Abstract

Sorong is a city that has been planned as an economic center that will serve Eastern Indonesia. This makes Sorong City planned as a Special Economic Zone (SEZ) based on the national spatial plan. The development that occurred in Indonesia is more dependent on economic aspects without looking at other aspects so that the need for industrial estate planning that not only involves economic aspects, but involves social aspects and environmental aspects. The purpose of this plan are: 1) know the current location of industrial estate in terms of the principles of green industry; 2) evaluate the principles of green industry, especially in determining the location; 3) draw up direction for the development of the industrial area of shoves based on the principles of green industry. This research uses scoring method, spatial analysis, and conceptual analysis. this study found that based on the principle of green industrial location, the application of these principles had a total application of 75.6% and on the principle of sustainable site, the area of land was classified as "very appropriate".

Abstract

Population density in urban areas results in a greater need for housing so that land availability decreases and can affect land prices. The price of land determined by the Tax Object Selling Value (NJOP) is sometimes not in accordance with what is in the field. The aim of this research is to compare the actual land value with the value determined by NJOP, to know the magnitude of the factors that affect the selling value of the land, and to map the land sale value based on the calculation of the factors that affect the land value. This research was conducted from December 2019 to March 2020 (3 months). The research location is in Makassar, Panakkukang, and Manggala Districts, Makassar City. The data used are primary data which is carried out by means of observation and interviews and secondary data which is carried out by means of agency surveys and literature studies. The analysis method used is descriptive qualitative analysis, quantitative correlation analysis, and grid-based spatial analysis. The result of the research is that there is a difference between the actual land price and the NJOP, the price difference is 40% to 60%. There are 4 variables that affect land prices, namely road classification, distance to commercial areas, number of nodes, and distance to city center. The values ​​of these variables form a map of the classification of areas that have the potential to have the highest land prices in Makassar City, such as on Urip Sumohardjo Street, Panakkukang Business District, and some areas around Veteran Street.

Abstract

All this time, there are no detailed guidelines regarding the determination of the demarcation lines of building faces and the factors that need to be considered in determining them in Makassar City. This study aims to determine the factors that influence and how much influence it has in determining the boundary distance of the building face and to recommend directions needed for future implementation. This research was conducted from August 2019 to February 2020 (6 months). This research case study is around Jalan Metro Tanjung Bunga, by taking samples of residential and commercial areas. The data was collected by using field survey methods, questionnaires, interviews, and literature study. Data analysis was performed using the Delphi method to determine the factors, the Analytical Hierarchy Process (AHP) method to determine the level of influence of the factors, and the descriptive method to formulate the direction of the building front boundaries. The results of this study show that there are 17 factors that affect the demarcation lines of the building faces in the area, including fire disaster mitigation, provision of parking spaces, disaster evacuation areas, accessibility, provision of green open spaces and water infiltration. As for the direction in implementing the rules for building front boundaries in future case studies, it is necessary to consider the provision of disaster evacuation areas, especially in residential areas, and the provision of parking spaces, especially in commercial areas.

Abstract

The availability of educational facilities and an unbalanced number of children iniprimary school age, there are also residental areas that were not covered yet by radius of service coverage. This research aims to 1) Discover the demand of elementary school service based on capacity and range of service; 2) To understand the level of importance of the parameters to determine the location of elementary school; 3) Determine the potential of new elementary school location with zoning system support. The Analytical method used to explore the elementary school sevice was spatial method based on Geographic Information System. Meanwhile the parameter of school location determined by Analytical Hiearcy Process with expert choices. Determining potential school location was done by using grid based analysis by dividing research area into several 50x50 meters grid and rate grid condition. Final accumulative value presented there are 391 potential grids for elementary school in the research area. Potential location were then distributed into 19 sub districts in the research area.

Abstract

Nowadays, the world is facing the challenge of energy uncertainty. Energy utilization is still dominated by fossil fuel whereas these fuel will run out. The use of fossil fuels also contributes to build up the greenhouse gas emissions in the atmosphere and continues to burden the government through the cost of fuel importing and subsidies. South Sulawesi with relatively large fuel consumption still uses fossil fuel especially at transportation sector. The use of fossil fuel is not an effective decision considering there are still many renewable energy which have not been utilized properly such as biodiesel. The aim of this research is to explain development strategy of biodiesel application as a renewable alternative fuel for the sustainable of land transportation sector at Sulawesi Selatan. This research was conducted from July 2019 to February 2020 (8 months).The method of this research are quantitative and qualitative descriptive. Data were obtained through agency documents, interview, and literature review. The results showed development strategy refers to the Strength-Threat strategy which is conglomerate diversification strategy by increasing the feedstock production from non existing land to fulfill the needs of biodiesel.

Abstract

This plan aims to improve the quality of public spaces in Lake Mawang, Gowa Regency, South Sulawesi Province. In the Spatial Plan, Lake Mawang is included in the natural tourism development cluster. However, along with its development, this area is not organized and is experiencing environmental degradation. Based on the actual conditions of the area, efforts are needed to improve spatial quality, which can be started by making an area master plan with a creative, intelligent and sustainable public space planning concept. The main space components in planning this area include; cluster, transect, connection, center, parking, edges and diverse activities. The planning location is in Lake Mawang, Somba Opu District. The data used are primary and secondary data obtained from government agencies as well as observation, documentation and interviews. The analysis technique used is GAP analysis, spatial analysis fishnet grid ArcGIS, Analytical Hierarchy Process (AHP) and Performance Matrix Analysis (PMA) analysis. The main results of this plan are the master plan, the detailed plan for each component of the space based on creative, intelligent and sustainable concepts.

Abstract

Mamminasata has been served by the Public Mass Transportation Facility (PMTF) in the form of BRT, but the development of the route has not yet represented the demands of the community, because 70% of people choose to use private vehicles in their activities. This study aims to identify the determinants of PMTF's potential routes, identify the distribution of activity centers and determine the corridors of potential PMTF routes in Mamminasata. Primary data were obtained through field observations and origin-destination surveys, while secondary data were obtained through NSPM, literature, previous research and related agencies. The analysis technique uses origin-destination matrix, spearman correlation, and analysis based on Geographic Information Systems (GIS) namely kernel density, desire line, and network analyst. The results of this study indicate that the factors that correlate significantly with the intensity of the route are trip generation, attraction, and purpose of travel. The trend of movement patterns shows the central government offices, economy and business, education, shopping and entertainment, recreation, and settlements. There are 41 dominant road sections serving trips in Mamminasata. The road network is divided into five potential route priorities, with six road sections being the first priority. Thus found 9 SAUM corridors that serve the movement from the center of the settlement to the center of other activities (corridors 1, 2, 4, 6, 9), the commuter movement from the surrounding districts to the core city (corridors 3, 7, 8) and serve the movement connecting activity centers in the downtown area (corridor 5).

Abstract

Makassar City is one of the cities of trade and services which has experienced an increase in the number of modern retailers, especially minimarkets. The number of minimarkets in Makassar City reaches 459 outlets. Manggala sub-district which is the center of integrated settlement and is one of the areas where the development of minimarkets is quite rapid. This study aims to identify retail distribution patterns and examine the factors of retail location selection in terms of distance and spatial relationships, supporting population numbers, accessibility and competition. The analytical method used is nearest neighbor analysis, kernel density, quantitative descriptive, spatial, and multiple linear regression. The results showed that based on the comparison of the three retail distribution patterns, it is known that minimarkets and stalls / shops have cluster distribution patterns but with different objectives. The grouping of minimarkets is due to competition with similar retailers or minimarkets with different brands. While the shops / stalls that are in groups are due to the ease of opening a business and most of the stalls / shops are close to the owner's house so that the grouping does not cause sharp competition. It is different from traditional markets which have a random pattern and are located in residential centers and can be reached by consumers so that there is no competition between traditional markets. After the retail location selection factor is tested the influence of these factors with multiple linear regression, it is known that these factors have an effect of 81% on retail location selection.

Abstract

Bangkoa Port is not yet ideal as a TOD center, especially for commuters around the city which are the biggest contributor to transportation activities within the scope of Maminasata. This study aims to identify the criteria for implementing Transit Oriented Development (TOD) and determine the direction of the Bangkoa Port Development Area.. The analysis was carried out by means of a qualitative descriptive analysis technique for existing conditions and a comparative analysis comparing existing conditions to the ideal area, and using SWOT analysis to determine the direction of the development strategy and AHP analysis to determine the priority hierarchy of the concept of TOD treatment in the Timber Port Area Bangkoa. The results of this study indicate that 1) Based on the analysis results, there are 3 aspects that are in accordance with the TOD technical criteria, namely the character of development, the intensity of space use, mix and diversity of space use. There are 3 aspects that are not appropriate, namely the regional transit system, the parking system, the pedestrian way, and public spaces; 2) Kayu Bangkoa port Area in quadrant I shows a growth strategy (increasing growth through designing integrated monorail route plans and stations with space utilization, optimizing long-term transit modes connected by short-term transit modes, planning monorail stations connected to service centers.

Abstract

The purpose of this research is, the magnitude of land use development in terms of function and land use area, explain the magnitude of increased accessibility in terms of the length of the road network, and explain the level of relationship between land use development and increased accessibility in Tamalanrea District, Makassar City. Data on land use development and increased accessibility in this study used data from 2004 to 2014. The data were analyzed using correlation analysis by linking the variables of land use development with increased accessibility. The results showed that the development of land use during the last 10 years generally showed a transition from less productive land use (gardens, ponds, fields, swamps, fields, empty land, rice fields, mangrove, settlements) to more productive land uses (trade and services , industry, offices, education, health, military) with a total land use development of 612 Ha. Increased accessibility over the past 10 years shows an increase in the length of the road network, which is 107 Km. The results of the correlation between land use development variables with increased accessibility amounted to 0.578. This value explains that the greater the development of land use, the higher the accessibility. The connection between the development of land use and increasing accessibility needs to be supported by the availability of good public transportation so that problems such as frequent disruption of transportation systems and other problems can be resolved.
