Abstract

The rapid development of settlements in Luwuk and North Luwuk Subdistricts has an impact on the physical condition of the land so that the demand for residential land needs increases. The purpose of this study is to analyze the carrying capacity of residential areas using the concept of building coverage and to analyze the direction of settlements based on the carrying capacity of residential areas in Luwuk and North Luwuk Districts. The research method used is descriptive quantitative, using a spatial analysis approach with the help of a Geographic Information System (GIS). In data analysis using technical guidelines for analysis of physical and environmental, economic and socio-cultural aspects in the preparation of spatial plans (Minister of Public Works Regulation No.20/PRT/M/2007). The analytical technique used is overlay and scoring analysis for assigning values to each parameter. The results of the analysis of the carrying capacity of residential areas in Luwuk and North Luwuk sub-districts are by establishing a protected area based on the physical condition of the environment. The direction of settlement development in Luwuk District for Class 1 is 20.16 Ha/48% land cover ratio, North Luwuk District 176.60 Ha/42% cover ratio. Class 2 in Luwuk District is 92.13 Ha/19% land cover ratio, North Luwuk District is 3588.01 Ha/50% cover ratio. Class 3 is 168.10 Ha/20% cover ratio, North Luwuk District 1866.62 Ha/20% cover ratio. and Class 4 Luwuk District 5080.15 Ha/0% cover ratio, North Luwuk District 23355.84 Ha/0% cover ratio.

Abstract

Manado City is an area that is very vulnerable to disaster aspects, one of which is landslides, due to the geographical and geological conditions of the region. Manado City has a very varied topography, one of which is in Singkil District. Based on data from the Singkil District Central Statistics Agency in 2019 Figures, there are 6 Kelurahans that have a sloping topography. While looking at the existing one in Singkil District, the sloped land has been used as a residential area. Land use in the city of Manado, especially the Singkil sub-district as a residential area, continues to increase. This can be seen from the construction of residential housing, which tends to have a negative impact on the local community because the construction is not in accordance with the existing spatial plan. The purpose of this study was to identify the distribution of settlements in the sloping area of Singkil district and to analyze the use of residential land in the sloped area of Singkil district. The data collection method in this study used Field Observation, Survey, Documentation and Mapping techniques and for the spatial analysis method consisting of digitization techniques, slope analysis techniques, Overley analysis techniques and descriptive analysis techniques. From the results of the analysis of the distribution of settlements, for the distribution of settlements in Singkil District, the direction of the distribution of settlements tends to be in the highlands. Based on the results of the analysis of land use in Singkil District, for Settlement covering an area of 91.22Ha, Cemetery covering an area of 4.25Ha, Sports Field covering an area of 0.80Ha, Services covering an area of 7.60Ha, Business covering an area of 5.55Ha, Industry covering an area of 0.40Ha, Roads covering an area of 22 ,35Ha, River area of 0.70Ha, and Others covering an area of 22.65Ha.

Abstract

Housing and settlements are one of the basic human needs. Settlement is part of a residential environment consisting of more than one housing unit that has infrastructure, facilities, public utilities, and has supporting activities for other functions in urban areas or rural areas. The government is obliged to meet the housing needs of the Indonesian people.The earthquake and tsunami disaster in Donggala Regency, Banawa District has caused damage to community housing. As a result of this disaster, it is necessary to provide new residential land locations for disaster-affected communities in Banawa District. This study aims to provide an understanding in analyzing the suitability of residential land in Donggala Regency, Banawa District and to assist the government in determining a suitable location for a new residential area in Donggala Regency, Banawa District. To determine the right location in building regional residential areas, the unit analysis method of land capability and land suitability is used. The results of the research show that the land capability in Donggala Regency is still in the category that can be developed but still has to follow the appropriate directions and rules for the development category. Meanwhile, land suitability in Donggala Regency, the Agricultural area has the most dominating area. The right land location for the development of the new settlement area is located in Banawa District, Gunung Bale Village.

Abstract

City development has affected urban space, one of which is the Pedestrian Path, therefore the researcher aims to identify the use and condition of the pedestrian path and analyze the effect of the level of comfort on pedestrians in the Bitung City Center area. The method used in this study is a qualitative method and a quantitative method with Likert Scale Analysis to answer the Utilization and Condition of Pedestrian Paths and Multiple Linear Regression Analysis to answer the Influence of Comfort Levels on Pedestrian Users in the Bitung City Center Area. From the results of this study, the first conclusion can be drawn about the use and condition of the Pedestrian Paths in the Bitung City Center area. It was found that the Pedestrian Paths were used as a place for distributing billboards with good conditions (76%), good formal businesses (71.4%), Informal Business Fairly Good (52.4), Good Social Activities (80.8%), Green Line 76.2%, Poor Facilities (40%) with Good Cleanliness (80.8%), Good Circulation (71%) ) and Fairly Good Security (50.4%). and the second conclusion about the factors that affect the level of comfort for users of the Pedestrian Path, simultaneously the variables of the Green Line, Circulation, Security, Cleanliness and Facilities affect the Comfort Level of the Pedestrian Path in the Bitung City Center Area. Partially those that affect the level of comfort are influenced by the variables in Zone A, namely the Facilities, Cleanliness, Circulation Variables. While in Zone B the Green Line Variable, Facilities. Then in Zone C Variable Green Line, Circulation and in Zone D Variable Facilities.

Abstract

The historical event is a journey of the nation starting from the era of the Hindu, Buddhist and Islamic style kingdoms, to the era of European colonization. The arrival of foreign nations in the past has left many sites and areas of cultural and historical value as valuable assets that describe people's lives in the past. Based on its history, the Great Kaidipang kingdom was a combination of the Kaidipang kingdom and the Bolangitang kingdom. The residential area of the Kaidipang community still maintains its customs. However, the Kaidipang sub-district experienced a change in the cultural landscape due to the changing times. The purpose of this study was to identify historical landscapes in Kaidipang District, North Bolaang Mongondow Regency and analyze the characteristics of historical landscapes in Kaidipang District, Bolaang Mongondow Regency. The method used in this research is descriptive qualitative by collecting historical landscape data in Kaidipang District. Descriptive analysis was conducted to determine the characteristics of the historical landscape in the study area. The results of this study indicate that settlements in Kaidipang District follow the same pattern as the royal era under the leadership of King Sam Suit Pontoh which is divided into 2, namely the northern region and the southern region where these two areas also have the same landscape, namely linear (settlement pattern follows the road). . The residential area used to be divided into 2, namely residential areas and agricultural areas, but with the expansion of the North Bolaang Mongondow Regency, land conversion occurred so that the distribution of the community tends to the north and south areas. The cultural landscape of the Kaidipang community has its own characteristics related to traditions, settlement culture, and landscape order. The analysis carried out on eleven components of the formation of the cultural landscape characteristics of the Kaidipang Community is a type of landscape character that is still traditional and life relies on the surrounding natural environment and agricultural products. The life of the people still upholds the values of tradition and culture that are still practiced.

Abstract

In recent years, development has become increasingly busy, making negative impacts on the environment and rapid population growth requiring a balanced supply of energy and natural resources. Sustainable Architecture is the solution to the problem. The model of this concept is that humans will try to use as few resources as possible to improve the quality of life of present and future generations so that they can use existing resources on earth for a long time, of course this requires the response and cooperation of all parties so that the concept of development sustainability can go according to plan. The implementation of this research is very important to describe a picture of future plans, because after all humans will always live side by side with nature. Therefore, building by applying these principles in the concept of sustainable development can achieve a balance from environmental, social and economic aspects, of course it can also be balanced with conditions in priority areas such as cities which become a benchmark for total development, especially office buildings.

Abstract

Sonder sub-district is one of the districts that is included as a district growth center, namely the local activity center (PKL) in the 2014-2034 RTRW of Minahasa. As for the RTRW direction in article 5 paragraph 2 letter g, regarding increasing the availability and quality of infrastructure services and supporting facilities for urban and rural activities. This study will identify and analyze the availability of infrastructure and facilities for settlements in Sonder District based on SNI 03-1733-2004 supported by other existing standards. The analysis method used is descriptive qualitative method in identifying data by obtaining primary data through field observations, taking documentation, and interviews with sub-district and village governments, as well as quantitative descriptive methods in analyzing data, as well as spatial analysis methods to determine the distribution of infrastructure and settlement facilities. also as an analysis of the service radius of the facility. The results of the discussion show that there are some inadequate infrastructure and facilities such as road infrastructure and solid waste infrastructure. where road infrastructure, traffic lane widths are not up to standard, and solid waste infrastructure, TPS and local TPA are not yet available, so most people still throw garbage in any place, such as drainage, and rivers. For facilities, educational facilities still require an additional 6 units for kindergarten, and 1 unit for senior high schools.

Abstract

In the Minahasa Regency RTRW the area around Lake Tondano is designated as a protected area, in fact the existing protected area has been used as a place to live for the existing community to fulfill human interests. Lake Tondano. The community's need for land as a place to build houses is decreasing due to population growth. People's houses are no longer around the lake, but have penetrated to the waters. Therefore, a research was carried out with the aim of identifying the development of residential areas around Lake Tondano and calculating the area of development of residential areas around Lake Tondano. The research method used in this research is spatial time series analysis to see the development of residential areas and quantitative descriptive analysis . The results showed that the area around Lake Tondano experienced settlement development from 2003 to 2019, the area of settlement development from 2003 to 2011 grew by 87 ha, while the development of settlements in 2011 to 2019 increased by 132.58 ha. So that the distribution area of settlements from 2003-2019 is 413.76 ha to 633.81 ha.
