Abstract

The development of residential areas in Makassar City also has an impact on the increasing pedestrian modes, one of which is in the Rappocini Settlement Area. Pedestrian paths that are not balanced with adequate service facilities cause overlapping in their use, so as not to provide comfort, safety, and smooth movement for pedestrians. This study aims to identify conditions and availability of pedestrian paths, demand patterns for pedestrian movements, and arrange direction of pedestrian paths on Jalan Landak Baru. This study is supported by a literature review to compare existing conditions with standards. Furthermore, the pedestrian movement request pattern is illustrated through the origin and destination of the trip, distance traveled, and walking companions obtained based on the results of in-depth interviews (questionnaire). Sampling is done by accident (accidental sampling). The analytical method used is comparative analysis, descriptive qualitative, quantitative descriptive, and conceptual. Based on the results of the analysis, the pedestrian path (sidewalk) meets the safety aspect, where the sidewalk is separate from the vehicle traffic lane and has a higher height than the road floor. The pattern of pedestrian movements based on the origin and destination of the trip, dominantly originating from home and aiming at educational facilities. Based on walking distance, pedestrians tend to travel> 500 meters. Based on walking companions, pedestrians tend to choose to walk on their own. Therefore, pedestrian paths are planned based on needs in order to increase accessibility, safety, comfort, beauty, convenience, and social interaction.

Abstract

The traditional village is a traditional settlement that has a tradition that is still maintained today such as Maudu Lompoa, which is conducted once a year and is used as cultural tourism in South Sulawesi. This encourages the growth of settlements around the space of cultural activities that can reduce the carrying capacity of housing areas. This study aims to identify the physical characteristics of housing spatial patterns and their development in terms of local wisdom, housing layout is reviewed in terms of the social and economic strata of the community and explains the principles of structuring the housing layout of indigenous peoples. The data collection techniques are by observation, interview, documentation, literature study, questionnaire distribution and institutional data collection. The analytical method used is descriptive qualitative, comparative, spatial and grid index analysis. The results showed that the development of housing followed the space around the space of cultural activities. Permanent use of cultural activities. Housing patterns are tied to the space of cultural activities. The housing layout tends to follow the kinship groups or develop around cultural space. Some site arrangements tend to spread beyond a 500-meter radius of the cultural activity space or develop following the existing road network. The principles of structuring the sites of indigenous peoples' housing, namely, the principle of structuring conservation areas around the space of cultural activities and the principle of structuring areas outside a 500-meter radius, can be developed because there is still a large enough open land.

Abstract

Rapid population growth can cause problems related to the availability of land for settlements. Demand of the population which is greatly increased tends to ignore the designation and capability of existing land. Land use for settlements is regulated in regional spatial plans, taking into account the balance of physical and ecological aspects. The purpose of this study is to determine the suitability level of settlement land and formulate the principles of settlement development. Data collection methods used are, observation, questionnaire and literature study. The analytical method used is Analytical Hierarchy Process (AHP), spatial analysis, and descriptive analysis. Land suitability is seen through several aspects, namely slope, soil type, beach border, abrasion prone, fishing facilities, availability of clean water, accessibility, river border and land availability. The results of this study indicate that land is 110 Ha, which is 939 Ha, and 493 Ha. The suitability of the land to the appropriate category means that this land is suitable to be developed as a residential area with a high score for all aspects. The appropriate land classification is vacant land and shrubs. Land suitability with the category is quite appropriate, it means that special consideration is needed in the development of settlements. While the land suitability with the category does not match, it means that the development of residential areas can be carried out with a touch of technology, however, it must still be prioritized as a protected area. Most of the land with inappropriate categories is coastal border, river border and abrasion prone areas.

Abstract

Management of housing and settlements to ensure the realization of livable and affordable housing in a healthy, safe, harmonious, organized, planned, integrated and sustainable environment. The principle of livability also applies to small island settlements. This study aims to explain the conditions, needs and strategies of settlement infrastructure on small islands. The data used came from 86 respondents who are residents who live in one of the small islands of South Sulawesi obtained through probability sampling. The method were a questionnaire and in-depth interviews. The analysis was carried out descriptively, spatially, comparatively and SWOT. The results showed 1) Adequate infrastructure is a road network. Inadequate infrastructure is drainage networks, clean water systems, waste systems, household feces systems. Infrastructure that is not yet available is the electricity network and telecommunications network. 2) The condition of settlement infrastructure is in quadrant II which shows the strategy used is an aggressive maintainance strategy, namely an internal consolidation strategy by making improvements to the weakness factor to maximize the utilization of opportunities. The strategic steps taken are the development of renewable energy to support the development of tourism, the application of WWTP as a minmal technology that is owned in domestic waste treatment and waste management through fostered groups.

Abstract

Factor of Community preference to stay in Sub district Somba Opu caused the high demand for settlement land, it triggered the occurrence of land conversion. This research aim to: 1) identify the coversion of agriculrural land into developing area in past 10 years (2008-2018); 2) identify community preference factors for living in Somba Opu District; and 3) arranging the direction of development in Somba Opu District in preventing land conversion. The primary data is obtained by using Landsat 7 ETM maps and secondary data obtained from interviews of people living in the research location. Spatial analysis was used to determine changes in spatial function change using arcgis applications, multiple linear regression analysis was used to determine the most dominant factors in the occurrence of land conversion, and comparative analysis was used to compare problems and directives that should be done. The results showed that in the last 10 years (2008-2018) the conversion of agricultural land into development area in Somba Opu Disctrict initially in 2008 has broadly 15.29 Km2 reduced to 12,48 Km2 in 2018. In addition, In addition, the result is the most influential factor is the location of the land of Somba Opu District which is directly adjacent to the city of Makassar and is located on side of the road connecting Gowa Regency and Makassar City. So to control preference factor wich caused the high demand for settelemant land is the review of the RTRW and the completion of the Gowa Regency RDTR, the implementation of zoning, and the provision of incentives and disincentives must be done.

Abstract

The Makassar City area tends to lack vacant land, so it becomes very scarce and competition for land occurs. Developers began to glance at vacant land outside Makassar City by expanding vacant land in suburban areas around the center of sungguminasa city, Gowa Regency. The increase in real estate development in suburban areas causes early symptoms of the urban sprawl phenomenon. This study aims to identify developments in the spatial distribution pattern of real estate in suburban areas and arrange directions for developing patterns of distribution of suburban real estate. The analytical method used is comparative analysis, spatial analysis and qualitative and quantitative descriptive analysis. The analysis shows that the distribution of real estate tends to provide an urban sprawl phenomenon. This is because, the spread of real estate is horizontal and monofunctional in nature which results in land wastage with a building density of> 25 units / Ha and a basic coefficient of buildings> 50%. In general, real estate development is in the form of a single building with low accessibility (only one main access). Real estate developments are spatially linear (following the road network) and jumping (separated by distances> 500-1000m). The direction of developing the pattern of distribution of real estate is directed by implementing multilevel residential development mixed with other land functions, as well as the development of environmental TOD-based areas in the real estate area of the sub-urban area.

Abstract

Bajo tribe is in the Bugis tribe community that grows and develops in the coastal area of Bone Regency, forming a dense residential area with a very strong kinship. The purpose of this study, (1) identify the conditions of settlement development (2) explain the settlement service facilities and transportation infrastructure and (3) describe the direction of settlement development based on settlement service facilities and the Bajo Tribe community transportation infrastructure. This research uses a descriptive qualitative approach. Data collection techniques used are primary data through field surveys (questionnaires, interviews and observations) and secondary data through international surveys (government) and literature studies. The results showed the basic service facilities in the Bajo tribal settlement had fulfilled the standard for livable housing planning, but it was not sufficient from the supporting facilities for its service activities. Road network infrastructure in residential areas has met the accessibility index, but it is not yet adequate from the aspect of connectivity to loading and unloading activities of fish catches. Directions for the development of settlements based on settlement service facilities and transportation infrastructure of the Bajo tribe, namely boat moorings are directed to build docks with simple construction and development of facilities such as fish auction sites so that the quality of the catches is maintained and the sale value can be in accordance with general market prices, and fish drying places integrated with the construction of under the stage house can be equipped with solar energy systems.

Abstract

City and regional identity is an image formed from the biological rhythm of a particular place or space that reflects time (sense of time), and grows rooted from the social, economic, and cultural activities of the city itself. Regional identity can be an attraction and improve the economy of the region. This study aims to identify physical conditions that can form the identity of coastal settlements, optimize elements to develop the image of coastal settlements, and develop strategic directions that can shape the identity of coastal settlements. Data collection methods carried out include observation, interviews, documentation, and literature studies. The analytical method used is comparative analysis and spatial descriptive analysis. The results of this study are elements that form the city image found in the case study in Ujung Tanah district, Makassar City such as landmarks, paths, edges, and node. Furthermore, the elements for developing residential imagery in terms of social aspects can be seen in social interaction activities and from the economic aspects seen in the fish processing home industry. Finally, the direction for the development of the physical identity of the area is based on related rules or theories that focus on these four elements and the direction of non-physical development that focuses on socio-economic aspects.
