Abstract

Abstract: Historical buildings have high historical, cultural, and architectural values. This research aims to provide an overview of the economic benefits for building owners when utilizing the building. Case studies, the qualitative methods and Value Engineering were used in this research. This study identified three building functions to add economic value and are feasible in terms of investment value. The buildings are a budget hotel, restaurant/cafeteria, and co – working space. IRR value for budget hotels is 14.29%; the NPV value is IDR 58,375,939,253; 14 years payback; the distribution of the financing scheme 30% landowners and 70% investors; 30-year concession. Restaurant / café and co – working space; the value of IRR is 12.47%; the value of NPV is IDR 4,727,841,299.58; Payback 8 years. This research is useful for historic building owners, government, and academics to utilize their assets to have economic value.

Abstract

Pemilihan kontraktor yang tepat menjadi salah satu penentu keberhasilan proyek kontruksi gedung baik gedung modern maupun gedung bersejarah.. Tujuan dari penelitian ini adalah untuk menganalisa kriteria pemilihan kontraktor gedung bersejarah dan kriteria dominan yang menjadi pertimbangan para pemilik gedung. Metode yang digunakan adalah kualitatif. Abstract

In every project, job changes are always happening and almost unavoidable. One of the factors that influence job change is a design change. This study analyzes the design changes that have caused delays in the Jakarta-Merak toll road widening project in the Cikupa area—collecting data using literature studies and questionnaires with five Linkert scales. The analysis used SPSS version 22. The research finding is five variables of design changes and changes due to the land’s location to be used as a project, which are the leading causes of changes in this project’s design.

Abstract

The purpose of Kandang Roda – Pakansari Pedestrian Project is to supporting pedestrians to be more comfortable, safe and also to make the face of the capital city of Bogor Regency be more attractive for tourism. The purpose of research is to identify major factors that contribute the most on project delays. The research is using quantitative methods and questionnaire towards the employee of DINAS PUPR Bogor Regency as the owner and the employee of PT. Vanca Utama Perkasa as the main contractors. The questionnaire will be collected using SPSS software. The research is required to avoid similar fault and causing many loss. The results of research said that Environment Factor (X.6) is being the major factor that affect delays on this project according to Statistic Descriptive Analysis test. The factor had 4.00 mean bigger than others, with Availability of utilities (cables); PLN, Telkom, PDAM, Fiber Optic which are underground as the indicato (X6.11). The result is support by T Test with a probability value of 0.0000 which means that partially there is a significant influence between these variables and project delays

Abstract

The purpose of this study is to identify risk factors that influence building safety. The damage suffered by cultural heritage building requires the owner and manager of the building to further improve the supervision of the building safety aspects. This research was conducted in Jakarta and the methods used to identify risks were interviews and questionnaires. Risk analysis uses probability and weight matrices. Finally, there are 23 high risks and the solution can be identified for reducing the risk. The results of this study are beneficial for owners of heritage buildings and the government. Furthermore, the results of this study are also beneficial for academics studying the heritage building field as a literature review.

Abstract

Maintain a sustainable heritage building is currently a crucial challenge.The heritage building is unique from its structure and values such as a historical, education, aesthetics, economy, architecture,community and it requires special handling. One of the problems of heritage buildings in the absence of operational standards (SOP) for maintenance in Indonesia. The purpose of this study to develop a standard operational model maintenance heritage building of risk-based.The research data compose literature review, questionnaires, and qualitative risk data analysis.The risk analysis identified 20 risks of 40 risks variables have the highest risk rank. The result of the study established a risk-based SOP heritage building maintenance.The conclusion it can help to build management in improving the quality of heritage building maintenance practise.

Abstract

Adanya Pandemik Covid-19 mempengaruhi konstruksi di Indonesia.  Permasalahan pengadaan material menjadi salah satu hambatan dalam kelancaran penyelesaian pembangunan proyek Jalur Pedestrian Kandang Roda – Pakansari. Tujuan dari penelitian adalah memberikan gambaran dampak Covid-19 terhadap supply material di proyek Jalur Pedestrian. Penelitian ini bermanfaat bagi pemerintah, kontraktor dan pemilik proyek dalam upaya memitigasi risiko agar proyek tetap berjalan lancar sesuai dengan rencana. Pengumpulan data menggunakan kuisioner berdasarkan 30 responden yang terlibat secara langsung maupun tidak langsung dalam proyek. Metode yang digunakan adalah deskriptif kuantitatif dengan SPSS versi 25.0 sebagai pengolah data kuesioner. Hasil analisis penelitian ini adalah teridentifikasinya Faktor Fluktuasi Harga Material (X1) dan Faktor Penumpukan Material (X6) merupakan faktor dominan yang mempengaruhi penyediaan material dalam Proyek Jalur Pedestrian Kandang Roda – Pakansari. Artinya, pihak kontraktor maupun pemilik proyek bisa menghindari terjadinya faktor tersebut dengan melakukan percepatan pembelian material yang sudah disepakati dalam kontrak demi menghindari terjadinya fluktuasi harga material yang semakin tinggi, serta melakukan koordinasi serta pengawasan lapangan secara berkala dan menjaga komunikasi antara anggota tim proyek dengan penyedia material dalam memantau ketersediaan bahan yang digunakan dalam proyek agar tidak terjadinya penumpukan material di proyek.

Abstract

Sampah dan banjir merupakan hubungan sebab akibat suatu kondisi yang tidak menguntungkan bagi semua pihak, seperti kerugian ekonomi, kerusakan lingkungan, krisis air bersih, banyaknya penyakit yang muncul sampai timbulnya korban jiwa. Pada umumnya banjir terjadi karena selokan sudah tidak dapat lagi menampung volume air yang terjadi akibat curah hujan yang disebabkan antara lain adalah sampah. Banyaknya penduduk dan permukiman baru menghasilkan volume sampah yang besar setiap harinya, perlu dikelola dengan baik. Untuk mengurangi limbah sampah dapat diminimalkan dengan membuat perencanaan kapasitas volume sampah dan sumur resapan Biopori. Resapan Biopori merupakan teknologi tepat guna dan ramah lingkungan yang memiliki banyak manfaat antara lain meningkatkan muka air tanah, meningkatkan kualitas air tanah sebagai tempat pembuangan sampah, dan dapat mencegah timbulnya bencana banjir terutama di daerah perkotaan.

Abstract

Data Badan Pusat Statistik, kelurahan Meruya Selatan mempunyai luas wilayah 2,79 km² merupakan wilayah terkecil dari kecamatan Kembangan dengan jumlah penduduk yang terus meningkat sebesar 42,196 jiwa membuat wilayah ini hanya memiliki sedikit tempat terbuka, sedangkan volume sampah yang dihasilkan semakin banyak setiap harinya.  Permasalahan yang dihadapi oleh mitra Kelurahan Meruya Selatan adalah banyaknya produksi sampah setiap harinya yang belum diikuti dengan kesadaran masyarakat serta keterbatasan pengetahuan mengenai proses pengelolaan sampah yang baik menyebabkan permasalahan lingkungan seperti pencemaran dan banjir. Perencanaan kapasitas volume sampah dan pembuatan sumur resapan biopori merupakan salah satu solusi. Resapan Biopori merupakan teknologi tepat guna dan ramah lingkungan yang memiliki banyak manfaat antara lain meningkatkan muka air tanah, meningkatkan kualitas air tanah sebagai tempat pembuangan sampah, dan dapat mencegah timbulnya bencana banjir terutama di daerah perkotaan. Universitas Mercu Buana memberikan solusi edukasi melalui program pengabdian kepada masyarakat kelurahan Meruya Selatan yang merupakan mitra berupa kegiatan penyuluhan dan pelatihan mengenai perencanaan kapasitas volume sampah dan pembuatan sumur resapan biopori.  Kegiatan pelatihan dilaksanakan oleh dosen dan mahasiswa. Hasil pengabdian masyarakat yang telah dilakukan,  mitra merasa sangat puas dengan tingkat harapan sebesar 93% dan kepuasan mencapai 94%.
