Abstract

The purpose of this study is to ensure that the building structure is able to withstand the required loads and strengths, as well as meet the applicable technical and safety requirements of the building. With this research, it is expected to create column, beam, and foundation products of North Sumatra generation that can be marketed and meet construction needs in the Sumatra region. The result of this study is in the arrangement of beams by modeling using ETABS, the largest moment is found in the B30 beam span 5.5 meters of type C shophouses, the amount of the moment obtained is worth 153.1883 kNm at the moment of fulcrum and worth 95.0751 kNm at the moment of the field. The deflection that occurs in each shophouse shows that the entire beam span in each type of shophouse meets the maximum deflection requirements, so as to minimize deflection or deformation that can negatively affect the strength or serviceability of a structure. The connection of precast elements using connection products from the Peikko Group is by using the bolted-conncetion concept using anchorbolts and couplers. Conclusion, that the analysis and design of columns, beams, and precast foundations in shophouse planning in North Sumatra can be carried out using analytical and simulation methods using structural software. The results of the analysis show that the design that has been designed is able to withstand the load faced well, and provide stability and security to the structure of the shophouse building.

Abstract

In a project, it is necessary to have a work between owners and contractors that are used as a legal basis, in the form of construction contracts. One of these contracts is a contract for the procurement of goods and services based on the charge of its fiscal year consisting of a single-year contract which is the execution of a contract of work binding funds for 1 year while the contract of the plural year is a contract for the execution of work for a period of more than one fiscal year on the budget. Project delays almost occur every year and this results in huge losses for service users and service providers both in terms of finance and time. Project delays are divided into several types, namely: excusable delays, unforgivable delays, and delays that get compensation. Project delays are caused by several factors such as late payments and design changes. This factor greatly affects the performance of implementation in the field. The research process is carried out by conducting a survey. Starting with disseminating questionnaires to Owners, Contracts and outside parties as well as through literature studies, it is carried out to find out the comparison of the causes of project delays

Abstract

Hotel Atria Serpong has been inaugurated since 2010, in terms of fulfilling a stylish concept so that in 2021 the facade of Hotel Atria Serpong will start to be renovated. This facade project with a height of 48.25 meters is a very risky job. Therefore researchers are interested in conducting research. The purpose of this research is analysis based on risk management based on real implementation data and secondary data on the documentation of each job.In determining the level of risk, researchers used a data processing tool based on matriculation from Permen PUPR No.10 yr.2021, with mean and validity using Spss v.12 software. Questionnaire data taken from 30 respondents were 4 contractor employees with a bachelor's degree background, 23 contractor workers with an educational background < high school, 1 foreman with a high school background and 2 hotel engineers with a bachelor's and vocational background. With the existence of invalid data as much as 9%, one of the reasons is the education of the respondents. Respondents of construction actors stated that risky things were considered not to be worried about risks, therefore the researcher validates with engineering validity data in the form of documentation photos. In general, the type of risk that will occur is falling from a height and the result is injury to death. The risk level resulting from high to moderate levels is the work of dismantling steel structures, painting the outer walls, installing roof truss structures, dismantling signage and installing ACP fins. The risk response is to hold routine briefings, use APD, carry out project SOPs and carry out supervision at any time. In conclusion there are no work accidents and implementation failures

Abstract

Today there are indications of reduced public confidence in the formal law enforcement process through the trial process in the Court. Such conditions are generally due to the public considering the Court no longer a facility as the last bastion for justice seekers, but has a tendency as a means of accommodating the interests of certain parties, especially the interests of the ruler and groups of capital owners such as investors or developers called capitalists. This juridical – sociological phenomenon can be seen in the absence of legal certainty value in Court decisions and the number of Court decisions that are not uniform and even overlap so that they do not have executory value. The domino effect of such a reality, there is a tendency for the community to carry out a secondary coercion system in the form of law enforcement efforts outside the path of the system "formal official law – enforcement system", namely through vigilantism to resolve every legal dispute that occurs.

Abstract

In order for an investment to be efficient, an economic and financial feasibility study is needed so that all parties involved, the government, banks as lenders and investors (Toll Road Business Entities) understand the risks that will occur. An economic study is needed to know the magnitude of the benefits of this project for the surrounding community, while a financial study is needed to find out whether this project is feasible to build in economic or finance. This thesis will examine the economic and financial feasibility analysis of this toll road project, from existing secondary data, the feasibility study is calculated using the criteria of IRR (Internal Rate of Return), NPV (Net Present Value), B/C ratio and PP (Payback Period). Feasibility calculation will be greatly influenced by several variables, for sensitivity and risk analysis on investment feasibility the variables that are taken into account are initial construction costs, traffic volume and loan interest. From the results of the economic feasibility analysis, it was obtained that EIRR = 17.87% > 6.75 % ID Govt. Yield 10 yr-2021, NPV (MARR 6.75%) = Rp.27,874,162 (million) and B/C ratio = 5.46 > 1, while financial feasibility is obtained FIRR = 13.63% > MARR 10%, NPV = Rp. 3,594,555. (millions), B/C ratio = 1.58 > 1, Payback Period = 7.92 and Total operational loans = Rp. 5,298,231 (million) for 11 years. The variables that greatly influence the IRR are the variable initial construction costs of -72.3%, then traffic volume of 48.5% and loan interest -15.5%. Based on the results of the study and analysis, it can be said that the North Tangerang toll road project is economically feasible and financially feasible, however, in its implementation, it is necessary to control the cost and time plans as well as the quality of implementation, so that the feasibility calculation will not change much from what has been planned.

Abstract

This study aims to identify the availability of infrastructure in Tokaya Parit Village, South Pontianak Regency, Pontianak City, West Kalimantan. The method used in this study is a survey with data collection techniques through direct interviews with local communities and direct observation in the field. The results showed that the availability of infrastructure in Tokaya Parit Village is still inadequate, especially in terms of roads, clean water, and sanitation. Most of the roads in Tokaya Parit Village are still unpaved dirt roads and are badly damaged during the rainy season. The source of clean water available in this village is also still very limited, so people often have to take water from rivers or wells that do not meet health standards. In addition, sanitation in this village is also still inadequate, with most people still using squat-style toilets or mobile latrines. In conclusion, this study shows that the availability of infrastructure in Tokaya Parit Village still needs to be improved in order to meet the needs of the local community. There needs to be attention and support from related parties, both government and private, to increase the availability of infrastructure in this village, so that people can live properly and meet their basic needs

Abstract

The construction of the OCC Building is the main target for all buildings that must be completed in the Depo LRT Jabodebek area, which is located in Jatimulya, East Bekasi. In writing this thesis, only explain the stages of the work of casting concrete for the building structure on upper of foundation. The condition of a very large area with various other construction works around it and very limited implementation time requires contractors to be creative and find solutions on the most effective and efficient methods. The construction of this OCC Building uses concrete construction with the quality of K-250 (fc'20.75 MPa) and K-350 (fc'29.05 MPa). The problem that occurs is because this located area between the side of the Jakarta-Cikampek Toll Road and the edge of Kalimalang, which also contains the Kalimalang highway, both of which are roads that have very heavy traffic flows, so an alternative method of concrete casting work is needed. This project uses 2 casting methods, is to use Ready Mix concrete and Dry Mix concrete. While the writing of this case study only reviews the aspects of quality, time, and cost if the construction method for casting uses only Dry Mix concrete as a replacement material for Ready Mix concrete. It can be concluded that if only viewed from the cost of casting, using Dry Mix concrete requires higher costs than Ready Mix, but if viewed as a whole from all aspects of work costs, using Dry Mix can increase time efficiency in project completion, so that it can affect cost efficiency which at the end of the project can be completed faster at lower costs. While from the results of data processing with the method of Analytical Hierarchy Process (AHP), Dry Mix concrete is preferred by respondents, it can be concluded that Dry Mix concrete is better than Ready Mix concrete for the construction project of OCC Building-Depo LRT Jabodebek
