Abstract

This study aims to determine impact of Understanding Contract Documents, Understanding of Technical Specifications, Use of Materials, Use of Labor, and Use of Equipment on the performance of supervisory consultants. This research conducted with a quantitative method. The sources of data using primary data from interviews. The research population is 70 Consultants for the Construction Project of the Trans Studi Surabaya Building with the sample being the entire population. The data analysis technique using PLS program. The results found that understanding of contract documents and technical specifications has a positive significant impact on the performance of the Supervisory Consultant. Meanwhile, the use of materials, labor and equipment has a positive significant impact on the performance of the Supervisory Consultant.

Abstract

Panorama Residence housing which has an area of 8000 m2 is located in a plain area with a slope of about 0-1%. The survey results on the Panorama Residence Housing, Cemengkalang Village, Sidoarjo District, have an elevation of -0.20 m, slightly above the flood level – 0.30 m. This area has a high probability of flooding due to overflow from the Pucang River, which runs off (run-off water) from other areas if it rains with high intensity. Moreover, the Panorama Residence area is a dense residential area with roads and parking lots, so rainwater has a smaller chance of infiltrating and running off. After analysis, The flood discharge at the 25-year return period on the Pucang River was 72,561 m3/sec. At the same time, the cross-sectional capacity of the Pucang River was 64,402 m3/sec, so the cross-section of the Pucang River at the Panorama Residence Housing location experienced overflow. The run-off volume is 102.6 m3, while the total capacity is 565.68 m3, so the extended storage capacity is quite adequate. In rainy conditions, t = 30 minutes, the run-off volume that occurs = 30.96 m3, and the total channel length = 493.12 m, the total drainage channel capacity = 184.92 m3 is greater than the run-off volume, 30.96 m3.

Abstract

The PT. Aneka Industri warehouse is located on a level with a slope of approximately 0-1%. Survey results from PT. Aneka Industri Warehouse in Tambaksawah Village, Waru District, Sidoarjo Regency, showed a height of -0.20m, slightly above the flood level of -0.10m. The area is likely to flood due to the overflow of Afvoer Bunung, which flows out from other areas (runoff water) during heavy rains. In addition, the storage area is a dense industrial area, and the chance of rainwater infiltration and loss is small. According to the analysis, the flood discharge of Afvoer Buntung during the 25-year return period is 193,305 m3/s. Meanwhile, the cross-sectional capacity of Afvoer Buntung is 25.707 m3/s, so the cross-section of Afvoer Buntung at the storage site of PT. Aneka Industri is flooded. It rains for t = 30 minutes, total volume = 297.57 m3.

Abstract

A total of 5,354 MBR individuals have applied to reside in Rusunawa and have remained on the waiting list until 2022. This has prompted the Surabaya City Government to provide Rusunawa, with one of them located in Tambak Wedi Village, Kenjeran District, Surabaya City. The objective of this research is to assess the viability of investing in the construction of Rusunawa Tambak Wedi from technical, market, and financial perspectives. The research methodology combines quantitative and qualitative approaches, utilizing primary and secondary data obtained previously. The technical feasibility analysis indicates that the construction of Rusunawa is deemed feasible, as it falls under the government's responsibility to address the housing needs of MBR individuals. The analysis considers factors such as the KDB space utilization intensity of 50%, KLB of 8 points, maximum building height of 100 meters, and KDH of > 10%. Furthermore, the market feasibility analysis reveals that 77.7% of the respondents, primarily from the MBR category, have expressed interest in residing in Rusunawa. Additionally, 69.9% of the respondents have stated their willingness to pay rent below Rp. 750,000 per month. Lastly, the financial feasibility analysis demonstrates that the Medium Rate Structure 1, Lower Rate Structure 1, and Lower Rate Structure 2 are considered feasible based on the NPV, IRR, BCR, and PP methods. However, the Medium Rate Structure 2 and Upper Rate Structure are deemed unfeasible.

Abstract

Water is a basic need for all living things on this earth, not least for individual humans themselves, that water is the support of daily activities for human survival. The average household water usage in Indonesia is 60 liters per day per person or 45% of the total usage is for drinking, cooking, washing clothes, cleaning houses and vehicles and performing worship. Kecamatan Ibu has a population of 12. 241 people who have not been covered by access to drinking water in the West Halmahera Regency area, but have a Drinking Water Supply System (SPAM) for the Sub-district Capital (IKK) which was built in 2004 supplying 700 house connections (SR) in 2 villages, namely; Maritango Village and Akeboso Village which is taken from Akeboso Spring of 20 L/Det, Since 2017 SPAM IKK Ibu has not functioned due to damage to the piping network due to road widening work, damage to generators and pumps, in this study the authors will analyze the feasibility of investment for 9 villages that will get water with a total population of 1. 102 people by estimating the Budget Plan Cost (RAB) using the PermenPU No. 1 of 2022 guidelines and calculating investment feasibility by calculating Net Present Value (NPV), Internal of Return (IRR), Benefit Cost Ratio (BCR) and Payback Period (PP) and the results obtained in the gravity system have a greater investment value of Rp 13,524,301,000 compared to the pumping system which is Rp 11,919,456,000 from the calculation of the Budget Plan Cost (RAB).

Abstract

Kediri is the third largest city in East Java after Surabaya and Malang with a population growth of 289,418 people in 2023. The International Airport will open at the end of 2023 in Kediri. However, rapid population growth has also led to an increase in mobility and the number of motorized vehicles on the streets of Kediri City, including at the research site in Dhoho Plaza. The analysis of the signaled intersection was carried out using the MKJI 1997 method, and Visual PTV Vissim for three days on Monday, Friday, and Sunday. Based on the results of the analysis, a cycle time of 90.7 was obtained which affected saturation in each arm of the intersection. There is a potential reduction in signal light waiting time from 135 seconds to 118 seconds by repairing side obstacles. The solution to overcome side obstacles is to improve facilities such as traffic lights and adjust the timing of signal lights. The change in the value of side barriers also has a significant impact on waiting times, queues, and fuel costs at the intersection of Pasar Pahing, with congestion cost efficiency reaching Rp. 22,679,183 in the next 5 years.

Abstract

Watu Ulo Beach serves as a vital hub for fishing communities, supplying resources for sea fishing and serving as a landing point for catches. The local government plans to construct a fishing port at Watu Ulo to enhance facilities for fishermen. This study assesses the financial feasibility and sensitivity of investing in the port's construction, considering three income scenarios: pessimistic, moderate, and optimistic. Financial analysis using NPV, IRR, BCR, and PP methods deems the project feasible for moderate and optimistic scenarios, but not for the pessimistic scenario due to IRR (6.15%) < MARR (7.72%). Sensitivity analysis reveals that revenue sensitivity is critical for all scenarios, with the investment becoming unfeasible if revenue falls below certain thresholds: -13.67% for pessimistic, -39.96% for moderate, and -40.75% for optimistic scenarios. Operating cost sensitivity is also crucial, rendering the investment unfeasible if costs deviate beyond specific thresholds: -15.96% for pessimistic, +22.67% for moderate, and 25.59% for optimistic scenarios.

Abstract

Jabung District is a sub-district located in the Malang Regency area of 135.89 km2 or around 4.56 percent of the total area of Malang Regency. This sub-district consists of 15 villages, including Argosari, Gadingkembar, Gunungjati, Jabung, Kemantren, Kemiri, Kenongo, Ngadirejo, Pandansari Lor, Sidomulyo, Sidorejo, Slamparejo, Sukolilo, Sukopuro, and Taji. With a population of 74,311 people in 2020, with a population density of 592 people/km2. In Jabung District, especially in 4 villages, including Pandansari Lor Village, Gading Kembar Village, Argosari Village, and Kemiri Village, there is currently a water shortage. Siuk Source Potential has water potential large enough to meet the standard needs in these 4 villages by gravity. From the results of instantaneous discharge measurements during the dry season in 2021, it can be seen that the discharge in Sumber Siuk is 65 l/sec, and the planned collection to fulfill these 4 villages is 20 l/sec. Construction of the broncaptering and raw water distribution network was built in 3 stages. Before the physical implementation of the installation of distribution pipes in stage 3, a trial run was carried out from stage 1 and stage 2.

Abstract

This study aims to identify risks, conduct risk analysis with the severity index method, and determine responses to risks that occur in the implementation of the Bojonegoro Regency Oncology Special Hospital Phase 2 construction work. From the results of risk identification, there are 31 risks grouped into 8 variables. After analysing the data with the severity index method, which is a technique used in calculating the probability value and also the impact, the results obtained were 3 risks in the medium category and 2 risks in the high category. The 5 dominant risks require a risk response. Risk responses to reduce the negative impact of project delays, especially for risks in the high category, include the risk of uncertain weather by planning the scheduling of large works such as casting so that they are not carried out during the rainy season. The risk of unavailability of labour in the field by cooperating with other subcontractors to help complete certain parts of the project.

Abstract

This study aims to analyse the effectiveness of Critical Path Method (CPM) in controlling the time and cost of the Pedestrian Tunnel construction project connecting Joyoboyo Intermodal Terminal with Surabaya Zoo. This project experienced various obstacles such as social conflicts, utility handling, and cross-agency coordination, resulting in delays in implementation. The research used a qualitative approach with primary data in the form of field observations and secondary data from project documents such as schedules, weekly reports, and cost budget plans (RAB). The analysis technique involved identifying the critical path, calculating the activity time, and evaluating the impact of delays on the project schedule. The results showed that the application of CPM was able to identify the critical path that had a direct impact on the project completion time. By knowing which activities have no float time, resource management can be optimised to reduce delays. However, the change in tunnel length from 156 metres to 172 metres affected the total project cost, although the implementation cost on the critical path was maintained.
