Abstract

To restore the level of project progress according to the planned cost and time, appropriate planning is needed to obtain optimal project costs and duration. These parameters are planned to achieve project targets within cost and time constraints. The Zest Hotel Ambon Laundry construction project reviewed by the author is a privately funded project with a tentative implementation time so that there are no binding elements in terms of both cost and project implementation time. For this reason, the author will plan the budget and implementation time based on AHSP Minister of Public Works Regulation 28/PRT/M/2016. The aim of this research is to obtain more accurate estimates so that the project can be managed well, can achieve the desired goals, and stay within the budget and time limits that have been set. From the results of budget planning calculations for the implementation of the Zest Hotel Ambon Laundry structure based on AHSP Minister of Public Works Regulation 28/PRT/M/2016, the cost was IDR 1,193,329,721.76. Meanwhile, planning the project implementation time based on the standard AHSP coefficient of PU Ministerial Decree 28/PRT/M/2016 using the CPM method and the application of Microsoft project software, the total project duration was 172 calendar days

Abstract

Construction projects that have repetitive or repetitive work packages such as housing, school buildings, apartments, hotels, highways or manufacturing industry projects require a project scheduling method that is able to accommodate continuous and well scheduled resource requirements without the occurrence of a hitch. In the New Classroom Development Project for Madrasah Ibtidaiyah Negeri 5 Central Maluku, the author reviewed using the S – Curve scheduling method and experienced delays in implementation due to rainy weather, delays in material mobilization and lack of manpower, so the author will analyze scheduling with a special method for repetitive work, namely by using the methodLine of Balance (LoB). Method Line of Balance (LoB) is a project scheduling method that can provide productivity levels and duration information in graphical format and can show activity progress, and can detect potential disturbances or conflicts in work items to be worked on. This research stage is obtained from the datatime schedule a plan that aims to redraw to detect conflicts in work items. From the results of the research, the use of the methodLine of Balance (LoB) simplification of repetitive work activities for structural work and architectural work from the first floor to the second floor makes it easier to analyze which is then depicted in a line chart and the results of the analysis show the methodLine of Balance(LoB) can detect conflicts or lines of work activity that intersect, among others, Structural Work of the second floor intersects with Wall and Plastering of the first floor, Wall and Plastering of the second floor intersects with Ceiling Works of the second floor, Sanitair Works of the first floor intersects with Aluminum Works Composite Panel (ACP) on the first floor and from the calculation results obtained the final scheduling duration of 84 days or 12 weeks and from the results of the analysis showed that the LoB method was effective in its use in the New Classroom Development project at Madrasah Ibtidaiyah Negeri 5 Central Maluku because it was able to detect disturbances in the Curve – S of LoB chart depiction

Abstract

Keberhasilan pada suatu proyek bangunan dilihat dari bagaimana proyek tersebut dapat diselesaikan tepat pada waktunya sesuai dengan anggaran yang telah direncanakan dan mutu proyek yang sesuai dengan kontrak. Pada pembangunan Gedung Gereja Kehidupan Jemaat GPM Rumahtiga Klasis Ambon Utara belum memiliki perhitungan Rencana Anggaran Biaya (RAB), Rencana Kerja dan Syarat (RKS), dan penyusunan waktu pelaksanaan pekerjaan sebagai bagian dari perencanaan konstruksi gedung. Tujuan dari penulisan ini adalah untuk mendapatkan besar anggaran biaya, menghasilkan RKS, dan menghasilkan waktu pelaksanaan pekerjaan. Metode yang digunakan dalam penulisan ini adalah dengan menggunakan metode Analisa Harga Satuan Pekerjaan (AHSP) Permen PUPR No. 8 Tahun 2023 dalam perhitungan RAB dan dalam penyusunan waktu pelaksanaan pekerjaan menggunakan metode PDM. Dari hasil penelitian diperoleh besar RAB berdasarkan AHSP Permen PUPR No. 8 Tahun 2023 adalah sebesar Rp 3,045,367,998.96 kemudian dibulatkan senilai Rp 3,045,000,000.00, RKS, dan durasi waktu pelaksanaan pekerjaan dengan menggunakan Metode PDM adalah selama 302 hari kalender atau 11 bulan 2 minggu.

Abstract

Pada proyek konstruksi biaya, waktu, dan kualitas memiliki peranan penting dalam pelaksanaan proyek. Proyek dinyatakan berhasil apabila jumlah biaya yang dikeluarkan secara efisien, waktu pengerjaan yang tepat, dan baiknya kualitas produk yang dihasilkan. Jika proyek dapat di selesaikan tepat pada waktu yang telah direncanakan maka sangat kecil kemungkinan proyek tersebut mengalami kerugian pada biaya pelaksanaan. Oleh karena itu diperlukan analisa yang optimal terkait manajemen waktu dan biaya pada suatu proyek konstruksi. Pembangunan Dealer Honda Sales Office Cabang Ambon rangka atap yang direncanakan adalah rangka atap baja WF. Penelitian ini bertujuan untuk menganalisis Rencana Anggaran Biaya (RAB) dan merencanakan waktu Pelaksanaan pemasangan rangka atap pada proyek. Berdasarkan hasil analisa Rencana Anggaran Biaya (RAB) dan jadwal pelaksanaan pekerjaan, diperoleh biaya dan waktu pelaksanaan yang dibutuhkan untuk pemasangan rangka atap baja senilai 1.986.700.122,70dalam waktu 39 hari.

Abstract

Penjadwalan Pekerjaan pada suatu Proyek Konstruksi  merupakan salah satu parameter yang sangat penting sebagai tolak ukur keberhasilan suatu proyek konstruksi di samping anggaran dan mutu pekerjaan. Penjadwalan perlu diperhatikan dalam manajemen proyek untuk menentukan durasi maupun urutan kegiatan proyek, sehingga menjadi penjadwalan yang logis dan realistis. Dalam penelitian ini mengunakan metode jalur kritis (CPM) adalah teknik dimana mengidentifikasi tugas yang diperlurkan untuk penyelesaian proyek dan menentukan fleksibilitas penjadwalan. Tugas Akhir ini akan membahas cara penjadwalan pada Proyek Pembangunan Poliklinik Fakultas Kedokteran Universitas Pattimura Ambon. Tujuannya adalah untuk mengetahui cara penjadwalan serta kegiatan apa saja yang terdapat lintasan kritis. Untuk menganalisanya digunakan metode tadi dan dicari mana kegiatan yang kritis dan tidaknya. Penelitian ini dilakukan dengan mengambil data time schedule dari perusahaan CV. EVANIA SEJAHTERA. Dari data tersebut dapat dihitung dengan membuat tahapan-tahapan penyelesaiannya yaitu: 1) menyusun Work Breakdown Structure, 2) Membuat hubungan logika antar pekerjaan, 3) Membuat Perhitungan Penjadwalan CPM.

Abstract

A construction project is a series of interrelated activities to of interrelated activities to achieve goals within certain time, cost, and quality constraints. Constraints can also of a building. The construction of a classroom construction project with the aim of producing a physical building that meets the requirements of quality, cost, and time. Project delays caused by service providers, service users, and other parties involved in project activities can result in additional contract time and costs. Where delays in the project always result in losses experienced by all parties involved in the project. In this case, it is about what causes delays, demands for completion time and completion costs. Therefore, this research will analyze the delay factors using the CPM method on the RKB min 5 malteng building construction project which includes the levels of delay in the project.

Abstract

Rigid Pavement is a pavement construction with coarse aggregate raw materials and uses cement as a binder, so it has a relatively high level of rigidity. This study aims to determine the thickness of rigid pavement of peasant road planning with the 2017 road pavement design manual method required in the construction of Hative Besar Village peasant road in Ambon City, and determine the amount of Budget Plan in the calculation of peasant road pavement in Hative Besar Village, Ambon City. The results showed that, rigid pavement planning on the Hative Besar Village Farmer's Road in Ambon City (STA 0+000 - 1+200) with a length of 1.2 km, based on LHR data for the 2023 plan year with a pavement plan age of 40 years, the cement concrete pavement of the connected type without reinforcement was obtained 2.85 cm thick, 10 cm Lean concrete foundation and Class A Aggregate Foundation Layer was obtained 15 cm thick. and the results of the calculation of the Budget Plan for the cost of excavation of foundation soil, sand backfill under the foundation, river stone masonry, sand backfill under the floor, empty stone masonry, and K-250 concrete rebate amounted to Rp 2,290,560,000 (Two Billion Two Hundred Ninety Million Five Hundred Sixty Thousand Rupiah).
