Abstract

Jembatan merupakan bangunan yang menghubungkan dua jalan  yang dipisah oleh suatu dataran yang lebih rendah seperti sungai. Proyek penggantian jembatan perningkloji merupakan proyek pembangunan jembatan yang melintasi sungai di desa Perning sebagai penghubung antara Kabupaten Mojokerto dengan Kabupaten Gresik. Karena kondisi pilar jembatan dan gelagar komposit terdapat retakan dan guncangan, sehingga semua struktur jembatan salah satunya adalah gelagar diganti menggunakan PCI girder. Terdapat beberapa permasalahan seperti lalu lintas yang padat dan sungai yang dalam sehingga diperlukan metode pelaksanaan erection girder yang baik. Penelitian ini membahas tentang metode erection girder yaitu perancah dan launcher. Hasil penelitian didapatkan biaya pelaksanaan erection girder dengan metode launcher dan gantry perancah yaitu untuk metode perancah sebesar Rp 2.434.742.403,26 dan biaya metode launcher sebesar Rp1.469.797.136,90. serta waktu yang dibutuhkan untuk melakukan erection girder dengan metode perancah lebih cepat yaitu 21,25 hari sedangkan waktu erection girder metode launcher adalah 26,93 hari. Sehingga metode pelaksanaan yang dipilih adalah metode launcher.

Abstract

Perumahan Samudera Residence merupakan lahan kosong milik PT Sami Karya. Lahan seluas 2.604 m2 itu terdapat pada area utara kabupaten Lamongan kecamatan Brondong, sangat di sayangkan lahan itu masih berbentuk lahan kosong yang belum dipakai, sementara itu lahan tersebut memiliki kesempatan besar untuk dikembangkan menjadi peruntukan yang terbaik. Studi ini bertujuan untuk menganalisa tipe properti apa saja yang bisa di bangun pada lahan kosong itu serta menganalisa tipe properti apa yang bisa memberikan nilai paling tinggi serta terbaik. Tata cara yang dipakai dalam studi ini merupakan Highest and Best Use (HBU). Analisa ini mempunyai 4 standart ialah, secara legal disetujui, secara fisik diperbolehkan, secara finansial menguntungkan, serta bisa meningkatkan produktivitas secara maksimum. Berdasarkan hasil analisa, pilihan properti yang memungkinkan untuk dibentuk merupakan perumahan dan juga pertokoan. Dari pilihan properti tersebut yang memberikan nilai paling tinggi serta terbaik ialah properti pertokoan dengan nilai NPV Rp1.049.892.697, nilai BCR 1,820, nilai IRR 42,01%, nilai ROI 88,71%, payback period selama 1 tahun 6 bulan 12 hari, memiliki nilai tanah pasca pengembangan sebesar Rp5.162.064/m2 dengan produktivitas masksimum sebesar 1.171,75%. ABSTRACT The vacant land in the Samudera Residence Housing area is owned by PT Sami Karya. The 2.604 m2 land is located in the northern area of Lamongan district, Brondong sub-district, it is a pity that the land is still empty land that has not been used, meanwhile this land has a great opportunity to be developed into the best designation. This study aims to analyze what types of properties can be built on that vacant land and to analyze what types of properties provide the highest and best value. The procedure used in this study is Highest and Best Use (HBU). This analysis has 4 standards, namely, legally approved, physically permissible, financially profitable, and can increase productivity to the maximum. Based on the results of the analysis, the possible property options for the establishment are housing and shops. Of the property choices that give the highest and best value are shopping properties with an NPV value of Rp1.049.892.697, BCR value of 1,820, IRR value of 42,01%, ROI value of 88,71%, payback period of 1 year 6 months 12 days, has a post-development land value of Rp. 5.162.064 / m2 with maximum productivity of 1.171,75%.

Abstract

Inadequacies in the conceptualization and assessment of construction scheduling frameworks can disrupt the epistemic continuity of project execution, thereby undermining procedural coherence and operational efficiency. Accurate and detailed material quantity planning is essential to ensure precise resource forecasting and the development of efficient and reliable construction schedules. This research investigates the role of methodological selection in the accuracy and efficiency of construction planning, with a particular emphasis on material quantification and scheduling outcomes through this comparative framework. The methodological approach undertaken in this study involves quantity surveying practices through the application of two modelling-based techniques, namely CAD-Revit and CAD-Conventional. For construction-shop drawing documentation as the primary data source, material quantities derived from each method serve as the basis for schedule development. This process culminates in the integration of 4D Building Information Modelling to facilitate the temporal visualisation of construction sequences, which supports a more comprehensive evaluation of the implications associated with each quantity derivation method on the accuracy of project planning. The comparative analysis of material quantities derived from the two methods revealed significant fluctuations, with the CAD-Revit approach demonstrating greater efficiency in material usage. This variation was further reflected in the scheduling outcomes, where the 4D BIM methodology indicated divergent timelines for the completion of structural component progress across different floors.

Abstract

The development of technology has significantly influenced the construction industry, introducing innovations that enhance project execution efficiency and accuracy. One of the notable advancements is Building Information Modeling (BIM) is a digital representation of a building that fully illustrates its form, size, and functional aspectsThis study aims to implement Building Information Modeling (BIM) for Quantity Take Off (QTO) using Autodesk Revit 2025 and compare its results with conventional methods in terms of volume and cost estimation accuracy. The research object is the South Cross Road Construction Project (JLS) Lot 3 from Pantai Serang to Sumbersih. This comparative quantitative study utilizes Detail Engineering Design (DED) documents and 3D modeling with Autodesk Revit 2025. The findings show that BIM-based QTO produces more accurate and efficient cost estimations, especially in complex calculations such as cut and fill operations. The BIM method resulted in a total project cost that was 13.73% higher than the conventional method, primarily due to more precise terrain modeling. This research is expected to be a reference for improving the accuracy of infrastructure project cost estimation.

Abstract

Indonesia's rapid population growth, accompanied by significant developments in the field of education, has driven the need for educational facilities. One of the initiatives that can be carried out is the construction of the Center for Language and Culture Building. However, before the construction of the building is carried out, a financial feasibility study should first be carried out. Thus, research was carried out aimed at ensuring that development projects are financially feasible and avoid losses in the future. The method used is the Discounted Cash Flow (DCF) method, using NPV, IRR, BCR, ROI, and Payback Period as the eligibility assessment criteria. The data needed includes building development planning data and building operational data. The results of the analysis are a positive NPV of ID15,312,986,696.52, IRR of 28.28%, BCR of 2.47, ROI of 34.73%, and a payback period of 3 years and 8 months, which shows that the project is feasible to be implemented.

Abstract

The construction industry plays a vital role in the economic development and infrastructure of a country. One of its main challenges lies in the complexity of high-rise building projects, which require tight coordination in the procurement of materials, equipment, and resource management, involving multiple parties that form a complex supply chain. This study aims to analyze the factors that influence the performance of the material supply chain, in order to improve the performance of the material supply chain in the future, with a focus on the flow in the supply chain. The research involved respondents from several high-rise construction projects using purposive sampling techniques. The analysis was conducted using Partial Least Squares Structural Equation Modeling (PLS-SEM) to identify relationships among variables. The results show that information flow and financial flow have a positive and significant impact on material supply chain performance, whereas material flow does not show a significant effect. However, proper monitoring and management of material flow remain essential to improving supply chain performance.

Abstract

Construction is one of the industries with a high risk of occupational accidents, which can negatively impact worker performance. The high rate of workplace accidents in this sector makes the implementation of an effective Occupational Safety and Health (OSH) system crucial. Occupational safety and occupational health can be key factors in improving worker performance. This study aimed to identify the most significant OSH factors affecting worker performance in the context of construction projects. The methodology used in this study was data collection through a questionnaire designed to evaluate various aspects of OSH and worker performance using a Likert scale. Data were collected from 50 respondents involved in five high-rise construction projects in Surabaya. The research findings indicate that occupational health factors have a more significant impact compared to occupational safety factors. The analysis shows that improving occupational health programs, such as regular health check-ups and providing adequate facilities, can directly improve worker performance. These findings underscore the importance of construction companies integrating occupational health aspects into their OSH programs, not only to protect workers but also to improve the performance of construction project workers. This study provides new insights into understanding the relationship between OSH and worker performance, while also offers practical recommendations for the construction industry to create a safer occupational environment and improve worker performance more effectively.

Abstract

Abstrak: Analisis Biaya Manajemen Risiko Pada Proyek Pengaman Muara Sungai Bogowonto Sisi Timur (KSN) YIA. Analisis biaya manajemen risiko pada Proyek Pembangunan Pengaman Muara Sungai (jetty) merupakan hal yang penting dilakukan untuk penelitian. Bangunan pengaman sungai atau jetty sendiri memiliki bermacam-macam risiko proyek yang dapat menghambat proses kegiatan pada proyek serta mempengaruhi pencapaian proyek. Dampak dari risiko tersebut selain mempengaruhi biaya juga menimbulkan keterlambatan proyek. Berdasarakan permasalahan yang disebutkan diatas, tujuan dari penelitian ini untuk mengetahui risiko yang terjadi pada Proyek Pembangunan Pengaman Muara Sungai Bogowonto Sisi Timur (KSN) YIA serta menganalisis biaya dan mengetahui tindakan mitigasi risiko tersebut. Pada penelitian ini menggunakan metode wawancara sebagai pengumpul data. Sebagai analisis kuesioner menggunakan metode rata – rata (mean) dan untuk analisis biaya menggunakan Cost / Benefit Analysis (CBA) atau analisis biaya / manfaat. Hasil analisis kuesioner menggunakan metode rata-rata (mean) menunjukkan 5 risiko tinggi yang memerlukan mitigasi dan hasil analisis biaya memberikan rekomendasi 4 upaya tindak lanjut yang layak diterapkan dan 1 upaya tindak lanjut yang tidak layak diterapkan. Upaya tindak lanjut yang tidak layak tersebut dikarenakan biaya yang dikeluarkan antara nilai risiko terlalu besar dan biaya implementasi yang tinggi pula, alhasil risiko harus dimitigasi sejak awal. Kata kunci: Manajemen Biaya Risiko; Rata-Rata; CBA Abstract: Cost Analysis Of Risk Management In Security Projects East Side Of The Bogowonto River (Ksn) Yia. Analysis of risk management costs in the Estuary River Safety Development Project (jetty) is an important thing to do for research. The river or jetty safety building itself has various project risks that can hinder the process of project activities and affect project achievement. The Severity of these risks besides affecting costs also causes project delays. Based on the problems mentioned above, the purpose of this study is to determine the risks that occur in the East Side of the Bogowonto River Estuary Development Project (KSN) YIA and to cost analyze and know the risk mitigation measures. In this study using project data as data collectors. As a questionnaire analysis using the average method (mean) and for cost analysis using Cost / Benefit Analysis (CBA) or cost / benefit analysis. The results of the questionnaire analysis using the mean method show 5 high risks that require mitigation and the results of the cost analysis provide recommendations for 4 follow-up actions that are feasible and 1 follow-up that is not feasible. These follow-up efforts are not feasible because the costs incurred between the value of the risk are too large and the costs of implementation are also high, as a result the risk must be mitigated from the start. Abstract

Abstrak: Analisis Risiko pada Jembatan Jalur Ganda Jalan Kereta Api Lintas Surabaya – Solo (Paket:JGMS 8). Dalam proyek konstruksi tidak lepas dari adanya risiko yang terjadi. Risiko tersebut bisa saja memengaruhi kelangsungan pekerjaan proyek. Maka dari itu perlu dilakukan analisis manajemen risiko. Tujuan dari manajemen risiko untuk mengetahui risiko yang muncul pada proyek tersebut, menentukan level risiko, serta cara penanganan pada risiko yang dominan, Teknik pengumpulan data pada penelitian ini berupa data primer dari hasil wawancara dan kuesioner, dan data sekunder dari hasil studi literatur. Hasil dari identifikasi risiko adalah terdapat 23 variabel risiko yang terjadi pada proyek ini dan hasil dari analisis risiko terdapat 5 variabel yang memiliki level ekstrim yaitu debit air tinggi/banjir, membludaknya sampah di sekitar area proyek, iklim ekstrim, harga bahan bakar naik, kenaikan hara material dan 4 variabel yang memiliki level tinggi yaitu terjadinya longsor saat pekerjaan struktur bawah jembatan, truck mixer telat dating, proses produksi berdampak negatif, dan kerusakan alat berat. Respon risiko pada penelitian ini dilakukan untuk risiko yang memiliki level risiko ekstrim dan tinggi sebanyak 9 variabel. Respon risiko yang dilakukan dengan cara mengurangi risiko dan menghindari risiko. Kata kunci: analisis risiko; jembatan kereta api; manajemen risiko Abstract: Risk Analysis on the Surabaya – Solo Cross Railway Double Track Bridge (Package:JGMS 8). In a construction project, there are risks that occur. These risks may affect the continuity of project work. Therefore its necessary to do a risk management analysis. The purpose of risk management is to find out the risks that arise in the project, determine the level of risk, and how to handle the dominant risks. Data collection techniques in this study are in the form oof primary data from interviews and questionnaires, and secondary data from the result of literature studies. The result of risk identification are that there are 23 risk variables that occur in this project and the results of the risk analysis are that there are 5 variables that have extreme levels, namely high water discharge/floods, overflowing of waste around the project area, extreme climate, rising fuel prices, rising nutrients materials and 4 variables that have high levels, namely the occurrence of landslides during the construction of the under-bridge structure, mixer trucks arriving late, the production process has a negative impact, and heavy equipment damage. The risk response in this study was carried out for risks that have extreme and high risk levels as many as 9 variables. Risk response is carried out by reducing risks and avoiding risks. Abstract

Beton merupakan material yang umum digunakan dalam pelaksanaan konstruksi karena mempunyai kekuatan tekan yang tinggi dengan biaya yang terjangkau. Namun, dalam pelaksanaannya sering dijumpai hasil akhir beton atau mutu beton aktual yang tidak sesuai dengan mutu beton rencana. Oleh karena itu, untuk meminimalisir terjadinya penyimpangan mutu dilakukan pengendalian mutu terhadap beton. Tujuan penelitian ini adalah untuk mengetahui ketepatan mutu beton kolom pada Proyek Pembangunan Hotel X berdasarkan SNI 2847:2019 dan untuk mengetahui faktor-faktor yang mempengaruhi ketepatan mutu beton kolom pada Proyek Pembangunan Hotel X. Penelitian ini menggunakan dua jenis data yaitu sekunder dan data primer. Data sekunder berupa hasil uji kuat tekan beton pada kolom, sedangkan data primer didapatkan dari kuesioner. Penelitian ini menggunakan metode Relative Importance Index (RII) dan metode Statistical Process Control (SPC). Hasil penelitian ini menyimpulkan bahwa mutu beton aktual lebih tinggi dari mutu beton rencana serta indikator yang sangat mempengaruhi ketepatan mutu beton berdasarkan nilai RII adalah rasio berat air dan semen.
