Abstract

Taman Budaya GWK dibangun di kaki pulau Bali di atas bukit kapur di desa Ungasan dengan jarak kurang lebih 6 km dari Bandara Internasional I Gusti Ngurah Rai. Taman Terdiri atas sebuah Patung yang berada di atas bangunan Pedestal pada ketinggian 144,64 m. Patung ini dikitari atraksi budaya sebagai pendukung obyek wisata dengan kegiatan bisnis. Apakah proyek ini layak secara financial ? Analisis finansial didukung data yang sebagian besar menggunakan metode Estimasi yang berkaitan dengan aspek pembiayaan, menggunakan program analisis risiko @Risk. Sedangkan metode ramalan yaitu dengan metode dekomposisi, regresi linier dipergunakan dalam hal peramalan akan kedatangan wisatawan. Hasil penelitian ini adalah: Secara financial proyek tersebut di atas, NPV, IRR dan BCR dinyatakan layak dengan probalilitas antara 50 % hingga 55 %. NPV rata-rata adalah Rp. Rp. 116.162.424.523,10, dengan probabilitas 20 % dan sensitivitas yang paling kuat pengaruhnya adalah bangunan pedestal dan patung yaitu - 80 %. Distribusi nilai IRR berada dalam kisaran 16 % hingga 27 % dengan nilai rata-rata 20 %. Korelasi sebesar 10 % dari kedatangan wisatawan. Nilai BCR terdistribusi antara 0,79 hingga 1,73 dengan rata-rata 1,20. Probabilitasnya hanya 30 % dengan korelasi yang paling besar pengaruhnya adalah bangunan pedestal dan patung sebesar - 82 %.

Abstract

Physical development of a hotel will try to present the best quality to its consumer. So that every hotel operator will release of hotel quality standard to manage. This standard become reference and go into effect in the entire world where that hotel network reside in, including development of Nusa Dua Golf Resort to be managed by Novotel group - Accor. In order to get standard quality, a “mock up” building was built, before the hotel development to be continued. Long design process have been undertaken by designer consulting to put “quality” as a major construction process. Later in the construction execution the contractor is expected to follow the quality standard set up by consultant. The contractor will be supervised by Construction Management Consultant and Quantity Surveyor Consultant This research will study about quality process ability of foreman representing contractor. Project Quality Management which consist of Quality Planning, Quality Control and Quality Assurance were used in course of evaluation. The primary research data were collecting using questionnaire instrument and observation. Data colected were evaluated by descriptive analysis, for descriptions about the level ability of foreman. This study revealed that the relationship between foreman ability and education, experience, motivation and dicipline in applying quality management in this construction project were extremelly low and were not significant. Therefore, quality management trainning to foreman is recommended.

Abstract

Seiring dengan meningkatnya penduduk, kebutuhan masyarakat akan perumahan juga semakin meningkat. Demikian juga dengan Pegawai Negeri Sipil (PNS) Pemerintah Kabupaten Badung Propinsi Bali. Kebutuhannya terhadap perumahan memiliki berbagai motivasi. Dibuatnya Pusat Pemerintahan (Puspem) Kabupaten Badung di Sempidi - Dalung, akan memindahkan sebagian besar dinas dan instansi menjadi berada pada satu area, dengan harapan dapat melayani masyarakat secara maksimal. Akibat terjadinya perubahan tersebut akan mempengaruhi kehidupan PNS Badung. Tujuan penelitian ini adalah untuk mengetahui bagaimana tingkat preferensi PNS Badung terhadap perumahan, faktor apa yang dipertimbangkan, dan faktor apa yang lebih dominan serta apa keinginan PNS Badung untuk memenuhi preferensinya terhadap perumahan. Penelitian ini dilakukan dengan menggunakan metode Proportionate Stratified Random Sampling dalam pengambilan sampel, serta brainstorming dan wawancara dengan menggunakan kuisioner kepada PNS Badung dalam pengumpulan data, yang kemudian dianalisa deskriptif, uji normalitas data, uji Chi Square, dan uji Konkordansi Kendall’s. Analisa data menunjukkan bahwa tingkat preferensi PNS Badung terhadap perumahan sangat tinggi yaitu 92% yang tidak memiliki hambatan. Urutan faktor – faktor yang mempengaruhi tingkat preferensi adalah Faktor Lokasi, Harga, Sistem Pembayaran, Sarana Prasarana, dan Disain Bangunan. Perumahan yang diharapkan PNS Badung adalah di sekitar lokasi Puspem Pemkab Badung kurang lebih 2-5 km,memiliki jaringan infrastruktur dan fasilitas sosial berupa balai untuk olahraga, tipe bangunan 45 m2, luas lahan 100 – 125 m2, non finishing , kisaran harga 76 – 175 juta rupiah dengan sistem pembayaran kredit uang muka 20 – 35 %. Abstract: Along with the increasing of society’s total, the need of housing is also increasing. It is also happened to the Civil Servants of Badung Regency. The necessaries of the house have some motivations. By the making of Badung Regency Civic Center in Sempidi – Dalung, it will remove most of the instances to be located in the same area, which aim to give a maximal service to the society. The effect of this changing, there will be a changed the Civil Servants life. The purpose of this observation is to know about the preference level of them to the housing, what are the factors to be compared and which factor is more dominant to fill the Civil Servants preference to the housing. The method of the observation used by Proportionate Stratified Random Sampling, and for collecting the data brainstorming and interview method are used by giving the questionnaires to Civil Servants. Then those data is analyzed descriptively. After that, the test of data normality, Chi Square test, and Kendall’s Concordat ion test The data analysis shows that the preference level of Civil Servants in Badung Regency to the housing was very high ( 92 % ) which does not find any obstacles. The factors which influence the preference level are about location, cost, the payment system, tools, and building design. The expectation of housing location of the Civil Servants is around the Badung Regency Civic Center (about 2-5 km), having infrastructure network, and social facilities ( i.e. Sport Building ), building type 45 m2, with 100 – 125 m2 area’s spacious non finishing, and the cost is about 76-175 million rupiah by the down payment credit system is about 20-35%.

Abstract

Evaluation of building design consultant performance is needed, becausemost of strategic decisions and project costs depend on the consultant performancethat is implemented in project design documents. The Analytical Hierarchy Process(AHP) method can be used as a reference for assessing the consultant performancein more detail and measurable. The hierarchy of assessment criterions was obtained from the interview in whichthe respondents were building design experts and it was combined with relevantliteratures. The analysis using the AHP method was conducted to compare theimportance level of criterion using pair-comparison matrixes. The weight ofcriterion and sub criterion were calculated by using eigen vector.The result of this study indicates that Quality of Design Document is the mostimportant criterion (41,8%), followed by Relevancy with Term Of Reference(26%), Time Schedule ( 17,7%), and Design Cost (14,5%), which presented atlevel 2. At level 3, Consistency of Design Document is the most important criterion(13,9%), followed by Constructability of Design Document (11,3%), Accuracy ofDesign Document (10,6%), and so on. The last criterion, which has the smallestassessment weight, is the Goal Achievement of the Preparation Phase (4,6%). Atlevel 4, Consistency among Engineering Drawing Document, Specification andCost Estimate is the most important sub-criterion (6,9%), followed by RationalTime Schedule (5,8%), Equivalency of Remuneration with Project Requirement(5,7%) and so on. The last criterion is positioned by Explanation of ConstructionMaterial, which has the smallest assessment weight (0,7%). Based on theassessment hierarchy, which has been completed with global weight of allcriterions, hence the tables of assessment system for building design consultantperformance can be made. Accordingly, the consultants can be classified accordingto their performance levels.

Abstract

Setelah krisis moneter, perkembangan di bidang konstruksi khususnya di Indonesia telah mengalami kemajuan. Para penyedia jasa kontruksi bersaing untuk mendapatkan kepercayaan dari pengguna jasa konstruksi. Diantaranya dengan menggunakan ready mix concrete (beton siap pakai) untuk mempercepat penyelesaian proyek dan untuk menjamin agar mutu yang dihasilkan sesuai dengan rencana. Kondisi ini menyebabkan kebutuhan akan beton siap pakai terus meningkat sehingga diperlukan perencanaan persediaan material yang ekonomis yang dapat menjamin kelancaran proses produksi. Penelitian ini membahas perencanaan persediaan material yan ekonomis pada industri beton siap pakai di PT. Sarana Beton Perkasa. Untuk peramalan permintaan selama dua tahun terhadap mutu beton K-225, K-250, K-275, K-300, dan K-350, perencanaan kebutuhan total bahan baku, serta analisis biaya. Metode riset operasi digunakan untuk mendapatkan harga bahan baku yang lebih ekonomis dari sekian banyak sumber pembelian bahan baku. Selain itu, metode Economic Order Quantity (EOQ) digunakan untuk mendapatkan biaya total yang ekonomis dalam proses produksi ready mix concrete. Hasil analisis menunjukkan bahwa perkiraan permintaan beton siap pakai dalam dua tahun peramalan (2014 dan 2015) adalah 4.745 m3 untuk mutu beton K-225, 14.284 m3 untuk K-250, 803 m3 untuk K-275, 53.200 m3 untuk K-300, dan 27.244 m3 untuk mutu K-350. Sementara itu, diperlukan 36.510 ton semen, 69.438 m3 pasir, 45.404 m3 koral, 77.276 liter retarder, serta 18.015.548 liter air untuk memproduksi ready mix concrete. Sehingga, total biaya yang harus dikeluarkan untuk memproduksi ready mix concrete selama dua tahun adalah sebesar Rp. 157.488.069,00.

Abstract

Pengelolaan finansial seringkali kurang dicermati oleh kontraktor, namun kontraktor cenderung berusaha untuk mendapatkan keuntungan yang sebanyak-banyaknya. Modal kerja dari realisasi penerimaan sangat ditentukan oleh cara pembayaran yang telah ditetapkan dalam kontrak konstruksi. Penentuan sistem pembayaran yang tepat dapat mengurangi resiko kekurangan modal kerja. Tujuan penelitian ini adalah mencari alternatif sistem pembayaran yang paling menguntungkan bagi kontraktor. Penelitian dilakukan pada Proyek Peningkatan Struktur Jalan Cekik-Batas Kota Negara. Time Schedule proyek diasumsikan sebagai kondisi penjadwalan EST dan kondisi penjadwalan LST didapatkan dari pengolahan data dengan membuat uraian dan urutan setiap kegiatan dalam aktivitas proyek sehingga dapat ditentukan durasi waktu tenggang untuk setiap aktivitas dengan metode PDM menggunakan bantuan software Microsoft Project. Kemudian dibuat analisis cash flow untuk beberapa alternatif yaitu sistem pembayaran bulanan dan termin progress 25% dengan masing-masing uang muka sebesar 0%, 10%, 15%, dan 20% dalam kondisi penjadwalan EST dan LST. Dari ke enam belas alternatif sistem pembayaran yang ditinjau akan dicari besarnya keuntungan yang akan diperoleh. Hasil analisis data menunjukan bahwa sistem pembayaran yang paling menguntungkan adalah sistem pembayaran bulanan dengan uang muka 20% pada kondisi penjadwalan EST yang menghasilkan nilai penutupan akhir sebesar Rp. 3.062.755.359,01 dan persentase keuntungan 9,80%.

Abstract

Kepemimpinan merupakan faktor yang sangat penting untuk menunjang keberhasilan pekerja dalam suatu proyek. Jika kepemimpinan bagus maka akan menghasilkan kinerja pekerja yang bagus serta stres pekerja juga dapat ditanggulangi. Banyak aspek yang harus dimiliki oleh setiap pemimpin agar dapat mendukung tercapainya tujuan organisasi. Aspek-aspek pendukung yang harus dimiliki oleh setiap pimpinan proyek yaitu aspek cara bersikap, apresiasi, dan komunikasi. Tujuan dari penelitian ini adalah untuk mengetahui pengaruh kepemimpinan terhadap kinerja dan stres pekerja pada proyek jalan raya di Kota Denpasar.Teknis analisis data yang digunakan adalah analisis regresi linier berganda, analisis korelasi berganda, analisis determinasi, dan uji t dengan bantuan program SPSS 20. Dari hasil uji validitas dan reliabilitas data diketahui bahwa faktor-faktor yang diteliti memiliki nilai validitas dan reliabilitas yang lebih besar dari nilai standar yang ditentukan untuk 20 sampel, yaitu 0,450 (nilai rtabel) sehingga dapat digunakan untuk penelitian. Dari hasil perhitungan analisis regresi linier berganda didapat Y1=16,754+0,250X1+(-0,867)X2+0,479X3. Sedangkan Y2 = 1,608 + 0,941X1 + 1,087X2 + 0,031X3. Hasil perhitungan uji t, dan diperoleh nilai thitung cara bersikap sebesar 0,691, nilai thitung apresiasi sebesar -2,098, nilai thitung komunikasi sebesar 1,341 Ketiga nilai tersebut lebih kecil dari ttabel yaitu 1,746. Sedangkan hasil analisis uji t untuk cara bersikap, apresiasi, dan komunikasi terhadap stres diperoleh hasil thitung cara bersikap sebesar 1,578, nilai thitung apresiasi sebesar 0,052, nilai thitung komunikasi sebesar 1,578 Ketiga nilai tersebut lebih kecil dari ttabel yaitu 1,746. Abstract

In construction businesses, it is important to understand the differences between standard costs and the actual costs. Comparing or to find the differences between actual and standard cost in the term of accounting is known as variance analysis. Real cost is the cost of material and labour that actually paid by the company. Standard cost is the cost that calculated based on the quantity of work items multiplied by coefficient of BOW and furthes analysis multiplied again by standard price from city government of public labour 2004. The material price variance is calculated is caused by comparing real material price with the standard ones. The difference happened because by the reality that the company bought material higher or lower price than the standard material price. The total bought of material price variance can be calculated by multiplying (unit) item per item material price variance with the actual quantity. Material quantity or use variance is the differences that happened because the company uses the material more or less quantity than standard quantity in the production process. The total amount of material quantity or use variance can be calculated by multiplying the material quantity variance with the standard material price per item. The calculation of variance from material price revenled that 0.38%, material quantity variance 19.04% and the total amount of material price variance is 18.60% in relation to standard material cost. Labour cost variance is about 62.01% againsts standard labour cost. The total variance of cost and labour price is 36.03% againsts standard cost and labour price. If the calculation considered the indirect cost, the total variance will be 18.90%. Also if taxes is added in the calculation the total variance will be 13.82% of the standard cost.

Abstract

Abstract Badung regency in Bali, where the tourism industry is growing very rapidly. Building continues to grow, such as hotels, villas, resorts, hospitals, and so forth. Implementation of building construction projects in Badung not be separated from the issue of costs, quality of execution and completion time of the project. These problems arise due to lack of skills / competencies project manager of the responsibility to integrate and coordinate all available resources for the achievement of project objectives. In this case the role of Project Manager will determine the success of a project. So, there should be a study of the basic capabilities that must be owned by the Project Manager, among others: Conceptual Skills, Technical Skill, and Soft Skills. Data collection is done by the method of observation and surveys. Factor analysis was conducted to identify factors / characteristics Project Manager that affect the quality of the construction project implementation performance. Multiple linear regression analysis determined the relationship of the performance characteristics of the project manager building construction projects in Badung. Factor analysis resulted in the identification of 22 variables that affect the quality of the building construction project implementation performance. Multiple linear regression analysis determines the characteristics of the Project Manager greatest influence on the quality of the building construction project implementation performance is Social Skills aspect of 33.08% compared to the other two aspects, namely the conceptual skills (32.10%) and Technical (9.40%) . The total value of the influence of the three aspects of the characteristics of the project manager of 74.58% means that there are still approximately 25.42% influenced by other factors, such as the state of nature, the environmental situation, location, and so on, the implementation of building construction projects in Badung.

Abstract

Abstract:The construction of Dewaruci Underpass was an attempt by the government to improve accessibility to support economic growth as well as to improve social welfare. The construction activities of Dewaruci Underpass can bring a wide range of risks, therefore it was conducted a research to identify the risks, assess the risks by analyzing the level of risk acceptance, risk mitigation and ownership of the dominant risk. This research was conductedbyqualitativedescriptivemethod, namely the field research, based on theliterature reviewandsupporting data. Data was collected bydistributing questionnaires tothe respondentsusingpurposive sampling method, whichsimplyselectingrespondentswho were competentandexperienced(expert) about the possiblerisksthatoccurduring theexecution ofthe construction of Dewaruci Underpass. The study was conductedin the area ofdevelopment projects of Dewaruci Underpass, JalanNgurahRaiBypass, Badung from March 2013toJune 2013. The results showedthat there were99risks identifiedand46(46.46%) of dominantriskcategory. The dominantrisks were most prevalentinthe projectrisks. There were105measuresto mitigatetheriskdominantwith 19mitigationmeasuresatan unacceptablerisk. Mostdominantrisksweretherisks ofcontractorsof41(58.57%) withsevenunacceptable risks.Thedominantrisksfor examples:disruption ofconstructiondue tothe density oftraffic, the mitigation measures were doingtraffic controlalong with the relevant agenciesandcarried out most ofthe majorworksoutsiderush hourtrafficandthe risk wasborne bythe contractor. Groundwater levelswereshallow, the mitigation measureswerepreparingdewateringwellsandthe pumpandput thework onthe drainagechannel, andthe risk wasborne bythe contractor.
