Abstract

This study aims to analyse key factors are considered by the tenants in extending the lease contract at the Mall Manado Town Square. Using factor analysis: confirmatory factor analysis (CFA) and with a total sample of 157 tenants in the Manado Town Square Mall, submitted 23 variables related to the extension of tenant rental contracts. The results of the study found that there were 22 valid factors, there were 5 of the most dominant factors affecting the extension of tenant rental contracts, namely: duration and rules of contract extension; availability of elevator and escalator facilities; sanitary facilities and cleanliness; availability of communication network facilities; and the existence of security. Through this research, 6 key factors were considered by the tenants in extending the leasing contract at the Shopping Center, namely: mall performance; convenient facilities; attractive mall; public image; atmosphere and layout; and security of the parking lot. Abstract

This type of research is qualitative research using linear regression data analysis techniques. The population in this study is that all permanent employees at PT Bank SulutGo in Manado region, as many as 1,276 and drawn samples using the Slovin formula to 150 respondents.The test results show that Employee Welfare, Motivation and Skills together have a positive and significant effect on Work Productivity, Employee Welfare and Motivation partially influential on Employee Work Productivity while Skills do not affect Employee Work Productivity at PT Bank SulutGo ManadoKeywords: Employee Welfare, Motivation, Skills and Work Productivity

Abstract

Individual readiness to changes to overcome resistance plays an important role in the implementation of a change. The purpose of this study was to determine the readiness of individual changes, differences in readiness changes based on the profile of respondents, and examine the effect of predictors of readiness of individual changes in the state treasury and budget system. Compare means test research results show that The results of different test shows that there is no difference in readiness for changes in gender, age, work period and level of education. PLN (Persero) in Manado City. This study found, both simultaneously and partially the marketing mix, service quality, and consumer behaviour influence consumer decisions. Abstract

The analysis shows that for now the attractiveness of the residential property industry in the city of Manado is still attractive or growing strong. But in the future based on the results of the analysis of the attractiveness of the property industry, it will experience a decline or saturation. The analysis of the industry characteristic matrix with indicators of incoming entrants to the present situation is in the attractive category. But going forward will decrease. While competition between companies in the industry for the present situation is attractive and in the future is in very attractive conditions with unstable conditions. Positioning carried out by PT. Wijaya Karya Realti is correct because if seen from the similarity of resources (resource similarity) compared to the closest competitor, CitraLand has a different position.
