The Indonesia Journal of Business Administration(IJBA) is a business journal that bridges the gap between business research and practice, evaluating and reporting on new research to help readers identify and understand significant trends in their fields. The IJBA seeks to publish papers relating to business, broadly defined. It publishes articles that address both theoretical and practical issues in the broad areas of Business Strategy and Marketing, People and Knowledge Management, Entrepreneurship and Technology Management, Decision Making and Strategic Negotiation, Operation and Performance Management, and Business Risk and Finance.Contributing academicians and researchers are encouraged to address a variety of concerns relating to all areas of business. We also encourage students to use an interdisciplinary approach to analyzing a topic, which often yields interesting and novel papers. The published articles provide valuable insight into matters of broad intellectual and practical concern to academicians and business professionals. The Journalis published three times a year: in April, July and October. The journal is mainly an outlet of MBA ITB students to publish their final project works, although it also accepts articles written by students at masters level from other institutions. A published paper is an honor that will be unambiguously beneficial for professional and academic careers, especially for those who want to attend graduate/professional schools. This means that papers written in relations to Accounting, Economics, Finance, Marketing, Management, Operations Management, Information Systems, Business Law, Corporate Ethics, and Public Policy all qualify for submission. Information on the journal format can be found in the journal's website. The number of pages must be at 10 pages. Abstract

Abstract. Managing about 2,4 million hectare production and protection forests in Java and Madura island, Perum Perhutani at least have 700 ecotourism objects in the form of forest, beach, waterfall, lake, crater and cave. Since the company has not set this business seriously, its contribution to the company’s revenue is still low.   This study aimed to evaluate the performance of one ecotourism spot in  Perhutani named Pulo Merah, which is located within its forest area in Banyuwangi East Java. According to number of its visitor, Pulo Merah is potential to be developed as sources of income for the company. In addition, it is located near the Sukamade beach, one of The Triangle Diamond which is set as main tourist destination by local government of Banyuwangi. The IPA (importance-performance analysis) was conducted to assess performance of Pulo Merah and its development priority through spreading questionaire to visitors. The research reveal that the main priority of improvement for Pulo Merah are road access to location, increase of electricity and telecommunication network, improvement of beach area cleanliness, improvement of public toilets and washing facilities quality, addition number of trash can and addition of warning boards of danger, and warning boards not to exploit plants and animals in the beach areas. Keywords : banyuwangi, ecotourism,  importance-performance analysis, perhutani, pulo merah

Abstract

Abstract - Currently energy consumption especially in Indonesia tends to increase from year to year, due to advances in technology and science, almost all aspects of life requires energy, such as for electricity generation, transport, commercial activities, industry and domestic purposes. The energy consumption tends to have a significant increase in the last 10 years, so the company must invest in order to increase production capacity so as to meet the consumer demand. Scenario planning analysis is used to develop strategies for a period of five years. Based on some influencing factors that identified from interview, two key uncertainties can be developed which are 'demand for fuel' and 'investment feasibility’. Both key uncertainties then plotted into four quadrants with the positive and negative extreme conditions to get the four scenarios, namely 'head down and recovered'; 'preparation for the future'; 'remain calm and move slowly' and 'growth ahead'. Of the four scenarios can be formulated three possible strategies to be applied by a company which are major investment, the selected investments and focus on operations. Major investment strategy focused on increasing production capacity in addition also to increased complexity and flexibility of existing facilities or build new refineries. The selected investment strategy is generally more focused on increasing the complexity and flexibility of the existing facilities. Focus on the operational strategy generally focused on operations rather than investment concerned with efficiency and product diversification. Implementation plan is needed to describe in more detail all strategies that already developed to be fitted to the entire scenario that may face by the company in the future.   Keyword: energy, scenario planning, investment, refinery, strategy.

Abstract

Jaminan Kesehatan Nasional is one of the government's flagship programs to provide health services for all residents in Indonesia since 2014. The multinational pharmaceutical companies become one of the actors in supporting the successful of the program by providing innovative medicines. After the implementation, the government suffered losses in financing. The objective of this study is to propose a better strategy for pharmaceutical companies in Indonesia in support of the government's national health program. The discussion on this issue will be analyzed from an external point of view by using PESTEL (Political, Economic, Social, Technological, Environment, Legal) and from an Industry perspective using Porter's 5 Forces Analysis. In further analysis for internal use Resources based view, value chain analysis and SWOT analysis. The research method is qualitative by collecting data through interview and data observation. Scenario planning as a tool for drafting the strategy of multinational pharmaceutical companies within the next five years. In the formulation of a strategy, it is necessary to identify several factors which influence the issues thus lead to the two important uncertainties. The analysis then proceeded to create four scenarios followed by narratives. Abstract

Abstract - In 2010, bank bjb initialized IPO and become the very first governance-owned bank that go public. With this initiative, bank bjb sees the necessary to transform not only their system, but also their values and talents to support their business growth. The need to transform push bank bjb to understand what factor that affecting their performance. With this very reason, researcher conduct a research to measure performance based on HCM factor and corporate values factor in bank bjb. Researcher conducts interview and questionnaire to gather the data with total sample of 150 employees. The data collected was measured by using partial least square (PLS) and the result is contradictive with general theory of human capital management where HCM supposed to be affecting performance positively, further explanation will be discussed in analysis result. With the affection of 21.7%, there is still 78.3% other factor that still unexposed or unknown by researcher.  Keyword: Human capital management (HCM), corporate values, performance.

Abstract

Abstract: Indonesia?s new and renewable energy (NRE) electricity sector has a long history with changing regulations and actors while continuously struggling with issues in coordinating stakeholder?s objectives, complex regulation and licensing, electricity tariffs, lack of expertise, and financing. Due to number of involved actors and regulations, it requires systemic approach to observe the impact of one variable to overall objective of the sector. Study is conducted using combination of system thinking methodologies. Compiled from literature studies, non-participant observation, and interviews with respondents representing the main actors, a causal loop diagram was developed. Behavioral patterns or archetypes were identified to produce recommendations in improving the system condition. Finally, a preliminary dynamic modelling was developed using stock and flow diagram showing the variables and their interaction more quantitatively. In the era of globalization, and from the business standpoint capitalism already gripping throughout the life , and the nature of capitalism are expansive and exploitative, they also sounded “business efficiency” so business every year can grow but it has a domino effect. PT Panca Manpowerindo established since 2009 and first began working with PT Newmont Nusa Tenggara. As manpower providers, PT PMP got their first job called “Relining project” where the task had routine maintenance on Concentrator - SAG Mill and Ball Mill area, in recent years the business has grown as a manpower provider and a provider of haul truck operator for some heavy vehicles that are supported by Trakindo.This final project is discussing about PT Panca Manpowerindo business strategy facing the uncertain conditions in the mining industry, PT Panca Manpowerindo needs to make quick decisions in the near future so the company can still operate and still make profit. Currently, the company running an outsourcing business that supply manpower to several mining company but along with internal and external conditions in the business environment, PT PMP thinking to diversify their business by applying market development strategies and product development strategies, so PT Panca Manpowerindo not only can survive and has business continuity, but also can remain competitive in the mining industry that is currently in a period of downturn due to the enactment of UU No. 4 of 2009 on Mineral and Coal, which prohibits the export of raw minerals for some types of commodities.. Keywords : Business strategy,Diversification / Product - Market matrix strategy, Generic Competitive strategy

Abstract. Busingss fashion retail industry in Indonesia is growing rapidly since 1995. Characterized by its growing number of international brands to enter Indonesia. This condition is of course also impact to the local brand that provides many options for customers to choose fashion which according to their characteristics. The demand for local products from Bandung has a huge market of big cities in Indonesia, such as Jakarta, Semarang, Surabaya and Medan. Another thing that causes the growth of the local brand in the fashion industry in Singapore increased significantly is the price of imported products very expensive, so the biggest target market that is largely started looking for a subsstatute item. With so many demands of the market, many local entrepreneurs are competing to offer their products. With growing fashion retail industry in Indonesia, many new products found in the market. In this study, researchers wanted to examine how local brands brand can compete and increase customer loyalty to a brand through innovation of business done performing and using the innovations. In this study, author use you local brands from Jakarta name Kala as a subject. The method that author used is by interview respondent that match with characteristic with the target market Kala. From the results of interview author can generate some of the alternative business innovation. Abstract - PT. Prama Anugerah Bahana is a company engaged in property developer, especially for residential. The company was established in 2015 and has handled a housing project namely Pesona Pabuaran. Currently working on the second project, namely Pesona Jatibening since 2017. Based on the report of the Residential Property Price Survey issued by Bank Indonesia, the growth in sales and housing prices in 2018 has decreased. This also happened to PT. Prama Anugerah Bahana because no single house has been sold after a year on the Pesona Jatibening project. The purpose of this study is to analyze the internal and external environment of property business, to determine the ideal business strategy for PT. Prama Anugerah Bahana, and to develop implementation plan of the new business strategy. Data obtained using qualitative methods by conducting interviews with property stakeholders. Furthermore, several tools are used to analyze the property industry environment. For external analysis used PESTLE analysis, Porter 's Five Forces, and Competitor Analysis. While for internal analysis using Value Chain, VRIO Analysis, Customer Persona, and Existing Business Model Canvas. The next is the formulation of business strategy using SWOT Analysis, Porter Generic Strategies and Diamond Framework Strategy analysis. After environmental analysis and strategy formulation, the business strategy turns into a low-cost focus. Because the condition of Pesona Jatibening does not have sufficient differentiation and competitive advantages around the location. The implementation plan of the business strategy carried out from a financial perspective is to reduce house prices and increasing the marketing fee. Abstract – PT Pertamina Gas (Pertagas) is a gas transporter company that needs to formulate strategy to survive in the business because gas business is a government-regulated business. In addition to regulation, the trend of gas transportation business tends to decline and pressure from the competitors is getting bigger. In order to anticipate those threats, Pertagas should analyze internal and external environment business to generate strategies. Strategies formulated consist of corporate strategy, business strategy and functional strategy which can be implemented to achieved vision and mission of the company. Abstract

Abstract - The main challenge of commercial development is to arrange the capital. Commercial real estate developments require a large amount of capital upfront, as a one-time investment, and the return on investment occurs over a long period of time. In this case, PT. Dharma Development, Tbk. has been facing a capital problem for this project. The purpose of this research is to explore some alternative financing options for the small and medium commercial real estate developers, and suggest the most suitable financing options for the case of this research. Other than that, the primary objective is to answer the research question “what is the alternative project financing model that feasible for the company and also aligns with the corporate’s fundamental strategy”. With the characteristics of large-scale investment (long pay-back period and capital intensive), the financing of commercial real estate is even more difficult than residential real estate and also become crucial problem for the development of commercial real estate. To get better understanding the research will use several analysis techniques. First is to understand what are the available and financing practice in other countries and to review what is available in Indonesia. Exploration of financing practice in Indonesia relating to the regulation, tax and system capability become the focus of this research. This research discusses industry specific matter using several financial tools to support the decision making. Discounted rate will be used to do a valuation for every stakeholders in the project. It will determine how the capital structure would arrange. The technique use is capital budgeting. Capital budgeting is a process to analyze, evaluate and make decision.
