Abstract

Concerns about distribution and supplier quality are common among developer business owners. In the future, the cost of material transportation could prevent housing developer business owners from making a decision, not to mention the risk of goods availability when housing demand is high, or housing developers lose money when housing demand is high. Delivery damage. Adhyaksa Precast may be the answer, but before establishing a business, the founder must conduct analysis. Before starting, especially in the financial industry, the founder must determine the firm's long-term viability. The initiator must consider what will benefit and hurt his company. This research uses Minitab to predict home sales. A feasibility study is used to properly run the business. The margin between cooperating and not cooperating is small, and the business will last three years. 1. The company's finances. Bank loan plus own equity is the best funding option so far. 2. There is a large potential for income and profit if CV Satria Yaksa Mandiri and its clients can reach a commercial agreement soon. 3. The firm determined that a combination of bank loan and own equity could cover the entire investment (Rp.1.046.000.000). All bank loan feasibilities are positive (IRR, NPV, PI, ROI, PP, US Index, and PP). 5. With the lower price, cooperative business financial calculations are lower. The corporation prefers the cooperative relationship because it has more free cash flow (the rent fee is free).

Abstract

Micro, small and medium scale industries are one of the pillars of the Indonesian economy. It is proven that during the pandemic, Indonesia can survive the threat of a recession in 2020, not spared from the contribution of the domestic consumption sector, by also taking advantage of the circular economy. Although the turnover of industries engaged in services has decreased, the company can use the pandemic period to increase the capacity of human resources. In the future when the economy improves, the company is ready to compete fairly in the market. Common problems faced by micro, small and medium scale industries are limited human resource capacity and lack of understanding of business fundamentals. This can be concluded from the stagnant performance of micro business. This research was conducted at Isnen Laboratorium. The purpose of this research is to improve business efficiency performance. At the end of the research period, it is hoped that there will be an overhaul of the 4 business pillars so that Isnen Lab will develop optimally.

Abstract

Following on Article 15 Paragraph 2 and Paragraph 3 UU 42/1999, so in practice, Finance Companies, as the lessor, always apply a fiduciary guarantee to the leasing object in the leasing agreement. The power of Fiduciary Deed to execute the leasing object automatically if a debtor breaches of contract has amended its meaning after Constitutional Court released The Decision No. 19/PUU-XVII/2019. It is clearly stated that Finance Companies need a court decision to execute the leasing object of fiduciary guarantee if debtor does not want to surrender the object voluntarily. Therefore, based on utility theory, the purpose of this thesis is knowing whether The Decision No. 19/PUU-XVII/2019 has benefit value for Finance Companies. Then, from this thesis, we want to dig deeper regarding the effort to protect financing companies’ interest in making leasing agreement with debtor. This research is a normative legal research using statute approach, conceptual approach, and case approach. The conclusion of this research is The Decision of Constitutional Court No. 19/PUU-XVII/2019 does not have benefit value for Finance Companies, and also Finance Companies need to more emphasize the leasing agreement related leasing object execution if debtor breaches the contract, then make the leasing agreement become notarial deed.

Abstract

One of the platforms that can be used for online learning is Google Meet, which is a product made by Google. Google Meet can replace the conventional form of class into an interactive virtual class. The use of quickappninja-based android games in learning mathematics through Google Meet is a medium that can make learning more varied and interesting. Quickappninja is a device in the form of web pages that can be accessed online to create android games using HTML language. Using Quickappninja is easy because it does not require a programming language. In making android games through quickappninja, teachers will be more flexible in developing games according to their needs and subject matter. Apart from being delivered classically through Google Meet, this android game can also be used independently for students as a medium of learning at home, as well as repetition of material for students so that they can better understand math subject matter.
