Abstract

In the implementation of housing development, the problem of late payment delays is a common issue encountered in commercial and subsidized housing projects during construction. These delays impact the timely completion and lead to disputes among the involved parties, which include owners, contractors, and subcontractors. This study aims to analyze the primary factors contributing to late payment in construction projects, specifically in commercial and subsidized housing. The analysis is conducted from the perspective of the owner, contractors, and subcontractors. The study involves six owner respondents, six contractor respondents, and four subcontractor respondents. The survey results were analyzed using the Analytical Hierarchy Process (AHP) to assess the significance of various factors influencing payment delays in both housing schemes. The analysis results indicate that financial issues with the owner's company are crucial factors from the owner's perspective in causing payment delays in both commercial and subsidized housing projects. A major challenge faced by contractors is the lack of capital availability, which can lead to delays that affect all involved parties. Meanwhile, discrepancies between job specifications not following the contract from the subcontractor's viewpoint highlight the importance of clear communication and rigorousness. All parties involved in housing projects need to improve financial management, enhance capital procurement, and tighten the supervision of contract implementation. By identifying key factors, adopting best practices can help mitigate the risk of payment delays and improve efficiency in future housing project implementations, whether commercial or subsidized.

Abstract

Construction design changes are a challenge that requires quick adjustments in project documents, especially in the Bill of Quantity (BoQ). These adjustments reflect major changes in costs and material requirements. The use of digital technology is key to facilitating this process, enabling faster and more accurate revisions. This research aims to compare volume calculations using Revit and manual volume calculations resulting from design changes in the YOGYA Kota Baru Parahyangan Development Project. In the process, the volume of material required for various construction elements is calculated manually and with the help of digital technology. The results of these two methods were then compared to determine significant differences and evaluate each method's efficiency and accuracy. This results show that the volume difference in profile steel profiles is +47.78%; concrete +21.83%; piles +12.06%; and reinforcement +2.00%. These findings show that Revit provides more accurate and detailed results than manual calculations, which are often prone to human error. Using Revit can speed up the design adjustment process, reduce costs and project completion time. This research contributes by providing empirical evidence of the benefits of digital technology in construction and practical guidance for professionals in choosing the right calculation method.

Abstract

The Ciceri intersection is in a densely populated urban area characterized by heavy traffic, particularly motorbikes. This is due to the nearby educational institutions, shops, offices, and a shopping center. The intersection faces numerous traffic conflicts, including crowded vehicle queues, irregular queuing by motorbikes, and improper lane usage by two- and four-wheeled vehicles. The phase setting of traffic signaling devices (APILL) at the Ciceri intersection has been implemented but has not solved the problem. This research aims to analyze the use of RHK to improve the performance of the Ciceri intersection using the Vissim model. The method is to test or simulate various RHK models at the research location. The results obtained can be applied to the RHK at two intersection legs, namely east and west, with a box-type RHK measuring 8m long and 2 x 3.5m wide, increasing the level of Service (LOS) from E to F. The results show a reduction in queues of 5.64 m and delays of 1.52 seconds on the north leg, as well as a reduction in queues of 7.85 m and a delay of 13.48 seconds on the south leg. These results show that RHK can effectively improve the performance of intersections with high traffic volumes without the need to increase physical road capacity.

Abstract

Economic development in Bojonegoro is growing rapidly due to massive building construction. However, delays in building construction projects in Bojonegoro are a significant issue because they have a negative impact on costs, efficiency, and local economic stability. Identifying building project delay factors, especially in Bojonegoro, is important because project delay factors may differ from other areas. This research aims to identify and analyze factors influencing building project delays in Bojonegoro. The factors observed include materials, labor, equipment, finance, environment, and design changes. The research uses a quantitative approach and a questionnaire survey method, which has undergone instrument testing on 35 respondents involved in building construction projects in Bojonegoro. The data was tested on classical assumptions and analyzed using hypothesis testing (F and T tests) to determine the effect of each variable on project delays and ranking based on the coefficient values. The research results show that all variables studied significantly influence project delays, with labor as the most dominant factor, followed by environment and finance. Changes in design, equipment, and materials also contribute, although with a smaller impact. This research provides a strong empirical basis for project managers and related parties to develop more effective strategies for managing construction projects, reducing delays, and increasing project efficiency in Bojonegoro.

Abstract

Waste is a problem that cannot be ignored because it is always generated in all aspects of life. The Climate Resilient and Inclusive Cities CRIC Waste Assessment Tool helps in analyzing the current situation in the city and provides important and practical recommendations from both technical aspects, governance, and social issues. The research aims to evaluate urban waste management using the Climate Resilient and Inclusive Cities (CRIC) Waste Assessment Tool based on management technology in Palembang City. A quantitative strategy was used in this research, along with a descriptive and verification research method. Secondary data is taken from the national waste management information system and other literature to fill in the CRIC Waste Assessment Tool application. Data analysis using CRIC Tool covers waste management, governance, economy and knowledge of citizens, GHG emissions. The results of measuring waste management performance with CRIC show that waste management in the city is still low, most of the waste is disposed of uncontrollably, resulting in SLCPs. Waste banks and TPS3R are still lacking. Achievement of waste management to reduce greenhouse gas emissions has only reached 50% of the recommended target. Proper waste handling is still lacking, such as reduced dumping, open burning, and better composting practices. This will support modifications in waste handling from the community, which can support waste management technology development.

Abstract

Road pavement quality is a critical factor in supporting a country's mobility and economy. Around 40% of the road length in Indonesia suffers damage, including permanent deformation and early cracking. To overcome road damage, it is important to know the pavement quality parameters such as Voids in Mineral Aggregate (VMA), Voids in Mix (VIM), and Voids Filled with Bitumen (VFB), along with the factors that influence them, such as material characteristics. This study aims to determine the effect of the fine and coarse aggregate ratio on volumetric parameters in asphalt mixtures, including VIM, VMA, and VFB. The experimental method was carried out on four samples. Aggregate characteristic tests were carried out, including gradation tests. Volumetric tests were carried out on each sample with asphalt content of 4%, 4.5%, and 5%. The research results show that the smaller fine-to-coarse aggregate ratio would increase the VMA and VIM values and decrease the VFB value. Aggregate ratio significantly affects volumetric parameters, which shows the importance of selecting aggregate with the right size distribution and determining the right ratio to achieve optimal pavement performance. The results of this study can be used as a practical guide for optimizing asphalt mix design with better quality and durability.
