Abstract

Beberapa studi menyebutkan bahwa salah satu penyebab kegagalan Badan Usaha Jasa Konstruksi (BUJK) yaitu lemahnya pengelolaan keuangan. Kelemahan pengelolaan tersebut antara lain terkait dengan pengelolaan arus kas, tidak memadainya sumber pendanaan dan profit yang rendah. Parameter yang dapat merepresentasikan kelemahan tersebut yaitu Likuiditas, solvabilitas, profitabilitas dan aktivitas. Penilaian kinerja keuangan terhadap BUJK dilakukan dengan menggunakan metode konvensional (rasio beberapa nilai yang terdapat di dalam laporan keuangan BUJK). Nilai rasio dianalisis secara vertikal dan horizontal berdasarkan kategori, tren serta sebaran data rasio keuangan. Kinerja keuangan dinilai berdasarkan penilaian terhadap parameter likuiditas, solvabilitas, profitabilitas dan aktivitas. Kinerja keuangan Berdasarkan Rasio likuiditas menggunakan parameter Current Ratio (CR), setiap kewajiban jangka pendek sebesar Rp 1, disediakan sekitar Rp 1.5 untuk memenuhi kewajiban jangka pendek tersebut. Rasio Solvabilitas menggunakan parameter Debt to Equity Ratio (DER) diketahui perbandingan hutang dan ekuitas BUJK mendekati 2:1. Rasio Profitabilitas menggunakan parameter Return on Equity diketahui BUJK memiliki nilai RoE sebesar 16%. Rasio Aktivitas menggunakan parameter Total Aset Turnover diketahui BUJK memiliki rata-rata perputaran aset di atas 1 kali. Berdasarkan hasil penilaian kinerja keuangan, diketahui bahwa BUJK secara umum memiliki kinerja yang cukup baik.

Abstract

Community Service Activities conduct to assist in the reconstruction of the Al Mujabin mosque which has been badly damaged. Abdimas plays the role of an expert who assists in coordination between the local contractor and representatives of crowdfunding foundations. The purpose of this assistance is to realize the construction of the Al Mujabin Mosque by following the Work Implementation Technical Plan both in terms of design and duration of construction time. To increase funding and time efficiency, the assistance for the construction of the Al Mujabin Mosque was carried out using a hybrid method with one site visit in the middle of the duration of the construction and assistance through Whatsapp, Zoom, and Android-based applications, namely Raken Construction Management. The use of the website and mobile-based technology is effective in assisting coordination between Abdimas, foundations, and field implementers so that the problems and quick solutions needed can be properly accommodated. The output of this community service is the completion of the construction of the Al-Mujabin Mosque in Kertajadi Village, Cidaun District, Cianjur Regency by Architects and Construction Experts following a predetermined design, both in terms of coordination, supervision, problem-solving, and timeliness construction.

Abstract

The Population and Civil Registration Service DKI Jakarta, noted that the number of immigrants increases almost every year. Therefore, the need for temporary housing also increases. On this basis, investment in residential business buildings is a promising business. South Jakarta in particular is currently one of the most popular destinations for immigrants. This strategic location is what makes investors interested in investing their money in the form of property businesses such as residential business buildings. This paper aims to analyze the financial feasibility of the residential business building project. The financial feasibility analysis of residential business buildings is carried out using the Net Present Value (NPV) and Internal Rate of Return (IRR) methods. Sensitivity analysis is carried out to determine a variable that affects this residential business building business. From the NPV calculation, a value of Rp. 655,115,548 is obtained, financially feasible (NPV> 0). The IRR percentage value obtained is 8.42% with a MARR of 7.90% (IRR> MARR), so this renovation project is financially feasible. Sensitivity analysis shows that the project is not feasible at bank repayment interest rates greater than 8.49%, occupancy less than 26 rooms and construction cost increases greater than 11.87%.
