Abstract

The growth of trade and service activities at Tanah Abang Market has influenced land use changes in the urban villages of Kebon Kacang and Kampung Bali, Jakarta. Using a descriptive quantitative approach, the analysis draws on spatial data of land use from 2014 and 2024 through map overlay techniques and a scoring method applied to five market development sub-variables: number of commodities, market area, number of consumers, service coverage, and number of active kiosks and stalls. Findings categorize overall market development as moderate, with spatial impacts varying by proximity to the market center (100 m, 200 m, and 300 m). The 300-meter radius exhibits the most significant changes, including expanded commercial functions and intensified vertical development. In contrast, the 100 m and 200 m zones show limited changes due to space constraints and high density. These outcomes underscore the need for locally adaptive spatial planning in managing land use dynamics driven by large-scale traditional market growth in urban settings.

Abstract

Pantai Corong has potential for further development; however, it still faces challenges related to inadequateinfrastructure. This study aims to identify tourism infrastructure development priorities based on visitorperceptions. The research employed a kuantitatif method approach with a rationalistic perspective, and data werecollected through questionnaires using the snowball sampling technique. The analysis was conducted using theLikert scale and Importance-Performance Analysis (IPA). The findings show that toilets and waste managementsystems are the most urgent facilities to be developed, as they are highly important but currently underperforming.Meanwhile, facilities such as food stalls, parking areas, and clean water networks are considered important andperform well, thus should be maintained. Other facilities, including accommodations and public transportation, areperceived as less important and are not the main focus for development at this time.

Abstract

The application of the TOPSIS analysis method aims to determine superior rusunawa in Balikpapan City based on residents' perceptions of various aspects of sustainability. This study examines nine rusunawa in Balikpapan and identifies the existing conditions of rusunawa through four aspects of sustainability, namely environmental, social, economic, and cultural. The results of the study indicate several shortcomings in rusunawa management, such as suboptimal waste and wastewater management, lack of social and cultural facilities, and limited support for residents' independent economic activities. Through the application of TOPSIS analysis, rusunawa with the best level of sustainability was found, which is a reference for rusunawa development in the future. The proposed sustainable housing concept includes the development of renewable energy systems, improving socio-cultural facilities, and more participatory environmental management to realize sustainable housing and improve the quality of life of residents.

Abstract

Sultan Aji Muhammad Sulaiman (SAMS) Sepinggan International Airport is one of the main transportation hubs for air travel in the Kalimantan region, particularly in the city of Balikpapan. SAMS Sepinggan International Airport is also among the busiest airports in Kalimantan. However, this situation has not yet become a central focus in the provision of adequate public transportation and mobility infrastructure. The high volume of passenger movement at SAMS Airport has the potential to contribute to increased traffic congestion, primarily due to the heavy reliance on private motor vehicles. Therefore, accessibility in the form of intermodal transportation integration is needed. Intermodal integration refers to efforts to develop cities, regions, or areas by integrating and/or connecting various types of transportation modes. It aims to achieve regional integration by improving accessibility, connectivity, and spatial cohesion through the connection of public transportation networks that are linked and integrated. This study employs qualitative methods including regulatory compliance analysis, mode preference analysis using the Analytic Hierarchy Process (AHP), and strategy formulation using SWOT analysis. Field findings indicate that the public desires transportation that is affordable, easily accessible, and well-integrated. Hence, coordination among transportation mode operators and improvements in service quality are necessary. Keywords : Airport, Intermodal Integration, Accessibility, Regulatory Compliance, AHP, SWOT

Abstract

This study aims to analyze the role of Karang Joang Urban Village as a service center in Balikpapan City by applying the Urban Network Analysis (UNA) approach. Karang Joang, the largest urban village in North Balikpapan District and located in close proximity to the new capital city (IKN), is expected to undergo massive development, thus requiring the identification of optimal activity centers. The analysis employs three centrality indicators: reach, betweenness, and closeness. The results show that buildings with high reach values have the potential to become activity centers due to their good accessibility. Meanwhile, the betweenness indicator identifies buildings that serve as key connectors between areas. However, the closeness centrality values indicate that accessibility between buildings is not yet optimal, mainly due to relatively large distances between buildings and a limited road network. This study concludes that Karang Joang has the potential to function as a service center, but infrastructure improvements are required to support sustainable regional development.
