Abstract

Indonesia mengalami krisis ekonomi yang parah pada sekitar tahun 1997 hal ini memberikan pilihan menarik bagi para pengusaha untuk menanamkan dananya kepada suatu bentuk penanaman investasi berupa barang. Tetapi pada kenyataannya dengan keadaan ekonomi yang tidak stabil akan dapat memberikan risiko terhadap penginvestasian dana khususnya bagi para pengembang. Sehingga sebelum melangkah ketahap pembangunan perlu dilakukan suatu studi kelayakan terlebih dahulu untuk dapat menyatakan lanjut atau tidaknya pembangunan suatu proyek. Penelitian ini mengambil  studi kasus  RUKO (Rumah Toko) di wilayah Sidoarjo yaitu Ruko Palm Royal Business Regency dan dalam analisa keuangannya menggunakan analisadiscounted cash flow. Dari hasil analisa didapatkan: (1) Jumlah biaya pembangunan (development cost) dihitung dari biaya DC tahap I ditambahkan dengan DC tahap II adalah Rp.3.831.665.014,-. (2) Loan dari 60 % development cost (DC) yaitu sebesar Rp. 2.298.999.008,-, sedangkan sisanya 40 % sebesar Rp.1.532.666.006,- merupakan equity. Sehingga Debt Service dari loan yang wajib untuk diayarkan pertahunnya sebesar Rp. 285.075.877,-. (3) Net present value yang diperoleh sebesar Rp. 1.389.027.781,- saat periode 30 tahun. (4) Internal rate of return (IRR) = 18,47 %  > discount factor (DF) 16 %,. (5)Payback period adalah 23,8 tahun. (6) BCR > 1, yaitu 1,29 > 1. Sehingga dari beberapa penilaian di atas dapat dinyatakan bahwa Proyek Ruko Palm Royal Business Regency layak untuk dikerjakan dan diadakan pembangunan.Kata kunci: Studi kelayakan, analisa discounted cash flow

Abstract

Analisa rekayasa nilai diterapkan dengan tujuan dapat menghemat anggaran proyek tanpa harus mengabaikan atau mengurangi kualitas suatu bangunan. Metode analisa rekayasa nilai kali ini akan diterapkan pada pembangunan gedung operasional PT. Citra Margatama Surabaya. Dalam rencana kerja rekayasa nilai (Value Engineering Job Plan). Tahap-tahap dalam VE Job Plan adalah tahap informasi, tahap kreatif, tahap pertimbangan, tahap pengembangan dan tahap penyajian. Informasi yang pertama kali harus didapatkan adalah data proyek seperti RAB, Kemudian dari RAB dilakukan Break Down Analysis dengan Pareto Method untuk mendapatkan pekerjaan berbiaya tinggi. Setelah mengetahui pekerjaan berbiaya tinggi maka dilakukan Function Analysis untuk mengklasifikasikan fungsi-fungsi dasar dan fungsi-fungsi sekundernya untuk didapatkan rasio cost/worth. Apabila usulan alternatif tersebut layak untuk digunakan maka dilanjutkan dengan Life Cycle Cost untuk mendapatkan Cost Saving kemudian dilakukan estimasi biaya pada tahap pengembangan kemudian disajikan dalam tahap rekomendasi. Dari penerapan rekayasa nilai pada pekerjaan plat lantai, balok dan kolom proyek gedung kantor operasional PT. Cipta Margatama Surabaya didapatkan biaya total sebelum dilakukan rekayasa nilai sebesar Rp. 1,439,477,884.56 dan biaya total sebesar Rp. 1,253,821,270.02 setelah dilakukan rekayasa nilai. Maka didapatkan optimasi penghematan biaya sebesar Rp. 239,656,614.54 atau sebesar 16% dari biaya awal.Kata Kunci : Value Engineering, Job Plan, Cost/Worth, Life Cycle Cost

Abstract

Dalam pekerjaan suatu proyek pembangunan struktur dalam bidang konstruksi sangat membutuhkan tenaga kerja yang produktivitasnya sangat tinggi karena dalam proyek dibidang konstruksi sangat dibutuhkan ketepatan waktu dalam menyelesaikan proyek. Sehingga tidak akan ada biaya yang harus dikeluarkan lagi dikarenakan keterlambatan penyelesaian proyek yang dikerjakan. Produktivitas tenaga kerja dipengaruhi oleh berbagai macam hal dan saling berhubungan. Antara lain karakteristik dari tenaga kerja yaitu usia, pengalaman, pendidikan dan asal daerah. Hal–hal tersebut berpengaruh dalam tingkat produktivitas tenaga kerja. Setelah dilakukan analisa dari data pada proyek perumahan Puri Kahuripan di Sidoarjo pada tipe rumah 54 dan tipe rumah 70 didapatkan nilai produktivitas rata-rata untuk tipe 54 adalah 0,78 m³/jam dan untuk tipe 70 adalah 0,85 m³/jam. Dari data karakteristik pekerja dan produktivitas aktual dilakukan perhitungan statistik menggunakan program SPSS versi13 dengan metode Chi-square untuk mengetahui ada tidaknya hubungan antara kedua variabel tersebut. Ternyata kedua variabel tersebut saling berhubungan dimana variabel yang berhubungan pada produktivitas yaitu variabel usia, variabel pengalaman dan variabel pendidikan. Sedangkan pada variabel asal daerah tidak memiliki hubungan karena karakteristik pekerjanya hampir sama dan proyek ini berada di Pulau Jawa. Mungkin bila proyek ini berada di luar Pulau Jawa maka asal daerah sangat berpengaruh dengan tingkat produktivitasnya.Kata kunci: karakteristik pekerja, produktivitas pekerja, metode Chi-square.

Abstract

Pada pelaksanaan suatu proyek pembangunan rumah susun sederhana sewa (rusunawa) di DesaTambak Sawah Kecamatan Waru Kabupaten Sidoarjo, punya sasaran utama peningkatankesejahteraan masyarakat dengan menghilangkan kawasan kumuh didaerah tersebut. waktupelaksanaannya kadang tidak sesuai direncanakan sebelum proyek tersebut dilaksanakan yangtertuang dalam jadwal pelaksanaan (time schedule) pada pra rencana atau terjadi keterlambatandalam proyek tersebut. Hal ini terjadi karena banyak faktor diantaranya keterlambatanpengiriman barang material, peralatan, biaya, tenaga kerja dan juga dipengaruhi keadaanlingkungan sekitar, dimana proyek tersebut dilaksanakan. Ketepatan dalam perhitungan biaya,volume, kebutuhan tenaga kerja dan peralatan serta pemanfaatan sumber daya yang ada disekitar lingkungan proyek merupakan kunci utama dalam pencapaian target di lapangan.Berdasarkan hasil perhitungan analisa waktu dan biaya, didapatkan biaya langsung pada proyekpembangunan rumah susun sederhana sewa (rusunawa) di Desa Tambak Sawah KecamatanWaru Kabupaten Sidoarjo tahun 2005 sebesar Rp 11.734.137.021 dan hasil penyusunandiagram balok didapat durasi total proyek selama 180 hari.Kata Kunci : waktu, biaya, rusunawa.

Abstract

The choice of material type has a big influence in the aspect of workmanship which includes the amount of cost and time spent processing. One of the projects that requires selecting the type of material is the facade wall work. In general, wall materials use conventional materials such as lightweight bricks, along with technological advances, they begin to switch to other materials that support the cost and time, namely using precast or precast materials. Before materials that exist, namely precast wall and light brick wall, the differences in the existing materials and manufacture cause different stages of work which affect the implementation time and costs between precast wall and light brick work. This study uses data in the form of implementation images, RAB, HSPK, SNI 6897: 2008, and SNI 2837: 2008 to become the base of calculating costs and time of the two implementation methods. Then, analyze the two implementation methods to find out what causes differences in cost and implementation time requirements. Comparative analysis between the two methods of implementation shows that work with precast material costs Rp. 5,633,609,447 and the work time is 113.86 days, while work with light brick material requires a cost of Rp. 3,136,802,766 with an implementation time of 154 days. This shows that precast wall work is 44.32% more expensive than the light brick, but precast wall work can minimize the time by 26.1%.

Abstract

The increasing activity of the city of Surabaya has led to an increase in the need for transportation accessibility, therefore the city government of Surabaya has responded to these demands by building the Out East Ring Road (JLLT). The construction of the new access road is considered to have an effect and cause changes to several things in the surrounding area, one of which is the value of land. Therefore, this study was conducted to determine the magnitude of the influence caused by the construction of the JLLT. The areas that were the subject of this study consisted of 4 villages, namely Bulak, Tanah Kali Kedinding, Kedung Cowek, Tambak Wedi. The land value data used in this study were obtained from the Surabaya City Regional Financial and Tax Management Agency (BPKPD) which is then mapped according to the land value zone (ZNT) to obtain the average indicated value (NIR) each year so that it is ready for analysis. The analytical method used is linear regression to determine the influence of development on land values, while to see the pattern of changes using graph analysis. From the regression analysis, it was found that the influence of the construction of the JLLT was 6.28% and had a positive effect on the value of the land or if the distance to the location of the land was greater, the value would increase.

Abstract

Along with the development era, more and more construction projects are built to meet all human needs, ranging from residential homes to business premises or the place of service of the general public. In a project generally have a plan and implementation schedule for the implementation of the project can be run in accordance with the desired plan. Therefore, project management is a strategy that needs to be done in achieving the efficiency and effectiveness of a company. Some of the kinds of methods that can be used to accelerate a construction project can be used to optimize cost and schedule. One of the methods that can be used is the method of Least Cost Analysis. The results of the analysis using the method of least cost scheduling, namely for the duration of the acceleration to be 54 days, 10 days faster than the normal duration. As for the cost of acceleration, i.e. Rp. 3,407,624,263.72 is greater than the normal cost of Rp. 2,856,611,621.08. The difference in the cost of the project acceleration with the normal cost is Rp. 551,012,642.64. Based on efficiency then the project is not worth it to do the acceleration.

Abstract

The Sepanjang bridge is a steel frame bridge that connects Sepanjang Sidoarjo Park and Surabaya's Mastrip Road. Redesigned to determine whether with different types and shapes of frames can get a bridge that remains strong to bear the burden carried but more economical, namely by reducing the steel profile used. Analysis and modeling of the bridge structure along will be carried out using SAP2000 software. Modeling is done with the framework of existing conditions and order configuration results and configuration optimization. The result with the right configuration will provide better efficiency, so that the optimization of the steel profile reduction can be done on the Sepanjang Bridge. Keywords:

Abstract

Sea Surface Temperature (SST) is one of the parameters used to measure water quality. Measurement of Sea Surface Temperature (SST) is based on water and ultimately affects the photosynthesis process in the waters. Too much Sea Surface Temperature (SST) can also reduce the availability of dissolved oxygen in the water. Based on the nature of the data which is composite data and ready to use, the SST data requires a geometric correction step. This study aims to analyze Sea Surface Temperature Using the Terra Modis Satellite Imagery Case Study on the coast of Ujungpangkah Gresik. The equipment needed in this activity is a unit of computer equipment and Seadas 4.7.3 software. Remote sensing is very appropriate to be used as a solution to analyze the Coastal Sea Surface Temperature (SST) Ujungpangkah, Fast, cheap and efficient use of image data has been proven in this activity. The results obtained the distribution of sea surface temperature (SST) in the entire coastal area of Ujungpangkah, Gresik Regency. Identification results show a range between 29.18 o C - 35.58 o C. Algorithm model of sea surface temperature (SST) Ujungpangkah coastal area, Gresik Regency y = 543.31x + 29.827 and the degree of determination R² = 0.3911 obtained from the wavelength/reflection Rrs_667. Hypothesis test re- results, the t-test gives the results t stat / t count < critical t / t table or 0.000499432 < 0.499803359 means: that the inside temperature is the same as the 2021 satellite image temperature. In other words, there is no difference between the inside temperature and temperature satellite image 2021.

Abstract

ABSTRACT The cost for the work of a building and other structures, known as the cost of construction, is the important factor that needs to be known by every person working in the construction world. Wage workers hold very important role in determining the contractor for the price of a construction project. Wage costs are very related to the productivity of workers. Productivity of labor is influenced by several factors, both related to the labor itself and with the environment and government policy, which is referred to social security, salaries / wages, education, discipline, attitude, work ethics, nutrition, health, technology, production facilities , monetary, price distribution, investment licensing, business climate, employment, and so forth. From the results of the analysis of the obtained value of the average productivity of 29.96 m3 / day. Data characteristics of the workers and the productivity of the current calculation is done using the statistical SPSS with Chi-Square method to find out there is no relationship between the two variables are. In fact the two variables are related, where the variable characteristics that affect the variables age and experience. And to obtain a high productivity of labor is expected to have any age between age 25 - 32 years, have experience of 10 - 13 Year. For home workers the education variable does not affect the level of productivity. Wage workers will get a decent view of the productivity difference between the highest value of + 0.08% wage gain of Rp. 28,600 day while for the lowest value of -0.78% productivity gain wage Rp. 28,300 day.
