Abstract

The purpose of this research to find out the policy of loan to value ( ltv ) as the effort to minimize non performing loans and knowing the act of to handle it in credit distribution of mortgage. This type of research used in this research is descriptive case study approach. Loan to value is the ratio between credit ratings can be given bank on the collateral of property at the time of the credit. Bank Indonesia's policy to introduce new rules for observing the principles of prudential credit. But, in practice the distribution of credits are not would go well for a range of factors, one of them of loan defaults. This study was to determine the application of the policy for the loan to value mortgages on PT. Bank Tabungan Negara (Persero) Tbk Kediri Branch Office. In 2015, Bank Indonesia to make changes by giving allowance for the loan to value ratio of 10% in accordance with Bank Indonesia Regulation No. 17/10 / PBI / 2015. Based on calculations by the easing of loan to value ratios, impact on the distribution of mortgage facilities are distributed, and was followed by a decrease in the level of non-performing loan (NPL) is generated. Keyword: Bank Indonesia Policy, Loan To Value,Prudential Principle. ABSTRAK Tujuan penelitian ini untuk mengetahui penerapan kebijakan loan to value (LTV) sebagai usaha meminimalisir kredit bermasalah serta mengetahui tindakan untuk mengatasinya dalam penyaluran Kredit Pemilikan Rumah (KPR). Jenis penelitian yang digunakan dalam penelitian ini adalah penelitian deskriptif, dengan menggunakan pendekatan studi kasus. Loan to value merupakan rasio antara nilai kredit yang dapat diberikan bank terhadap nilai agunan berupa properti pada saat pemberian kredit. Kebijakan Bank Indonesia memperkenalkan aturan baru ini untuk memperhatikan prinsip kehati-hatian kredit. Namun, dalam praktiknya penyaluran kredit tidak dapat berjalan dengan lancar karena berbagai faktor, salah satunya kredit bermasalah. Penelitian ini untuk mengetahui penerapan kebijakan loan to value untuk kredit pemilikan rumah pada PT. Bank Tabungan Negara (Persero) Tbk Kantor Cabang Kediri. Pada tahun 2015 Bank Indonesia melakukan perubahan dengan memberikan pelonggaran terhadap rasio loan to value sebesar 10% sesuai dengan Peraturan Bank Indonesia No. 17/10/PBI/2015. Berdasarkan hasil perhitungan dengan adanya pelonggaran rasio loan to value, berdampak pada penurunan penyaluran fasilitas KPR yang disalurkan, dan diikuti dengan penurunan tingkat non performing loan (NPL) yang dihasilkan. Abstract

Eel fish (Anguilla bicolor) is the leading export commodity of Indonesian fisheries. New eel fish farming activities will be developed lately. The community, especially those in KUB, are interested in developing eel segmentation cultivation. But the problem is the availability of feed for glass eels, namely silk worms. Therefore, training on silkworm cultivation is important to be held. This activity was held at KUB Sidat Mandiri, Cidadap Village in November to December. Silk worm cultivation requires media with high organic content. Media that can be used for silk worm cultivation include animal waste, which has the advantage of a crude fiber protein content of 50% of the gross weight so that it is good to be used for fertilization in silk worm culture. Silk worm cultivation for glass eel feed in Cidadap Village using tofu waste animal waste fermented into fertilizer with a multilevel container system and recirculation can increase the productivity of silk worms and can guarantee the quantity and quality, for the sustainability of glass eel cultivation.

Abstract

This study aims to analyze the factors influencing the development of Electronic Medical Records (EMR) at RSUD Kota Yogyakarta in 2024 using SWOT and PESTEL analytical approaches. Secondary data were collected from hospital documents and relevant government regulations. The SWOT analysis identifies internal and external factors such as strengths, weaknesses, opportunities, and threats, while the PESTEL analysis examines political, economic, social, technological, environmental, and legal influences on EMR implementation. The findings indicate that the hospital holds considerable potential due to strong managerial support and adequate infrastructure, though challenges remain in terms of limited human resource competencies and data security risks. The integration of both analyses provides strategic recommendations to support the optimization of EMR implementation and enhance the quality of healthcare services.

Abstract

This community service program in Gunung Kijang Village, Bintan Regency, Riau Islands Province, was designed to strengthen local empowerment through the synergy of education, economy, agriculture, and social participation. The activities consisted of four initiatives: workshops on Canva-based learning media for teachers, digital marketing training and social media account creation for MSMEs, participatory mapping of challenges and potentials of local food businesses, and smart farming education using soil moisture sensors to introduce efficient irrigation technology. The results showed significant achievements across sectors. In education, teachers improved their technological skills and created interactive media that enhanced student motivation. In the economic sector, MSMEs adopted digital promotion strategies, leading to wider market reach and sales. The participatory mapping revealed obstacles such as licensing, packaging, and financial literacy, while also identifying opportunities for product diversification using local resources. In agriculture, farmers were introduced to water-saving irrigation technology that improved efficiency and supported environmentally friendly practices. On the social side, community institutions such as PKK, Karang Taruna, and farmer groups played an important role in strengthening solidarity and expanding collaboration. Overall, the program proved that integrating digital literacy, technological innovation, and community participation can accelerate rural independence while fostering sustainable welfare for island communities.

Abstract

The murabahah contract is one of the most widely used sale and purchase contracts in the operations of Islamic financial institutions, particularly in financing products. The implementation of this contract is based on the principle of price transparency and agreed profit margins between the Islamic financial institution and the customer. However, in practice, the implementation of the murabahah contract often gives rise to differences in understanding and potential deviations from ideal sharia principles. This article aims to analyze the implementation of the murabahah contract in Islamic financial institutions through theoretical and practical reviews. The research method used is a literature review by examining various sources of literature in the form of textbooks, scientific journals, fatwas from the National Sharia Council of the Indonesian Ulema Council (DSN-MUI), and regulations related to the murabahah contract. The results of the study indicate that theoretically the murabahah contract has a strong sharia basis and clear mechanisms, but in practice there is still a tendency for its implementation to resemble conventional financing systems, particularly in aspects of goods ownership and profit margin determination.
