Abstract

The development of shopping centers have a high competition. Bussiness competition development of retail shopping centers are fast nearby locations, and it will lead to pressure the market, also it have a weakening effect on the carrying capacity of the region. What if the competition is at the same location and target the same market? This study has aims to assess the sitting Alfamart and Indomaret stores in the District Tembalang and Banyumanik, based on the teory of location through geographic analysis approach that emphasizes aspects of deployment and interaction in space include: characteristic, distribution patterns. And distribution area as determining the location of retail. Analysis include: the characteristics of retail, distribution patterns of retail, and distribution services territory as well as determining the location of retail. The result showed the existence of overlapping service areas. Location retail closer to the market rather than raw materials. The nearby retail location doesn’t cause a problem because the number of demand more than the number of supply.Perkembangan pusat belanja khususnya retail cenderung mengalami kompetisi yang sangat pesat. Persaingan bisnis merupakan kondisi umum dan normal dalam sistem perekonomian. Fenomena perkembangan pusat belanja retail yang cepat pada lokasi yang berdekatan akan menimbulkan tekanan pasar serta berpengaruh pada melemahnya daya dukung wilayah. Bagaimana jika persaingan tersebut berada pada lokasi yang sama dan target pasar yang sama pula? Fenomena ini terlihat pada keberadaan lokasi toko Indomaret dan Alfamart di kawasan pendidikan Tembalang. Penelitian ini bertujuan untuk mengkaji penentuan lokasi toko Indomaret dan Alfamart di Kecamatan Tembalan dan Banyumanik yang ditinjau berdasarkan teori lokasi melalui pendekatan analisa geografi yang menekankan pada aspek penyebaran dan interaksi dalam ruang. Kajian penentuan lokasi retail di kawasan pendidikan Tembalang meliputi : karakteristik, pola sebaran retail, distribusi wilayah pelayanan serta  strategi penentuan lokasi retail.  Hasil penelitian menunjukkan adanya wilayah layanan yang tumpang tindih. Strategi pemilihan lokasi lebih mendekati pasar daripada bahan baku meskipun target pasar kedua toko ini sama namun pada kenyataannya menimbulkan masalah sebagai pesaing karena jumlah demand lebih banyak daripada jumlah supply.

Abstract

Abstract. The increase in population has an impact on increasing the demand for land. In addition, the available land in the city is relatively limited. Therefore, the development leads to the peri-urban area. The development of the core city will have an impact on the physical, social, and economic transformation of the peri-urban area. Interactions that occur between rural-urban areas can affect the development of peri-urban areas. Interaction between rural-urban areas also occurs in Mranggen Sub – district as the peri – urban area of Semarang. This study aims to examine changes in the typology of peri-urban areas in Mranggen Sub – district, Demak District in 2008 - 2018. This research used a quantitative descriptive method with a spatial approach. The remote sensing data were used as the main data source and document review as secondary data. The change in the typology of Potential Urban to Semi Urban was caused by changes in people's livelihoods, increased education, percentage of permanent buildings, educational facilities, and health facilities. The change in typology from Semi Urban to Predominantly Urban is caused by various variables that cause increasingly urbanization. The results showed a change in the study area, 7 villages changed from the typology of Potential Urban to Semi Urban and 2 villages changed from the Semi Urban typology to Predominantly Urban.

Abstract

Abstract. Disproportionate regional spatial growth can encourage regional disparities between villages and cities and problems for the sustainability of regional development. Rembang Regency has growth characteristics that are concentrated at several points in its urban area. This pattern of growth creates a problem of regional disparity. To overcome this problem, it is necessary to add new regional growth centers. These new regional growth centers are expected to evenly distribute spatial growth. The center of regional growth in accordance with the characteristics of Rembang Regency is the center of agricultural production. This study aims to determine the optimal location for the development of the agricultural production centers as the center of regional growth. Using a spatial approach with remote sensing images as the main data. The analytical technique used is spectral transformation and multicriteria. The results showed that the most optimal locations for the development of agricultural production centers were Sale District (2,634.01 ha), Gunem District (2,198.95 ha) and Kragan District (2,171.72 ha). Sulang District is also a potential location for the development of agricultural production centers because the total area of the optimal location covers 8 – 10% of the total area of Rembang Regency. The findings of the study on the optimal location for the development of agricultural production centers are recommended as a strategic area for regional development to function as a growth center for Rembang Regency as an effort to overcome disproportionate spatial growth.

Abstract

Saat ini di Kota Semarang belum tersedia informasi potensi penduduk yang mempertimbangkan interaksi spasial. Model Potensi penduduk adalah model spasial yang mencerminkan pemusatan penduduk berdasarkan interaksi antar wilayah. Penelitian ini bertujuan untuk mengkaji model dan persebaran potensi penduduk di Kota Semarang. Menggunakan metode deskripif kuantitatif serta pendekatan spasial dengan memanfatkan citra pengginderaan jauh dan Sistem Informasi Geografis. Potensi penduduk ditentukan berdasarkan model gravitasi yang mendasarkan pada jumlah penduduk dan jarak antara masing-masing kecamatan. Hasil penelitian menunjukkan bahwa potensi penduduk paling tinggi terdapat di Kecamatan Gayamsari sedangkan potensi penduduk paling rendah terdapat di Kecamatan Mijen. Kawasan yang mempunyai potensi penduduk rendah perlu didorong perkembangannya dengan penambahan fasilitas sehingga dapat meningkatkan mobilitas yang mencerminkan adanya aktivitas. Hasil penelitian dapat digunakan sebagai pertimbangan pemerintah dalam menentukan kebijakan terkait pemenuhan kebutuhan penduduk secara rasional yang mengarah pada pembangunan yang berkelanjutan.

Abstract

Kota Ungaran merupakan zona urban fringe dari Kota Metropolitan Semarang. Perpindahan penduduk perkotaan menuju daerah pinggiran pada umumnya bertujuan mencari tempat tinggal dengan harga yang lebih murah. Setiap tahun terjadi pertambahan penduduk dan kawasan terbangun di Kota Ungaran. Terdapatnya Gerbang pintu   Jalan Tol Semarang–Solo di Kota Ungaran merupakan faktor mendorong berkembangnya aktivitas baru yang mengakibatkan perubahan penggunaan lahan. Hal ini merupakan salah satu penyebab perkembangan fisik Kota Ungaran.  Penelitian ini bertujuan menganalisis pengaruh perubahan penggunaan lahan terhadap perkembangan Kota Ungaran. Menggunakan metode deskriptif kuantitatif dengan pendekatan spasial dan memanfaatkan data penginderaan jauh. Hasil penelitian menunjukan Kota Ungaran dapat dibedakan menjadi 4 sub wilayah berdasarkan karakteristik perkembangannya. Berdasarkan indikator lahan permukiman dan perdagangan jasa, perkembangan kota terkonsentrasi di bagian tengah bertahap meluas ke arah selatan dan timur. Sementara berdasarkan indikator lahan industri, perkembangan Kota Ungaran meluas ke selatan.

Abstract

Ketinggian bangunan mengandung pengertian identik dengan besarnya beban yang ditanggung oleh lahan. Keberadaan bangunan tinggi yang tidak sesuai dengan kemampuan lahannya dapat mengakibatkan kerusakan lahan dan bencana. Konsep pengaturan ketinggian bangunan merupakan salah satu pendekatan yang harus dipertimbangkan dalam pembangunan keruangan, sehingga dapat menjamin keberadaan ruang-ruang yang berfungsi memproteksi lingkungan alamiah. Penelitian ini bertujuan menganalisis kesesuaian tinggi bangunan di Kota Semarang berdasarkan kemampuan lahan dan arahan pengembangan lahan. Tingkat kemampuan lahan diperoleh melalui analisis Satuan Kemampuan Lahan (SKL) menggunakan variabel fisik-lingkungan. Metode penelitiannya adalah deskriptif kuantitatif dengan pendekatan spasial. Memanfaatkan Sistem Informasi Geografis dalam analisisnya dan menggunakan citra penginderaan jauh sebagai sumber data spasial utama. Hasil penelitian menunjukkan bahwa di Kota Semarang pada tahun 2022 mempunyai kemampuan lahan rendah hingga sangat tinggi untuk dikembangkan sebagai kawasan perkotaan. Kelas kemampuan lahan sangat rendah dan rendah sesuai untuk kawasan yang tidak ada bangunannya, kemampuan lahan kelas sedang dan agak tinggi sesuai untuk bangunan dengan ketinggian maksimum empat lantai dan Kemampuan lahan kelas sangat tinggi sesuai untuk bangunan dengan ketinggian di atas empat lantai. Kesesuaian tinggi bangunan ditentukan berdasarkan kemampuan lahan dengan mepertimbangkan aspek fisik dan lingkungan. Terdapat bangunan di Kota Semarang yang ketinggiannya kurang sesuai. Prosentase paling besar diketahui terdapat di Kecamatan Candisari. Salah satu upaya untuk mengatisipasi kondisi ini perlu dilakukan pengendalian melalui peraturan pendirian bangunan.

Abstract

Waste is the one of serious problems faced by every city because the quantity continues increase along with population growth. Pekalongan is one of city that still has problem related to waste management. The only landfill in Pekalongan, (Bojonglarang landfil)l is already overload. This causes the need for expansion or build the new landfill in Pekalongan. The research aims to analyze the suitability of the Bojonglarang landfill location and analyze other alternative locations suitable for new landfills in Pekalongan. Use a quantitative descriptive method with a spatial approach with GIS. The results show that the location of the Bojonglarang Landfill is less suitable based on location and carrying capacity. The research show that there are 5 locations that most suitable for the new landfill in Pekalongan. These locations include Sawangan Village, Bligorejo Village, Gejlig Village, Kesesi and Ujung Negoro Villages, and Pedawang and Legokkalong Villages. It is expected to be input for Pekalongan Government regarding policies related to landfills problem in Pekalongan.

Abstract

GISTARU (Geographic Information System for Spatial Planning) is a web-based and GIS-based information system in Indonesia that makes it easy for the public to access spatial information. In GISTARU, there are an Online Spatial Plan (RTR Online) and an Interactive Detailed Spatial Plan (RDTR) application. This research aims to; Identify and analyze the use of the Online Spatial Plan (RTR Online) website and Interactive Detailed Spatial Planning (RDTR Interactive) application in GISTARU and as well as identify the requirements for developing the website and application. In addition, the research outcomes are analyzed in terms of their contribution to the development of smart cities. Data was collected through in-depth interviews and website searches related to GISTARU, RTR Online, and RDTR Interactive at the national, provincial, and district or city levels. In-depth interview analysis is carried out through selected cases. The results showed that most regions in Indonesia have an integrated spatial pattern with GISTARU. However, there were inconsistencies in the RTR Online and RDTR Interactive data entry in GISTARU. In the meantime, relatively few spatial structure data are integrated with RTR Online. The Interactive Detailed Spatial Plan application is now operational in the majority of Indonesian provinces. The only province in which all regions have implemented interactive RDTR is DKI Jakarta. This Geographic Information System for Spatial Planning is very useful for achieving the goal of smart cities, particularly related to public services in the smart governance dimension.

Abstract

Selo District is one of the disaster-prone areas in Boyolali Regency. Selo District has a vulnerability to the eruption of Mount Merapi, landslides, and the danger of soil erosion. There are at least 6 out of 10 villages in Selo District that have high disaster vulnerability. The majority of people in Selo District have livelihoods as farmers. In fulfilling food needs, the community began to increase production and expand production areas. To determine the suitability of the use of agricultural land in Selo District, which is in a landslide-prone area, a remote sensing method was carried out through guided classification for primary data acquisition. Analysis was carried out with remote sensing analysis activities through spatial analysis of land use, multiple natural disasters, land capability, suitability of agricultural land use based on land capability, and suitability of agricultural land use in disaster areas. The result is that agricultural land is dominated by suitable land by 62.8% and not suitable by 38.2% with aggravating factors in the form of erosion and landslides.

Abstract

Settlement development is related to population growth. High population growth causes an increase in demand for residential land. During a period of 5 years (2016 - 2020) there was an increase in the number of residents and  the number of residential buildings. Currently, there are several settlements in the Pemalang Urban Area which are in flood-prone areas. This study aims to analyze the suitability of residential land development in flood-prone urban areas of Pemalang based on land capability. Using a quantitative descriptive method with a spatial approach. The results of the research show that the development of settlements occurs in locations that are in accordance with the capabilities of the land. The development of this settlement was found to occur in a flood-prone area. There is a moderate flood-prone potential of 5.36 Ha (2.47%) and a high flood-prone potential of 211.32 Ha (97.53%). Location of settlement development that is not in accordance with the Regency Spatial Planning Document Pemalang covers an area of 10.01 ha, distributed in 13 sub-districts.
