Hasil penelitian menunjukkan bahwa: (1) Mekanisme proses penyelesaian sengketa bagi pemegang hak atas tanah yang bersertipikat ganda yaitu penyelesaian sengketa melalui kantor Badan Pertanahan Nasional secara mediasi atau non litigasi dengan melakukan pengaduan ke kantor pertanahan agar ditindak lanjuti dan mendapatkan penanganan dengan urutan tahapan pengkajian kasus, gelar awal, penelitian, ekspos hasil penelitian, rapat koordinasi, gelar akhir, sampai tahap penyelesaian sengketa. Secara litigasi ajukan gugatan pembatalan sertipikat ke Pengadilan Tata Usaha Negara (PTUN), ajukan gugatan pembatalan SHM sebagai bentuk Keputusan Tata Usaha Negara (KTUN) ke PTUN; (2) Akibat hukum yang ditimbulkan terhadap penerbitan sertipikat ganda bagi pemegang hak atas tanah adalah menimbulkan ketidakpastian hukum karena terdapat lebih dari satu sertipikat, kerugian kedua belah pihak yang bersengketa, pembatalan atau pecabutan sertipikat karena cacat hukum administratif berdasarkan putusan pengadilan tata usaha negara yang sudah berkekuatan hukum tetap.
