Abstract

Bogor Regency is part of the National Strategic Area Jabodetabekpunjur, serves as the buffer area. However, it is not denied, accessibility making the Bogor Regency as one of the development center urban settlement and other economic activities. There are two Nature Conservation Area and seven Watershed, the greatest area is Cisadane Watershed, rich biodiversity, daily needs, but susceptible of land use change, especially high population area. The purpose study is to find out land use change and its influence factors on sub-district located in Cisadane Watershed, Bogor Regency. This study used mixed methodes research with series/multiply research, the first is spatial approach and quantitative analysis and the second is qualitative approach. Based on the discussion and findings research, the expansion development settlement in the suburban areas and productive lands convertion (Rustiadi et.al, 2003) happens in Cisadane watershed, urban activities have an impact transformation land use, agricultural into housing/settlement land was truly indeed. It had been occured before the provision of wetland agricultural area. Economic-social factors trigger developers the function of agricultural into housing with value added, no exception resident with the right ownership. Another factor is institutional factors, lack of commitment service from government to presence infrastructure and sustainability irrigation flow. The application of space utilization control has been conducted by sub- district and district officials through supervision and control accordance with the provisions of RTRW/IMB regulation, but this has offset by socialization to the public so a lot of society and officials government have yet know and understand the rules, so tendency land use change is quite high.

Abstract

The use of space for the population at large concentration of activities located at large cities such as metropolitan regions. The process of urbanization that occurred in those cities takes place dynamically and even showed an increasing trend. Metropolitan regions consists of at least one main city and several satellite city in it. Incorporated cities within the metropolitan region tend to interact among each other, especially between the satellite city with its main city. The interaction between the satellite cities and main city is very interesting to study more deeply that it was appointed as the topic of this research. Demak city as one of the satellite city in the Province of Central Java has a relationship with a city that has a higher hierarchy, Semarang City. The appeal of the main city cause the population more interested in physical activities at Semarang City than at Demak City. By using quantitative approaches and techniques of quantitative analysis descriptive statistics and cross tabulation analysis, this study aims to determine the form of interaction on the Demak City to Semarang City. Based on these results, the form of physical interaction of the city of Demak to Semarang establish a dependency, because the existence of Semarang influence in the field of transport, given the two cities are connected by a path which is the main route for Central Java Regional movement so if the physical condition of the City Semarang is not possible to go through then it can not happen the movement from Demak. Forms of economic interaction of the city is a dependency, because it occurs only in one direction from Demak especially at urban facilities, movement residents of Demak City to Semarang city to access the urban facilities that are not available in Demak, so in the field of urban facilities Demak City still depends on Semarang City. Forms of social interaction from the city of Semarang Demak against linkage, namely the relationship which is independent, the population affects the population in the city of Semarang Demak in the occurrence of social linkages.

Colo Natural Tourism is a one of place a natural tourism which developed in Kudus Region. This place attracts tourists because it has a beautiful natural resources and interesting activities. Based on tourism development, issues that often arise in every tourist attraction are such as limited tourism facilities and infrastructure and the lack of interest of the community to a tourist attraction. Those issues can be solved by providing enough and equitable facilities and infrastructures, increasing promotion of tourism attractions in order to attract visited tourist. Different with Colo Tourism, there is Rahtawu Tourism Village which is less developed. This study aims to investigate the alternative of Rahtawu Tourism Village development as a tourist attraction in the Kudus Region which is join with Colo or develop by own resources. The method that used is technically supported by descriptive analysis analytic hierarchy process (AHP) and it is supported by qualitative analysis. The AHP analysis was involving several informants who are the stakeholders of tourism development of Rahtawu Village. The results of this study indicate that informants choose the alternative that Rahtawu should develop by its own (65.16%) and the rest 34.84% choose joined with Colo Tourism. Tourism elements that influence for Rahtawu development are 34.04% for Rahtawu tourist attractions (first priority), 17.02% for transportation, accommodation and promotion (second priority), and the last but not least (last priority) is 14.89% for visitors. Therefore, the first priority of the development is improving the existing tourist attractions by providing tourism facilities and infrastructure.

Abstract

Limited land resulted city expansion towards the periphery by urbanization. Sub-urban area is still depends on the city core, which is known as urban sprawl (Soetomo, 2009). Urban sprawl in Greater Semarang passed the administrative boundaries, as example in Demak District. The purpose of study is to assess urban sprawl in Greater Semarang (a case in Demak District). In this study, urban sprawl defined in two dimensions, physical and non physical dimensions. Physical dimensions include land use, building density, building function and the level of accessibility. Non- physical dimensions include population density and population of agricultural livelihoods. Urban sprawl in study area during 2001-2012 has been increased 498.685 ha (32.23 % ) which consists of the change from urban sprawl into non-urban sprawl 488.278 ha and changes of non-urban sprawl into urban sprawl 986.963 ha. Development of sprawl has a combination of ribbon development and leapfrog development. Area with distance of 7.5-10 km from the center of Semarang City (ring 1) is the largest growth of urban sprawl. This shows that the distance to the city center to be one of the factors that influence sprawl. Direction of development of new residential is needed to integrated with other existing settlement. Another policy that needs to be considered is the provision of mass transportation facilities and infrastructure so that people living in urban sprawl areas do not need to use a personal vehicle to go to work or to the center of Semarang.

Abstract

Tembalang area is planned as location for education, especially for high level education. This function becomes a pull factor for the population to occupy the land which leads to the increase of needs for supporting space. The increase of space requirement for the development of settlement, trade, and service area bring an impact to the land price rising in Tembalang. This research aims to find out the correlation between the settlement development with the land price evolution. The method used is quantitative with the support of spatial analysis. The correlation of settlement development and land price evolution is observed with the score of 0,45 as Pearson Correlation. The correlation is represented mostly in lower land price which directly give effect to the price rising. The largest land expansion for settlement is in radius 1-2 Km which reaches 204% in 2012. Whilst, the land price itself experiences very high increase, especially in the area situated close with UNDIP such as Bulusan Village where the price rising hits 800% from 2002 to 2012.

Abstract

In 2007, the Central Java Province Government started the implementation of agropolitan program in some regencies with agriculture sector potentialities. The program promoted Suthomadansih Agropolitan Area establishment in Karanganyar Regency. One of the leading commodities from Suthomadansih was carrot. Carrot was considered in the program through infrastructure provision and community development programs. The objectives of the research are to investigate the value chain of carrot commodity in Suthomadansih, and to analyze how the implementation of the agropolitan program is likely to support its value chain. In doing so, there are three indicators that will be identified: the development of supporting infrastructure, agribusiness system, and human resource (Iqbal & Iwan, 2009). Both qualitative and quantitative analyses applied in the study with the performance table of the implementation of the agropolitan program and value chain analysis as the analytical tool. Referred to the value chain analysis of carrot commodity in Suthomadansih, some agropolitan-related development programs from the local government were conducted from the upstream to downstream flows of carrot commodity. However, some programs failed to support the value chain of carrot so that its improvement could not be optimized including Agribusiness Sub Terminal, Worta Cluster, Vitmaka, and Farm Road Improvement Program. The implementation of the agropolitan program was not sustainable because of the absence of the local government budget support. The program was only implemented for three years (2007-2009) so that there were no significant effects of the program on the agricultural sector, especially for carrot commodity.

Along with the development of transportation and road network, accessibility in some areas more easily. Community Activities also more develop, not only in agriculture, but also in other sector non-agriculture. Whereas in low accessibility areas, social economic community condition is still lagging behind due to difficult access to the area.  Accordingly, this study aims to determine how much accessibility effect to socioeconomic characteristics of rural community in Bumijawa Subdistrict, Tegal regency. The research approach used is a quantitative research approach. The method of analysis used in this study is descriptive Quantitative Analysis, crosstab analysis and spatial analysis. Based on the analysis result, found that the general conclusions are likely to affect the accessibility of community socio-economic conditions. Based on the result of socioeconomic zona, both in areas with high-level accessibility and area in around activities growth center are likely to have socio-economic conditions are more developed and conversely. When viewed from amount of influence on crosstab analysis, although it has a fairly strong correlation is between 0.309 to 0.702, but the magnitude of the influence of the level of accessibility to social conditions are still quite weak which only ranged from 0.049 to 0.254. This is because there are many other factors that also affect the socio-economic conditions of rural communities. In addition, one of them due to the low level of movement of rural communities compared with urban communities.
