Abstract

Land is a natural resource essential for the survival of mankind. The relationship between humans and land is more than just a place to live. Land is a place where humans live and thrive, and it is also a source for all the necessities of human life. Due to the importance of land for the survival of society, many problems arise in the sale and purchase of buildings whose land is located on land with Management Rights. The problem in this article is how the concept of legal certainty in the sale and purchase of land with Building Use Rights on land with Management Rights. The concept of legal certainty to protect consumers in the ownership of a building/land is not limited to the aspect of the Building Use Rights certificate for the owner but also includes, first, the aspect of the recommendation agreement to the Management Rights holder, which is the starting point. Second, the aspect of land control, which is the product point. After all requirements are met, the Building Use Rights certificate is issued on the Management Rights. If the three aspects above are met, there is legal certainty and the consequence is that consumers as building/land owners receive legal protection.

Abstract

The rapid growth of digital platform–based transportation has reshaped employment patterns in Indonesia, particularly for motorcycle ride-hailing drivers. This study aims to analyze the effect of intrinsic motivation and extrinsic motivation, both partially and simultaneously, on the performance of GrabBike drivers in Sukabumi City. A quantitative approach with descriptive and associative methods was employed. Data were collected from 95 active GrabBike drivers using a structured questionnaire with a Likert scale and analyzed using multiple linear regression with IBM SPSS Statistics version 27. The results show that intrinsic motivation does not have a significant effect on driver performance, indicating that internal factors such as personal needs, expectations, independence, and optimism are insufficient to directly improve performance in platform-based work settings. In contrast, extrinsic motivation has a positive and significant effect on performance, highlighting the dominant role of external factors such as company policies, incentive systems, working conditions, supervision quality, and interpersonal relationships. Furthermore, the simultaneous test reveals that intrinsic and extrinsic motivation together significantly influence driver performance. These findings suggest that performance in the context of digital labor platforms is largely driven by organizational and system-level factors rather than individual motivation alone. Therefore, improving driver performance and sustainability requires transparent policies, fair incentive mechanisms, and supportive working conditions within platform-based partnerships such as Grab.

Abstract

This study aims to analyze the effect of regulation, transparency and accountability, as well as evaluation and monitoring on the optimization of regional government assets, with a case study of the Balai Meuseraya building in Aceh Province. The research is motivated by the low utilization of regional assets, which has resulted in idle assets that do not contribute optimally to Local Own-Source Revenue (PAD). A quantitative approach was employed using a survey method involving 97 civil servants of the Aceh Provincial Government engaged in asset management. The data were analyzed using multiple linear regression. The results indicate that regulation has a significant effect on asset optimization, transparency and accountability also shows a significant influence, while evaluation and monitoring have the strongest effect. Simultaneous testing confirms that all three variables jointly have a significant impact on the optimization of the Balai Meuseraya asset. These findings highlight that effective asset optimization depends on consistent regulatory implementation, transparent accountability systems, and continuous evaluation and monitoring mechanisms. This study recommends strengthening technical regulations, implementing digital asset management systems, and enhancing public participation in oversight to ensure strategic and sustainable utilization of regional government assets.

Abstract

Sustainability-oriented entrepreneurship (SOE) has emerged as a crucial catalyst in the transition toward a green economy, particularly at the local community level where participation and indigenous knowledge can be mobilized to generate contextual and inclusive solutions (Patzelt & Shepherd, 2011). This qualitative study aims to analyze the key strategies employed by sustainability-oriented entrepreneurs in developing community-based green economy models in Indonesia. A multi-case study design was applied to 6 entrepreneurial initiatives in the sectors of agro-ecotourism, renewable energy, and waste management. Data were collected through in-depth interviews, participant observation, and document analysis.The findings identify three core strategies: (1) strengthening social capital and collaborative governance to enable risk-sharing and access to collective resources; (2) local resource-based value innovation, transforming raw materials and traditional knowledge into high value-added products and services while minimizing ecological footprints; and (3) consumer education and empowerment, fostering environmentally conscious markets and reinforcing social legitimacy (York & Venkataraman, 2010). Key challenges include limited access to green financing, fragmented policy support, and overreliance on charismatic leadership.The novelty of this study lies in integrating sustainability-oriented entrepreneurial strategy analysis with a community-based green economy perspective in the context of a developing country, an area that remains underexplored in existing literature.The study concludes that community-based SOE has strong potential to become the backbone of a resilient green economy. It recommends the development of an integrated support ecosystem—including dedicated green financing schemes, green business incubation, and policy incentives for multi-stakeholder collaboration—to enhance replication and scalability.

Abstract

This study aims to analyze the effect of digital literacy on the success of digital transformation in Micro, Small, and Medium Enterprises (MSMEs). The research employed a quantitative approach using a survey method targeting MSME owners who have adopted digital technologies in their business operations. Data were analyzed using Structural Equation Modeling–Partial Least Squares (SEM-PLS). The results indicate that digital literacy has a positive and significant effect on the success of digital transformation, with a path coefficient of 0.782 and a significance value of 0.000. The R-square value of 0.612 demonstrates that digital literacy explains 61.2% of the variance in digital transformation success. These findings confirm that MSME owners’ ability to access, understand, evaluate, and effectively utilize digital technologies plays a strategic role in improving operational efficiency, market expansion, and business competitiveness. This study highlights the importance of strengthening digital literacy as a key priority in accelerating sustainable MSME digitalization policies.

Abstract

In the digital era, Indonesian government agencies increasingly utilize social media as an official instrument of public communication, information dissemination, and citizen engagement. However, its management raises various legal and governance challenges, including message inconsistency, ethical violations, misinformation, personal data risks, and potential breaches of cyber regulations. This study aims to analyze the legal framework governing government social media management in Indonesia and evaluate its alignment with applicable legislation. Using a normative juridical approach, this research examines relevant laws, including the Law on Public Information Disclosure, the Law on Electronic Information and Transactions and its amendments, the Law on Personal Data Protection, and Ministerial Regulation Number 83 of 2012. The findings indicate that although Indonesia possesses an adequate legal foundation, implementation gaps persist due to regulatory ambiguity, limited technical supervision, and insufficient human resource capacity. Strengthening governance requires regulatory updates, standardized operating procedures, enhanced digital literacy, and integrated monitoring mechanisms. Optimized governance will ensure accountability, transparency, legal compliance, and the protection of citizens’ rights, thereby enhancing public trust and supporting democratic digital transformation in Indonesia.

Abstract

The need to improve water quality in the aquaculture and wastewater treatment sectors has driven the development of more efficient aeration technologies. Conventional aerators generally produce large bubbles, resulting in relatively short air-water contact times and low oxygen transfer efficiency. Microbubble generators (MBG) are one solution to this problem because they can produce micro-sized bubbles with a large specific surface area and low-rise velocity. Simulations were performed using the computational fluid dynamics (CFD) method with the Eulerian approach and the k–ε standard turbulence model. The water inlet velocity was varied from 11 to 15 m/s, while the air inlet pressure was set at atmospheric pressure. The simulation results showed that the swirl flow pattern inside the chamber was able to significantly reduce the pressure around the gas nozzle tip. Negative pressure began to form at an inlet water velocity of 13 m/s with a minimum pressure value of −14.05 kPa and decreased further to −50.9 kPa at a velocity of 15 m/s. These results indicate that an increase in swirl flow velocity directly affects the MBG's ability to generate negative pressure and automatically suck in air. The findings of this study can be used as a basis for the design and selection of suitable pumps for swirl-type microbubble generator applications.
