Abstract

This research analyzes the promotional media strategy for subsidized housing sales using the Analytical Hierarchy Process (AHP) method at the startup property company PT Real Estate Teknologi. The study is motivated by the crucial role of subsidized housing in addressing the needs of low-income communities in Indonesia. The objective is to determine the most effective promotional strategy through social media, digital marketing (Meta Ads), and conventional methods to enhance the visibility and sales of subsidized housing. The AHP method was applied to establish a hierarchy of promotional criteria, including social media platforms, target audience, and cost-effectiveness. The research data were collected through interviews with industry experts, observations, and document analysis. The findings reveal that the use of social media platforms such as Instagram, Facebook, and TikTok, along with digital marketing via Meta Ads, significantly improves brand awareness and sales conversion. This research contributes to the company by providing insights for designing more targeted and efficient promotional strategies. Additionally, the results are expected to help the public gain better access to information about subsidized housing while increasing consumer trust and satisfaction. The recommended strategies from this research can serve as a guideline for stakeholders aiming to optimize their digital promotion efforts.

Abstract

The phenomenon of respect for ancestors is as old as human civilization itself. This occurs due to the belief that deceased individuals can communicate God's will to those still living. A particular issue arises in the tradition of burning candles at graves, a practice believed to connect the living with their ancestors. The absence of this ritual is thought to bring adverse consequences for the community. Using descriptive qualitative methods and the theoretical framework of Ancestor Worship, this study examines the tradition of candle burning at graves. The objectives of this research are to explore the cultural and spiritual significance of the candle-burning tradition, identify its role in fostering ancestral respect, and assess its implications for religious practices, particularly among the Fatululi Carmel congregation in Kupang City. Additionally, the study seeks to analyze the potential for syncretism between traditional beliefs and Christian teachings. Research findings indicate that the Fatululi Carmel congregation performs this tradition on December 24th and 31st to strengthen relationships with ancestors, based on the belief in life after death. This practice reflects a perception that ancestors can contribute to a peaceful life for the community. The study highlights the Church's role in providing a Biblical perspective on such traditions through educational methods like Bible study classes, sermons, and cultural inculturation efforts. Furthermore, Christian Religious Education contributes to fostering faith, critical cultural awareness, and greater appreciation for cultural diversity while promoting tolerance and respect across traditions.

Abstract

This study aims to explore the use of Augmented Reality (AR) technology in Christian Religious Education at Jayapura Joint High School. At Jayapura Joint High School, although there have been various learning methods applied, the use of Augmented Reality (AR) as a learning medium in Christian Religious Education (PAK) has not been used. This shows the untapped potential to improve the student learning experience. This research is a qualitative research. This approach was chosen because it aims to understand the phenomenon that occurs in the context of Christian religious education at Jayapura Joint High School through the use of Augmented Reality (AR) technology. The case study approach, allows researchers to investigate complex phenomena in real contexts. One of the key findings of this study is the improvement of material understanding among students who use AR as a learning medium. Students who learn to use AR show a much higher level of engagement in the learning process compared to traditional learning methods. One of the main challenges is the need for adequate hardware. Research reveals that the use of (AR) in education, especially in instilling PAK (Christian Religious Education) values, shows significant results in increasing student understanding and engagement. The results show that students who learn through AR have a higher level of information retention compared to traditional methods. AR can increase student engagement in PAK learning which has a positive impact on their learning motivation.

Abstract

The purpose of this study is to examine the effects of Debt to Equity Ratio, Current Ratio, and Managerial Ownership on Firm Value with Return on Assets as a mediating variable. Using purposive sampling, 18 property and real estate companies listed on the Indonesia Stock Exchange during 2019-2023 were analyzed, resulting in 90 data points. This study employs a descriptive quantitative method to analyze the relationships among Debt to Equity Ratio, Current Ratio, Managerial Ownership, Return on Assets, and Firm Value. Data were collected from 18 property and real estate companies listed on the Indonesia Stock Exchange from 2019 to 2023, using a purposive sampling technique, resulting in 90 data points. Path analysis was utilized to determine the direct and indirect effects of the variables, supported by classical assumption tests to ensure the validity and reliability of the model. Hypothesis testing was conducted through t-tests and F-tests, complemented by determination coefficient analysis to evaluate the explanatory power of the variables. The results show that DER negatively affects ROA, KM positively affects FV, and ROA positively affects FV while mediating the effect of DER on FV. This study highlights the importance of managing debt effectively and incentivizing managerial ownership to enhance firm value. The findings of this study provide valuable insights for stakeholders in the property and real estate sector. By demonstrating the mediating role of Return on Assets in the relationship between Debt to Equity Ratio and Firm Value, the research emphasizes the critical need for effective financial management strategies. Additionally, the positive impact of Managerial Ownership on Firm Value highlights the importance of aligning management interests with shareholder goals. These insights can serve as a foundation for policymakers, investors, and company executives to implement practices that optimize financial performance and sustain long-term growth in a competitive market environment.

Abstract

This study examines the relationship between soft drink consumption and obesity among adolescents. Obesity, a critical public health issue, has shown a rising prevalence globally, including in Indonesia, due to changes in dietary patterns and lifestyle. The research adopts a cross-sectional design conducted at Santo Thomas 1 Private High School in Medan, involving 198 students categorized into obese and non-obese groups based on Body Mass Index (BMI). The findings reveal that frequent soft drink consumption (more than three times a week) significantly increases the risk of obesity (p = 0.0001). Additionally, low physical activity and excessive caloric intake were identified as major contributing factors. Multivariate analysis highlighted low physical activity as the dominant risk factor for obesity, with an odds ratio of 36.351. The study underscores the need for targeted interventions to reduce soft drink consumption and promote healthier lifestyle choices among adolescents to mitigate the adverse effects of obesity on health outcomes.

Abstract

This study aims to examine the effect of profitability and leverage on stock returns with dividend policy as a mediating variable in banking sector companies and financial institutions listed on the Indonesia Stock Exchange (IDX). Profitability is measured using Return on Equity (ROE) and leverage is measured through Debt to Equity Ratio (DER). This study uses a quantitative approach with the path analysis method to identify direct and indirect relationships between variables. The data used is secondary data from the company's annual financial statements for the period 2016-2022. The results show that profitability has a significant positive influence on the rate of return on stocks, while leverage has no significant effect on the rate of return on stocks. Profitability also has a significant effect on dividend policy, indicating that the higher the profitability, the greater the dividend distributed. Conversely, leverage has a significant influence on dividend policy, which indicates that companies with high levels of leverage tend to distribute larger dividends. However, the dividend policy does not have a significant influence on the rate of return on shares. In addition, neither profitability nor leverage had a significant effect on the rate of return on shares through dividend policy mediation. This research makes a theoretical contribution by enriching the literature related to the influence of financial factors on stock performance. Practically, the results of this study are expected to provide insight to investors in making investment decisions by considering profitability and dividend policy as the main indicators.

Abstract

Work-life balance is an individual's ability to manage work and non-work life. This research aims to analyze 17 national and international journals on factors that support the achievement of work-life balance. The study employs a systematic review method, which involves identifying, selecting, and critically analyzing relevant academic literature to extract key insights. Journals were selected based on their relevance to work-life balance themes and their publication within the last decade. The results of the systematic review indicate that factors that support the achievement of work-life balance for employees are divided into four major factors. (1) Individual factors such as time and stress management skills, employee resilience. (2) Organizational factors include the provision of childcare center facilities, the implementation of flexible work hours and places policies, the provision of work method policies, the provision of facilities that support performance, the provision of social support in the organization, and the implementation of organizational culture. (3) Environmental factors that include family such as family support and division of household chores. (4) Other factors that can be in the form of government policies and laws to protect employees. The results of this study can be a guideline for organizations and employees to improve work-life balance.

Abstract

This study aims to analyze the effect of profitability on solvency. based on secondary data in the form of annual financial reports using the sample method purposive sampling and multiple linear regression analysis method. This study consists of Debt to Asset Ratio (DAR), Debt to Equity Ratio (DER), and Long-term Debt to Equity Ratio (LDER) on solvency and Return on Assets (ROA) and Return on Equity (ROE) on profitability. The results can be concluded that solvency has an effect on profitability. The multiple linear regression analysis method is utilized to determine the relationships between these variables. The study's findings indicate a significant impact of solvency on profitability, highlighting how the management of debts and long-term liabilities influences a company's ability to generate returns. Additionally, this research underscores the importance of maintaining a balanced financial structure to achieve optimal profitability. By bridging the gap between solvency and profitability, the study provides valuable insights for stakeholders in decision-making processes related to financial planning and corporate strategies. These findings have practical implications for financial managers, as they emphasize the critical role of efficient solvency management in enhancing profitability and ensuring sustainable growth for organizations in competitive markets.

Abstract

The competition of manufacturing companies to survive in a business environment is quite high. Employee job satisfaction has an important role in increasing employee productivity and loyalty to the company. This study aims to analyze the factors that affect the job satisfaction of permanent employees at PT XXX, a chocolate-based food manufacturing company. The research method used is a quantitative approach with multiple linear regression analysis. Data was collected through a questionnaire from 136 respondents using a simple random sampling technique. The results of the study showed that compensation factors, work environment, relationships with employers, and work-life balance significantly affected job satisfaction. Among these four factors, work-life balance has the most dominant influence with a coefficient of 0.375. The total contribution of the four variables to job satisfaction was 73.1%. This research provides practical implications for the management of PT XXX to increase employee job satisfaction through policies that support work-life balance and the management of other factors.

Abstract

This study examines the narrative of human suffering as depicted in Luke 23:39-43 using Anchor and Meaning Theory. It focuses on the contrasting responses of two criminals crucified alongside Jesus, shedding light on their differing reactions to suffering. The first criminal represents a self-centered perspective, seeking immediate relief without recognizing Jesus' redemptive role, while the second criminal demonstrates faith, acceptance, and a transformative understanding of suffering. By exploring this dialogue, the study highlights the theological significance of suffering, emphasizing its potential for spiritual growth and redemption when anchored in faith. Employing an integrative causality approach, this research utilizes verbal analysis to uncover the cognitive and spiritual dimensions of the narrative. The findings contribute to pastoral care practices by offering insights into addressing human suffering with a focus on faith, redemption, and hope. This study seeks to provide a deeper understanding of the transformative power of suffering, encouraging individuals to embrace faith as a pathway to eternal salvation and joy.
