Abstract

The aim of this research is to know the determination of port facilities and container flow growth mediated by spatial regulation toward the development of Makassar Port in the South Sulawesi province. The main problem of Makassar Port is the capacity of wharf and terminal container yard Hatta which has been almost in the optimal condition due to the limited port land which is in the center of Makassar City and has not been integrated with the transportation modes in the port area. This research uses the path analysis, with sample as many as 133 persons from Makassar Main Port Authority Office, Local Government of Makassar City, Pelabuhan Indonesia IV, and Makassar Container Terminal as well as Port Directorate of Directorate General of Sea Transportation. The result of this research states that there is no determination of Spatial Regulation which neither strengthens nor weakens the relationship between Port Facilities and Port Development. It is expected that the preparation of Regional Spatial Plan pays attention to the need for space to build port facilities by providing a space for port development. The unavailability of space will force the optimization of port facilities in the existing port and become a negative determination to the need for port development. It needs coordination with the Local Government so that the spatial regulation supports the development of Makassar Port.

Previous research has shown that FoMO correlates positively with purchase intent, especially through temporary marketing content and the role of social media influencers. Results/findings: In the context of Umrah, a promotional strategy that emphasizes quota limitations, departure times, and testimonials from previous pilgrims is able to create a perception of urgency and emotional attachment of potential consumers. This study concludes that FoMO can be an important variable in crafting marketing strategies that are more effective and relevant to today's digital Muslim generation. Conclusion: FoMO significantly shapes consumer behavior in umrah travel, where urgency-based marketing and digital content enhance purchase intention. However, its application should be sensitively aligned with spiritual values and community togetherness, not merely emotional pressure. Limitations: Limited to only variables FOMO, Marketing Strategy, Promotion, Consumer, Umrah, Qualitative Studies with the results. Contribution: The contribution of this research lies in the integration of digital psychology perspectives, religious consumer behaviuor, and ethical marketing strategies, as well as providing direction for further research and practical implications for the Umrah travel service industry players.

Abstract

Crude Palm Oil (CPO) is a vegetable oil derived from palm fruit pulp. This oil is naturally reddish in color because it contains high amounts of beta-carotene. Port Business Entity (BUP) is a business entity whose activities are specifically in the field of managing Terminals and other Port Facilities. One of the Port Business Entities in the Tanah Paser area is PT. Jaya Investama Terminal. This terminal utilizes the lease of state-owned goods with one of its business activities being the loading and unloading of Crude Palm Oil. (CPO). In its operations, there are various hindering factors that affect timeliness, resulting in suboptimal loading and unloading activities. This research aims to analyze various inhibiting factors affecting activities at the port. The research was conducted using a quantitative descriptive method approach. Subsequently, the findings were elaborated using a qualitative approach to observe the actual conditions that occurred during the research period. The data collection technique used is the observation technique. The data analysis used includes the stages of data collection, data reduction, data presentation, and conclusion drawing. The findings of the research indicate that the construction of additional storage facilities and the expansion of loading and unloading areas at the port are urgently needed to accommodate larger volumes. And the limited human resources in the CPO loading and unloading process also cause problems in the field, resulting in inefficient loading and unloading activities.
