) merupakan komponen utama yang berpengaruh nyata terhadap peningkatan kinerja biaya penerapan konsep green retrofitting pada industri beton di Indonesia, dengan menggunakan analisa Structural Equation Model- Partial Least Square (SEM-PLS). Penelitian ini mempunyai keterbaruan terkait konsep green retrofitting pada industri beton di Indonesia dan menganalisa faktor-faktor yang mempengaruhi terhadap biaya gren retrofitting dengan SEM PLS. Hasil dari penelitian ini diperoleh “10 faktor-faktor yang berpengaruh terhadap kinerja biaya green retrofitting pada industri beton ” yaitu comitment management, energy & climate, water efficiency, secondary material, air quality, economic & financial avaibility, legal compliance & regulation, aturan pendukung, functional analysis, dan environmental Management.

Abstract

In accordance with the mission of the Suistainebale Development Goals 2030, that by 2030 the new building will have a green concept of 100% and an excising building of 60%. With the Value Engineering and Life Cycle Cost Analysis methods, the application of the green concept to the Main Building of the Flour Mill Plant is used for analysis using Structural Equation Modelling – Part Least Square (SEM-PLS). The result of this study is that there are "10 factors that affect the cost performance of the Green project on the Main Building of the Flour Mill Plant", namely Project Manager Performance, Energy Efficiency, Technical Specifications, Provision of Parking Lots, Management Commitments, Water Sources, Analysis Functions, Waste Handling Systems, Selection of Alternative Materials and Energy Costs. The Value Engineering method resulted in cost savings of 14.21% of Green costs, LCCA showed a payback period with time = 3.11 years ≈ 3 years 11 months for the application of the Green concept to the main flour mill plant building.Sesuai misi dari Suistainebale Development Goals 2030, bahwa pada tahun 2030 banguan baru berkonsep hijau sebesar 100% dan bangunan ekisting sebesar 60%. Dengan metode Value Engineering dan Life Cycle Cost Analysis, penerapan konsep green pada Bangunan Utama Flour Mill Plant digunakan analisis dengan menggunakan Structural Equation Modelling – Part Least Square (SEM-PLS). Hasil dari penelitian ini adalah terdapat “10 faktor yang berpengaruh kepada kinerja biaya pada proyek Green pada Bangunan Utama Flour Mill Plant” yaitu Project Manager Performance, Efisiensi Energi, Spesifikasi Teknis, Penyediaan Lahan Parkir, Komitmen Manajemen, Sumber Air, Fungsi Analisis, Sistem Penanganan Sampah, Pemilihan Material Alternatif dan Biaya Energi. Metode Value Engineering menghasilkan penghematan biaya sebesar 14,21% dari biaya Green, LCCA menunjukkan pembayaran kembali (Payback Period) dengan waktu = 3,11 Tahun ≈ 3 Tahun 11 Bulan untuk penerapan konsep Green pada bangunan Utama Flour Mill Plant.

Abstract

Regulation of the Minister of PUPR no. 21 of 2021 concerning green buildings which are mandatory for new buildings. MICE is a building used for Meetings, Incentives, Conventions, Exhibition activities. Green ship is a green building certification system in Indonesia at the design, construction, and operation stages. The research objective is to find out the most influential factors in achieving green ship for a platinum rating. Findings, there is an additional cost of IDR 140,302,830,412 as green costs but can be paid back within 6 years and 11 months. The novelty is the most influential factor in achieving a platinum rating in green ship as green costs with a reasonable payback period for a new building.

Abstract

Pembangunan bangunan pabrik yang menerapkan konsep Green sangat dibutuhkan, hal ini sesuai misi dari Sustainable Development Goals 2030, bahwa pada tahun 2030 bangunan baru berkonsep green sebesar 100% dan bangunan eksisting sebesar 60%. Penelitian ini bertujuan untuk menganalisis faktor-faktor yang berpengaruh dalam penerapan Konsep Green terhadap Kinerja Biaya Berbasis Value Engineering dan Life Cycle Cost Analysis dengan mengambil objek pada Bangunan Utama Flour Mill Plant dengan menggunakan metode Structural Equation Modelling – Part Least Square (SEM-PLS). Dari penelitian tersebut terdapat 10 faktor yang paling berpengaruh, yaitu; Performance proyek manajer dengan tingkat pengaruh 88,4%, Perhitungan efisiensi energi dengan tingkat pengaruh 88,1%, Spesifikasi teknis dengan tingkat pengaruh 86,8%, Penyediaan lahan parkir dengan tingkat pengaruh 84,6%, Aturan pendukung dengan tingkat pengaruh 82,8%, Sumber air dengan tingkat pengaruh 82,2%, Fungsi analisis dengan tingkat pengaruh 80,6%, Penerapan sistem penangangan sampah dengan tingkat pengaruh 75,9%, Pemilihan material alternatif 73,1%, dan Biaya energi dengan tingkat pengaruh 72,4%.

Abstract

The Main Building of the Flour Mill Plant is the main part of the wheat flour mill consisting of Wheat Bins, Process Area, Finish Bins, Laboratory, and Buck Loading Area. The construction of factory buildings that apply the Green concept is urgently needed, this is to the mission of the Sustainable Development Goals 2030, that by 2030 the new development will have a concept of 100% and an existing building of 60%. To reduce the environmental burden on an industry, it is necessary to build and develop a factory building with a green concept. Abstract

Infrastructure development is crucial to the development of a nation’s economy. Based on data from the 2021 World Competitiveness Yearbook, Indonesia's infrastructure is ranked 57th out of 64 countries and one of the assessment criteria is related to water resources. Water resource management in Indonesia is still faced with fundamental challenges, including the limited water storage capacity in Indonesia so alternative water resources development is needed, among which is through the construction of dams. In practice, dam projects are very vulnerable to time delays. One of the solutions to this problem is the application of the last planner system method. The implementation of the last planner system can help create major improvements in project planning, increase workflow and productivity, and reduce project time and site accidents. This research has an update regarding the implementation of the last planner system method on a dam project and analyzing the key success factors using SEM-PLS. According to the study's findings, the key success factors of the implementation of the last planner system method on dam projects are budget plan, work schedule, clarity of scope of work, work plan, planning process, and weekly plan

Abstract

Considering the global climate change and anticipation of water needs, this can pose significant problems. Trees play a crucial role in mitigating climate change, with the ability to assimilate carbon dioxide (CO2) and certain air pollutants, purify rainfall, and act as a barrier against soil erosion. This research focuses on the Bekasi River, which has a length of 6 km and a cross-sectional width of 65 meters. The data used is directly extracted from project data utilized for cost estimation, and data collection is conducted through interviews and questionnaires. The research methodology integrates Structural Equation Modeling-Partial Least Squares (SEM-PLS) as a data processing tool for survey and factor identification, along with Blockchain-Building Information Modeling (BIM) to assess the cost performance improvement of environmentally friendly reinforcement. Based on the test results, the utilization of BIM combined with blockchain technology can result in cost savings of 3.69% for the Improved level, 3.72% for the Enhanced level, 4.39% for the Superior level, 4.92% for the Conserving level, and 5.17% for the Restorative level in terms of cost enhancement.

Abstract

During the implementation process, the construction sector significantly affects the environment, leading to environmental pollution and the overconsumption of natural resources. This jeopardizes the sustainability of a healthy living environment, requiring a solid system to control development. A sustainable and environmentally friendly development system is crucial from architectural, construction, and economic perspectives. However, when applying the concept of Green Building to existing buildings, the cost of green retrofits has increased by about 10.77%. A case study was carried out on the existing BRIN (National Research and Innovation Agency) building to provide alternative solutions to reduce these green retrofitting costs, making sustainable construction the primary option in developing the construction sector. One way to address this cost increase is using the Blockchain-Building Information Modeling (BIM) application, an alternative method to determine the most economical cost based on input or a given model. BIM models contain non-geometric information, including materials for building components, quantities, prices, procedures, scales, and sizes. This allows for real-time data exchange and collaborative decision-making between stakeholders, improving visualization and modeling and lowering costs due to better construction outcomes and higher productivity probability. The implementation of Blockchain-BIM is expected to result in green retrofit cost savings of at least 3% on each green level according to the Ministry of Public Works and Housing (PUPR) of the Republic of Indonesia Technical Guidelines No. 01/SE/M/2022, namely Primary, Intermediate, and Main.
