Ruang adalah bagian yang tak terpisahkan dari kehidupan manusia selama masa hidupnya. Bahkan konsepsi ruang tersebut masih ada pada manusia yang telah meninggalkan dunia ini walaupun konsepsi ruang itu sendiri sudah berbeda pada masing-masing penganut agama dan kepercayaan. Dari berbagai macam bentuk dan kategori seluruh ruang maka ruang publik adalah ruang yang paling banyak digunakan oleh semua orang baik sendiri maupun secara bersamaan. Begitu banyaknya aktivitas dan berbagai lapisan golongan masyarakat yang menggunakan ruang publik membawa interpretasi masing-masing yang cukup berbeda. Dari interpretasi inilah timbul begitu banyak ragam penggunaannya baik yang sesuai dengan fungsi maupun berdasarkan intrpretasinya masing-masing. Untuk memberi gambaran mengenai apa itu ruang publik maka dibuatlah suatu kajian dengan menganalisa beberapa tulisan dari beberapa artikel jurnal baik dalam maupun luar negeri. Dari kajian inilah nantinya didapat beberapa temuan yang bisa menjelaskan keberadaan ruang publik di dalam persepsi ruang lingkupnya.

Pasar merupakan tempat adanya transaksi jual beli antara pembeli dengan pedagang dan petani dengan para pedagang pasar. Di daerah kampung gusti Jakarta utara terdapat fenomena yang berupa pasar kaget. Pasar kaget merupakan pasar yang keberadaannya hanya di waktu tertentu dan lokasi tertentu yang ramai akan keberadaan para pengguna jalan. Keberadaan pasar kaget yang ada pada jalan kampung gusti memiliki dampak langsung kepada lingkungan sekitar dan pengguna jalan. Tujuan dari penelitian ini adalah untuk mengetahui respon masyarakat terhadap keberadaan pasar kaget di daerah para pengguna jalan tempat tersebut. Penelitian ini menggunakan metode kualitatif dengan melakukan survey primer berupa observasi, wawancara, studi pustaka dan dokumentasi. Kesimpulan penelitian ini adalah respon positif dan negative terhadap pasar kaget yang berupa antusiasme warga yang ramai berbelanja pada pasar kaget jalan kampung gusti.DOI: https://doi.org/10.26905/mj.v21i1.3978

Kawasan tepian sungai merupakan daerah pertemuan antara air dan daratan yang sering disebut dengan waterfront. Saat ini komodifikasi lahan tepian sungai sering kali ditakar dari “nilai tukar” bukan “nilai guna” pada akhirnya akan menghasilkan intervensi publik yang menerus dan sistematik. Banjir Kanal Timur (BKT) merupakan contoh konkrit proses perencanaan kota yang mendapatkan intervensi publik, walaupun penataan kawasan tepi sungai Banjir Kanal Timur sebagai kawasan waterfront city telah memiliki landasan hukum. Di samping itu adanya pertumbuhan pasar malam pada jalur Bajir Kanal tersebut, yang tumbuh secara organik dan memanjang sepanjang sungai Banjir Kanal Timur. Penelitian ini menggunakan metode kualitatif dengan pendekatan deskriptif untuk mengetahui penggunaan ruang pada Banjir Kanal Timur oleh pedagang pasar informal yang tumbuh disana. Hasil penelitian ini mengindikasikan adanya pasar informal di lokasi penelitian, yang membawa dampak tumbuhnya wisata lokal khususnya kuliner.

The facade has become a major element in the formation of visual characters in an Old Jakarta area. But to improve the visual quality of the historic area, which is full of conserved buildings, changing the facade is one thing that is not permitted. Public space is the main alternative in improving the visual quality of the Jakarta Old Town area. This study aims to identify the physical elements that have an influence on the visual formation of the Jakarta Old Town area. Data were collected using a questionnaire for 10 respondents. By using a regression test, the relationship between variables was tested to investigate the effect between variables, and analyzed with a post positivistic approach. The results show that public space that affects the visual quality of Jakarta's Old City are four elements with linear formation; including roads, streams and pedestrian paths; and one square element (shared space)

Pasar Kaget merupakan pasar yang keberadaannya hanya diwaktu-waktu tertentu pada lokasi yang ramai pengunjung. Di daerah Rawasari, Jakarta Pusat, terdapat fenomena keberadaan pasar kaget ditengah permukiman warga dan bersebelahan dengan pasar tradisional yang buka setiap hari. Keberadaaan pasar kaget tersebut dapat mempengaruhi perkembangan lingkungan sekitarnya. Tujuan dari penelitian ini untuk mengetahui respon masyarakat terhadap keberadaan pasar kaget serta dampaknya terhadap perkembangan lingkungan sekitar. Penelitian ini menggunakan metode kualitatif dengan melakukan survey primer melalui studi pustaka, observasi, dan wawancara. Hasil penelitian menunjukkan bahwa masyarakat merespon positif keberadaan pasar kaget karena dapat membantu mereka terhadap kebutuhan sehari-hari dan lokasi yang strategis terhadap pemukiman sekitar. Hal ini dapat dilihat dari antusiasme warga yang ramai berbelanja.

ABSTRAK. Ruang terbuka publik merupakan elemen kota yang tidak bisa dipisahkan dari perkembangan suatu kota. Aksesibilitas yang tinggi menjadikan ruang ini menjadi tempat bertemunya bermacam aktivitas dari berbagai pengguna. Dalam interaksinya para pengguna menghadirkan aspek perilaku yang beragam. Untuk melihat aspek tersebut maka dilakukan penelitian berdasarkan teori dan penelitian yang sudah ada dan pernah dilakukan sebelumnya. Metode yang digunakan berupa content analysis yang didukung dengan teori dan literatur lainnya. Dari hasil yang didapat terbukti bahwa teori yang digunakan membuktikan penelitian-penelitian mengenai perilaku pengguna di ruang terbuka publik. Selain itu ada juga temuan bahwa ada atribut perilaku lain yang berperan, yaitu: kepercayaan dan jenis kelamin. Kata kunci: arsitektur, ruang terbuka publik, perilaku ABSTRACT. Public open space is one of an element of the city that cannot be separated from the development of a city. High accessibility makes this space become a meeting place for various activities from various users. In their interactions, the users present diverse behavioral aspects. To discover these aspects, this research conducted based on existing theory and previous research that had been done before. The method used is a content analysis which is supported by theory and other literature. From the results obtained it showed that the approach used proves studies regarding user behavior in public open space. Besides, there are also findings that there are other behavioral attributes that play a role: believe and gender. Keywords: architecture, public open space, behavior

The increasing demand for space, especially for settlements and built-up land, has an impact on the declining environmental quality of the area. The Spatial Plan that has been made is not able to prevent land conversion in urban areas so that the existence of Green Open Space (RTH) is increasingly threatened and the city is increasingly uncomfortable for activities, especially for joint activities. This study will discuss the "Identification of the Use of Green Open Land for the Development of Culinary Areas in Pluit, North Jakarta". The purpose of this study is to determine the availability of green open space in North Jakarta, as well as to find out the existence of matters concerning the misuse of green open space in Pluit, North Jakarta based on local regulations governing Green Open Space. The method used in this analysis is a qualitative descriptive method with data collection techniques in the form of secondary data. Based on the results of the study, it can be seen that the availability of green open land in North Jakarta is only about 5% of the total area, this percentage is still far from meeting the provisions of the law which stipulates that the proportion of green open space in urban areas must reach 30%. The development of the culinary area in Pluit has several violations such as Law Number 26 of 2007 concerning Spatial Planning, which only provides 11% open space, Regional Regulation no. 8 of 2007 concerning Public Order in DKI Jakarta in article 36, because it builds a culinary area adjacent to the High Voltage Air Line (SUTET) and there are buildings that stand on Green Open Land.

In developing the Indonesian state, a large amount of money is required. One of the financing comes from investment or capital invested by foreign parties with an investment permit of 30-60 years. The impact of this period causes foreigners to need housing facilities that can support their activities and streamline their business in the context of PMA. In response to these conditions, the government issued Government Regulation No. 41/1996. Based on such regulatory conditions, foreigners generally get a house by renting. This allows foreigners to apply for a rental period of more than 10 years for Indonesians who own the house. However, in practice there are many houses whose conditions, room arrangement, layout, environment, or so on do not suit the tastes of foreigners. In addition, the condition of ownership of property on a lease basis also prevents foreigners from being able to renovate space. According to the UUPA, foreigners are not allowed to own HGB and can only obtain usage rights. This needs to be revised to adapt to the current and more dynamic investment climate conditions. In other countries the right to use property reaches 99 years. The proposal to extend the right to use housing for foreigners will contribute foreign exchange for the country.

The application of a method in real estate development process is needed in order to ensure the project runs smoothly. There are methods that can increase the value of the project and even discard unnecessary cost of the project called value management. Many practitioners of real estate development in Surabaya claim that they always apply value management method. However, based on empirical data, it is known that not much research of value management in Surabaya. The purpose of this paper are to determine how the application of value management by developers of real estate development in Surabaya and when the right stage is to execute that method. Statistic descriptive analysis is used to achieve the research objectives. Results of research in this paper are the perception of value management by developers in Surabaya and real estate development stage in which value management method commonly executed in Surabaya.

Kali Besar is a river that stretches from South to North and there are two roads on both sides, namely: Jalan Kali Besar Barat and Jalan Kali Besar Timur. On the government's awareness of the importance of preservation of buildings and historic areas, since 2008 the City of Jakarta was established as a conservation area and became a tourist destination in Jakarta. Many things have been attempted by the government such as the improvement of public space which is to be one tourist destination for visitors to enjoy the atmosphere of the past. Above it then conducted a study to determine whether the influence of public space for the visual quality of the area, especially Kali Besar. This research uses quantitative method with post positivistic rationalist approach. The result of the research shows that there is influence of public space on visual quality in Kali Besar Jakarta area.
