The Indonesia Journal of Business Administration(IJBA) is a business journal that bridges the gap between business research and practice, evaluating and reporting on new research to help readers identify and understand significant trends in their fields. The IJBA seeks to publish papers relating to business, broadly defined. It publishes articles that address both theoretical and practical issues in the broad areas of Business Strategy and Marketing, People and Knowledge Management, Entrepreneurship and Technology Management, Decision Making and Strategic Negotiation, Operation and Performance Management, and Business Risk and Finance.Contributing academicians and researchers are encouraged to address a variety of concerns relating to all areas of business. We also encourage students to use an interdisciplinary approach to analyzing a topic, which often yields interesting and novel papers. The published articles provide valuable insight into matters of broad intellectual and practical concern to academicians and business professionals. The Journalis published three times a year: in April, July and October. The journal is mainly an outlet of MBA ITB students to publish their final project works, although it also accepts articles written by students at masters level from other institutions. A published paper is an honor that will be unambiguously beneficial for professional and academic careers, especially for those who want to attend graduate/professional schools. This means that papers written in relations to Accounting, Economics, Finance, Marketing, Management, Operations Management, Information Systems, Business Law, Corporate Ethics, and Public Policy all qualify for submission. Information on the journal format can be found in the journal's website. The number of pages must be at 10 pages. Abstract

Abstract – In achieving organizational excellence in accordance with the mandate of the President for the people of Indonesia which prioritizes Bureaucratic Reform in the national development goals, it is time for the Secretariat General of the MEMR to focus on talent management to be implemented in the Ministry of Energy and Mineral Resources thoroughly in the future. In order to initialize the application of talent management in service to the general public, the author in this final project examines Strengths, Weaknesses, Opportunities, and Threats of Human Resource Management at the MEMR using SWOT Analysis and Talent Management strategy to answer the research objective, that is to propose Talent Management model that are in accordance with the vision and mission of the Ministry of Energy and Mineral Resources. To achieve the purpose of this writing, there are 3 (three) questions in the final project that are attempted to be analyzed in this final project, they are: (i) what kind of talent management strategy has been applied specifically to the position of Administrator and Supervisor at the Ministry of Energy and Mineral Resources, (ii) what are the strengths, weaknesses, opportunities and threats of the strategy in the position of Administrator and Supervisor at the Ministry of Energy and Mineral Resources, and (iii) what solutions and recommendations that the Ministry of Energy and Mineral Resources could do to minimize threats in implementing talent management strategies in the future will come. In this final project, the author uses qualitative research methods namely literature review and interview. From various sources (books, journals, expert resource persons, applicable government regulations and interviews), the author tries to examine each of the sources of information in detail to obtain the purpose of writing this final project, namely to present examples of Talent Management models that are appropriate to the vision and mission of the Ministry of Energy and Mineral Resources and answer the first question of this final project. SWOT analysis is also used by the author to answer the second question of this final project. While to answer the third question of this final project, the author uses an analysis of 8 (eight) Management Change Steps initiated by J.P. Kotter. Based on the research method and process of analysis in this final project, results are obtained such as (i) talent management strategies have not yet been implemented in the Ministry of Energy and Mineral Resources, although most of the selection process to employee retirement still uses HR Management strategies. This strategy focuses on all employees in the organization, not on "key employees" or "talents" who can be defined as people who routinely exceed expectations while showing correct and appropriate behavior in this research approach, (ii) there are several strengths, weaknesses, opportunities and threats found in HR development strategies at the Ministry of Energy and Mineral Resources. Its strength is selection based on performance measurement data (SKP), integrity (user evaluation), SIPEG application data for daily attendance, Meeting Forum or Baperjakat which is always under the leadership of the Secretary General and an assessment process organized by third parties. The disadvantage is the selection of filling positions that are done according to needs without planning, the comparison between candidates and vacant positions is very large, the process is done in a hurry and the process of harmonization of time that takes a short time in aligning the schedule of Echelon II leaders in organizing Baperjakat. The opportunity to develop talent management patterns at the Ministry of Energy and Mineral Resources is derived from the framework of good governance, workforce growth, organizational reputation, people development, inventory of future leaders, and statements and support of the Deputy Minister of Energy and Mineral Resources regarding Human Capital strategies in this agency. The last is that threats such as apathetic work and the slow achievement of long-term organizational strategies in this organization are a challenge in the development of talent management strategies, and (iii) to minimize these threats, the Ministry of Energy and Mineral Resources needs to start implementing Talent Management in the management of HR development. Abstract

Abstract - The weakening of Crude Oil price has increasing the demand of Floating Storage and Offloading facility to store the Crude Oil while waiting the price go back increase. The demand also comes from oil producer company PT. Cahaya Pasifik Internasional (CPI), for the usage of floating storage in Corridor block, Bangka, Indonesia. PT. Bahtera Unggul Lestari (BUL), as one of the Indonesian shipping company would like to participate in the Floating Storage and Offloading. But due to negative Net Income and decreasing Retained Earnings in 2014, it is a challenge for BUL to provide the funding to purchase a Suezmax tanker and convert it to be Floating Storage and Offloading facility. Leasing or Bareboat Charter is not an option since the vessel ownership structure should be majority under Indonesian company and vessel are not allowed the have hardware structural change especially for Floating Storage and Offloading conversion. Another financing alternative is by establishing a Special Purpose Vehicle company under project finance method. Under project finance system, the SPV company will responsible for all project requirement, including sourcing the funding. The SPV company has separate legal incorporation and separate project Financial Statement apart from BUL’s corporate management. As Project Sponsor, BUL can only support with low amount equity due to limited working capital, and hence BUL targeting DSCR only 1.26x from average DSCR 1.5x. Using basic assumption with $54mio CAPEX, 92.39% gearing, 9% interest rate and Hire Rate $43,500/day, it resulting evaluation of 1.01x DSCR. Based on scenario planning, the most optimum condition is when the Project Manager able to reduce the CAPEX to be $49mio, and negotiating the interest rate to be 6%. This resulting good result with 1.87x DSCR bigger than target 1.26x, and positive NPV not only for firm and debt holder, but also for equity holder. Abstract - Berrybenka is an Indonesian brand of online shopping store that offers and curates fashion apparel (women and men), beauty products and accessories from various brand locally and internationally, include creating their own private independent label, which become their priority business today. Its step to open offline store as omnichannel strategy seems like conflicting with other brands as their competitor, in which they are only penetrating online channel. In this research the author focuses in analysing the new customer path of Berrybenka’s omnichannel marketing strategy through The Five A’s framework and provide improvement solutions for Berrybenka to have a better customer engagement. This research is using quantitative methodology to collect the data and analyze it from gathered information based on The Five A’s framework theory in Marketing 4.0 perspective and questionnaire data result. Based on generated data, the author then finds out solution for each customer path starting from phase of ‘Awar’e, the author gives initiative plan for increasing brand awareness, improvement for brand appeal in the phase of ‘Appeal’, solutions to increase brand attractiveness in the phase of ‘Ask’, and initiative plans to increase sales conversion in the phase of ‘Act’, also initiative plans to strengthen brand advocacy between customers in the phase of ‘Advocacy’. Therefore, in order to have better customer engagement, Berrybenka should understand how to manage all touchpoints across all integrated channels through The Five A’s framework. Abstract. Competition in e-commerce industry, especially in Indonesia, is getting tighter. Every e-commerce players are competing to attract the customers with various attractive campaign promotions. Today, Elevenia is in a very challenging position where the company must survive the competition among other e-commerce players who dare to "burn money" in order to offer lower to grab more customers. Since Salim Group took over Elevenia in 2017, Elevenia’s goal is more focus on long-term business growth & sustainability. In order to achieve its goals, Elevenia needs to minimize a high-cost marketing campaigns in order to generate positive net profits to build a strong business foundation in the long haul. Elevenia needs to find an effective way to develop a cost-efficient with high- impact marketing initiatives that can attract not only its website traffic, but also improving its purchase transaction number through its platform. Both internal and external factors that affect the business are analyzed to identify current business condition. The New Wave Marketing approach combines online and offline interaction between company and customer. Abstract. PT Bayan Resources Tbk. is a producer of environmentally friendly low sulfur, sub-bituminous and semi-soft coking coals integrating coal mining, processing and logistic operations. Since established. PT Bayan Resource Tbk. Continuously expand its business by acquiring a number of new coal concessions. In the past 3 years PT Bayan Resource Tbk net profit is decreased drastically and even suffer loss in the fiscal 2013 and 2014. Based on probability of default analysis using Altman Z-score bankruptcy model, PT Bayan Resources Tbk in 2014 they already in the “Distress” zone (Z’ < 1.23). If PT Bayan Resources Tbk performances keep declining, they will facing in financial difficulties and will bankrupt in the future. This study proposes four business solution to mitigate the current problem. Which are reducing the stripping ratio to reducing the cost of production, increase the domestic market share by improving the marketing and external relation so they can get the tender to increase selling coal in Indonesia and to increase the revenue, cost Efficiency by improving the mining equipment utility and technology and also by using differentiation strategy, which is, build a new power plant to get the revenue not only from selling coal, but from selling the electricity to PLN or another entity. Keyword: Coal Mining, Financial Distress, Business Strategy, Financial Performance, Financial Analysi

Abstract

Abstract. This research begins with a simple question: how to utilize waqf land in order to benefit the Nazir and the community?. The Indonesian Waqf Board notes that the number of wakaf land in Indonesia reaches 4,359,443,170 m2 managed by wakif, one of the wakif is the Attaqwa Foundation. The Attaqwa Foundation established in 1950 is engaged in education and social affairs, owning land assets of 910,629 m2, and 22% of the total land is waqf land. As a Nazir, the Attaqwa Foundation, through the Waqf Board of Attaqwa Foundation, is obliged to organize, maintain and optimize the waqf land owned for the benefit of the ummah. This research tries to map the business opportunities that can be taken to develop the potential of existing waqf land and choose the best one by the decision maker. This research divides the benefit into two: economic benefit and social benefit, which then divided into six criteria: trust, job creation, sales, social assistance, and sustainability of physical infrastructure. From observations and interviews, there are four business options that can be developed, namely cooperation or mart, sports center, tempeh factories, and cultivation of catfish. By conducting SMART and AHP analysis, this study yields the conclusion that the highest benefits business option is Mart. The advantages of Mart will eventually be returned to the community as the full beneficiaries of the utlization of waqf land carried out by the Waqf Board of Attaqwa Foundation.Keywords: waqf, nazir, Attaqwa, SMART, AHP

Abstract - The development of information technology have an impact in various fields, including payment systems, particularly with the advent of electronic retail payment system known as electronic money (e-money). In the future, industries with electronic system predicted will be growing significantly. But compare with the other non-cash payment, the e-money in low number. For e-money companies’ issue, the market share of Flazz BCA decline during 2010-2014. The primary objective of this research is to know the behavior of consumer towards the purchase of e-money product Subject Flazz BCA and analysis the business issue. This research also aims to create effective marketing strategy for e-money issuer so it can attract potential consumer and increase the market share. This research using conducted depth interview, questionnaire and SPSS to analyze the data. Sample of 300 respondents were taken to test the hypotheses, and analyzed using multiple regression. The methods of this research is to get deeper analysis about root problem, it uses analysis from internal and external analysis. In which, internal analysis consist of seven P marketing mix and for external consist of general environment, industry analysis and consumer analysis. The research generate some strategies in which to increasing the market share of Flazz BCA and retain the Flazz BCA as a market leader of electronic money business in Indonesia,  it is using SWOT Matrix strategies and Push-Pull strategies, push means that ‘taking the product come to the customer’ and pull means that ‘getting customer taking to you’. This research is expected to be able to give a mapping explanation about consumer behavior and marketing strategies in Indonesia and able to provide sufficient information for companies who might have product to serve this segment also for further observation. Keywords: electronic money, consumer behavior, marketing strategies, willingness to use, Flazz BCA

Abstract. Indonesia, the archipelagic country consisting of more than 17.508 islands, currently the largest one in the world, has many industries in which it should improve to. With the era of globalization and modernization, and also the free ASEAN market, in order to be able to compete with another country’s industry, Indonesia should really be able to improve its own local competitiveness first since the nation competitive advantage is grown from the local competitiveness. Air transport industry, as one of the nation’s backbone of company, could serve as one of the strategic industry to improve and to compete internationally. This means, by knowing the local region competitiveness, the national air transport industry competitiveness will improve greatly too. Using qualitative analysis method by doing interview and the quantitative analysis using Shift Share Analysis and Location Quotient, this research conducted to know some of region’s performance in the air transport industry. Abstract -  The Indonesian government has committed to creating a conducive investment climate in the oil and gas sub-sector to maintain domestic energy supply. However, the global challenge of reducing world oil prices has a direct impact on the decline in investment flows in the oil and gas sub-sector. In the past three years, upstream investment in the oil and gas sector has always been below the target. Beginning in 2017, Production Sharing Contracts between the Government and the Cooperation Contract Contractors (KKKS) that initially used the Cost Revovery scheme switched to the Gross Split scheme. The Gross Split scheme is expected to be able to make cashflow and contractor economics more attractive, so that it will encourage investment in the oil and gas sub-sector. In managing operating costs, KKKS with the Gross Split scheme will tend to be more careful and efficient in making decisions on purchasing operational goods because all operating costs incurred will be borne by the KKKS. The existence of information related to the quality and price of domestic operating goods that are less competitive is thought to be one of the factors that influence purchasing decisions, especially for KKKS with the Gross Split scheme.Keywords : investment, gross split, quality, price, decision.

Abstract

Abstract. Residential property in Indonesia is set to be overwhelmed with demands as urban middle-class millennials has been just entering the productive age and become a strong prospective market with its massive number and delightful characteristics for the industry. The opportunity becomes even better as currently, Indonesia has 11.4 million house shortage and is increasing for about 800.000 units every year. The biggest ratio of Indonesian backlog in 2016 happen in Jakarta, the number is almost half of the total Indonesian backlog, which is 49.84%. However, latest trends show that the urban middle-class millennials are facing difficulty regarding their buying power to buy their own house. The problem caused by the average increase of people’s earnings is far below the rise of property price. PT. Pancar Garis Cahaya, a general contractor that specializes in civil engineering related products/services tries to aim and capture the prospective market as the company plans to offer a house that will fit with urban middle-class millennials style, preferences, and budget. The research discusses the business strategy of PT. Pancar Garis Cahaya in its plan to capture the market. External and internal analysis is done to discover the whole situation regarding the business issue and formulate the business strategy by using Porter’s generic business strategy, tows matrix, diamond strategy, and business model canvas. The results of this research are that the opportunity is real, there are a big undeserve market. The company also has the significant power to help them produce decent house for the urban middle-class millennials housing market, which are deep knowledges in house making, experienced workers, good partnership with suppliers and banks, effective work ethics, etc. However, the company need a big improvement on marketing efforts to increase its brand awareness and sales through marketing public relations. Furthermore, cost leadership strategy is the most suitable strategy to this price sensitive industry.Keywords:  housing, Indonesia, millennials, property, residential.
