Pandanaran, Gajahmada, and Pemuda (Pandama region) in recent years continued to experience growth in property investment, especially for commercial functions and show more rapid growth in the region. The growth phenomenon of the Pandama triangle areas as an investment destination and  as a leading commercial center business is growing in line with the shift in the investment market (market force) that reacts to the many problems and limitations of Simpang Lima area as the destination investment CBD driven by previous Semarang Municipality. The research was carried out with quantitative approach to determine the characteristics and potential development of Pandama commercial areas in the future. Commercial activity in the Pandama triangle dominated by service function by 58% with the pattern of development and distribution of commercial activity in th triangle Pandama tends to change from a pattern that follows the road network (ribbon) to be concentrated pattern (center). Pandama triangular commercial area in the future will grow an develop as a magnet development in Semarang city and impact the higher quantity growth of the commercial activity and also lead to increasing the land conversion level of settlement into a commercial.

The existence of “Ojeks†along Kesatrian Jatingaleh, Ngesrep Timur V Sumurboto and Karangrejo Raya Srondol Wetan are driven by the lack of public transport services in meeting the needs of people movement around those corridors. Due to public’s high interest on using “Ojeksâ€, then the existence of “Ojeks†become increasing and wide spreading characterized by the presence of “Ojeks†associations which locations are often considered unsuited and even interfere the traffic. Therefore, the purpose of this study was to assess the presence of “Ojeks†as public transport which are currently growing so as not to cause traffic chaos and to achieve better transportation development in the future. This study employed a mix of quantitative and qualitative methodology. “Ojeks†operators respondents are determined by census method, while for purposive and incidental sampling technique are used to determine the sample of “Ojeks†association chairman and key persons which are government/academia and “Ojeks†users. Descriptive analysis was used as the analysis technique, which then verified for its validity by triangulation approach. The analysis showed that the presence of “Ojeks†will always be needed as the gap filler against the public transport services. “Ojeks†become main livelihood so as to meet the economic needs on the one hand. On the other or social needs, establishment of “Ojeks†associations serve to accommodate the aspirations and information among “Ojeksâ€members.

Greening is an important activities that should be carried out conceptually in dealing the environmental crisis. Serengan Village is one of the kampung which is actively supporting the greening program in Surakarta. Community and relevant stakeholders have committed various greening activities efforts to rescue the environment in Serengan. The purpose of this study is to examine how the forms of community involvement in the greening efforts in high density residential areas in Serengan, Surakarta. This research was conducted using quantitative and qualitative approach with case study research strategy. Based on our research, we have knowed that the society has been involved in the planning, providing, maintening, and supervision of the greening activities. Serengan community assessed that the condition of the green space in the village is very minimal at this time. The greening activities was performed by community in various motives, such as: to increase the ecological value, to improve the aesthetic value, to get the economic benefit, and to support the government programs. The existence of stakeholders consisting of City Government, Local Government, Non-Government Institutions, Private/CSR, and Green Community/Academics have greatly contributed helping the development of greening activities in the study area.

Since 2010 the bussines property development in Semarang City has significant increased. This was shown by skylines likes mall, office complexs and also hotel. On the other side the availability of the land in the city is limit. Owing to that It needs land use optimalization. Oe way is a bussines property with the purpose is to maximalized the land managing so by that the land will got a high cost. The aim of the research was to know the optimalized of land used with used Highest and Best Use Method (HBU) and to get the public opinion related with the developed. The Research method was mixed method (Quantitative and Qualitative) and the locations were Taman Budaya Raden Saleh (TBRS) and Wonderia. The wide of thus areas were 90.000 m2 or 9 Ha. Thus was choosed by Trans Retail Property. The reseason was because the areas were strategic and width lands. On the other hand the attraction that are showed in thus recreations were not attractive. By thus fact it can be say that the land used of the two areas were not yet optimal.By the analized it can be concluded that by the investment approach : the complexs of Taman Budaya Raden Saleh and Wonderia feasible and allow to develop hotel and mall with the high profit. Beside that it also can get benefit of social economic it needs redesain of the city forest used (existing) without any loosing their functions. By that it hopes can get balancing between private public and best and also highest land used in the complexs of Taman Budaya Raden Saleh and Wonderia.

Handling of slum areas, especially “Kampung Kotaâ€, should no longer be carried out by conventional means. Gentrification in kampung kota often occurs because of limited land in urban areas. Vertikal land consolidation which as one of Transferable Development Right with a non-financial compensation scheme expected as the solution on slums handled in urban areas. Apart from being able to help the government because of budget constraints, it can also help achieve better, organized and directed urban planning. Kampung Sekayu, as one of kampung kota in Semarang, which as a slum area that experienced gentrification and increasingly caught up in the development around it. This study aims to examine whether the concept of Transferable Development Rights with non-financial compensation schemes with implementation vertikal land consolidation form, it can be a solution in slums handled and prevent the occurrence of gentrification in the area. This research method uses descriptive qualitative by field observations, in-depth interviews and, literature review, and secondary data as a complement to exploring information as much as possible and saw the reality in the field. Generally, a concept of vertikal land consolidation received a good response from stakeholders in Semarang City but related to non-financial compensation which generally given the form of zonation bonuses with excess building floors being constrained. it because of zoning permit arrangements in Semarang City which above 5 floors on the authority of Transportation Agency in relation to flight operation safety area (KKOP) of Ahmad Yani Airport in Semarang City. Caturtunggal area is a residential area that is growing rapidly, especially in commercial activities. Current commercial activities have expanded into residential areas. Caturtunggal is one of the regions with an educational function and has become a new center of growth in Sleman Regency with the presence of Gadjah Mada University (UGM) and Yogyakarta State University (UNY). The development of commercial activities in the region to facilitate trade activities and services between people in need such as students (demand) and people who sell services (supply) that can create workers in urban areas so that they can contribute to the regional economy and Gross Regional Domestic Product (GRDP). The purpose of this study is to determine the development of changes in spatial use from settlements to commercial activities in the Education Area and formulate the factors that cause a shift in the use of space in the region. The method used in this research is quantitative methods and analysis techniques using spatial analysis, descriptive statistical analysis and factor analysis. The subject of this research is small-medium commercial activity in the Caturtunggal region. The results of this study were found as a phenomenon of 70% shift in the use of space to be commercially caused by 5 factors, namely economic factors, the existence of educational areas, locations, market preferences, and access.

The development of Ambarawa Ring Road leads to the increase of land conversion from vacant to the built-up area around. The study aims to analyze the spatial use priorities in Ambarawa Ring Road area based on the potentials and limitations by considering the experts’ perceptions. This study was conducted using a quantitative method of Analytical Hierarchy Process (AHP). The findings indicate that the spatial criteria are the main criteria for determining the spatial utilization in Ambarawa Ring Road. The weighted result for each sub-criterion that compares the potentials and limitations also shows that respondents prefer to prioritize the scenario to maintain the area around Ambarawa Ring Road as a vacant area. In addition, the alternative scenario reveals that the area around the Ambarawa Ring Road directed to developing tourism area while considering the environmental balance. Spatial planning plays a significant role in determining the direction of space utilization around Ambarawa Ring Road.

Pekalongan City has 860 batik industries in 2013 whose development underpinned by specialization and subcontracting partnership patterns. Most of the batik industries do not solely proceed the entire production process, rather they set up a subcontracting partnership with the other specialized industries. The study purposed to determine the production specialization and subcontracting partnership in Pekalongan batik cluster. The study completed by using a quantitative method with descriptive quantitative analysis. The results showed that the majority of Pekalongan batik industry is stamping batik, covering 82% share of the entire batik industries. The specialization consisted of batik production, convection, and canting production. These specializations geographically grouped into subclusters due to endowment factor, such as labor, land, and infrastructure. The specialization of production also led to subcontracting partnership in the batik cluster which was known as speciality subcontracting. The subcontracting partnership has negative and positive impacts, such as the dependence of the subcontractors to their principals, the efficiency in production factors, and cost efficiency.It shows that the production specialization and subcontracting partnership in Pekalongan batik cluster are mutually interconnected.

Lahan merupakan suatu daerah di permukaan bumi yang ciri -cirinya mencakup semua pengenal yang bersifat cukup mantab dan dapat diduga berdasarkan daur dari biosfer, tanah, air, populasi manusia pada masa lampau dan masa kini sepanjang berpengaruh atas penggunaan lahan pada masa kini dan masa yang akan datan. Oleh karena lahan tidak dapat di perbaharui itu menjadikan harga lahan meningkat dari tahun ke tahun. Salah satu aktifitas manusia yang berpengaruh terhadap penggunaan dan harga lahan yaitu adanya kegiatan yang dapat menghasilkan finansial (bisnis)bagi manusia itu sendiri atau yang biasa disebut dengan komersial. Dari tahun ke tahun perkembangan aktivitas komersial sangat pesat, ditandai dengan maraknya pembangunan ruko maupun rukan di pinggir jalan utama dimana banyaknya penduduk yang memanfaatkan jalan utama untuk melakukan aktifitasnya yang memicu kehadiran kegiatan komersial di sekitar jalan utama tersebut. Adanya aktivitas komersial itu pula menyebabkan penyimpangan peruntukan penggunaan lahan sehingga berimplikasi pada naiknya harga lahan yang tinggi. Berdasarkan justifikasi tersebut, muncul pertanyaan penelitian, “Bagaimana dampak aktivitas komersial terhadap penawaran harga pasar dan penetapan njop lahan di koridor Jalan Pahlawan Revolusi?” Untuk menjawab pertanyaan penelitian tersebut, maka alur penelitian perlu difokuskan pada fenomena perkembangan harga lahan yang terjadi seiring dengan perkembangan aktivitas komersial, baik dilihat dari nilai NJOP lahan maupun dari kesepakatan agen properti untuk penetapan harga lahan di koridor Jalan Pahlawan Revolusi. Pergerakan perkembangan perkotaan jakarta yang menggurita dari pusat ke timur menyebabkan perkembangan lahan di wilayah timur menjadi berubah semakin cepat. Tujuan dari penelitian ini yaitu untuk mengkaji pengaruh aktivitas komersial terhadap penawaran harga pasar dan penetapan nilai jual objek pajak (NJOP) lahan di koridor jalan pahlawan revolusi, pondok bambu, Jakarta Timur. Metode yang digunakan dalam penelitian ini adalah metode analisis statistik deskriptif. Pendekatan yang digunakan dalam penelitian ini menggunakan pendekatan kuantitatif keluaran dari analisis meliputi karakteristik lahan pada wilayah studi, kegunaan terbaik dan tertinggi lahan dan kajian keterkaitan penawaran harga pasar dan penetapan njop terhadap aktivitas komersial di koridor Jalan Pahlawan Revolusi. Selain itu diharapkan hasil analisis dapat digunakan untuk menyusun rekomendasi terkait dengan hasil penelitian.

Prawirotaman merupakan salah satu kawasan pendukung pariwisata. Adanya kebijakan pemerintah yang mendukung kemajuan pariwisata serta berubahnya fungsi kawasan yang semula berupa sentra pembuatan batik menjadi sentra penginapan menjadikan Prawirotaman sebagai kawasan pendukung pariwisata. Kemajuan pariwisata membuat kunjungan wisatawan semakin meningkat. Hal ni berdampak pada peningkatan kebutuhan penginapan sebagai akomodasi wisata bagi wisatawan. Peningkatan serta perkembangan wisatawan, baik domestik maupun asing, dan akomodasi wisata, hingga mendapat sebutan sebagai Kampung Turis. Hal ini menyebabkan semakin banyaknya jenis usaha baru yang mulai bermunculan. Namun usaha-usaha yang baru bermunculan tidak menghilangkan akomodasi wisata sebagai poin utama dari Prawirotaman, bahkan beberapa diantaranya mendukung kegiatan akomodasi wisata. Hal ini mengindikasikan bahwa ada suatu keterkaitan antara akomodasi wisata dengan usaha-usaha pendukung lainnya. Hasil dari penelitian ini adalah ditemukan adanya keterkaitan antara usaha usaha pendukung akomodasi dengan penginapan. Dari semua usaha yang ada di Prawirotaman, terdapat empat jenis kategori keterkaitan antara usaha pendukung akomodasi dengan penginapan yaitu sangat terkait (restoran dan agen travel), terkait (kafe, spa/salon, warnet, laundry), sedang/cukup terkait (toko kelontong, toko pakaian, minimarket), dan tidak terkait (bengkel).
