Abstract

ABSTRACTResearch with title The Performance Evaluation of Road Assets (Rumija), aims to evaluate the performance of road assets belonging Ruas Lingkar Selatan Road Sukabumi City based on the use dimension and safety traffic dimension on Ruas Lingkar Selatan Road Sukabumi City. Rumija consists of Road Benefit Space and certain lines of land outside the Road Benefit Space. The grand theory that used in this research is asset performance. The research method used is descriptive method with qualitative. Data collection techniques are scientific observationand  interviews . The result of this research is aset performance of Rumija assets for the usage and safety dimensions are still low.Key word: Performance evaluation, Rumija ABSTRAKPenelitian dengan judul Evaluasi Kinerja Aset Ruang Milik Jalan (Rumija) ini bertujuan untuk mengevaluasi kinerja aset ruang milik jalan ruas lingkar selatan Kota Sukabumi berdasarkan dimensi penggunaan jalan dan keamanan lalu lintas pada Jalan Ruas Lingkar Selatan Kota Sukabumi. Ruang Milik Jalan (rumija) terdiri dari ruang manfaat jalan dan sejalur tanah tertentu di luar ruang manfaat jalan. Grand theory yang digunakan pada penelitian ini yaitu kinerja aset. Metode penelitian yang digunakan yakni metode deskriptif dengan pendekatan kualitatif. Teknik pengumpulan data yang digunakan yakni observasi ilmiah, wawancara. Hasil dari penelitian ini, kinerja aset Rumija untuk dimensi penggunaan dan keamanan masih rendah.Kata kunci: Evaluasi kinerja , Rumija

Abstract

AbstractPT. Kawasan Berikat Nusantara (Persero) owns the building assets of block factory A-06 with an area of 5,400 m² with the condition of the building does not undergo improvement (indcondition) so that the offer price is low and the cost of repair of the building is high. There is also a waiting time when repairs are made so that investors need to wait for repairs to be completed. In the know of the performance of asset maintenance in the building of Block factory A – 06 used Key Maintenance Performance Indicators (Muchiri, 2010) based on 2 working areas (dimensions) are Leading Indicators and Lagging Indicators. The method used in the study is a descriptive method with a quantitative approach through data collection techniques for both interviews and documentation studies. The result of maintenance performance evaluation of the building assets of block plant A – 06 is known that the maintenance has been done is not optimal. A recommendation to solve the problem is to make a replanning of the A – 06 block factory building asset maintenance system.Keywords: evaluation of asset maintenance performance, building asset, building, Key Maintenance Performance Indicators.AbstrakPT. Kawasan Berikat Nusantara (Persero) memiliki aset bangunan pabrik blok A – 06 dengan luas 5.400 m² dengan kondisi bangunan tidak mengalami perbaikan (indcondition) sehingga harga penawaran sewanya rendah dan biaya perbaikan bangunannya tinggi. Terdapat juga waktu tunggu saat perbaikan dilakukan sehingga investor perlu menunggu perbaikan diselesaikan. Dalam mengetahui kinerja pemeliharaan aset pada bangunan pabrik blok A – 06 digunakan Key Maintenance Performance Indicators (Muchiri, 2010) berdasarkan 2 area kerja (dimensi) yaitu Leading Indicators dan Lagging Indicators. Metode yang digunakan dalam penelitian yakni metode deskriptif dengan pendekatan kuantitatif melalui teknik pengumpulan data baik wawancara dan studi dokumentasi. Hasil evaluasi kinerja pemeliharaan aset bangunan pabrik blok A – 06 diketahui bahwa pemeliharaan yang telah dilakukan tidak optimal. Rekomendasi pemecahan masalahnya adalah dibuat perencanaan ulang sistem pemeliharaan aset bangunan pabrik blok A - 06.Kata Kunci : evaluasi kinerja pemeliharaan aset, aset bangunan, Key Maintenance Performance Indicators.

Abstract

UPT BLK is an institution formed by the Government of Garut Regency with the main task of improving the quality and quantity of the workforce. The implementation of operational activities at UPT BLK is supported by physical assets and facilities that support the implementation of training activities for participants. Physical assets and facilities that are generally in the training center include buildings, classrooms, staff rooms, practice rooms, health rooms and others. The purpose of this study was to measure the manager's perception of the performance of physical assets and facilities of the UPT BLK of the Garut Regency Government. The indicator used is a checklist of physical assets and facilities indicators which have been translated into Indonesian. This study uses a qualitative and quantitative approach with an explanatory descriptive method. Data collection techniques used are scientific observation, interviews, questionnaires and documentation studies. The results of the study indicate that the quality of physical assets and facilities in general is still relatively low. Therefore, the UPT BLK manager must pay attention to the development of physical assets and institutional facilities that are safe, clean and conducive so as to improve the training environment towards a more effective process.

Abstract

ABSTRACTType A passenger terminal with the name Terminal Terpadu Merak with land rights status based on the Minutes of Handover Number PL.301/311/DJPD/2018, the management is officially under the Balai Pengelola Transportasi Darat Wilayah VIII of Banten Province. Based on preliminary observations, there are several phenomena that indicate problems related to facilities in the terminal area. Among them are architectural damage to the organizer's office, no receptionist, no written information boards available, poor drainage conditions, minimal trash bins, rusty sinks and non-working taps, rusty chairs, and broken toilets. This study aims to evaluate the performance of terminal assets using six dimensions, namely:1) Safety and Security, 2) Access, 3) Information, 4) Connection and Reliability, 5) Environment, and 6) Allied Facilities. The research method used is descriptive research method with quantitative and qualitative approaches. Data collection techniques used are observation, interviews, questionnaires, and literature studies. Central issue from this research, it is known that the assets at the Terminal Terpadu Merak as a supporting building for transportation infrastructure have not performed optimally.Keyword: Passenger Terminal, Facility Assets ABSTRAKTerminal penumpang tipe A dengan nama Terminal Terpadu Merak dengan status tanah Hak Pakai berdasarkan Berita Acara Serah Terima Nomor PL.301/311/DJPD/2018 maka pengelolaan Terminal Terpadu Merak resmi berada dibawah Balai Pengelola Transportasi Darat Wilayah VIII Provinsi Banten. Berdasarkan observasi pendahuluan, terdapat beberapa fenomena yang menunjukkan indikasi masalah terkait fasilitas-fasilitas di area terminal. Diantaranya kerusakan arsitektur kantor penyelenggara, tidak ada petugas resepsionis, tidak tersedia papan infomasi tertulis, kondisi drainase yang tidak baik, tempat sampah yang minim keberadaannya, wastafel berkarat dan keran tidak menyala, kursi berkarat, dan kondisi toilet rusak. Penelitian ini ditujukan untuk mengevaluasi kinerja aset terminal dengan menggunakan enam dimensi yaitu: 1) Safety and Security, 2) Access, 3) Information, 4) Connection and Reliability, 5) Environment, dan 6) Allied Facilities. Metode penelitian yang digunakan adalah metode penelitian deskriptif dengan pendekatan kuantitatif dan kualitatif. Teknik pengumpulan data yang digunakan yaitu observasi, wawancara, kuesioner, dan studi kepustakaan. Central issue dari penelitian ini yaitu diketahui aset di Terminal Terpadu Merak sebagai bangunan pendukung infrastruktur transportasi belum optimal kinerjanya.Kata kunci: Terminal Penumpang, Aset FasilitasÂ
