Abstract

The importance level of risk throughout the construction progress is apparently inherit tendermous impact on the ultimate project performance and client satisfaction. Such determination level of risk in terms of frequency, time risk as well as cost effect to be perceived from two perspectives, owner and contractor, is inventably crucial to be researched, primarily for housing construction in Surabaya. This study was conducted by applying a survey through some questionnaires to observe 30 risks that have been identified from the previous literature. Total respondents involved were 69 respondents consisting of 29 respondents representing the owner / developer and 40 respondents representing the contractor. The results of this research, as from owners’ perspective, shows bad weather was the most common risk, followed by contractors’ financial difficulties which has the utmost impact on time and increasing material price takes major part on costs respectively. Whereas according to the contractor, design changes from consultants / owners are the most frequent risks, design changes from consultants / owners have prominent impact on time and lastly worker productivity also siginificantly reinforces expense factor.

Abstract

Global warming has been increasing since last 5th years. This problem emerged because of the development of highrise building these days. In a building, air conditioning system has the largest percentage of building’s energy consumption, 55-65% of total building’s energy consumption. An efficient and economic air-conditioning system is needed to save energy and operational cost as much as possible. Life cycle cost analysis is conducted to evaluate the air conditioning system by comparing some alternatives system. The datas are retrieved from building management and some supplier, also mechanical and electrical contractors. This research is conducted by calculating the investment cost (C), operational cost (O), maintenance and replacement cost (R), and salvage value (S). Before calculating life cycle cost, all cost is converted with annual worth method. Life cycle cost evaluation is capable to save operational cost up to 34%.

Abstract

This paper discusses the prefabricated construction method by taking a case study of Dian Sukolilo Regency housing construction, Surabaya. Prefabricated construction methods are able to provide faster construction times and better quality. Stages of research will be carried out by processing real data with a simulation calculation approach to obtain the calculation of the budget plan and estimated time of construction using the prefabrication method. The main variables that influence this prefabricated construction method are four namely cost, time, quality and number of units. The increasing number of units will reduce the cost of construction of the construction unit using the prefabrication method. The results of each research calculation will guide the interview to find out the response of the housing developer to the prefabricated construction method whose results will be the conclusion of the study.

Abstract

Banyak penelitian yang telah dilakukan untuk mempelajari faktor keterlambatan di proyek konstruksi jalan di Kota Ambon. PT X sering mengalami keterlambatan dalam menyelesaikan pekerjaan. Penelitian bertujuan meminimalkan rIsiko dan dampak keterlambatan yang dialami PT X. Penelitian ini menggunakan metode FMEA karena dapat memprioritaskan risiko proyek menggunakan item pekerjaannya. Prioritas item pekerjaan di pilih yang memiliki RPN di atas 125 Pengambilan data dilakukan dua kali wawancara dan teknik 5 Whys digunakan mencari akar permasalahan. Hasil selama wawancara adalah mendapatkan faktor risiko yang menyebabkan keterlambatan, nilai RPN dengan pedoman tabel SOD, menganalisis risiko, memberikan solusi dan memastikan nilai RPN lebih kecil dari 125. Dari hasil penelitian ditemukan kemiripan faktor risiko yang menyebabkan keterlambatan antara proyek 1 dan proyek 2, dengan proses pengerjaan di tahun yang bebeda. Faktor-faktor risiko tersebut terjadi karena penerapan sistem di perusahaan yang kurang diperhatikan. Implentasi metode FMEA untuk proyek konstruksi dapat digunakan meskipun item pekerjaannya banyak.

Abstract

Makalah ini membahas tentang metode konstruksi prefabrikasi dengan mengambil studi kasus pembangunan perumahan Dian Sukolilo Regency, Surabaya. Metode konstruksi prefabrikasi mampu memberikan waktu konstruksi yang lebih cepat dan kualitas yang lebih baik. Tahapan penelitian akan dilakukan dengan mengolah data dengan pendekatan perhitungan simulasi untuk memperoleh perhitungan rencana anggaran biaya dan estimasi waktu konstruksi dengan metode prefabrikasi. Variabel utama yang mempengaruhi metode konstruksi prefabrikasi ini ada empat yaitu biaya, waktu, kualitas dan jumlah unit. Jumlah unit yang semakin banyak akan memberikan penurunan biaya konstruksi satuan unit pembangunan dengan metode prefabrikasi. Hasil dari perhitungan penelitian masing- masing akan menjadi pedoman wawancara untuk mengetahui respon dari pihak pengembang perumahan terhadap metode konstruksi prefabrikasi yang hasilnya akan menjadi kesimpulan penelitian.

Abstract

The steady increase of human population and the limited living space encourages developers to make vertical residential namely apartments. The developers certainly need the right marketing strategy, one of them is determining the target age of the buyer. In this study, age is categorized into several generations, which is Gen X and Gen Y. Gen X and Gen Y have different characters and mindsets. This also makes a difference in consideration of buying an apartment. This research examines about the differences in the consideration of external factors and internal factors between Gen X and Gen Y in purchasing an apartment. External factors consist of physical condition of the apartment, location, environmental and financial factors. Meanwhile, internal factors consist of psychological, emotional, and intuition factors. The results stated that there were only differences in external environmental factors. Although there are no difference on other external and internal factors, Gen X tends to consider physical and location factors more, while Gen Y considers financial factors more. Meanwhile, all internal factors are considered more by Gen X than Gen Y.

Abstract

A development of Kriging-based finite elements method has been carried out by implementing the MITC3+ plate elements for modeling the plate structure. The MITC3+ element used is a development of the MITC3 element whose performance is considered quite good and can overcome problems that arise in the application of conventional Kriging-based finite elements, one of which is the shear-locking. The application of Kriging interpolation on MITC3+ elements is carried out with the Kriging shape function formulation in the formation of the bending stiffness matrix only. The elements are then tested with various benchmark problems such as Patch Test, hard clamped square plate, Rhombic Plate, and its ability to solve complex-shaped plates. The results showed that the MITC3+ was able to avoid the shear-locking mechanism and also produce an accurate solution. However, it appears there is an inconsistent convergence pattern on the Patch Test and Rhombic Plate.

Abstract

Dalam pembangunan proyek konstruksi, penggunaan material yang tidak optimal dapat menimbulkan waste material konstruksi yang berdampak terhadap tingginya biaya proyek dan menjadi limbah bagi lingkungan. Salah satu material konstruksi yang sangat banyak digunakan dan menimbulkan waste ialah besi beton bertulang, terutama apabila variasi potongan tulangan cukup banyak. Waste tersebut diakibatkan pemotongan tulangan yang tidak optimal. Integer linear programming merupakan metode yang terbukti efektif dalam menyelesaikan banyak permasalahan optimasi yang bersifat linear. Namun, masih sedikit yang mengaplikasikan integer linear programming pada problem optimasi pemotongan besi tulangan dengan banyak variasi potongan tulangan. Oleh karena itu, penelitian ini akan mengevaluasi sejauh mana tingkat keberhasilan optimasi metode integer linear programming dalam upaya untuk memperoleh waste besi beton paling minimum dengan bantuan program MATLAB. Data yang digunakan ialah besi beton berdiameter 13mm pada pembangunan sebuah proyek gudang. Setelah dilakukan proses optimasi, penggunaan besi beton berdiameter 13mm dapat dihemat sebanyak 59 lonjor (setara dengan penghematan 5,97%).

Abstract

Foundation is part of the building structure to transfer the load from upper structure to soil layer. A deep foundation is used when the hard soil layer is located far below the soil surface. To design an optimal and economical deep foundation that still meet the safety requirements, Ultimate Limit State (ULS), Serviceability Limit State (SLS), and economic are required. Previous studies indicate that metaheuristic method can be used as an alternative to solve existing optimization problems. Therefore, this study uses metaheuristic methods which are Particle Swarm Optimization (PSO) and Symbiotic Organism Search (SOS) to solve the optimization of deep foundation. In this study, optimization was carried out for case studies of four and nine story buildings which used bored pile foundation. The result showed that metaheuristic method was able to find the optimal deep foundation dimensions.

Abstract

Construction projects run the risk of not conforming to the initial expectations of development. It is very difficult to estimate the time of a project because a project is not repetitive, there are different challenges in each development project. Delay in completing a project will cause waste in the form of overtime and overbudget. This research was conducted using judgment sampling to 5 respondents who were expert contractors. The objectives to be achieved through this research are to identify the dominant factors causing delays in a residental project using the Decision Making Trial and Evaluation Laboratory (DEMATEL) method and modeling the relationship between the factors that cause delays in residential construction projects using the Interpretive Structural Modeling (ISM) method. The result of this research is the existence of 8 levels of sub-factor hierarchical structure which becomes the framework for contractors and project owners to reduce the risk of delays in residential construction projects. The dominant causes of delays in project development are design changes during construction, late delivery of materials, late approval of work drawings, late payments, and inappropriate work methods.
