Abstract

The problem in implementing the construction of the Madrasah Muallimin Muallimat Tambak Beras Jombang Building is that the available funds and time are limited. The approach regarding the material needed for this building work is light brick compared to other work items. In wall masonry work using light brick/hebel, it is necessary to analyze whether the work time can be faster and whether the price comparison obtained is cheaper. The research method used is Value Engineering analysis to produce cost savings. The results of this research include: a) Based on the results of cost and time analysis for wall items, namely by proposing alternative materials as replacements for the initial materials, resulting in cost savings of Rp. 28,298,995.61, and b) When compared with productivity, a builder is able to complete a red brick wall in 133 days, whereas with light brick wall material a builder is able to complete the work in 66 days. So, in terms of work speed, lightweight bricks are faster than red brick walls.

Abstract

In construction project control, the main factors of concern are quality, time and cost control. So it is necessary to use one method in the implementation of its control. This study aims to analyze the time and cost of the Raci OPD Office Building Construction project. The benefit of this research is to anticipate potential delays that occur in the project. The problem limitation is focused on work that has not been completed in the remaining time of the contract period. To analyze time and cost, this research uses Critical Path Method (CPM) and Time-Cost Trade- Off (TCTO) which begins with determining the work network and critical path. TCTO analysis is carried out by shortening the duration of work by adding 3 hours of overtime and calculating the Crash Slope of each job on the critical path. Rescheduling is done by accelerating the work that has the lowest cost The results showed that the most effective rescheduling was carried out on the Lt.3 Installation and Plastering work with the acquisition of an acceleration duration of 8 days. And the total cost required for this acceleration is Rp. 29,441,424, - or Rp. 1,226,726,- per day for 24 days.

Abstract

One of the project types is the Construction Project. The main activity components of this type of project consist of feasibility assessment, engineering design, procurement and construction. In construction projects very often delays occur where the realization in the field does not match the schedule of the implementation plan, due to several factors that occur, even though a careful plan has been prepared but in practice in the field there are still many problems in implementation. The purpose of this study was to determine the cost and time performance in the implementation that took place from week -1 to week 17 on the Subali Bridge Construction project, Sutojayan Kec. (D.G.008), Blitar Regency using Earned Value. From the results of the analysis it can be seen that the costs incurred are lower than the planned costs, this can be seen in the CPI value of 1.28 while the implementation time is slower than the planned schedule indicated by the SPI value of 0.71. The results of the calculation of the estimated project cost of Rp. 8,214,904,015.36 with a budget plan of Rp. 10,502,000,000.00 there is an efficiency of Rp. 2,287,095.64 (21.78%). with an estimated completion time of 19.43 weeks, indicating that the project is delayed for 2.43 weeks from the planned 17 weeks.

Abstract

Implementation of construction projects often faces delays in work completion. Delays in project completion that exceed the time limit specified in the contract cause losses both from the contractor as the executor and the assignor. Project implementers pay more attention to the cost aspects incurred and often ignore the time control of project implementation so that project implementation often experiences delays in work. The purpose of this study is to analyze the time efficiency carried out by the provider from the beginning of the work, during monitoring, to the end of the project implementation. And estimate how much it costs from the start of work, when monitoring until the project is completed using the Earned Value Method. From the analysis, results and discussion of the Bondowoso Polije Campus Administration Building project, it can be concluded that the project work time exceeds 2,543 weeks for the total work and will experience a loss of Rp 393,323,318.10 from the reduction of the total contract minus the total financing. Therefore, the construction management proposes to shift the work schedule to work that does not require the achievement of the main construction. In addition, the contractor should communicate to the assignor of the Administration Building project to increase the duration of the administrative building construction project work. And participate in finding alternative suppliers of the main material without having to wait for the vendor to get the material needed.

Abstract

Transjatim Corridor I, which runs the Sidoarjo-Surabaya-Gresik route, serves as a crucial road-based mass transportation system in East Java Province, particularly within the Gerbangkertasusila Agglomeration Area. In 2023, the average load factor for Transjatim Corridor I was 120%, with an average of 5-6 thousand passengers per day. This high demand necessitated the addition of a fleet with luxury services. This study aims to analyze the financial feasibility of investing in Transjatim Luxury Corridor I buses. The investment feasibility is assessed by comparing income and expenditure variables. The analysis employs the NPV, Benefit-Cost Ratio (BCR), IRR, and Payback Period (PP) methods. The initial investment expenditure is Rp. 8,207,989,625. Assuming a load factor of 70%, the revenue for different fare alternatives is as follows: Alternative 1 (Rp. 17,500 fare) generates Rp. 5,723,200,000; Alternative 2 (Rp. 16,000 fare) generates Rp. 5,232,640,000; and Alternative 3 (Rp. 15,000 fare) generates Rp. 4,905,600,000. Based on a 6% discount rate, the NPV for all alternatives is greater than 0: Alternative 1 yields Rp. 5,204,972,631; Alternative 2 yields Rp. 2,466,479,592; and Alternative 3 yields Rp. 640,817,566. The IRR values exceed the discount rate, with Alternative 1 at 19.42%, Alternative 2 at 12.54%, and Alternative 3 at 7.74%. The BCR values are all greater than 1: Alternative 1 is 1.30, Alternative 2 is 1.19, and Alternative 3 is 1.11. The PP values are 4 years for Alternative 1, 5 years for Alternative 2, and 6 years for Alternative 3. Thus, all three alternatives are deemed financially feasible.
