Abstract

Penetapan Kalimantan Timur sebagai Ibu Kota Negara sangat berdampak pada Pulau Kalimantan, dampak yang akan terjadi yaitu perpindahan penduduk dan pembangunan infarastruktur yang besar di Kalimantan. Pile Slab Tumbang Nusa dengan panjang 10,3 Km, merupakan infrastruktur Main Road sistem jaringan jalan pada lintas selatan pulau Kalimantan. Lintasan pada Pile Slab dominan berupa lurusan yang memungkinkan pengendara berkecepatan melebihan aturan, sehingga berpotensi menimbulkan korban jiwa. Berdasarkan masalah tersebut diperlukan sebuah analisis identifikasi titik lokasi rawan kecelakaan menggunakan metode angka ekivalen kecelakaan dan nilai batas kontrol atas dari laporan kecelakaan yang terjadi pada tahun 2013 – 2022. Hasil analisis nanti akan menjadi rekomendasi penanganan untuk menimalisir terjadinya kecelakaan akibat naiknya arus lalu lintas. Berdasarkan hasil analisis yang telah dilakukan, didapat lokasi titik rawan kecelakaan berada pada STA. 1+000 – 2+000 dan STA. 8+000 – 9+000 dengan kecelakaan dominan adalah tabrakan depan-depan dengan penyebab kecelakaan kendaraan berkecepatan tinggi pada lintasan lurusan. Diperlukan sebuah manajemen lalu lintas yang baik untuk mengurangi potensi angka kecelakaan dan rekomendasi dari hasil analisis ini agar dilaksanakan oleh manajer ruas atau pihak yang berwenang dalam infrastrukur tersebut.

Abstract

Increasing demand for affordable housing presents investment opportunities, but requires further research to understand the ability of lower-middle-class communities to afford such housing. The property business is identified as a crucial investment, especially with growing populations and increasingly scarce and expensive land over time. This indicates that the demand for new homes will continue to rise, especially in developing countries and large cities. Critical investment analysis was conducted to provide information to PT. Rahayu Charani Rosend regarding potential profits and risks. This research utilized the Net Present Value (NPV), Profitability Index (IP), Payback Period (PP), and Break Even Point (BEP) methods. Data used included selling prices, housing price lists, and bank interest rates for the year 2023. The research results show an NPV of Rp13,146,894 > 0, an IP value of 4.806 > 1, a PP of 1 month 61 days, and a BEP at 11 units (BEP in Indonesian rupiah equivalent to Rp1,883,601,297). Based on these calculations, it can be concluded that this investment is viable because NPV > 0 and IP > 1.

Abstract

Pengawasan proyek sangat penting untuk kelancaran dan keberhasilan operasi proyek, mengatasi masalah keterlambatan, biaya, mutu dan risiko. Metode yang digunakan adalah Value Engineering. Tujuannya adalah untuk mengidentifikasi komponen-komponen yang dapat dihemat, menentukan alternatif terbaik, dan mengetahui perbedaan biaya dan waktu sebelum dan sesudah penerapan metode ini, sehingga memberikan penghematan biaya dan waktu dengan tetap menjaga fungsi dan nilai perencanaan. Penerapan Value Engineering dilakukan pada pekerjaan struktur di pembangunan Gudang Material dan Bengkel Peralatan BPJN Kalimantan Utara. Dengan mencari alternatif item value engineered, terdapat Pekerjaan Balok B1 dengan biaya awal Rp. 2.579.918.360,00 menjadi Rp. 2.391.042.045,00. Penghematan yang sangat besar yaitu sebesar Rp. 188.876.315,00 atau sebesar 7,32% dan penghematan waktu 5 hari. Untuk item pekerjaan Kolom K1 dengan biaya awal Rp. 1.490.374.350,00 menjadi Rp. 1.376.727.468,33. Penghematan yang sangat besar sebesar Rp. 113.646.881,67 atau sebesar 7,63% dan penghematan waktu selama 3 hari. Untuk item Pekerjaan Pilar Pengeboran Beton diameter 250 mm dengan biaya awal Rp. 1.331.336.755,50 menjadi Rp. 1.205.582.700,00 Penghematan yang sangat besar sebesar Rp. 125.754.055,50 atau sebesar 9,45% dan penghematan waktu selama 2 hari. Hasil perhitungan biaya rekayasa nilai awal kontrak sebesar Rp. 11.222.000.231,- menjadi Rp. 11.793.722.979,- atau sebesar 3,82% dan waktu semula 259 hari kalender menjadi 248 hari kalender

Abstract

The flood that occurred in Tumbang Nusa Village could have occurred due to high rainfall, intensity, or due to incorrect land use in the upstream area. In addition, floods can also be caused by climate change, disruption of the flow of rainwater in rivers, reduction of the surface area that absorbs water due to the construction of many buildings and the occurrence of forest destruction, overflow of the main rivers that pass through residential and urban areas, due to the intensity of rainfall. which is high in the upper reaches of the river which also often causes flooding. Based on the description above, efforts need to be made to anticipate flooding. Flow conditions in the Primary Canal of Kameloh Subdistrict, Palangka Raya City with flood discharge based on Nakayasu Hydrograph Synthetic Unit (HSS) for the Q2 year return period = 150,0 m3/sec and for the Q25 year return period = 221, 24 m3/sec. For forecasts for the next 2 years and 25 years based on simulations using the Hec-Ras application that the channel is still safe from flooding, it's just that several station points have standing water on the left and right due to the low elevation.

Abstract

Road infrastructure development often faces significant challenges due to low bearing capacity of the subgrade, especially when dealing with peat soil. This condition can lead to excessive settlement, deformation, and premature damage to the road pavement, resulting in high maintenance costs. Peat soil is inherently poor in quality, making it uneconomical to use as a subgrade for road pavements. The condition of peat soil significantly impacts road construction in Central Kalimantan Province. Therefore, one effective way to address this issue is through soil stabilization. This research aims to explore the potential of biochar and cement as stabilizing agents to improve the bearing capacity of peat soil. The study involves a series of laboratory tests, including initial physical property tests of the original peat soil, as well as index and mechanical strength tests after the addition of a combination of biochar and cement. The biochar used in this research is derived from coconut shells.The conducted tests include compaction tests to determine the maximum dry density and optimum moisture content, and CBR (California Bearing Ratio) tests to evaluate the soil's bearing capacity. The variations in biochar and cement addition were: 5% biochar with 5% cement, 5% biochar with 6% cement, 5% biochar with 7% cement, and 5% biochar with 8% cement. The research results indicate that the addition of biochar to peat soil stabilization mixtures using cement significantly increases the CBR value. Specifically, adding 8% cement and 5% biochar to peat soil was able to increase the CBR value by up to 9% from the original soil's CBR of 2.2%. Therefore, it can be concluded that the combination of biochar and cement can transform peat soil into a usable subgrade for road construction

Abstract

The productivity of workers determines the success of the implementation of the construction project schedule, because it has an impact on the compatibility between the planning of the construction schedule and the progress of work in the field. The worker productivity that will be calculated is the work of reinforcing beams in the Central Kalimantan High Prosecutor's Office building construction project. The calculation of worker productivity will be carried out using the time study method.This study aims to determine the extent of worker productivity during working hours in the morning and evening. The method used in this research is the time study method, which is the measurement of labor productivity in the field by determining the standard time of a job. From this method can be seen the comparison of worker productivity from the results of a job. In this case study, the factors that affect worker productivity will be identified. The data collection technique in this study used a questionnaire by giving written questions to respondents that were relevant to the research objectives. Based on the results of the analysis, it is known that the productivity of workers in the morning higher with an average weight of 41,825 kg/hour than in the afternoon of 40,433 kg/hour. Where on the first day the productivity of morning workers is 12,56% and in the afternoon it is 11,97%. On the second day the productivity of morning workers is 12,81% and in the afternoon it is 12,18%. On the third day the productivity of morning workers is 12,68% and in the afternoon 12,43%. On the fourth day the productivity of morning workers is 12,85% and in the afternoon 12,52%. In general, it can be seen that the productivity of workers in the morning is higher than that of workers in the afternoon. There are 3 categories of factors that influence worker productivity: not influential (TB) are wind gusts; influential (B) are weather factors; number of workers, age, wages; managerial factors; effectiveness of working hours; and very influential are skill factors

Abstract

Material management plays an important role in the process of implementing construction projects because materials are the largest cost component in the process. Material management is carried out to support timeliness, quantity accuracy, and cost accuracy. One way to achieve timeliness, quality, and cost is by implementing good work productivity. Productivity becomes a measure in considering whether a project is carried out effectively or not. This study aims to determine what factors in material management affect the productivity of construction project work. The method used in this research is quantitative. Data analysis using multiple linear regression tests with the help of the SPSS 23.0 application. The results of this study obtained a multiple linear regression equation Y = (3.684) + 0.025X1 + 0.043X2 - 0.039X3 - 0.013X5 + 0.031X7. Where the material management factors that affect project work productivity in this study are material procurement planning and scheduling, project organization and personnel, purchasing materials according to planning, storage and warehouse, and control and supervision.

Abstract

In the implementation of civil building projects, several components support and hinder its implementation. The Central Kalimantan High Prosecutor's Office Building Construction Rehab Project Along with Facilities and Infrastructure (Multi Years Contract) requires a cost budget plan of Rp. 52.450.000.000. This research refers to find out how much the efficiency value of cost savings is obtained on costs by using Value Engineering Analysis, as well as to see the comparison of total project costs after analysis. The researcher used the Value Engineering method which consists of 5 stages of the work plan, namely: information stage, creative stage, consideration stage, development stage and recommendation stage. In the information stage, it is using a cost model, breakdown and Pareto analysis. In the creative stage, the collection of new design alternatives is carried out. The consideration stage selects design alternatives. The development stage analyzes Life Cycle Cost (LCC). The recommendation stage recommends a new design from the selected design alternatives. Based on the data, there are 3 work items were obtained that were eligible for Value Engineering, namely: Exterior Wall Covering Work, Wall Work and Floor Work. The total cost savings using Value Engineering is Rp. 2.934.419.897 with a percentage of the overall physical construction cost of 5,59% of the initial value. Abstrak  Dalam pelaksanaan proyek bangunan sipil terdapat beberapa komponen yang mendukung dan menghambat pelaksanaannya. Pada Proyek Pembangunan Rehab Gedung Kantor Kejaksaan Tinggi Kalimantan Tengah Beserta Sarana Dan Prasarana (Kontrak Multi Years) membutuhkan rencana anggaran biaya sebesar Rp. 52.450.000.000. Tujuan dari penelitian ini adalah untuk mengetahui berapa jumlah nilai efisiensi penghematan biaya yang diperoleh terhadap biaya-biaya dengan menggunakan Analisis Value Engineering, selain itu juga untuk melihat perbandingan total biaya proyek sesudah dilakukan analisis. Metode yang digunakan pada penelitian ini adalah metode Value Engineering yang terdiri dari 5 tahap rencana kerja yakni: tahap informasi, tahap kreatif, tahap pertimbangan, tahap pengembangan dan tahap rekomendasi. Dalam tahap informasi dilakukan dengan cara cost model, breakdown kemudian analisis Pareto. Pada tahap kreatif dilakukan pengumpulan alternatif desain baru. Tahap pertimbangan menyeleksi alternatif desain. Tahap pengembangan dilakukan analisis Life Cycle Cost (LCC). Pada tahap rekomendasi melakukan rekomendasi desain baru dari alternatif desain terpilih. Setelah dilakukan identifikasi pekerjaan, diperoleh 3 item pekerjaan yang layak untuk diterapkan Value Engineering yaitu: Pekerjaan Penutup Dinding Eksterior, Pekerjaan Dinding dan Pekerjaan Lantai. Berdasarkan hasil penggantian desain awal dengan desain rekomendasi didapatkan total penghematan biaya dengan menggunakan Value Engineering adalah senilai Rp. 2.934.419.897 dengan persentase dari keseluruhan biaya fisik konstruksi yaitu sebesar 5,59% dari nilai awal.
