Abstract

PT. A is a company engaged in the industrial gas sector which will later be sent to all companies in Indonesia because this company itself is the largest gas production and distributor company in Indonesia. This is proven because this company itself has spread throughout Indonesia such as Java, Kalimantan, Sumatra, and Sulawesi and of course, it has also dominated the market because this company has relations spread throughout Indonesia. Then at PT. A has also implemented ISO 45001: 2018 for comfort and safety when in the company's work environment. But in fact, when the external audit was conducted, there were still some findings obtained by external auditors. In addition, findings were also obtained because employees still found it difficult to understand and understand the importance of standard Occupational Safety and Health regulations that should be applied on the company's work floor. The purpose of ISO 45001 is as a coordinator, to publish, and promote the application and use of international work standards in a company, especially in the K3 section with the final result being a minimum number of work accidents or incidents in the work environment of the company concerned.

Abstract

This study aims to optimize the time required to obtain information in the operational monitoring process of the Utility Department at PT. X, a cigarette production company that has been operating in Surabaya, Indonesia since 1962. Time is a crucial factor that needs to be considered by all industry players, including PT. X. Therefore, PT. X has initiated the implementation of the Industry 4.0 concept to improve time optimization, although it is not yet fully implemented. It is evident that there are still operators who manually input data, and the duration of data collection and processing hampers the optimization by implementing solutions based on identified root causes. After the implementation, there was a significant decrease in the time required for data collection to become information for the Boiler by 96%, Compressor by 96%,and PDAM Water Supply by 97%. Thus, it can be concluded that the implementation of the improvement project is aligned with the company’s objective of achieving time optimization in obtaining information during the operational monitoring process at the Utility Department of PT. X

Abstract

PT X is a car body company that produces Large Buses, Medium Buses, Electric Buses, and Micro Buses. PT X serves orders for the manufacture of buses in accordance with customer requests. PT.X experiences a large non-value added. This causes waste so that waste needs to be handled. to deal with waste effectively, the biggest waste must be found first and dealt with. To handle the waste problem, a proposal is made using the DMAIC, VSM, 7 Waste, Stopwatch Time Study, 5 Why, and 5S methods. After identification, it was found that there was waste in the trimming section. In the trimming section, there is a waste inventory that correlates with waste waiting, namely taking glass that takes a long time. This is due to the absence of a glass storage system. After making a proposal using the 5S method, the results are obtained in the form of a glass storage arrangement, a glass sorting system, a glass storage cleaning schedule, a glass storage Standard Operating Procedure (SOP), and a glass storage Checklist. This system is made so that later it is hoped that 5S can become a habit.

Abstract

CV XYZ is a company engaged in construction planning and consultancyservices. CV XYZ requires ISO 9001:2015 certification in order to apply for the extensionof their Business License. The challenge faced is that the company does not yet have thecomplete set of documents required for ISO 9001:2015 certification application. Thedocumentation completeness was designed to enable CV XYZ to apply for ISO 9001:2015certification. Initially, an initial gap analysis was conducted to determine the existing document completeness before the document design began. The initial gap analysis resultsshowed a total document completeness percentage of 4.55%, with only one document beingcomplete. Document design was then carried out for each clause of ISO 9001:2015, tailored to the company's situation and condition. After completing the document design and conducting validation, the final gap analysis results showed a total document completeness percentage of 100%. There was a 95.45% increase in the total document completeness percentage compared to the initial gap analysis, with 21 documents being designed.

Abstract

This company is a well-known field of Rotogravure Cylinder Printing with the vision of providing products with the number one quality and service in Indonesia. This final project was carried out because the company did not yet have a quality management system in the production process so that it could expand the market and gain customer trust. Therefore, it is necessary todesign documents for SNI ISO 9001:2015 to facilitate product quality management systems according to standards. Based on the completeness of company’s documents, an initial gap of only 8% was obtained, which means that its has many deficiencies in the completeness of ISO 9001:2015 documents. The design also includes updating documents such as the organizational structure and quality plan. The results of document creation and updating resulted in a final gap analysis of 73%. Increased gap analysis can be a reference for company to provide human resources who are responsible for carrying out draft documents and required good top management commitment.

Abstract

Market conditions are constantly changing, PT Inserasena plans to switch to becoming a company receiving Bonded Zone facilities from the previous KITE (Kemudahan Impor tujuan Ekspor) Return. The purpose of this transition is to maximize profits by accelerating cash flow and increasing production. Therefore, this study aims to prepare for the transition and fulfillment of the requirements by the provisions in bonded zones. This research was carried out by reviewing, brainstorming, and repairing and adjusting the Company's Internal Control System / Standard Operating Procedures related to the flow of goods in and out to fulfill the provisions in the Bonded Zone accompanied by the Export and Import Department. Based on the research results it is known that there are several SOPs documented in the ISO 9001: 2015 documentthat has not been updated with the actual work process, out of a total of 59 SOPs after adjustments, additions and reductions to 64 SOPs that are by Bonded Zone requirements and have been verified & validation with related departments and for departmental SOPs that experience significant adjustments are the Export-Import Department.

Abstract

Williams Dennis Masamitsu: Postgraduate Thesis Factors That Influence Prospective Buyer's Decisions to Buy Luxury Apartment in Surabaya This research aims to find out factors that influence prospective buyer’s decision to buy luxury apartment in Surabaya. Data which were collected through online survey from 68 respondent from various city in Indonesia who have the desire to buy luxury apartments in Surabaya. Research gap in this study is that researchers add 2 new variables that have not been studied before. These variables are the another apartments costs and property management. This type of research is quantitative causal. This research used regression models to analyze the effect of price and scheme, another apartment costs, motivation, lifestyle, environment and relation, location, facility, building design and structure, property management, and promotion on prospective buyers to buying decision to luxury apartment in Surabaya. The result showed that simultaneously all the variable have positive and significant influence on consumer buying decision. Partially, the result showed that environment and relation, building design and structure, and property management has the most dominant effect on prospective buying

Abstract

Rumah merupakan salah satu kebutuhan primer. Membeli rumah merupakan salah satu keputusan penting dalam rumah tangga karena nilainya yang besar dan merupakan nilai terbesar dalam portofolio aset keluarga. Namun keterbatasan finansial menjadi salah satu penghambat dalam suatu keluarga untuk membeli rumah. Oleh sebab itu perlunya bantuan finansial orang tua dalam pembelian rumah pertama anaknya. Sehingga penelitian ini bertujuan untuk mengetahui keterlibatan orang tua dalam proses pendanaan pembelian rumah pertama anaknya serta seberapa besar pengaruh bantuan finansial orang tua kepada anaknya dalam membeli rumah pertama kali. Hasil dari penelitian ini menunjukkan bahwa orang tua terlibat dalam pembelian rumah pertama kali untuk anaknya sesuai dengan pendapatannya dan bentuk bantuan yang diberikan. Dari 212 responden, sebagian besar yaitu sebanyak 72,2% orang tua terlibat dalam proses pendanaan rumah pertama anaknya. Rata-rata besar kontribusi bantuan finansial orang tua sebesar 44,4% dari harga rumah. The house is one of the primary needs. Buying a home is one of the important decisions in a household because it has a large value and is the biggest value in a family's asset portfolio. But financial limitations become one of the obstacles in a family to buy a house. Therefore the need for financial assistance from parents for the first time buying a home for their children. So this study aims to determine the involvement of parents in the process of funding their first-time home purchase and how much influence the financial assistance of parents to their children in first-time buying a home. The results of this study indicate that parents are involved in first-time home purchases for their children according to their income and the form of assistance provided. From 212 respondents, the majority of which is as much as 72.2% of parents involved in the first-time home funding process for their children. The average contribution of parents' financial assistance was 44.4% of the price of the house.

Abstract

Construction projects run the risk of not conforming to the initial expectations of development. It is very difficult to estimate the time of a project because a project is not repetitive, there are different challenges in each development project. Delay in completing a project will cause waste in the form of overtime and overbudget. This research was conducted using judgment sampling to 5 respondents who were expert contractors. The objectives to be achieved through this research are to identify the dominant factors causing delays in a residental project using the Decision Making Trial and Evaluation Laboratory (DEMATEL) method and modeling the relationship between the factors that cause delays in residential construction projects using the Interpretive Structural Modeling (ISM) method. The result of this research is the existence of 8 levels of sub-factor hierarchical structure which becomes the framework for contractors and project owners to reduce the risk of delays in residential construction projects. The dominant causes of delays in project development are design changes during construction, late delivery of materials, late approval of work drawings, late payments, and inappropriate work methods.

Abstract

Konsumsi energi listrik perkapita meningkat pertahun. Data Badan Pusat Statistik (BPS) mengatakan distribusi dan penghematan listrik terbesar ada pada sektor rumah tangga salah satunya adalah rumah kos yang menjadi tempat tinggal sementara dan memiliki karakteristik konsumsi energi dalam Intensitas Konsumsi Energi (IKE). Penelitian bertujuan menyelidiki dan mengetahui pengaruh karakteristik konsumsi energi dalam IKE terhadap efisiensi energi rumah kos non-subsidi listrik di Surabaya. Pengumpulan data dilakukan dengan studi literatur, menyebarkan kuesioner 101 responden, wawancara, uji deskriptif dan uji regresi linear berganda (uji F dan uji T). Hasil studi literatur dan penelitian, karakteristik konsumsi energi terdiri dari karakteristik penghuni, karakteristik sosial, karakteristik bangunan dan karakteristik kepemilikan perangkat elektronik. Uji diskriptif menunjukan karakteristik tersebut berpengaruh terhadap konsumsi energi dan termasuk golongan IKE agak boros, uji analisis regresi linear berganda menunjukan hanya karakteristik bangunan dan karakteristik kepemilikan perangkat elektronik yang memiliki pengaruh tertinggi terhadap pencapaian efisien energi rumah kos non-subsidi listrik di Surabaya.
