Abstract

The development of the construction industry in Indonesia is progressing rapidly, as evidenced by the increasing number of buildings, bridges, roads, and other structures built to meet the needs of the community. In 2022, the population of Banyuasin reached 839,401 people, with 89.23% owning their own homes, 1.81% renting, 7.00% living rent-free, and the remaining 1.96% falling into other categories. The Permen PUPR 2023 method is a cost calculation approach that includes components such as labor, materials, and equipment to determine unit prices for specific types of work. Meanwhile, the real method involves calculating coefficients based on manual calculations of the quantities of materials and wages used, adjusted to the specific work being carried out. The aim of this research is to determine the total cost values calculated using both methods—Permen PUPR 2023 and the real method—and to compare the differences between these total costs in the construction of the Prita Residence 2 subsidized housing project. Cost estimation was conducted based on the building volume calculated from the project drawings. Based on data processing, the Permen PUPR 2023 method resulted in a cost of Rp. 137,874,758, while the real method yielded a cost of Rp. 97,316,225, with a percentage difference of 29.41%.

Abstract

Peningkatan kebutuhan material konstruksi untuk pembangunan infrastruktur di Indonesia mengakibatkan konsumsi semen yang tinggi, mencapai 70 juta ton per tahun, yang berdampak pada tingginya emisi CO2. Penelitian ini bertujuan mengkaji pengaruh penggunaan abu sekam padi (ASP) sebagai material substitusi sebagian semen terhadap workabilitas, densitas, dan kekuatan tekan beton. Metode penelitian menggunakan pendekatan eksperimental dengan variasi persentase ASP sebagai substitusi semen sebesar 0% (kontrol), 5%, 10%, 15%, dan 20% dari berat semen, dengan target kuat tekan rencana 30 MPa. Material yang digunakan meliputi Semen Portland Tipe I, abu sekam padi yang dibakar pada suhu 700°C selama 2 jam dan mengandung silika tinggi (91,42%), agregat kasar, agregat halus, air, dan superplasticizer. Hasil penelitian menunjukkan bahwa substitusi semen dengan ASP menyebabkan penurunan workabilitas yang terukur melalui penurunan nilai slump dari 10 cm (ASP0%) menjadi 9 cm (ASP20%). Peningkatan persentase substitusi ASP berbanding lurus dengan peningkatan densitas beton pada semua umur pengujian. Kekuatan tekan beton tertinggi dicapai pada substitusi 20% ASP sebesar 35,27 MPa pada umur 28 hari, meningkat 12,65% dibandingkan beton normal (31,31 MPa). Hasil penelitian menunjukkan bahwa abu sekam padi berpotensi tinggi sebagai material substitusi sebagian semen dalam produksi beton, tidak hanya memberikan manfaat teknis berupa peningkatan performa beton, tetapi juga berkontribusi pada aspek keberlanjutan melalui pemanfaatan limbah pertanian dan pengurangan emisi karbon dari produksi semen.

Abstract

A Green Building (BGH) is a building that prioritizes the efficient use of resources, is environmentally friendly, and takes into account its impact on human health. Assessing the performance of a Green Building is very important in efforts to achieve sustainable development. One of the main aspects of such an assessment is energy-use efficiency. This study aims to evaluate the energy efficiency performance of the Earthquake-Resistant Core Growing House (RITTA) in Prabumulih City at the technical planning stage. The research employs a research-based approach, with data collection through document studies, assessment instruments based on Green Building criteria, and appropriate data analysis methods. The results of the performance assessment of the Green Building in terms of energy-use efficiency at the technical planning stage show that the Earthquake-Resistant Core Growing House (RITTA) in Prabumulih City obtained an energy efficiency score of 67.39%. Based on the classification set out in the Ministry of Public Works and Housing Regulation No. 21 of 2021, this score places the building in the “Madya” (Intermediate) category. The recommendations from the performance assessment emphasize a combination of passive design strategies (such as ventilation and natural lighting), the selection of high-quality insulating materials, the utilization of renewable energy sources, and compliance with earthquake-resistant building standards. This approach will improve energy efficiency while maintaining the structural safety of the building against earthquake risks.
