Abstract

The purpose of writing this scientific journal is as a requirement for graduation and obtaining a law degree at the Faculty of Law of the University of Surabaya. Practical Objectives of the writing of this thesis to be able to know Is the issuance of land titles certificate by the Land Office without based on the picture of the situation as the physical data of the land is justified according to law. Librecht Frans Wattimena as a registrant for the land area of 323 M2 and the holder of the land title certificate, in conjunction with the provisions of article 32 paragraph (2) of PP. 24 of 1997, that the guarantee of legal certainty over the certificate is only given to the registrant with good intentions. Librecht Frans Wattimena as a registrant whose intention is not good because registering the land without the certificate of land history, then the certificate is legal defect, the certificate can be applied for the cancellation. Based on the description as mentioned above can be explained that the issuance of land titles certificates by the Land Office without being based on the picture of the situation as physical data of the land is not justified by law, because the certificate is no letters or there is but not in accordance with the truth, Measuring which is the picture of the situation is in the hands of Matheos Law. The effort that must be taken by Matheos Law is to file a lawsuit against the certificate to the State Administrative Court.

Abstract

Abstract - Private vehicles , favorite most of the indonesia to conduct a long trip instead of using public transport .By a vehicle personal , the community needs to bring in food or drink in doing a long trip .In addition , with bring in food and drink own , stamina would remain maintained during a .This research has objective to design box for carrying food and drink while traveling to distance by use components car. The use of components this car to obtain a temperature hot and cold to be used in box .This research in a qualitative by interviewing to users of private vehicles and observation on the stuff relating to design. In addition, done experiment to components the car that will used. The result of peneitian this is box for food and drink that is function temperature hot and cold at once.Box it helps to bring in food and drink during a with private vehicles.

Abstract

Children 4-8 years old like to do various activities mainly related to outdoor activities. Outdoor activities is to train fine motor skills such as reading, writing, learning about nature, and drawing are also required. Learning outdoor helps children to be more focus and passionate in learning so children are easier to absorb in receiving new information. But unfortunately there is currently no outdoor furniture that could facilitate children to learn outdoor. This design use observation method on Surabaya’s parks, the libraries in the parks, and also Taman Ceria UBAYA. IDI process is also done with the resource from child psychologist, the teachers, the librarians, and some people who have visited the park.Observation and IDI are aims to obtain data that can be synthesized in the form of staple outdoor furniture design solutions as a place to learn fine motor. This design aims to design outdoor furniture that can help the children to be more focused when learning outdoors. This furniture is also intended as a gathering place for parents and children so that they can learn together outdoors. The result of this design is outdoor furniture that is able to provide facilities for children aged 4-8 years in order to focus on learning fine motor skills such as reading, writing, drawing, and colouring outside with their parents.

Abstract

Abstract - Means of sitting in the area kids zone shoe store is a complementary tool that is used to facilitate the consumer as a prospective buyer is a child and parents. There are difficulties in doing shoe activities in the kids zone area of the shoe store, including the least-used children using existing sitting facilities, and parents tend to force the child to sit, and parents try to put the child's shoes on the bend position so that the parent's position is lower. Because it takes an attractive sitting facilities, with the position of the cradle according to the needs of children and parents. With a clear or noticeable shape, already known, more easily accepted, triggering fantasy so as not to limit children fantasize despite being in the activities of trying shoes. The existence of fantasy development in children make children use the means of sitting with their own will without coercion. The research method is qualitative method. Through research conducted with qualitative methods, it is known that the sitting facilities provided in the area kids zone shoe store, has a form that is less attractive for children and the unavailability of sitting facilities as needed parental seating position when trying to shoe for children. The purpose of this designed seating facility to make it easier for parents when trying to shoe for children, so that more efficient shopkeepers work. From the results of the research, will be designed a sitting facility that has a fantasy concept that will be combined with a classic design style. The concept of fantasy on the application of an attractive and clear or noticeable form so that when using the seat to provide the experience of children while driving a vehicle that has been known and remembered by children. The impression of the classic is to use the form of transportation with the formof classic, the old form is more clear (noticeable) with the completeness of tools such as aircraft propeller, boat rowing and the other.

Abstract

Abstrak - Penelitian ini bertujuan untuk mengevaluasi penerapan non financial yang terdapat pada PT. Glue Kayu Sidoarjo. Data penelitian ini diperoleh dari observasi, menganalisis dokumen internal badan usaha, dan wawancara dengan berbagai pihak yang terkait di PT. Glue Kayu Sidoarjo. Analisis ini mengevaluasi dengan metode kualitatif eksplanatory didukung sumber jurnal terkait untuk memberikan rekomendasi yang tepat. Pada awalnya badan usaha ini hanya mengacu pada pengukuran financialnya saja, sehingga pada Februari 2015 baru menerapkan 5R yang dijadikan pengukuran kinerja awal didalam perusahaan sebelum menerapkan pengukuran kinerja yang selanjutnya. Terdapat banyak kendala yang terjadi dalam penerapannya sehingga diperlukan pengukuran yang lebih maksimal dalam penerapan 5R di divisi produksi. Selain itu, pengukuran nonfinancial juga terdapat pada divisi marketing yang diterapkan dengan menganalisis kepuasan pelanggan. Hasil dari penelitian ini adalah penerapan non financial pada PT. Glue Kayu Sidoarjo ini masih lemah sehingga dibutuhkan penerapan secara maksimal di dalam divisi produksi dan marketing agar kelangsungan bisnis dapat berjalan dengan baik dimasa yang akan mendatang. Kata kunci: financial measurement, nonfinancial measurement, kepuasaan pelanggan. Abstract - This study aims to evaluate the application of non-financial contained in the PT. Glue Kayu Sidoarjo. The research data obtained from observations, analyzing the internal documents of business entities, and interviews with various stakeholders in PT. Glue Kayu Sidoarjo. This analysis evaluates the explanatory qualitative methods are supported by resource-related journals to provide appropriate recommendations. At first the business entity is only raced on financialnya measurement, so that in February 2015 the new implementing 5R is used as the initial performance measurement within the company before applying the next performance measurement. There are many obstacles that occur in the application so that the maximum measurement required in the implementation of 5R in the production division. In addition, non-financial measurements are also contained in the marketing division that is applied to analyze customer satisfaction. Results from this study is the application of non-financial in PT. Sidoarjo Glue Kayu is still weak so that the application of the maximum required in the production and marketing divisions so that business continuity can work well in the future to come. Abstract

Abstrak - Penelitian ini bertujuan untuk mengetahui penerapan sistem reward serta faktor-faktor motivasi yang menyebabkan penurunan motivasi kerja karyawan Bengkel Mebel Keuskupan Agung Kupang Nusa Tenggara Timur, serta memberikan rekomendasi perbaikannya agar dapat kembali memotivasi semangat kerja karyawan. Penelitian ini menggunakan pendekatan kualitatif dengan teknik pengumpulan data primer yang menggunakan metode analisis data, observasi dan wawancara. Metode analisis data dengan menganalisis dokumen internal bengkel untuk memperoleh data yang relevan. Metode observasi dengan cara melakukan survey langsung ke tempat kerja untuk menganalisis problem atau masalah yang terjadi. Metode wawancara dilaksanakan secara face-to-face kepada ketua pelaksana dan karyawan selaku responden. Pertanyaan yang diajukan mengangkat permasalahan dan memancing pendapat dari responden. Hasil penelitian menunjukan bahwa walaupun diberikan reward, motivasi kerja karyawan tetap bisa menurun karena pengaruh dari faktor-faktor seperti lingkungan kerja kurang kondusif seperti kebersihan tempat kerja yang tidak terjaga, hubungan kurang harmonis antar karyawan, fasilitas keselamatan kerja dan perlengkapan kerja yang tidak memadai, tingkat pendidikan yang rendah, usia karyawan yang tidak lagi produktif, masa kerja yang terlalu lama, kemampuan ekonomi yang tidak kunjung membaik, serta realisasi penjualan mebel yang kecil. Kata kunci: Sistem reward, Faktor-faktor motivasi, Karyawan, Kinerja Abstract - This study aims to determine the application of the reward system and motivational factors that cause to decreased employee motivation in Furniture Workshop Kupang East Nusa Tenggara, as well as provide improvement recommendations to remotivate employee morale. This study used a qualitative approach with a primary data collection techniques using data analysis, observation and interviews. Data analysis method by analyzing the internal documents to obtain relevant data. Observation method by doing directly to the workplace survey to analyze the problems that occur. Methods interviews conducted face-to-face to the chief executive and employees as respondents. The questions asked to raised and switch the opinion from the respondents.The results showed that even given rewards, employee motivation can still be decreased due to the influence of factors such as work environment less conducive workplace hygiene is not maintained, less harmonious relationship between employees, work safety facilities and equipment inadequate work, the level of low education, age of employees who are not productive, prolonged service to work, economic viability is not improved, and realization of sales furniture is low. Abstract

Intisari – Salah satu transaksi yang paling penting antara pemerintah dan warga negara adalah pajak. Self Assessment System merupakan suatu metode yang diterapkan untuk memberi tanggung jawab penuh kepada Wajib Pajak untuk menghitung, menyetorkan, dan melaporkan sendiri seberapa besar beban pajak yang harus dibayar untuk setiap tahunnya. Pada penerapan self assessment system, muncul suatu upaya pemerintah dengan mengadakan program sunset policy untuk meningkatkan Wajib Pajak yang terdaftar dikarenakan rendahnya penerimaan negara terutama pada sektor perpajakan. Sementara itu, Konsultan Pajak X merupakan anggota dari IKPI yang bersikap profesional untuk membantu Wajib Pajak dalam melaksanakan kewajibannya. Dengan kata lain, apabila Wajib Pajak ikut serta sunset policy maka konsultan pajak X dapat membantu untuk melaksanakan self assessment system Wajib Pajak Badan. Penelitian ini bertujuan untuk mengetahui bagaimana implementasi self assessment system Wajib Pajak Badan terkait isu sunset policy oleh Kantor Konsultan Pajak X di Surabaya. Analisis data menggunakan pendekatan kualitatif. Teknik analisis dilakukan dengan kegiatan wawancara, dan observasi. Data yang digunakan dalam penelitian ini ialah menggunakan hasil wawancara oleh supervisor dan staff tetap disertai hasil observasi. Dalam rangka melaksanakan self assessment system yang tepat bagi Wajib Pajak Badan terkait isu sunset policy, ada beberapa strategi yang dapat dilakukan oleh Kantor Konsultan Pajak X, meliputi pembuatan list Wajib Pajak Badan yang berpotensi mengikuti sunset policy, dan pelaksanaan sosialisasi di Kantor Konsultan Pajak X. Pada penerapan strategi ini dapat bermanfaat bagi Kantor Konsultan Pajak X untuk meningkatkan Wajib Pajak Badan yang terdaftar. Dengan demikian, penerimaan pajak akan semakin meningkat dengan meningkatnya kepatuhan pajak. Kata Kunci: self assessment system, sunset policy Abstract - One of the most important transactions between government and citizens are taxed. Self Assessment System is a method that is applied to give full responsibility to the taxpayer to calculate, depositing, and reporting for themselves how much the tax burden to be paid for each year. On the application of self-assessment system, there is a government effort to hold a sunset policy program to increase taxpayer registered mainly due to lower revenues in the taxation sector. Meanwhile, Konsultan Pajak X is a member of IKPI who behave professionally to help the taxpayer in carrying out its obligations. In other words, if the taxpayer participated sunset policy then X tax consultant can help to carry out a self assessment system taxpayer. This study aims to determine how the implementation of self assessment system Taxpayer sunset policy related issues by Kantor Konsultan Pajak X in Surabaya. The data analysis used a qualitative approach. Engineering analysis was performed with interviews and observations. The data used in this research is to use the results of interviews by supervisors and staff remain with the results of observation. In order to carry out a self assessment system is right for the taxpayer sunset policy-related issues, there are several strategies that can be undertaken by the Kantor Konsultan Pajak X, include making a list of potentially taxpayer follow the sunset policy, and socialization in Kantor Konsultan Pajak X. In the implementation of this strategy can be useful for Kantor Konsultan Pajak X to increase the registered taxpayer. Thus, tax revenue will increase with increasing tax compliance. Abstract

Abstrak – Penelitian ini bertujuan untuk mengevaluasi Sistem Pengendalian Manajemen (SPM) yang ada di salah satu fakultas ternama di Surabaya. Penulis membatasi penerapan SPM dalam kerangka visi dan misi dari fakultas tersebut. Penelitian ini merupakan applied research dengan pendekatan kualitatif. Objek dari penelitian ini adalah Fakultas Bisnis dan Ekonomika Universitas Surabaya (FBE UBAYA) yang memiliki 3 jurusan yaitu jurusan akuntansi, manajemen, dan ilmu ekonomi. Teknik pengumpulan data yang digunakan dalam penelitian ini adalah analisis dokumen, wawancara, dan kuisioner. Narasumber dari penelitian ini adalah pejabat structural tingkat fakultas dan jurusan, dosen, dan mahasiswa masing-masing jurusan yang ada di FBE UBAYA. Berdasarkan hasil penelitian, penulis menemukan bahwa ada control problem yang terjadi, yaitu personal limitation. Sehingga untuk meminimalkan control problem tersebut SPM perlu dievaluasi. Penulis juga menemukan bahwa SPM yang ada di FBE UBAYA sudah cukup baik, tetapi ada beberapa hal yang perlu diperbaiki lagi agar dapat mencapai tujuan dengan cara yang efektif. Kata Kunci: Sistem Pengendalian Manajemen, control problem, universitas. Abstract – This research aimed to evaluate the Management Control Systems (MCS) in one of the famous faculty in Surabaya. Authors limit the application of SPM within framework of the vision and mission of the faculty. This research is applied research with a qualitative approach. The object of this study is the Faculty of Business and Economics Universitas Surabaya (FBE UBAYA) which has three departments namely majoring in accounting, management, and economics. Data collection techniques used in this research is the analysis of documents, interviews, and questionnaires. Data sources of the research are structural officials from level faculty and department, professors, and students from the respective departments in FBE UBAYA. Based on the results of the research, the authors found that there are control problems that occur, namely personal limitation. So, to minimize the control problems need to evaluate the MCS. The authors also found that the MCS in FBE UBAYA is good enough, but there are some things that need to be improved further in order to achieve the objectives in effective way. Abstract

Abstrak - Corporate Social Responbility (CSR) merupakan suatu tindakan atau konsep yang dilakukan sebagai bentuk tanggung jawab dan kepedulian perusahaan terhadap kesejahteraan masyarakat dan lingkungan sekitar, serta merupakan bagian dari pembangunan citra perusahaan. CSR dapat menciptakan keadilan harga, dan adanya fairtrade dapat menciptakan ekonomi yang berkelanjutan dan menjaga nilai-nilai perusahaan. Program CSR yang diterapkan juga dapat meningkatkan kepercayaan stakeholder. Tujuan penelitian ini adalah menganalisis lebih dalam mengenai bagaimanakah penerapan fairtrade yang tepat dalam pengimplementasian CSR pada CV.Pasific Harvest yang bergerak di bidang pengolahan dan pengalengan produk hasil ikan laut yang terletak di Muncar, Banyuwangi. Hasil penelitian menyatakan CV.Pasific Harvest belum dapat menerapkan program CSR yang efektif. Hal ini tampak melalui evaluasi fairtrade yang dilakukan terhadap nelayan terkait dengan ketersediaan bahan baku yang berkualitas. Kata kunci: Program CSR, Keadilan Harga, Kepercayaan Stakeholder, Fairtrade. Abstrack Corporate Social Responsibility (CSR) is an act or concept of the company as a form of responsibility and the company's concern about the welfare of society and the environment and is part of the development of the company's image. CSR can create equity prices, and the fairtrade can create a sustainable economy and maintain the company's values. CSR programs implemented may also increase the confidence of stakeholders. The purpose of this study was to analyze more deeply about how the application of appropriate fairtrade in implementing CSR in CV.Pasific Harvest engaged in processing and marine fish canning products located in Muncar, Banyuwangi. The study states CV.Pasific Harvest can not implement effective CSR programs. This is evident through fairtrade evaluation conducted on the fishermen associated with the availability of quality raw materials. Abstract

Abstrak – Dalam perkembangan bisnis saat ini, banyak badan usaha yang masih berfokus pada pengukuran kinerja finansial. Penerapan pengukuran kinerja non finansial seharusnya membantu dalam menilai kinerja dan menghasilkan informasi yang berguna. Sehingga kedua pengukuran ini harus dijalankan secara seimbang agar dapat mencapai peningkatan kinerja terutama bagi sumber daya manusia. Dalam penelitihan ini, topik yang diambil mengenai Non Financial Performance Measurement yang difokuskan pada pengukuran kualitas berkaitan dengan kegiatan produksi. Pengukuran kualitas meliputi pengukuran kinerja dari segi internal yaitu karyawan dan produk perusahaan serta segi eksternal yaitu pemasok dan pelanggan perusahaan. Adanya penerapan kinerja secara seimbang menjadikan sebuah badan usah menjadi lebih terstruktur dan dapat dijadikan data evaluasi penilaian kinerja sehingga diharapkan secara potensial mampu memberikan perkembangan yang berkelanjutan bagi badan usaha. Penelitihan ini menggunakan pendekatan kualitatif yang diperoleh dengan metode wawancara, observasi, dan analisis dokumen. Hasil dari penelitihan ini diharapkan dapat membantu badan usaha untuk dapat menelusuri permasalahan yang masih menjadi penghambat bagi manajemen sebagai bentuk adanya perbaikan untuk tercapainya tujuan yang lebih baik lagi. Kata kunci: Penilaian kinerja, Pengukuran kinerja non-finansial, pengukuran kualitas kinerja, produksi. Abstract – In a business era nowadays, many business unit still focus on financial performance measurement. The application of non-financial performance measurement supposed to help evaluate and obtain important information. In other way, that two measurement is so important to increase performance, specially human resource development. In this research, the topic is about Non Financial Performance Measurement that focus on quality measure on production activity. Quality measurement include performance measurement from internal issue, like man power and company product, also external issue like supplier and the customer. The stability of company performance gives good structure and evaluation report of a business unit that hopefully gives continuously development. This research use qualitative approachment that comes from observation interview and document analysis. In the result of this research, hopefully can find the obstacle/problem for management as a progress of development activity to achieve better company performance.
