Abstract

One of the major cities in Indonesia that is currently experiencing a significant population increase is Makassar City. The increase in population in Makassar City is always followed by the increase in residential and non-settlement buildings. This can be seen in the development of the Tanjung Merdeka Sub District which is increasingly experiencing an increase in development activities. In addition, land prices in the area have also skyrocketed and caused massive, uncontrolled land conversion, and also affected the welfare order of local communities in the region. The objectives of the study are; (1) to analyze the land use changes in the Tanjung Bunga Metro Area; (2) to analyze the socio-economic changes of local community communities in the Tanjung Bunga Metro Area; (3) Analyze the implications to the extent of changes in the use of space on socioeconomic changes in local community communities. The analysis methods used are spatial analysis techniques, qualitative statistics, and quantitative descriptive. The results of this study are in the form of recommendations for the direction of space utilization in realizing welfare in local communities in the Metro Tanjung Bunga Area.

Abstract

This structural planning of building that located in Mijen district is expected to became a practical economic center, complate, enjoy, and safety for society. The planning building based on Indonesian national standart regulation (SNI). SNI (2847-2019) “On structural concrete requirements for the buildings” and SNI (1726-2019) “Procedures for planning and earthquake resistance for the building and non building”. For the planning is include of planning top and bottom structure that have a model of software ETABS 18 and Sp Column as a helper software. For the top structure it means include of the planning of roofs, beams, plat, column, and shearwall. Meanwhile the bottom structure it means include of foundations planning. This building is planned earthquake resistance based on earthquake data from website of Puskim-Kementrian PU. Based on the result of this structure is using double system with the special moment resisting frames and special slidding wall structural as a building earthquake resistance system. The result of this analysis is deviation between the floors direction X and Y is safety for service limit it, meanwhile for the analyse of vibration have fullfiled the rules. This is shows that the planning building can hold an earthquake resistance planning and had a good response during the earthquake.

Abstract

Excavation work is a type of work that is commonly found in many construction projects. In carrying out excavation work, it is necessary to consider stable slope conditions so that landslides do not occur during work. Common ground excavation work found on Bangka Island, especially in the city of Pangkalpinang, is kulong excavation, or sea excavation, as an effort to increase depth elevation. This study aims to determine changes in soil slope stability due to excavation work at a certain depth and slope. The study used field observation data in the form of CPT (Cone Penetration Test), hand drill, and data from laboratory analysis. Data analysis was then carried out using the Slope/W software, which is part of Geostudio 2018, to determine the safety factor for soil slopes using the Bishop and Fellenius method. The value of the safety factor produced by Slope/W determines the level of stability of the soil slope. The slope of the soil varied 15⁰, 30⁰, and 45⁰ and the excavation depth was determined to be 4 m and 8 m. The results showed that the safety factor of the 4 m and 8 m excavation depth in the same slope angle was decreasing about 23.18 % while the safety factor of the 15⁰ and 30⁰ excavation slope in the same depth was decreasing about 31.81%

Abstract

This study aims to determine the analysis of the drainage system against inundation (flooding) in Duyung Road, Batu Ampar Sub District, Batam. Duyung Road, Batu Ampar Sub District is one of the problematic location in Batam, where often times found the puddle of water on the road during high rainfall intensity. The Duyung Road is located in Batu Ampar District, Batam City. The location of the occurrence of puddles is right along Duyung Road starting from the U-turn Batu Ampar to front of the Pacific hotel. The distribution analysis used was the Gumbel distribution, the Gumbel distribution was chosen by conducting the Smirnov Kolmogorov test. The return period chosen is 5 year. Based on the results of the analysis, the calculation of the existing discharge is greater than the planned discharge where Qeksisting = 0.1023 m3 / sec, while the plan discharge is Qplan = 0.038 m3 / sec. The calculation of the dimensions of the existing channel fulfilled the plan dimensions. Where the value of beksisiting = 0.40 m > bplan = 0.33 m and heksisting = 0.45 m> hplan = 0.33 m. which means there is nothing wrong with the planning of the dimensions of the drainage channel in Duyung Road, Batu Ampar Sub District. The garbage in water drains clogged the waste disposalas well as the drainage and as a result it inhibits the flow of water in this area.

Abstract

The cost efficiency of building construction projects is one of the challenges that are often faced in construction activities which of course will also faced in the construction of the Variety Restaurant in Batu Batam. Therefore, it is mandatory that every product or service meet the good standards and achieved through the fast fulfillment in terms of time and low costs. The study using Value Engineering a good solution because it aims a structured and creative problem solving effort to achieve cost efficiency in the construction of Batu Batam Variety Restaurant or in construction building in general. Value Engineering is carried out in several stages such as the information stage, the creative stage, the development stage and the presentation and proposal stages. By using the analysis of FAST Diagram and Pareto Diagrams, the two jobs that will be analyzed are sub-structure work and yard pavement work. The alternative solution chosen is to replace the bore pile foundation with the piling foundation and use asphalt as the main material for the pavement. The efficiency cost that could be obtained in the sub-structure work is Rp. 230,979,007.90,- or 19.4 % of the cost of the work reviewed while from the total overall project cost is 1.6 % and the savings in infrastructure work costs of Rp. Rp. 328,004,100,- or 12.8% of the cost of work reviewed and 2.14% of the total overall project cost. The total cost obtained from the savings in the Budget Plan after a VE analysis of Rp. 558,983,177.70,- or 3.7% of the total cost of the project.

Abstract

Material is an important component of costs which is one of the standards for the success of a project. Material waste or so-called construction material waste is a part of a material that does not become a component of a building because it is not used in the construction so that it becomes a problem. For this reason, it is necessary to identify the construction material and the causes of the waste using the lean construction method which has the concept of minimizing the occurrence of waste. In addition, this study uses Pareto analysis assistance which is used to rank 19 materials arranged according to their size, from the largest to the smallest. This study aims to: 1) evaluate the type of material waste produced in a construction project, 2) identify the processes that produce waste sources using the lean construction method, 3) find out the highest and lowest waste levels in the project, 4) know the handling of waste there is. The results of the analysis are: there are four materials that have the potential to cause large waste, namely Steel WF 600 x 30 mm, Spandek Zincalume, Readymix floor plate and Steel WF 200 x 200 mm. Waste level of Steel WF 600 x 300 mm is 2.74%, Readymix on floor slab casting produces a waste level of 0.09%, Spandek Zincalume produces a waste level of 0.08%, and the work of the roof rafter with Steel WF 200 x 200 mm produces a waste level of 0.03%. The process of causing waste is caused by waiting / waiting, transportation and inventory. Handling of these wastes will usually be used to other parts of the work and donated

Abstract

In the House Price Index (HPI), the Riau Islands Province (Riau Islands) is the province with the highest property price growth in Indonesia as of June 2018, the property price index in Riau Islands reaches 215.43 or up 20.09 percent compared to 2017. The increase was due to the development of the property industry in Batam. HPI in Riau Islands has an average growth of 20.09 percent driven by property developments in Batam which continue to increase. The method used is observation and survey. The method used uses multiple linear regression. The results of multiple linear regression testing using SPSS 21.0 Software. Test results obtained on the t test and from the interpretation of the model obtained Y = 30,758,000 + 479,000 (Area_Tanah) + 3,048,000 (Luas_Bangunan). Where, independent variables namely Land Area and Building Area are included in the regression model if the land area increases by 1 square meter, then the selling price of the house will increase by Rp 479,000.00 and if the building area increases by 1 square meter, the selling price of the house will increase by Rp. 3,048,000.00. Prediction of house selling price for land area of ​​72 m² and building area of ​​36 m² are: Y = βo + β1X1 + β2X2, Y = βo + β1Luas_Tanah + β2Luas_Bangunan, Y = Rp. 30,758,000 + Rp. 479,000 x 72 + Rp 3,048,000 x 36 , Y = Rp. 174,974,000. Abstract

Selama pandemi Covid-19 terjadi peningkatan tren penggunaan sepeda diberbagai wilayah, tidak terkecuali di Yogyakarta. Untuk mengakomodasi para pengguna sepeda tersebut, pemerintah daerah telah menyediakan berbagai fasilitas sepeda yang tersebar di provinsi Daerah Istimewa Yogyakarta. Namun beberapa fasilitas yang ditawarkan belum begitu dirasakan secara maksimal oleh masyarakat. Tujuan dari penelitian ini yaitu untuk mengetahui seperti apa kinerja fasilitas sepeda yang terdapat di Daerah Istimewa Yogyakarta. Metode yang digunakan yaitu observasi yang kemudian diinterpretasi secara deskriptif dengan pendekatan kualitatif. Hasil penelitian menunjukkan, di provinsi Daerah Istimewa Yogyakarta hanya kota Yogyakarta yang memiliki fasilitas sepeda seperti jalur sepeda, bike box, penyeberangan sepeda, rambu lalu lintas sepeda dan tempat parkir sepeda. Penilaian untuk setiap fasilitas beragam, mulai dari baik hingga rusak. Untuk meningkatkan penggunaan sepeda dikalangan masyarakat, maka perlu adanya pengembangan fasilitas sepeda yang berdasarkan aspek kenyamanan, keamanan dan keselamatan pesepeda. Selain itu, kebijakan yang menguntungkan pengguna sepeda juga perlu diterapkan sehingga dapat menarik minat masyarakat untuk menggunakan sepeda.

Abstract

Today, land transportation is growing and advancing rapidly. As a developing country, of course, Indonesia will always follow technological developments in the field of land transportation, for example implementing policies in improving land transportation facilities, as well as increasing new transportation. Given the importance of land transportation which plays a role in crossing routes from one village to another, a bridge was built. However, the construction of a bridge must be considered carefully, so that the bridge can provide benefits as expected, without compromising the safety element of road users and the bridge itself. This is because bridges play an important role in people's lives. The results of the research on the Batu Rasang-Mambulu village bridge project, Tambelengan District, Sampang Regency, from the analysis of the calculation of the pillar and abutment foundation calculations obtained a total Q > W/M of 1042.31 > 7.14. For the P value of the pile < P permission of 27.54 < 28.43, it was obtained from the sondir test results based on the characteristics of the soil in determining the bearing capacity of the soil.

Abstract

High-rise buildings are structures that are prone to lateral loads. Every high-rise building design requires a strong structure to withstand lateral loads due to earthquake and wind loads. The use of Shear Walls can reduce the displacement that occurs due to lateral loads received because of earthquake loads and wind loads. This study aims to analyze the effect of Shear Walls on the Monde City Tower M2 Apartment building in Batam City. The method used in this study is a numerical analysis in the form of modeling a 15-story apartment building located in Batam City. The building is modeled into 2 types, namely (V1) a structure without using Shear Walls and (V2) a structure using Shear Walls according to the structural drawings. The earthquake analysis was carried out using the response spectrum method with the software ETABS v 18.1.0 for the structural analysis calculations. The results of the analysis obtained in the form of the deviation value from a structure that uses shear wall have decreased the deviation in the X direction by 12.5476 % and a decrease in the deviation in the Y direction by 68.1254 %. P-Delta in a structure that uses a shear wall is much better in structural stability than a structure that only uses a frame system.
