Abstract

Flats are multi-story buildings built to serve a region that is divided into functionally structured sections, both in horizontal and vertical directions consist of each unit that can be owned and used separately. Flats are often identified as poorly maintained buildings especially in infrastructure and facilities that support the security, convenience, and safety of occupants and buildings. Fire in flats can be caused by various things including human, natural, and accidental factors. Fire prevention can be performed properly when flats manager and occupants can understand the risks that can trigger fires as well as those that can hinder the rescue process. This study tries to find out the weight of fire protection systems technical requirements to determine flats’ reliability against fire hazards based on the Minister of Public Works Regulation, National Fire Protection Association, and American Society For Testing and Materials. Through the filtering phase analyzed with Relative Importance Index followed by weighting phase analyzed with Pairwise Comparison, the result obtained an order of requirements from the highest to lowest weight are Means of Escape (24,1%), Active Protection Systems (18,9%), Passive Protection Systems (14,5%), Utilities (13,5%), Site Planning (10,1%), Occupancies (9,8%) and Housekeeping (9,1%).

Abstract

Earned Value Management (EVM) is a method used to monitor and to predict project completion time. This method uses a linear approach in predicting project time completion. Unfortunately, most of the projects run in dynamic environments with complex characteristics, causing project progress to require a non-linear approach. That is why the use of EVM in monitoring and predicting non-linear project completion time is less effective. This study proposes a more realistic alternative approach using non-Linear EVM based on the Support Vector Regression (SVR) - Growth Model. The SVR-growth model is used to accommodate the non-linear progress of the project, while the EVM is used to represent the predicted results of the project completion time. For model validation, 5 data on oil and gas field development construction projects in Jawa, Bali and Nusa Tenggara Regions were used as case studies. The results of this study indicate that the results of project completion time prediction using the SVR-Growth Model provide high accuracy and precision compared to the traditional EVM method

Abstract

Pada Proyek Pembangunan Jalur Ganda Jalan Ka Lintas Selatan Jawa Km 49+500 Sd Km 52+500 Antara Mojokerto Solo (Paket JGMS-9) mengalami keterlambatan dikarenakan shopdrawing pengerjaan proyek belum disetujui. Akibat hal tersebut, perlu dilakukan optimasi percepatan waktu untuk mengejar keterlambatan dan mengestimasi pertambahan biayanya. Tugas akhir ini bertujuan untuk mereduksi keterlambatan penyelesaian proyek dengan mempercepat waktu penyelesaian proyek dan dengan biaya seminimal mungkin. Untuk mempercepat durasi proyek akan diterapkan metode Time Cost Trade Off (TCTO). Pada tugas akhir ini Data yang digunakan adalah data sekunder (Schedule, kurva S dan produktivitas pekerja) dan data primer. Optimasi metaheuristic, Particle Swarm Optimization (PSO), digunakan untuk mengoptimalkan pertukaran waktu dan biaya (Time Cost Trade off). algoritma dikerjakan menggunakan program bantu MatLab™. Tahapan penelitian dilakukan dengan menentukan objective function model PSO, men-generate particle dan menentukan velocity dari partikel. Simulasi dilakukan dengan melakukan 1000 kali iterasi. Untuk validasi model, dilakukan perhitungan TCTO secara matematis (manual) kemudian hasilnya dibandingkan dengan luaran PSO. Hasil penelitian menunjukkan bahwa, durasi normal pada pekerjaan jembatan adalah 302 hari dengan biaya normal sebesar Rp. 23.036.343.652. Durasi percepatan proyek setelah dilakukan analisa Time Cost Trade Off (TCTO) dengan menggunakan metode matematis adalah 287 hari dengan biaya percepatan Rp. 28.365.575.129. Durasi percepatan proyek setelah dilakukan analisa Time Cost Trade Off (TCTO) dengan menggunakan Particle Swarm Optimization (PSO) adalah 287 hari dengan biaya percepatan Rp. 28.464.546.260. Dari hasil tersebut terlihat bahwa hasil analisis matematis dan analisis metaheuristik memberikan hasil yang sama, dengan perbedaan 0.001%. Oleh karena itu, model PSO ini dapat diterapkan untuk mengoptimasi waktu dan biaya proyek.

Abstract

Along with the implementation of project work with the Joint Operation (KSO) system, there are risks that arise due to differences in vision between partners so that risks that may occur need to be identified so that risk mitigation can be carried out. This study aims to identify the risks that arise in the KSO project in Tapin Dam, South Kalimantan. KSO risk identification begins with conducting a literature study to create a risk list and then conducting a preliminary survey and expert validation to determine the relevance of KSO risk to the project that is the object of research. Furthermore, the Probability Impact Matrix (PIM) is used to see the dominant risks that affect the achievement of project goals. This study also analyzes the risk allocation of each party and proposes mitigation actions. Based on the results of the study, it was found that among 30 relevant risk variables, 11 variables identified as high risk which are then allocated and determined its risk mitigation.

Abstract

Proyek adalah alat implementasi strategi perusahaan. Pengembangan proyek menjadi usaha untuk mengkaji, mengevaluasi dan memilih prioritas proyek dalam mewujudkan tujuan strategis perusahaan. Modal merupakan utilitas yang terbatas. Diperlukan pengetahuan dan ketrampilan tentang kelayakan proyek termasuk pengelolaan pasar, pembiayaan, dan investasi. UMKM memiliki kepentingan yang sangat kuat untuk memahami kelayakan proyek tersebut dalam hal ketangguhan usaha dan kemampuan pengembangan usaha. Meskipun mempunyai peran penting bagi pertumbuhan ekonomi Indonesia, UMKM menghadapi banyak hambatan yang mengakibatkan sulit untuk berkembang dan pada kondisi ekstrim bisa mengalami kegagalan usaha. Sebab munculnya masalah salah satu yang terbesar adalah keterbatasan pengetahuan dan ketrampilan dalam mengembangkan usaha. UMKM konstruksi dengan karakter padat modal dan padat karya sangat memerlukan peningkatan pemahaman dan kemampuan tersebut. Diharapkan kegiatan dapat berkelanjutan dan menghasilkan rumusan kerjasama pengabdian masyarakat dalam jangka panjang melalui terdesiminasinya keilmuan kelayakan proyek bagi UMKM konstruksi di Surabaya, terutama untuk keilmuan fisibiliti pasar dan fisibiliti keuangan. Keilmuan dan ketrampilan kelayakan proyek dan bisnis yang di berikan dapat membantu usaha memperkuat kemampuan mengembangkan usaha dan keunggulan bersaingnya. Dan dalam jangka panjang mampu menaikkan katagori usahanya dari UMKM ke besar.

Abstract

Competitive advantage is an important factor in the success of construction companies in a competitive market. To achieve a competitive advantage, construction companies must understand the factors that influence it and implement the right strategy. This study aims to analyze the factors that influence the competitive advantage of construction companies in Indonesia. It is an exploratory research. Factors affecting competitive advantage were obtained from an in-depth literature review and structured interviews with leaders of Indonesian state-owned construction companies. The results were then analyzed using the Relative Important Index (RII). The results highlight three main factors affecting the competitive advantage of construction companies in Indonesia: company characteristics, technology adoption, and technology readiness. Implementing the outputs of this research can be beneficial for companies to face intense global competition, by taking strategic steps to improve their competitive advantage in the construction industry.

Abstract

The implementation of construction projects must be managed professionally with good and appropriate management. One of them is through the selection of work methods in the implementation process. In bridge construction, several main parts, such as pier head construction, need special attention. This study aims to analyze the selection of the best work method in implementing pier head cast in situ in the construction of toll road projects from several alternative pier head work methods, including full shoring system, bracket truss system, and corbel truss systems. The best alternative method is selected using the AHP (Analytic Hierarchy Process) Method. Decision-making variables, which include four criteria and ten sub-criteria, were obtained from in-depth literature reviews and discussions with experts through FGD (Focus Group Discussion). From the results of the analysis using AHP, the values for corbel truss (0.530), full shoring (0.318), and bracket truss (0.152) were obtained. Compared to other alternatives, the corbel truss system method has advantages in duration, characteristics, and performance criteria. Hence, the corbel truss system method is the best alternative to be used as a pier head cast in situ bridge work method.
