Abstract

The strength of the surface pavement can be seen from Marshall Characteristics using Marshall test equipment. Equipment type for Marshall Test can be analog and digital. Digital test equipment using the computer system, and minimize operator/ laboratory intervention for maximum efficiency. The reading of the data was done manually on analog test equipment, so it is very dependent on operator skill. This study examined a mixture of AC-BC using analog and digital Marshall Test equipment, to determine result of Marshall Characteristic. Methods of Marshall Test, material test, mix of bitumen and aggregate follow the guidelines in the Indonesian National Standard (SNI). Results of preliminary test obtained optimum bitumen content of 6,75%, and then the sample is made of 28 pieces (2 x 14). The analysis results of the average difference in the two shows there is no real difference in the Marshall Characteristics of the testing results using analog and digital test equipment. Estimation results of Marshall Characteristics using analog test equipment acquired: stability = + 208,26 kg, Flow = + 0,29 mm dan MQ = + 40,07 kg/mm. Digital test equipment acquired: stability = + 175,47 kg, Flow = + 0,48 mm dan MQ = + 60,93 kg/mm.

Abstract

The previous study showed that asphalt concrete using filler geopolymer generate a higher value of stability. On the other hand, the value of flow and the porosity of the asphalt concrete were out of the specification range. This study examines the aggregate gradation analysis to improve the characteristics of mixed asphalt concrete geopolymer. The gradation of aggregate is variated into three following the available specification. The range of specification is then separated into three, those are aggregate gradation upper specifications, middle specification, and lower specification. Filler comes from geopolymer paste, composed of fly ash which is mixed with an activator. Activator is an 8 molar concentration of NaOH solution and Na₂SiO₃. The weight ratio of Na₂SiO₃ over the weight of NaOH solution was 1.5. Geopolymer paste waited until reached the age of 28 days, then pounded up to meet the requirement size of the sieve No. 200. The test of mixture characteristics was conducted to see the comparison of performance from different gradations. The test results showed that middle gradation generating characteristics of the mixture which is higher than upper gradation and lower gradation.

Abstract

Desa Labanasem Kecamatan Kabat Kabupaten Banyuwangi mempunyai permasalahan infrastruktur drainase yang kurang layak untuk mengalirkan air ke sawah serta kondisi pada saat musim hujan mengalami genangan air tinggi akibat tidak adanya saluran pembuangan air. Tujuan dari kegiatan ini untuk menerapkan U-Ditch Precast dan Buis Beton untuk mengatasi permasalahan infrastruktur drainase. Kegiatan meliputi survei dan observasi lokasi, melakukan dialog dan kerja sama dengan kelompok tani, melaksanakan pemasangan saluran U-Ditch Precast dan Buis Beton yang dilakukan secara swadaya masyarakat dan kelompok tani. Solusi yang efisien dilakukan dengan penerapan pemasangan U-Ditch Precast sepanjang 15 m dengan kebutuhan 25 unit untuk mengatasi genangan air tinggi saat musim hujan karena tidak adanya saluran air dan Buis Beton sepanjang 15 m dengan kebutuhan 15 unit untuk mengatasi saluran irigasi sawah yang tidak layak.

Abstract

Proyek Trade Mall di Jabodetabek sebagai bagian dari bisnis properti merupakan proyek yang memiliki tingkat penyerapan pasar tertinggi diantara proyek properti komersial lainnya seperti apartemen, hotel, perumahan, kantor, dan industri. Tujuan dari penelitian ini untuk mengevaluasi strategi pra pengembangan proyek trade mall dalam rangka meningkatkan profitabilitas dan daya saing developer di wilayah Jabodetabek serta mengidentifikasi variabel-variabel yang menentukan tingkat profitabilitas dari pra pengembangan proyek Trade Mall, menyusun model system dynamics yang dapat menggambarkan pengaruh dari supply dan demand pengembangan proyek Trade Mall terhadap kinerja daya saing developer, membuat rekomendasi tindakan perbaikan terhadap penyebab terjadinya penurunan tingkat profitabilitas dan kinerja daya saing developer. Metode penelitian yang digunakan adalah analisis arsip dan survei. Kemudian data yang telah diperoleh dianalisa dengan menggunakan analisa statistik dan system dynamics. Hasil penelitian menunjukkan ada dua faktor utama yang berpengaruh terhadap tingkat profitabilitas proyek, yaitu harga jual dan tingkat penjualan, gap pertumbuhan Trade Mall yang diperoleh dari simulasi supply & demand. Serta rekomendasi tindakan perbaikan yang dilakukan terhadap penyebab penurunan profitabilitas dan daya saing developer.

Abstract

The Trade Mall project as part of the property business, is project with the highest market absorption rate among other commercial property projects such as apartments, hotels, housing, offices, and industry. The purpose of this study is to evaluate the pre development strategy of trade mall projects in order to increase the profitability and competitiveness of developers in major cities and to identify the variables that determine the profitability of Trade Mall project pre development, develop a dynamic system model that can illustrate the influence of supply and demand for Trade Mall project development on the competitiveness of developers, and make recommendations for corrective actions to address the causes of the decline in profitability and competitiveness of developers. The research methods used archival analysis and surveys. The data obtained is then analyzed using statistical analysis and system dynamics. The results of the study show that there two main factors that affect the level of project profitability, namely the selling price and sales level, and the Trade Mall growth gap obtained from supply & demand simulations. Recommendations for corrective actions were also made to address the causes of the decline in profitability and competitiveness of developers.The results of study can basis for Trade Mall project developers to make supply and demand projections in developing the Trade Mall project.
