Abstract

The objective of this study is to examine the effectiveness of leases and tenancies in Nigeria while analysing the associated challenges and potential avenues for enhancing the lessor-lessee and landlord-tenant relationships. Both leases and tenancies are forms of land ownership. While the phrases “leases” and “tenancies” are often used interchangeably, it is important to note that they do not strictly adhere to the same definition. Leases typically include a greater level of interest, while tenancies tend to have a shorter length. The legal meaning of a lease agreement is that the lessor maintains ownership, while in an assignment, the seller only conveys possession or occupancy. It is important to note that the Land Use Act did not eliminate the notion of leases and tenancies. Despite the presence of the Land Use Act (LUA), tenancy agreements continue to be regularly established in Nigeria since the legislation does not prohibit the conveyance of land or its subsequent development. It is important to underscore that, in addition to the Western and Midwestern states, which were the first adopters of the Landlord and Tenant Laws, primarily influenced by the English Landlord and Tenant Act of 1927, other states in Nigeria have since passed their own Landlord and Tenant Laws. This study posits that the performance and operation of leases and tenancies in Nigeria are suboptimal. The changes outlined in this paper have the potential to significantly mitigate these difficulties and provide opportunities for more efficient, effective, and enhanced leasing and tenancy practices in Nigeria. This article posits the need to enhance the institutional and legal frameworks governing leases and tenancies in Nigeria in order to provide adequate protection for both lessors and lessees.

Abstract

Existentialism is a philosophical movement that recognises the ineptitudes of life and attempts to solve them by encouraging a deep reflection upon human existence in order to create an authentic individual in a hollow and absurd life. Since the removal of fuel subsidies by President Bola Tinubu, Nigerians have experienced economic hardship due to the astronomical rise in goods and services. This paper examined the tales of economic hardship occasioned by the removal of fuel subsidies in Nigeria with a view to re-echoing Karl Jasper’s concept of “boundary situations." We derived data from both primary and secondary sources. These include books, journals, periodicals, and the Internet. The historical method presented a brief historical overview of subsidy removal in Nigeria. The expository method provided Karl Jaspers’ existential thoughts in detail, with a specific focus on his notion of boundary situations, while the analytical method established the relevance of Karl Jaspers’ thought to the current condition that fuel subsidy removal has brought on Nigerians. The study found that fuel subsidy removal freed up financial resources for other sectors of the economy. At the same time, it has increased inflation, insecurity, etc. Thus, the paper concluded that in the unique and historical experience of boundary situations, it is up to each individual to realise the proper moral attitudes or virtues to adopt, thereby ensuring individual authenticity. It is recommended that the government commit more funds to providing palliatives and make policies to boost economic growth and stability.

Abstract

This paper aims to investigate the numerous challenges hindering the achievement of peaceful elections in Nigeria, with a specific focus on the 2023 general elections overseen by the Independent National Electoral Commission (INEC). Throughout Africa, several presidential and general elections have taken place, with some countries, such as Angola, Kenya, and Senegal, notably succeeding in organising free and fair electoral processes. Conversely, nations like the Democratic Republic of the Congo (DR Congo) and Nigeria have faced significant obstacles, including widespread electoral fraud and violence, despite concerted efforts to ensure credibility in their electoral systems. In 2021, the Global Conflict Barometer identified three armed conflicts each in the DR Congo and Nigeria out of a total of 20 worldwide. Elections in Nigeria have been particularly plagued by substantial violence, manipulation of ballots, vote buying, and loss of life—factors that have long hindered the country from conducting genuinely free and fair elections. Before the 2023 elections, the Independent National Electoral Commission reported attacks on at least 53 of its offices nationwide, with ongoing violence persisting. However, this paper aims to critically analyse these barriers to peaceful elections, elucidating their underlying causes and proposing solutions to foster transparent and credible electoral processes in Nigeria. Employing a method of critical analysis, the paper argues that various stakeholders, including politicians, citizens, INEC, the judiciary, and the government, must take responsibility for ensuring the successful conduct of polls. Furthermore, it advocates for the adoption of strategies akin to those employed by successful countries like Senegal, Angola, and Kenya during their elections.

Abstract

The Permanent Court of Arbitration (PCA) is a unique international organisation, particularly in the dispute resolution spectrum. Its uniqueness stems from the mere fact that it is not a court in the true sense of the word. Interestingly, this unique international organisation has played a vital role in dispute resolution, particularly in international arbitration, and has not relented for over a hundred (100) years. Despite its role, it is regrettably unfortunate that the PCA remains an unsung hero. Adopting an expository method of research, this article gives us an insight into the role of the Permanent Court of Arbitration in the resolution of disputes.

Abstract

This article examines the moral dilemma of likely euthanasia practices in Urhoboland and uses the moral frameworks of prudential personalism, Ubuntuism, and the principles of nonmaleficence, beneficence, and autonomy to appraise the practices. The study employs historical and phenomenological approaches. It collected relevant data from community leaders, elders, and medical experts from five selected Urhobo kingdoms. The finding shows that euthanasia in all its forms is a practice that dehumanizes and destroys human dignity and does not promote African culture and humanism, even though some African communities still engage in euthanasia-like practices unknowingly. It also reveals that these behaviours are now declining considerably in most Urhobo and other African communities due to modernity, advanced healthcare systems, and sound religious teachings. It concludes that community and religious leaders should discourage fetish beliefs and traditions and promote the humanity of the vulnerable individuals in their communities.

Abstract

Music has a calming effect on the body; hence, it is relevant in coping with the anxiety of COVID-19. Against this background, this study investigated hip-hop music as a coping strategy during the coronavirus pandemic through a perceptual analysis. This study looked at how hip-hop music, when employed, was able to achieve the intended objectives of easing anxiety, stress, and apprehension during the COVID-19 era. This study utilised a phenomenological approach that identified the psychological benefits of music. Specifically, the study employed Nigerian hip-hop music produced by sixty-nine (69) respondents suffering from anxiety due to the coronavirus pandemic and the situation of the lockdown. The respondents were advised to listen to various Nigerian hip-hop songs by different artists and reflect on their emotional state. Findings revealed that music of this nature is capable of easing anxiety, stress, and apprehension when employed with close observation.

Abstract

The agricultural sector of the Nigerian economy played a pivotal role in Nigeria's economic growth prior to the oil boom of the 1970s. The inherent volatility of the global oil market, upon which the Nigerian economy heavily relies, has been repeatedly questioned in recent times. There is a growing call to diversify into other sectors, with the blue economy emerging as a potential driver of economic growth—a subject of considerable debate in both developed and less developed countries. This study, therefore, centers on the blue economy and its impact on the economic growth of the Niger Delta region and the Nigerian state. The findings reveal that the blue economy contributes to Employment, Job Creation, and Poverty Eradication, while also addressing challenges such as Ending Hunger, Securing Food, Promoting Physiological condition and Sustainable Fisheries, Sustainable Energy and Natural Resources, Innovative Industries, and fostering People, Culture, Communities, and Societies. However, the study highlights various challenges facing the blue economy, including sea piracy, illegal arms trafficking, terrorism, the destruction of maritime ecosystems, pollution, global climate change, and the overreliance on oil and gas, particularly among the Niger Delta states. The survival of the blue economy is intricately linked to addressing these challenges. To address these issues, the study recommends comprehensive policy reforms to enhance the blue economy. Additionally, it suggests the employment of youths as coast guards along waterways and deep-sea areas to mitigate sea piracy and related problems. The establishment of maritime education and skills training centers/schools and the formulation of policies that extend beyond the oil sector are also recommended for each Niger Delta state and the Nigerian nation.

Abstract

Adolescents are increasingly unable to envision their lives without social media, necessitating that healthcare providers assess its risks as a new factor in their well-being. While concrete empirical data is scarce, both teen and professional viewpoints significantly shape the perceived relationship between social media and mental health. The risks tied to adolescents’ social media engagement include privacy issues, cyberbullying, negative impacts on academic performance, and mental health challenges. Nonetheless, responsible use of social media can enhance social connections and dialogue, boost self-esteem, promote wellness, and provide access to essential health information. Despite growing concerns about social media’s adverse effects on young people’s mental health, research into how adolescents perceive and interact with social media, especially as a source of knowledge or a means for self-expression within broader media narratives, remains limited. The widespread use of cell phones and other media by young people contributes to chronic sleep deprivation, adversely affecting cognitive functions, academic achievement, and socio-emotional development. Various studies, including cross-sectional, longitudinal, and empirical research, have linked teen smartphone and social media use to increased mental distress, self-harm, and suicidal behaviors. By employing open, nonjudgmental, and age-appropriate strategies, including educational interventions and practical problem-solving, clinicians can help youths and their families mitigate the risks associated with social media and smartphone use.

Abstract

This study presents a longitudinal historical analysis of the state creation exercises in Nigeria and their potential to stimulate socioeconomic development in the regions that benefit from such restructuring. Both the government and proponents of state creation in Nigeria view the process as a critical driver for advancing development in previously underdeveloped areas. The expectation is that state creation can promote balanced development, distributing socioeconomic amenities and opportunities more evenly across the new states, particularly benefiting the capital cities, urban towns, and eventually rural areas. However, evidence suggests that past state creation efforts have inadvertently fueled rural-urban migration, as development efforts have primarily focused on urban centers, leaving rural areas neglected and disadvantaged. This urban-centric development pattern has undermined the intended goal of fostering widespread socioeconomic growth. The prevailing belief that state creation serves as a catalyst for socioeconomic development has likely intensified the persistent and vigorous demands for new states across different regions of the country. This study critically examines these dynamics, exploring the implications of state creation on regional development and evaluating whether the anticipated benefits have been realized or if the process has merely perpetuated existing inequalities.

Abstract

Globally, a major purpose that education has been identified to attain is national cohesion. Unarguably, certain essential leadership and administrative skills are required of the principals, who are the managers of the secondary education system, if secondary education will achieve national cohesion. Therefore, this study looked at the relationship between effective management of secondary education and the attainment of national cohesion in Nigeria. The paper looked at the concept of management and explored the state Nigerian educational system with an emphasis on secondary education. It attained the concept of secondary education and the goals and challenges of secondary education. The paper also discussed the concept and challenges of national cohesion, as well as education and national cohesion. The paper concluded that secondary education managers should possess the necessary administrative leadership skills in order to attain national cohesion. Based on the analysis and conclusion, the paper recommended, among others, that Nigeria should devote 26% of the national budget to education, policy management and systems should provide guidance and coordination to ensure effective and institutionalised educational responses to national challenges, and educational content, curriculum, and materials should emphasise value clarification, capacity development, and skill building.
