Abstract

Bore pile foundations are a type of deep foundation that does not displace surrounding soil, commonly used alongside pile foundations. Key elements in construction projects are cost, time, and quality, making the evaluation of cost and time crucial to meet project plans without sacrificing quality. This study focuses on: (1) calculating bore pile productivity, (2) determining the volume of completed work, (3) assessing the unit price of bore pile foundations, (4) comparing the unit price using the AHSP Cipta Karya Permen PUPR No. 28 of 2016 with field conditions, (5) identifying delays in bore pile work, and (6) comparing project timelines using the S curve. The analysis shows that the total cost based on AHSP is Rp. 3,676,848,177.59, while the field cost is Rp. 4,266,992,505.98. The AHSP schedule estimated 77 days, but the field completion was 84 days, indicating a 7-day delay. Factors contributing to these discrepancies include differences in pricing, project and material delays, equipment issues, and weather conditions.

Abstract

Materials play a significant role in determining the total project cost. Inefficient use of materials often results in waste materials, which can result in financial losses and negative impacts on the environment. Efforts to minimize construction material waste will help increase contractor profits and reduce environmental impacts. The research uses primary data collected through direct observation and interviews with responsible parties at the job site and calculates and analyzes the percentage of leftover construction materials using secondary data in the form of plan overviews and Budget Estimates Plans (RAB). The research findings indicated that over-ordering of materials, design changes, miscommunication, and volume miscalculation were the main factors causing the remaining materials. Efforts to reduce material waste include good material planning and management, worker training and supervision, and identification and recycling of materials that can still be used. The largest residual material costs were found in 3 materials with the highest percentage, namely multiplex with a percentage of 52.10%, iron Ø10 with a percentage of 16.18%, and iron Ø19 with a percentage of 9.72% of the total price of residual material costs IDR 78,839,000.

Abstract

Occupational Safety and Health is essential for construction work, but there are still some problems in implementing it. Among the challenges include lack of awareness and understanding of the importance of OHS, a lack of adequate training for workers, and a lack of supervision and enforcement of OHS-related regulations. Therefore, research and risk analysis of OHS in construction work is needed to find potential hazards, evaluate risks, and develop effective control solutions. This research is categorized as a quantitative and also descriptive observational approach. This study also used a questionnaire based on the HIRARC method and conducted a risk analysis on the IAIN Sultan Amai Gorontalo Lecture Building Construction project. out of 50 respondents, there were the same answers and repeated in each job. Thus, 12 types of risks were obtained with a total of 40 risk items identified. These risks are the most significant and recurring risks, therefore require special attention in risk planning and management. From the results it can be concluded that the stages of identifying risk management in the Upper structure work are identifying risks, risk assessment, and risk control.

Abstract

The rapid population growth increases the demand across various sectors, including infrastructure development. In Indonesia, infrastructure development is expected to improve public welfare, although it often significantly impacts the environment from construction to operation stages. Construction projects use limited natural resources and negatively affect the environment, such as reduced open spaces and pollution from heavy equipment and transportation. To mitigate these negative impacts, implementing environmentally friendly construction practices, known as green construction, is essential. This concept emphasizes energy efficiency, the use of eco-friendly materials, proper water management, and occupational safety. This study aims to analyze the implementation of green construction criteria in construction projects in Gorontalo City and identify the most dominant criteria applied. Data collection was conducted through surveys by distributing questionnaires to construction practitioners. Data analysis employed descriptive statistics and ranking systems. The study found that water and energy efficiency are the most dominant criteria applied, with a percentage of 80%, mainly by maximizing sunlight usage to reduce electricity consumption.

Abstract

Formwork is a temporary construction, serves to give the shape of a reinforced concrete construction and as a concrete bearer until the construction is strong enough. During the construction process, it must be carefully considered what type of formwork will be used. The purpose of this study is to compare the cost and duration of using conventional formwork and brick formwork and analyze the type of formwork that is appropriate for use in multi-storey buildings. The method used is the interview method to the executor to obtain information about the formwork used during the work. Data analysis starts from calculating the total volume required for floor slab and beam work. The results of the comparison analysis of the cost of implementing conventional formwork work amounted to Rp. 205,465,979, and the cost of red brick formwork work amounted to Rp. 132,519,797. with a cost difference of Rp. 72,946,182. The results of the comparative analysis of the implementation duration for conventional formwork work require a duration of 45 days, and for red brick formwork work requires a duration of 18 days with a time difference of 27 days.

Abstract

One of the main aspects in building construction projects that significantly impacts the cost and duration of the project is beam work. The large volume of this work contributes to the overall cost and time of the project. Therefore, improving labor productivity is crucial to optimize cost and time expenditure. The parameters analyzed in this study include productivity analysis and unit price analysis. The final results of this study show that the daily productivity rate for beam formwork work based on the Unit Price Analysis (AHSP) of the Ministry of Public Works Regulation No. 28 of 2016 is 2.943 m²/day. In contrast, the field method achieved a productivity rate of 3.727 m²/day, resulting in a 21.04% difference between productivity according to AHSP 2016 and field performance. The cost comparison for beam formwork work, derived from the Unit Price Analysis (AHSP) of the Ministry of Public Works Regulation No. 28 of 2016, indicates a cost of IDR 106,456.00 per m². Using the field method, the cost is IDR 81,391.60 per m², showing a cost difference of approximately 23.54% between AHSP 2016 and field costs. Factors causing differences in cost and productivity include work methods, job supervision, labor quantity, coefficients, and variations in material usage.

Abstract

Value Engineering is a method as an effort to save costs by changing the previous design on a particular job with a more economical design in terms of cost but still maintaining the function, quality, and value of a building. In this study, Value Engineering analysis applies six stages, namely the information stage, the function analysis stage, the creative stage, the evaluation stage, the development stage, and the presentation stage. The object of this research project is the Construction of the Gorontalo State Administration Building. The application is carried out on architectural work, namely on wall, floor, and ceiling work. The results of the study showed that there were savings on wall work of Rp. 147,273,333.24 or 6.45% of the initial cost, and on floor work there were savings of Rp. 67.430.567,75 or 6,31% of the initial cost, and on ceiling work there were savings of Rp. 8,124,051.08 or 1.14% of the initial cost. The total savings from all selected work was Rp. 222.840.013,38 or 5,48% of the initial cost of Rp. 4,063,844,279.62

Abstract

The construction of the Gorontalo State Administrative Court Office Building, initiated in August 2023 and scheduled for completion in June 2024, presents significant risks due to its fluctuating nature, extensive workload, and constrained time and budget. These factors critically affect productivity, quality, and costs. This study aims to evaluate project risks and identify dominant risks using the Probability Impact Matrix (PIM) method. Data were collected through questionnaires distributed to 30 respondents and analyzed using SPSS software to ensure validity and reliability. The analysis identified 26 valid risks, with three dominant risks emerging as high-priority concerns: material price increases (risk score of 20), material availability issues (risk score of 16), and delays in material procurement (risk score of 16). These risks fall within the high-level category and require immediate mitigation to minimize their adverse impact on project timelines and financial stability. Effective risk management strategies, including supplier diversification, long-term procurement agreements, and inventory control, are essential to mitigating these risks. Additionally, proactive planning and continuous monitoring are necessary to ensure project completion within the allocated time and budget. The findings of this study provide valuable insights for project managers and stakeholders in addressing critical risk factors in high-risk construction projects. Future research should explore advanced risk assessment models and mitigation techniques to enhance construction project resilience.

Abstract

Efficient scheduling methods are crucial in housing construction projects to minimize delays and optimize time management. This study investigates the impact of scheduling methods on project duration, highlighting the inefficiencies caused by mismatches between scheduling techniques and project characteristics. The research focuses on implementing the Linear Scheduling Method (LSM) for housing project scheduling and comparing it with conventional scheduling methods. LSM is particularly effective for repetitive construction projects, as it enables continuous work progression and minimizes task interference. By systematically organizing workgroups and sequencing activities, LSM ensures smoother workflow transitions and reduces idle time. A case study on the Citra Agrindo III Housing Project reveals that using LSM significantly improves time efficiency. The completion time is reduced from 384 days to 207 days, demonstrating a remarkable 177-day reduction compared to the existing scheduling approach. The findings highlight LSM's advantages in managing project timelines more effectively by streamlining workflow, preventing overlapping activities, and optimizing resource allocation. This research underscores the importance of selecting appropriate scheduling methods based on project characteristics to achieve better efficiency. The application of LSM in housing project scheduling proves to be a more effective approach, offering substantial time savings and improved project execution. Future research can further explore LSM’s adaptability across different construction project scales and complexities to enhance its implementation in the industry.
