Abstract

Cost of solid waste management, in Malang City, can not be covered by retribution; therefore government has to subsidized. Solid waste management expense consist of TPS (temporary collection location/Tempat penampungan sementara) investment, operational/maintenance of TPS, wipe of general facility, transport from TPS to landfill and landfill treatment. This study suggest tariff retribution calculation model of solid waste mangement at Malang City. The proposed model integrate 2 method, they are Activity Based Costing (ABC) system and building type. Activity Based Costing (ABC) system is used to gather cost of waste management. While building type is used to put cost upon tariff retribution of waste management at Malang City. The early stages was to identify any activities that generate expenses in waste management. The next phase is determining the cost driver from each activites. The last step is devide amount retribution based on building type. The result from this study show that cost of street sweeping is Rp. 6.275,35/km; cost of transporting solid waste is Rp. 96.832,40/trip and cost of landfill treatment is Rp. 6.275,35/m3. After that, calculate based on solid waste generated each type building.

Abstract

Multiyear construction project is one of the riskiest project due to uncertainty and dynamic economic condition. In multi-years project, cost escalation is inevitable because during construction period various risk factors such as increasing of labor cost, materials cost, energy cost, and equipment cost will affect the costs of the projects. This paper proposes a model to estimate cost escalation based on System Dynamic (SD) approach. SD is used to represent correlation among risk factors influencing cost escalation and to calculate cost escalation during project period. Causal Loop Diagram (CLD) was made based on in-depth literature review and confirmed by the experts. To validate the model, 7 multi-years projects in Indonesia were used as case study. The result showed that the proposed model can accurately predict project cost escalation with an accuracy of 91.21%. Simulation of SD also showed that the change of scope of work, ambiguous contract condition, unpredictable conditions, project schedule delay, inflation, and extreme weather condition are the most influencing factor of cost escalation. Besides predicting cost escalation of project, this model can also be used as early warning system in multi-year projects environment.

Abstract

The property industry in Indonesia is one of the areas that has been developing, such as housing. Quality management is very important to be applied in any housing development process. This study aimed to design an evaluation model of housing product quality and assess the quality of housing product in Malang City. By using purposive sampling, this research focused on 9 unit samples. Quality assessment used was standard quality measures, CONQUAS 21 and CIS: 7. The analytical method applied was Six-Sigma approach with DMAIC tools. Moreover, Pareto and Fishbone diagram had also been used as analytical tools. The result revealed that there was a low sigma level in housing product, the average was 2,18 sigma. The critical causes of this problems were unskilled labours, poor materials, and climate changes. The action plans for the improvement that could be implemented were a selection of qualified contractors, job skill training for labours, and a regular inspection according to standard.

Abstract

Perencanaan penjadwalan umunya dibuat secara manual sehingga hasil penjadwalan dapat terjadi perbedaan dengan desain. Untuk membuat jadwal yang terintergrasi dengan rancangan desain dapat menggunakan aplikasi BIM, namun penjadwalan BIM bersifat determistik. Untuk penjadwalan probabilistik dapat menggunakan metode PERT sebagain analisa probabilistiknya. Pada Tugas Akhir ini dilakukan modeling Proyek pembangunan Jembatan Bedadung pada aplikasi BIM berupa Tekla Structures dan dilakukan penjadwalan pada BIM menggunakan dua macam metode pelaksanaan, metode Service Crane dan metode Launcher Girder. Setelah dilakukan penjadwalan, maka dilakukan analisa probabilistik menggunakan Microsoft Project. Dari hasil analisa yang dilakukan didapatkan kesimpulan bahwa jadwal dengan metode Service Crane dan Launcher Girder perlu dilakukan iterasi penjadwalan dengan durasi 843 hari untuk metode service crane dan 853 hari untuk Launcher Girder agar memiliki tingkat keyakinan 75%.

Abstract

Pada setiap proyek konstruksi,selalu menggunakan site facilities untuk menunjang kinerja dalam proyek. Jenis site facilities ini tidaklah sama pada setiap proyek karena masing – masing proyek memiliki karakteristik,metode,dan lahan yang berbeda. Tata letak site facilities tersebut harus di atur karena memiliki dampak terhadap waktu dan biaya pengerjaan proyek. Pada penelitian sebelumnya,untuk mengoptimasi site layout digunakan single objective function dan jarak perjalanan hanya diukur secara horizontal. Berbeda dengan penelitian ini yang menggunakan multi-objectives function yaitu Traveling Distance dan Safety Index dan jarak perjalanan yang diukur secara vertikal dan horizontal. Untuk mendapatkan site layout yang optimal,maka langkah yang dilakukan yaitu meminimalkan traveling distance dan safety index. Dari 6 skenario maka didapat hasil traveling distance paling minimum yaitu pada skenario 6 dengan nilai sebesar 119.754,9  atau mengalami penurunan nilai sebesar 9,91% bila dibandingkan dengan kondisi awal. Sedangkan nilai safety index paling minimum yakni pada skenario 4 dengan nilai Sebesar 3.149,84 atau mengalami penurunan sebesar 5,96% bila dibandingkan dengan kondisi awal

Abstract

Material inovatif adalah material material konstruksi yang dapat dijadikan pilihan atau pertimbangan lain dalam penggunaanya pada konstruksi dan telah memenuhi fungsi dari penggunaanya pada konstruksi. Dampak dari penggunaan material-material yang inovatif adalah metode pelaksanaan lebih mudah, beban yang diterima struktur dari material bangunan juga lebih ringan, waktu pelaksanaan dan beberapa kelebihan lainnya. Penelitian ini bertujuan untuk membandingkan biaya material pada modifikasi struktur bangunan yang menggunakan material yang inovatif yang ringan yaitu pelat lantai pracetak ringan dan bata ringan dengan struktur eksisting bangunan yang menggunakan pelat lantai beton biasa dan bata merah. Dengan modifikasi struktur diharapkan dimensi struktur akan berubah jika menggunakan material yang inovatif dan membandingkan perubahannya terhadap biaya material terpasang. Ada 3 skenario perbandingan  yang dilakukan pada penelitian ini, skenario pertama adalah struktur eksisting  yaitu struktur yang  pelat lantai dan dindingnya sama dengan bangunan aslinya yaitu pelat lantai konvensional dan dinding bata merah, skenario kedua adalah struktur modifikasi 1 yaitu struktur bangunan dengan penggantian pelat lantai konvensional dengan pelat lantai pracetak ringan dari beton aerasi dan dinding tetap menggunakan bata merah, dan scenario  ketiga adalah struktur modifikasi 2 yaitu struktur bangunan dengan penggantian pelat lantai konvensional dengan pelat lantai pracetak ringan dari beton aerasi dan dinding bata merah dengan dinding bata ringan dari beton aerasi. Pada penelitian ini, proyek yang digunakan sebagai studi kasus adalah proyek Gedung Asrama Berlantai 5 LPMP Sumatera Barat. Lokasi proyek berada di kawasan kampus Universitas Negeri Padang, kota Padang. Dari hasil analisa yang telah dilakukan penurunan biaya antara struktur eksisting dengan struktur modifikasi 1, adalah sebesar 12.70 % yaitu Rp 925,923,369.61  dan penurunan biaya antara struktur eksisting dengan struktur modifikasi 2 adalah sebesar 18.36 % yaitu Rp 1,338,149,665.30. Alternatif penggunaan pelat lantai pracetak ringan dan bata ringan sangat mempengaruhi struktur terutama pada beban yang diterima struktur yang secara langsung mempengaruhi volume sebuah struktur dan dapat direkomendasikan saat perencanaan sebuah gedung.

Abstract

The growth of an industry growth couldn’t be separated from technology development. Nowadays, technology development mostly affected by digitalization, which brought us to industry 4.0 era. The same thing also occurs in construction industry, although its development relatively slower than the growth in manufacturing industry. Construction technology, such as Building Information Modeling (BIM), 3D printing, and robotic equipments, has been introduced to construction industry. BIM is defined as digital representation of physical and functional characteristics of a facility, forming a reliable basis for decisions during its life-cycle. However, in the end, technological development in Construction Industry depends on industry players’ readiness to accept and implement the most advance technology. This research’s focus is on BIM technology acceptance among players in Indonesia Construction Industry. The research will be conducted in Indonesia Construction Industry, data will be collected through questionnaires asked to the industry players, such as, consultants, project owners, and contractors who have already use BIM technology for their projects. The analysis will be conducted using Technology Acceptance Model (TAM). TAM is a model which was developed to enhance our understanding about user acceptance of a technology, thus could enable technology designer and implementator to evaluate the system before it being implemented. The research’s result shows that Indonesia Construction Industry is able to accept BIM technology, the conclusion is taken because all the variables used in TAM has higher than 3 on 1 to 5 Likert scale. Path analysis also shows that Attitude Toward Usage variable do not affect Behavioral Intention variable. Direct, Indirect, and Total Effects analysis show that BIM technology acceptance is affected by Perceived of Usefulness. This result could be used as a basis to introduce BIM to new users, that people are more interested in its usefulness rather than ease of use variable.

Abstract

A construction industry is often described as inefficient, irresponsible towards environment and society. This research aimed to analyze the factors affecting the implementation of green procurement in Indonesia construction industry. The research project specifically focuses on a construction material procurement. For this purpose, 26 factors were identified and project managers who worked on construction companies with large grade of national / international scales belonging to the association of construction in Surabaya were interviewed. The relative importance on these factors were quantified by Relative Importance Index and Confidence Interval. The result showed that the factors affecting implementation of green procurement in Indonesia construction industry were requirement document (contract) and cost efficient from energy and waste saving.

Abstract

The construction industry has a very important role to the growth of a country. The unique characteristics and dynamic nature of the construction industry lead to a dangerous condition and prone to accidents. The death rate due to accidents in the construction industry in 2015 increased by 4% compared to 2014. The number of occupational accidents in Indonesia from year to year experienced a trend of an increase of 5%. Unsafe behavior of workers was the main cause of 88% of accidents in the construction site, 10% due to unsafe conditions, and 2% due to the unavoidable things. In addition, the complexity of construction equipment and unsafe environment significantly determined the type of accident and severity of injuries. This study aims to propose the probability model to predict the construction worker accidents in construction projects. To improve the accuracy of the assessment of workplace accidents, Bayesian Belief Networks used as a study analysis to represent the relationship among unsafe factors such as unsafe behavior factors, unsafe environment and unsafe equipment that lead to accidents. The data was collected through project site survey, questionnaire, and interview to OSH Managers in ten construction projects. The validation is done by applying the model on four case of a high rise building. This finding shows both the probability and accurate prediction of work accidents with APE mean is 4,564 that is useful to assist the practitioners and all stakeholders especially those directly involved in construction industry and to get some recommendations steps and preventive actions in order to minimize the occurrence of fatal work accidents and improve occupational safety and health (OSH) as well as to contribute knowledge about the factors that influence the occurrence of accidents.
