Abstract

Variety is the extent to which design can give a choice of activities, types of users, functions, and meanings that occur in an environment. Feasibility of variety is fundamental in supporting the design quality of the trading area, especially in regions that have priority in developing the trading area, such as in Denpasar City. The economy of Denpasar City depends mostly on the trading sector. However, Dauh Puri Kangin, as the trade center area in the city, still has physical and non-physical problems and has not been well developed.  In getting a solution, this place needs research to find design criteria that can increase environmental variety. The study used cognitive mapping methods for data collection and qualitative assessment techniques for analysis methods. The analysis process results in the conditions of the problem and the potential related to variations in the study site. Then, it becomes a consideration in the design criteria of the trading area. From the results of the analysis, the problem that occurs in the corridor facilities is have not been able to accommodate the activities of all types of users, both regular users and users with special needs. Based on the results of the analysis, some considerations for the redesign of the area proposed several design proposals related to architectural design, landscape planning, and pedestrian facilities.

Abstract

Kini banyak muncul fenomena Sick Building Syndrome (SBS), sebuah kondisi medis di mana seseorang mengalami gejala penyakit atau perasaan tidak nyaman/sehat disebabkan oleh lingkungan dalam bangunan ia berada. Salah satu gejala dari SBS yang sering dijumpai yaitu asma. Asma adalah penyempitan saluran pernapasan yang dapat menyebabkan penurunan produktivitas dan  kualitas hidup bagi penderitanya. Faktor lingkungan penyebab asma pada apartemen dari segi fisik yaitu kualitas udara yang buruk karena polutan dan debu serta ventilasi dan paparan sinar matahari yang kurang. Sedangkan dari segi psikis yaitu dimensi ruang, pencahayaan alami, dan outdoor & communal space yang kurang yang menyebabkan stres. Untuk itu digunakan pendekatan biofilik yang dapat meningkatkan health & well-being penghuni apartemen dengan menghadirkan unsur alam pada apartemen. Penerapan biofilik dalam desain berupa sirkulasi terpusat, transitional space, green façade, cross ventilation, tipe hunian dupleks, dan interior dari objek rancang.

Abstract

Relokasi merupakan salah satu strategi pemerintah dalam melakukan pengelolaan dan penataan kembali terhadap Pedagang Kaki Lima (PKL). Namun dibalik proses relokasi tersebut, menimbulkan permasalahan terhadap perkembangan perekonomian kerakyatan di Mojokerto. Mulai dari kurangnya akses pasar terhadap produk yang ditawarkan, kurangnya interaksi yang dihadirkan dalam pasar tersebut, terbatasnya visibilitas pengunjung dari luar menuju ke pasar. Ketiga hal tersebut (akses, interaksi dan visibilitas) merupakan aspek penting dalam sebuah pasar. Dalam hal ini diperlukan fasilitas pasar yang dapat menjadi wadah dan sarana pedagang bagi pelaku ekonomi mikro sekaligus fungsi wisata sehingga dapat manarik minat pengunjung sekaligus meningkatkan kehidupan sosial di dalam pasar. Pendekatan permeabilitas digunakan dalam desain pasar ini, dengan tujuan untuk mengetahui rentang dimana seseorang dapat merasakan atau bergerak sesuai dengan sifat lingkungan dimana mereka berada. Adapun konsep desain ini adalah dengan mengembangkan elemen permeabilitas secara ruang, penggunaan material, dan bentuk yang saling terintegrasi untuk meningkatkan jumlah pengunjung sehingga menjadi alat konektivitas untuk meningkatkan kualitas hidup pengguna bangunan dengan mengembalikan kembali suasana perekonomian karakyatan yang harmonis.

Abstract

Utilization of abundant sunlight in tropical climates as daylighting can help to save energy consumption in the flats building. Based on daylight conditions in tropics, there is a need for a dynamic shading to be applied in façade which can be transformed to respond to the environmental change. Folding shutter is a dynamic shading device which can be operated by using folding and rotation motion. This paper aims to discuss the impact of folding shutter on the daylight performance in the context of flats buildings in tropical climates. Simulation using Radiance was conducted to test the sub-variables of folding shutter, including the folding configurations and shutter’s rotation angles on different conditions in tropics. The results showed that folding configurations results in high increase of daylight intensity and should be applied moderately. Meanwhile the shutter’s slats can help to diffuse and reflecting incoming light to the deepest areas of room. A closed configuration with shutter’s angle of 0° and 45° performed the best to face the inconsistent cloud movement in partly cloudy sky. The integration of folding shutter and 60 cm overhang produced the most stable performance which can meet the visual comfort standard in the longest period in tropics.

Abstract

East Java art has a diversity of types and forms of performances. There are types of performances in the form of theatrical and ballet performances. This traditional art performance is intended to convey messages, advice, and past stories. This presentation is presented with various types of art so that between the types of theatrical or dance performances, each has a variety of needs for its stage and capacity. However, the lack of staging facilities is one of the problems that result in reduced artistic activities, so that some traditional arts in East Java are threatened with extinction. In this study, the purpose of this study is to look for patterns of flexibility in the auditorium to meet the needs of East Java art activities. The method used is the observation method. The observation was carried out by observing each type of East Java art activities to be accommodated, namely the type of traditional dance and theater. The selected arts are several art representatives who have the same type of performance. From the results of data analysis it can be concluded that the auditorium can at least adapt to 4 types of spatial configurations: arena, endstage, proscenium, and plaind stage.

Abstract

Modeling and simulation using computer software are very important in supporting various types of research based on data calculations. In the research process, accuracy is needed between the simulation results and the results of field measurements. Thus, there is no significant difference between the two results. This study aims to verify and validate the result of field measurements and simulation using the ARCHIPAK 5.1 software. The variables studied focus on indoor air temperature and humidity. This research takes a case study in the village of Ranupane which is located within the Bromo Tengger Semeru National Park. There are 4 housing buildings measured which consist of two types of houses using fireplaces and two types of houses without fireplaces. All of the four houses are afterward modeled using the ARCHIPAK 5.1 software to validate the data results. From the measurement results, the field measurement data show a higher hourly temperature profile compared to the results of the simulation of the base case model. Two striking differences are the type of house without a fireplace which is showing the difference in the average temperature of 1-2 K. While the type of house using fireplace shows the difference average temperature of 5,2-5,3 K. This occurs due to the internal heat gain input which the value is a slight difference between the result of field measurements and simulation of the base case model. This data verification and validation will be used as modeling optimal building configuration for housing in a humid tropical highland climate.

Abstract

A humid tropical climate characterized by high temperatures, relative humidity and solar radiation results in uncomfortable environmental conditions. Discomfort will be worse if the building is in a dense urban area. Densely building masses often weaken the local wind speed which is necessary for evaporative cooling process in tropical climate. In addition, the narrow distance between buildings can reduce access to daylight. Both of these environmental problems were experienced by SDIT Al Uswah Surabaya, which building is located in a densely populated neighbourhood. Along with the development program of educational facilities and infrastructure at the school, improving environmental conditions with passive concept is maintained and prioritized. Embodiment of the environment with the Selective Environment approach is used in this activity. The results of this activity will be in the form of design proposals for improving ventilation and lighting in classrooms. The limitation of expanding openings becomes an obstacle in fulfilling the natural ventilation and lighting requirements. In addition, the design of a three-storey building with a single loaded corridor requires special consideration for the design of sun shading that is safe for elementary school-age children, but still supports passive lighting and ventilation.

Abstract

At present energy efficiency is the main target to reduce building operating costs and achieve sustainability. The use of energy in buildings can be done through retrofitting. In addition, retrofitting has the potential to reduce carbon emissions, but there are also those who have to release some building features if necessary, energy features that are applied to existing buildings that have been issued to carry out renovations. Building reinforcement is a complex act, with various criteria that must be met with each other to achieve sustainable use of buildings. This article discusses the benefits, criteria, analytic methods, and decision making processes used to improve commercial buildings. The main criteria for increased energy consumption. Some other criteria are building materials, economy and occupants' needs. The analytical method for estimating or measuring the increase in retrofit that will be discussed in this article is a simulation of building energy. This method is widely used because it can predict the condition of buildings in the future. Each retrofit step is chosen and approved by the several factors; regulations, risks, business sustainability, knowledge, awareness and occupant demand. The retrofit valuation process is based on the value at which financial performance is taken into account. Retrofitting carried out on commercial buildings, applied with care, not only provides opportunities to reduce energy consumption and carbon emissions, but can also increase the value of these properties.

Abstract

Abstract: The growth of the supply and demand index of rental offices in Surabaya is the highest in Indonesia. However, the occupancy rate has decreased except in class A rental offices. Decrease in occupancy rate is influenced by dissatisfaction of tenants to the high rental price factor and causes the tenant not to extend the rent. The quality services of class A rental offices multifunction in Surabaya can be considered successful because the tenants have persisted in extending the leases. Therefore, it is necessary to know about the level of satisfaction of tenants to the factors that influence the choosing of class A rental offices multifunction in Surabaya. This research is included in the positivism paradigm with quantitative methods. The analysis technique uses quantitative descriptive statistics by calculating the mean and standard deviations mapped to the Cartesian diagram. This research results two findings. First, the three most satisfied factors i.e. "name of the famous building and its reputation is good", "responsive building management" and "the presence of good security, hygiene and fire protection facilities". Second, three factors that are most dissatisfied i.e. "access to recreational and sports facilities", "noise level" and "building age".Keyword: Rental Offices, Tenants Satisfaction, Real EstateAbstrak: Pertumbuhan indeks supply dan demand kantor sewa di Surabaya termasuk paling tinggi di Indonesia. Namun, tingkat okupansinya mengalami penurunan kecuali pada kantor kelas A. Penurunan tingkat okupansi dipengaruhi oleh ketidakpuasan penyewa terhadap faktor harga sewa yang tinggi dan menyebabkan penyewa tidak memperpanjang sewa. Kualitas layanan kantor sewa kelas A fungsi majemuk di Surabaya dinilai berhasil karena penyewa tetap bertahan untuk memperpanjang sewa. Maka, perlu diketahui tingkat kepuasan penyewa terhadap faktor-faktor pemilihan kantor sewa kelas A fungsi majemuk di Surabaya. Penelitian ini termasuk dalam paradigma positivisme dengan metode kuantitatif. Teknik analisis menggunakan statistik deskriptif kuantitatif dengan menghitung nilai mean dan standar deviasi yang dipetakan ke diagram kartesius. Penelitian ini menghasilkan dua temuan. Pertama, tiga faktor paling puas yaitu “nama gedung terkenal dan reputasinya baik”, “pengelola gedung yang responsif” serta “keberadaan fasilitas keamanan, kebersihan dan perlindungan kebakaran yang baik”. Kedua, tiga faktor paling tidak puas yaitu “kedekatan dengan fasilitas rekreasi dan olahraga”, “tingkat kebisingan” dan “usia gedung”.Kata Kunci: Kantor Sewa, Kepuasan Penyewa, Real Estate

Abstract

Auditorium Kesenian Jawa Timur merupakan aula pementasan yang menampung berbagai jenis pementasan tradisional Jawa Timur seperti pementasan teatrikal, musik tradisional, dan pementasan sendatari. Pementasan kesenian tradisional Jawa Timur disajikan dengan metode pementasan yang beragam dan memiliki kebutuhan pementasan yang berbeda. Dalam proses fleksibilitas ruang dalam beradaptasi terhadap kebutuhan pementasan, faktor akustik ruang menjadi salah satu faktor utama yang harus diperhatikan sehingga semua penonton dapat menikmati pementasan dengan nyaman. Dalam pementasan kesenian tradisional Jawa Timur, sumber suara dapat berasal dari 9 arah yang berbeda tergantung dari jenis pementasan yang dilakukan. Makadari itu sangat diperlukan adaptasi ruang terhadap arah sumber bunyi yang berbeda. Dalam penelitian ini, tujuan penelitian adalah mencari pola fleksibilitas elemen interior ruang auditorium untuk memenuhi kebutuhan akustik ruang. Metode yang digunakan yaitu metode observasi. Observasi dilakukan dengan mengamati setiap jenis kegiatan kesenian Jawa Timur yang akan diwadahi yaitu jenis kesenian dan tipe pementasan dari sendatari dan teater tradisional. Kesenian yang dipilih merupakan beberapa perwakilan kesenian yang memiliki jenis pementasan yang sama. Analisis dilakukan berfokus pada adaptasi dari elemen dinding ruang. Dari hasil analisis data dapat, disimpulkan bahwa pnael dinding pada auditorium setidaknya dapat beradaptasi menjadi 9 jenis konfigurasi sesuai dengan jumlah arah sumber bunyi. Perubahan dan pergerakan panel dinding dalam setiap konfigurasi ruang aula yaitu dengan melakukan strategi fleksibilitas yaitu transformasi dan adaptasi.
