Abstract

The real estate sector plays a strategic role in Indonesia's economic development, particularly amid the rapid growth of apartment construction. However, this expansion has raised legal issues, particularly regarding the lack of transparency regarding the ownership status and legal validity of the apartment units offered to consumers. This study analyzes the role of Property Technology (PropTech) in ensuring legal certainty and consumer protection within the framework of Law Number 20 of 2011 on Apartment Buildings, Law Number 8 of 1999 on Consumer Protection, and other relevant regulations. The research employs a normative legal method, drawing on statutory, conceptual, and case-based approaches. The analysis is based on primary, secondary, and tertiary legal materials, including legislation, legal doctrines, court decisions, and relevant literature. Unlike existing studies that emphasize the technological and economic dimensions of PropTech, this research investigates its legal implications and capacity to strengthen transparency, legal certainty, and consumer protection in apartment ownership transactions, as data and information provided by developers are digitally documented and may serve as evidence in dispute resolution. In conclusion, PropTech has significant potential to function as a digital instrument that promotes transparency, strengthens legal certainty, and enhances legal protection for apartment consumers in Indonesia.

Abstract

This study examines the strategic management of student services to optimise service delivery based on the Student Information System (SIS) at the Al-Yasini Integrated Islamic Boarding School. The increasingly complex development of Islamic boarding schools demands an integrated, effective, and technology-based service system. However, the implementation of the SIS still faces various challenges, including human resources, system integration, and managerial oversight. This study aims to: (1) identify the forms and characteristics of SIS-based services for boarding school students; (2) analyse the obstacles to their implementation; and (3) analyse management strategies for optimising SIS-based services. The method used is a qualitative approach employing a case study design. Data collection techniques included observation, interviews, and documentation, with data analysis involving data reduction, data presentation, conclusion, and triangulation. The research findings indicate that SIS-based services encompass administrative services, attendance tracking, authorisation processes, communication with students’ guardians, and digital data management, all characterised by speed, accuracy, and transparency. The main constraints include limited staff competence in technology, a lack of system integration, and the continued use of manual systems. The strategies implemented include applying management functions (planning, organising, executing, and monitoring), strengthening institutional policies, enhancing staff competencies through training, and developing a more integrated system. These strategies have been shown to improve the efficiency, effectiveness, and accountability of services for students. Abstract

Purpose: This study investigates the impact of applying blockchain technology on enhancing the reliability and quality of accounting information in Iraqi banks, addressing persistent challenges of weak transparency, data manipulation risk, and outdated financial information systems. Methodology: A descriptive-analytical design was used with a structured questionnaire distributed to 140 employees from ten Iraqi banks, including accountants, auditors, managers, and IT staff. Data were analyzed using SPSS with descriptive statistics and linear regression. Results: Blockchain technology has a significant positive effect on accounting information reliability and quality (R = 0.498; R² = 0.413; F = 47.439; p < 0.001). A one-unit increase in adoption improves accounting information quality by 35%, with all dimensions scoring above the neutral midpoint (3.0). Conclusions: The findings confirm that blockchain technology substantially enhances data accuracy, reduces manipulation, strengthens internal controls, and supports real-time financial transparency in Iraqi banking institutions. Limitations: The study is limited to a convenience sample of ten Iraqi banks and relies solely on self-reported perceptions, which may not fully capture technological implementation realities across the broader banking sector. Contribution: This research contributes empirical evidence from an emerging economy context, providing a scientific framework for policymakers and practitioners to guide blockchain adoption in accounting information systems within Iraq and comparable developing nations.

Abstract

Cross-cultural social conflict remains a common challenge in multicultural educational settings, particularly among adolescents who interact with peers from diverse cultural backgrounds. Limited understanding of cultural differences may lead to misunderstandings, prejudice, and social tensions that negatively affect students’ social relationships and learning environments. Therefore, effective interventions are needed to promote intercultural understanding and reduce the occurrence of cross-cultural social conflict. This study aimed to reduce cross-cultural social conflict through the implementation of information services among Grade XII KKO-PPLP students at SMAN 15 Medan. The study employed a Guidance and Counseling Action design based on the Kemmis and McTaggart model, consisting of two action cycles. The participants were 36 students enrolled in Class XII KKO-PPLP at SMAN 15 Medan. Data were collected through questionnaires, observations, interviews, and documentation. Quantitative data were analyzed using descriptive statistics, while qualitative data were analyzed through data reduction, categorization, and interpretation. The findings revealed a consistent reduction in cross-cultural social conflict throughout the intervention process. During the pre-cycle stage, students demonstrated moderate to high levels of conflict across several indicators, including cultural value conflicts, social norm conflicts, behavioral conflicts, conflict experiences, attitudes toward conflict, and conflict resolution efforts. Following the implementation of information services, the average conflict score decreased from 97 in the pre-cycle stage to 94 in Cycle I and further declined to 86 in Cycle II. The results also showed substantial improvements in students’ understanding of cultural diversity, tolerance toward differences, and constructive conflict resolution skills. Observational findings further indicated positive behavioral changes, including greater openness, improved interpersonal relationships, and more harmonious interactions among students from different cultural backgrounds. In conclusion, information services were found to be effective in reducing cross-cultural social conflict and promoting multicultural understanding among students. The findings highlight the importance of integrating multicultural content into school guidance and counseling programs as a strategy for fostering tolerance, social harmony, and positive intercultural relationships within diverse educational environments.

Abstract

This study aims to develop a web-based guidance and counseling information system for students at SMAN 5 Pematang Siantar. The study uses the 4D development model, which consists of the define, design, development, and disseminate stages. The subjects in the product trial consisted of 30 students, one media design expert, one practitioner (counseling teacher), and one counseling teacher as the questionnaire respondent. The instruments used included an expert validation sheet, a teacher response questionnaire, and a student response questionnaire. The validation results showed a score of 92% from the design expert, 87% from the practitioner, 88% from the guidance counselor, and 89.4% from the student response, all of which were in the “very feasible” category. The response questionnaire was also tested for validity using the Pearson correlation technique to ensure the quality of the items. The developed system was assessed as effective in supporting the implementation of guidance and counseling services in schools, such as scheduling, individual and group consultations, and career services. This application contributes to ease of access, service effectiveness, and increased student participation in digital-based guidance and counseling services. In addition, this system also has the potential to be implemented more widely in other schools as an adaptive guidance and counseling service innovation in line with developments in educational technology.

Abstract

This study investigates influence connection Environmental Accounting Management Information and Activity Based Costing on Environmental Performance, with considering the Quality of Decisions as factor mediation. This study uses sample of 170 respondents with choose subject Research on Micro, Small, and Medium Enterprises (MSMEs) in the Greater Jakarta area. The research method used use technique quantitative through primary data from survey, which then analyzed with use Structural Equation Model (SEM). Model selection using statistical tests Descriptive, Hypothesis Testing Measurement Model, Structural Model Hypothesis Test, and Panel Data Hypothesis Test. Study Results to explain that Environmental Accounting Management Information And Activity Based Costing own impact positive on performance environment, Decision Quality has impact positive on Environmental Performance, as well as Decision Quality is identified as factor capable mediation strengthen connection between Environmental Accounting Management Information, Activity Based Costing and better Environmental Performance good. Environmental Performance become signal for management for analyze information environment in operation business through implementation system Environmental Accounting Management Information and Activity Based Costing. Environmental Performance oriented support efficiency strategies source Power business through implementation system Environmental Accounting Management Information and Activity Based Costing, and quality decision become signal for management level in taking more decisions appropriate to performance environment. Abstract

Manajemen pendidikan Islam di era digital menuntut tata kelola yang transparan, akuntabel, dan berbasis data. Penelitian ini bertujuan mengkaji implementasi, efektivitas, dan kendala penggunaan aplikasi Education Management Information System (EMIS) di RA Iftitah Al-Ikhlas. Menggunakan pendekatan kualitatif studi kasus, data dikumpulkan melalui observasi, wawancara, dan dokumentasi, kemudian dianalisis dengan model Miles dan Huberman. Hasil penelitian menunjukkan EMIS telah bertransformasi menjadi basis data strategis yang mengintegrasikan data lembaga, peserta didik, dan GTK sejak 2015. Efektivitas sistem tercermin dari percepatan administrasi dan kemudahan akses berbasis NISN. Namun, efektivitas ini belum optimal (skala 7/10) akibat bottleneck server pusat, kesenjangan kompetensi digital operator, dan minimnya pelatihan formal. Fenomena operator yang harus bekerja pada dini hari mengonfirmasi ketimpangan kapasitas infrastruktur. Penelitian ini menegaskan bahwa optimalisasi EMIS pada jenjang PAUD tidak hanya memerlukan peningkatan infrastruktur server, tetapi juga redefinisi kebijakan pelatihan berkelanjutan, serta desentralisasi helpdesk teknis guna mewujudkan tata kelola pendidikan Islam yang adaptif dan bermutu.

Abstract

The rapid development of information technology has encouraged banking institutions, including rural banks, to improve service quality, operational efficiency, and digital service capacity. This study aims to analyze the implementation of information technology at PT. BPR BKK Muntilan (Perseroda) and its contribution to operational effectiveness, work process efficiency, and digital service productivity. This research used a descriptive qualitative approach with a single case study design. Data were collected through observation, semi-structured interviews with six informants consisting of an operational director, an IT manager, two branch managers, and two operational staff, as well as documentation of internal transaction reports and IT-related documents. The findings show that the implementation of IBSBranchless Online supports faster transaction processing, easier customer data retrieval, more structured reporting, and reduced recording errors. The use of information technology also contributed to efficiency, as indicated by reduced data search time, paper usage, administrative costs, and transaction recording errors. Digital service productivity increased, as reflected in the rise of digital transactions from 45,179 records in 2022 to 134,068 records in 2025, with a peak of 145,771 records in 2024. However, the implementation still faces challenges, including limited IT infrastructure, insufficient employee training, and suboptimal system integration. This study recommends gradual infrastructure upgrades, continuous IT training, and API- or middleware-based system integration.

Abstract

Digital transformation has emerged as a strategic imperative for small and medium enterprises (SMEs) in emerging economies, yet the ornamental fish retail sector in Indonesia remains predominantly offline, constrained by limited digital infrastructure and high customer knowledge barriers. No prior identified study has implemented artificial intelligence (AI)-assisted consultation within a domain-specific ornamental fish e-commerce platform, and comprehensive security implementation combined with multi-layer testing has been largely absent in comparable SME web systems. This study presents the design, implementation, and evaluation of a web-based information system for Toko Oasis, an ornamental fish and aquascape SME in Surabaya, Indonesia, developed within a Design Science Research (DSR) paradigm following a structured Software Development Life Cycle (SDLC). The system integrates a configurable large language model (LLM) consultation module—supporting OpenAI GPT-4 and Google Gemini—that delivers domain-specific advisory on ornamental fish species selection, aquarium parameters, and aquascape design through natural language interaction. System development produced twelve Unified Modeling Language (UML) artifacts and was evaluated through a tri-layer testing protocol operationalized against the ISO/IEC 25010:2011 software quality model. Functional testing achieved a 100% pass rate across 24 use cases. Performance testing recorded a mean response time of 4.2 seconds under 25 concurrent users, within the defined threshold of 5 seconds. Usability evaluation yielded a mean System Usability Scale (SUS) score of 80.0, classified as Good. Security validation confirmed full compliance across HTTPS/SSL-TLS transport and AES-256 at-rest encryption domains. Comparative analysis against prior literature and analogous commercial platforms confirms that this system constitutes the first identified deployment of AI-assisted consultation in ornamental fish retail, contributing a replicable digitalization architecture for niche-market SMEs in developing economies.

Abstract

The trend of smart campus development has increased over the past 10 years, marked by digital transformation and the implementation of IoT and big data. This trend is not limited to state and private universities; civil service universities are also participating in the development of smart campuses. Unlike state and private universities, civil service universities face limitations in internal institutional management that pose significant challenges for planning and building large projects, such as smart campuses. The smart campus development plan at the Institut Pemerintahan Dalam Negeri (IPDN) is still hampered by various issues related to the management of scattered information and low use of information systems within the campus environment. Various stakeholders hold different opinions on these issues, so the nature of the problems faced remains unclear. These issues require special attention in follow-up and solution-finding, given that the implementation and use of information technology and information systems are the core of smart campus projects. This study analyzes the problem, organizes it more clearly, and identifies the root cause of the problem from scattered issues using Soft Systems Methodology (SSM) integrated with several stages of Root Cause Analysis (RCA). The identified root causes were then mapped into the smart campus dimensions: smart economy, smart society, smart environment, and smart governance. The analysis identified 27 root causes, divided into three categories: human resources, management, and policy. Of these 27 root causes, nine fall within the smart campus dimension, namely the smart economy, smart society, and smart governance subdimensions.
