Abstract

The construction of this housing is carried out as an effort to meet the demands of the needs of the community which is increasing and growing. All regencies/cities are quite intense giving permission to developers to build housing in their area. One of the most popular locations is the one located in the South Gerung area. In line with the development of regional development, it must be open to seeing the issue of existing progress, therefore as a superior area because of a district capital. The implication of the development of the region is the emergence of various problems including the conflict of spatial use that can threaten the continuity in the area. This makes a new conflict related to housing residents as a new citizen when the fellowship and so on, this will occur a problem or confusion related to its resolution. This study uses qualitative methods, the data obtained for this study are interviews and secondary data. The results of this study found a number of related conceptualizations of the first dynamics of factors, namely which discusses how the beginning of a conflict and what is behind this conflict occurs, the second dynamics of conflict is related to how the impact that occurs and is felt by the surrounding community in housing as a result of conflict And disputes occur so that they find the impact of periodic and temporary, the three dynamics of resolution related to conflict mediation and actors involved where in this section discusses how in the form of the Bale Mediation institution after previously mediating conflict in a personal way with the figures, and in this case involved There are also those from individuals and groups. Abstract

Perbukitan Menoreh yang terletak di Kabupaten Kulon Progo memiliki potensi kekayaan alam namun juga permasalahan bencana alam berupa tanah longsor. Salah satu bentuk mitigasi risiko bencana tanah longsor adalah pembangunan sistem peringatan dini bencana longsor atau Landslide Early Warning System (LEWS). Namun saat ini, sebagian besar LEWS dalam kondisi rusak. Penelitian ini bertujuan untuk mengetahui faktor-faktor yang mempengaruhi partisipasi masyarakat dalam pemeliharaan LEWS. Lokasi penelitian berada di wilayah administrasi Kapanewonan Girimulyo, Kabupaten Kulon Progo yang memiliki bahaya tinggi bencana longsor dan sistem peringatan dini bencana longsor. Penelitian ini bersifat induktif dengan menggunakan pendekatan kualitatif eksploratif. Penggunaan analisis kualitatif untuk mengetahui partisipasi masyarakat melalui penyusunan konseptualisasi atas fenomena berdasarkan hasil wawancara dan pengamatan lapangan. Hasil penelitian menunjukkan bahwa LEWS memberikan manfaat bagi masyarakat sebagai peringatan sebelum terjadi bencana longsor. Namun masyarakat berpartisipasi secara pasif dalam pemeliharaan alat pendukung LEWS. Partisipasi pasif masyarakat dipengaruhi oleh faktor lingkungan dan faktor sosial. Hasil penelitian ini diharapkan dapat menjadi masukan pembelajaran dalam upaya manajemen bencana khususnya mitigasi risiko dan sistem peringatan dini bencana alam.

Abstract

Livability is the ability of a place to provide a comfortable and healthy atmosphere for living, doing activities, or working, which is built through urban physical order, accessibility of city services, ease of mobility, an opportunity to participate, and protection of nature so that all residents have a good quality of life. In Indonesia, the city that has the best livability value is Surakarta. However, livability in this city does not seem available to all residents because the service facilities are not evenly distributed in some areas, and many people still live in slums. Therefore, this study was structured to measure the livability of the Surakarta City area using a quantitative deductive approach. The analysis technique used is geospatial data processing and scoring. As a result, the three observed areas have fairly good livability with different scores.

Abstract

Cultural diversity spans from Sabang to Merauke with a variety of local wisdom. One is on the island of Borneo, especially in West Kalimantan Province. An area with a variety of very rare ecosystems and local cultural wisdom that has existed for generations is the Danau Sentarum National Park (TNDS) area which has two types of local cultural wisdom of the local community, namely the Malay tribe and the Dayak tribe. The purpose of this research is to identify the characteristics of local wisdom on culture in Danau Sentarum National Park with a case study in Batang Lupar District, Kapuas Hulu Regency, West Kalimantan Province. This research used qualitative research methods. Data were collected through interviews, field observations, and document review. Sampling used the purposive sampling method. Data analysis techniques used qualitative descriptive analysis. The results of this study found that the local wisdom of the Danau Sentarum area community from the Malay tribe community and the Dayak tribe community has much uniqueness in its culture and has customary rules that have been carried out for generations to regulate the lives of people who are in the Danau Sentarum National Park area. The forest area and Danau Sentarum are a very important part of the lives of the people who live in the area, so they must be protected and managed together with the guardians and managers of the forest, namely local and traditional communities.

Abstract

The peripheral area is considered as a preferable location for having affordable housing. However, the transport costs that appear as a consequence of the housing location might take up a considerable share of the household’s income. This study aimed to identify the combined housing and transportation (CHT) affordability in the peri-urban region of the Surabaya Metropolitan Area. A survey was conducted in three subdistricts of the Sidoarjo Regency, which are Waru, Gedangan and Sidoarjo sub-districts. The result showed that those three areas are affordable if only the housing costs are considered. However, they are unaffordable if transports costs are included. This suggests that the CHT affordability might depict the true affordability if the transportation costs are included. Therefore, this study suggests that a comprehensive land use planning might be needed in order to create sustainable development.

Abstract

Apartemen di Cibubur kini menjadi alternatif hunian di pinggiran kota. Secara umum partemen dapat digunakan sebagai tempat tinggal dan investasi properti melalui sewa. Strategi penyewaannya beragam berupa sewa jangka panjang dan jangka pendek. Perkembangan tren sewa jangka pendek muncul melalui apartemen dengan layanan hospitality seperti hotel. Meskipun demikian, masalah perizinan dan perpajakan mengenai sewa apartemen jangka pendek belum diatur dengan jelas. Pengumpulan data menggunakan data primer dan data sekunder. Data primer diperoleh dari observasi lapangan dan wawancara dengan informan seperti pengembang, penghuni, pengelola apartemen, dan agen properti. Analisis yang digunakan adalah analisis kualitatif menggunakan model Miles, Huberman, dan Saldana untuk membuat kesimpulan. Berdasarkan hasil penelitian, tren sewa apartemen jangka pendek merupakan hal yang umum terjadi dan terjadi juga di Cibubur. Tren sewa apartemen jangka pendek ini dijelaskan dalam 2 konsep yaitu fleksibilitas dan keberlanjutan tren sewa. Tren sewa jangka pendek terus berkembang sebagai alternatif penginapan untuk mendukung kebutuhan salah satunya kegiatan wisata. Namun saat ini, belum ada regulasi yang mengatur sewa jangka pendek khusunya apartemen.

Abstract

Spatial planning is an important policy in negotiating between increasing space requirements and existing space constraints. In the context of spatial planning at the village level, The Village Spatial Planning (VSP) can be one of solutions in solving spatial planning challenges in the scope of the village area. The existence of VSP has its pros and cons, due to the lack of empirical evidence on how village spatial planning should be done. This research aims to explain the background and process of preparing the VSP, as well as the factors that influence it based on inductive-qualitative approach. The research location was conducted in Jepitu Village, Gunung Kidul Regency, Yogyakarta Special Region Province. The consideration for choosing this location was due to various village management challenges that have the potential to impact space utilization, namely (1) Increasing the development of coastal tourism; (2) Southern Cross Road Program (SCRP); and (3) Village boundary issues related to the management of water resources. The data used are field observation data and in-depth interviews, and are supported by secondary data. The result of this research, there are internal factors and external factors that trigger the background for the preparation of the VSP. The internal factors consist of (1) Concerns of the Village Pamong; (2) Beach Tourism Area Management; (3) Economics; (4) Development Planning; and (5) Regional Mapping. The triggers from external factors, namely the presence of Supporting Agent. Meanwhile, the factors in the process of preparing the VSP, namely (1) Actors; (2) Community Participation; (3) Regional Mapping; and (5) Resistance. Based on the results of this study, VSP can be one of solution in solving various village area management challenges related to the provision spatial data on village boundaries and potentials to be used as a guide for village development planning.

Abstract

The issue of an ageing population has become a global concern, including in Indonesia. The Special Region of Yogyakarta (DIY) ranks the highest in the number of elderly residents, with over 10%, most of whom live in urban areas, including the City of Yogyakarta. This city has been assessed for its suitability as an age-friendly city based on a study conducted by SurveyMETER and the Center for Ageing Studies at the University of Indonesia in 2013. The study found that Yogyakarta City is not yet friendly to the elderly. On the other hand, a study by Wighnanda (2016) stated that this city is desirable for retirees, and a survey by GoodStats (2022) indicated that the city is a popular choice for Indonesians to enjoy their retirement. These two statements raise questions about the physical characteristics of suitable housing from the perspective of elderly residents in Yogyakarta City. This study was conducted in Jatimulyo Baru Housing, Wirosaban Village, and Budhi Dharma Elderly Home. The research used a qualitative inductive approach. The data collection method consisted of two parts: primary data collection through observation and interviews, and secondary data collection by gathering information from institutions and the internet. The data analysis method used was qualitative descriptive analysis. The results showed that the physical characteristics of suitable housing from the perspective of elderly residents in Yogyakarta City include proximity to facilities, a clean, safe, and quiet environment, normal housing density, and environmental design that accommodates the mobility of elderly residents. Each of the three research locations had different specific characteristics. The conditions in Yogyakarta City are not yet entirely suitable for elderly residents.

Abstract

Penggunaan kendaraan pribadi dibandingkan transportasi umum di Provinsi DKI Jakarta dapat menimbulkan kemacetan. Transit Oriented Development (TOD) hadir sebagai solusi untuk mengatasi permasalahan tersebut. Kehadiran TOD mampu memberikan efek pergeseran harga lahan dan bangunan di sekitarnya khususnya Kawasan Dukuh Atas yang telah ditetapkan sebagai pusat TOD skala regional. Oleh karena itu, penelitian ini bertujuan untuk menganalisis implementasi konsep TOD di Kawasan TOD Dukuh Atas. Penelitian ini menggunakan pendekatan mix method dengan metode Cost Benefit Analysis (CBA) dan Geographic Information System (GIS). Data utama yang digunakan adalah data Nilai Jual Objek Pajak (NJOP) sebagai variabel harga lahannya. Hasil analisis menunjukkan bahwa terjadi peningkatan harga lahan dan bangunan secara akumulatif dari tahun 2018 hingga tahun 2023 di sekitar Kawasan TOD Dukuh Atas. Meskipun terjadi peningkatan harga lahan dan bangunan rata-rata sebesar 50,94%, dampak berupa manfaat yang didapatkan cukup tinggi dibandingkan dengan biaya penanganan yang dikeluarkan atas dampak negatif dari pembangunan TOD. Selain itu, berdasarkan proximity atau tingkat kedekatan didapatkan hasil bahwa semakin jauh objek dengan Kawasan TOD, maka semakin rendah manfaat yang diperoleh. Penelitian ini tidak hanya menganalisis dampak yang ditimbulkan dari adanya kawasan TOD Dukuh Atas, melainkan juga menganalisis aspek kebermanfaatan yang dihasilkan oleh Kawasan TOD Dukuh Atas.

Abstract

Abstrak: Proyek pengendalian banjir perkotaan merupakan salah satu upaya mitigasi risiko banjir perkotaan, dan diharapkan dapat mengurangi dampak bencana banjir di perkotaan. Sebagai proyek mitigasi banjir yang tetap memperhatian aspek berkelanjutan; baik secara berkelanjutan dalam pengurangan banjir maupun berkelanjutan pada dataran banjir seperti aspek sosial, ekonomi, lingkungan dan kelembagaan, oleh karena itu mitigasi risiko banjir melalui proyek pengendalian banjir perkotaan tidak hanya tentang mengurangi banjir saja tetapi diharapkan mempertimbangkan dampak proyek pada dataran banjir untuk mencapai proyek mitigasi banjir yang berkelanjutan. Penelitian ini bertujuan untuk mengukur kepuasan masyarakat atas kinerja / dampak proyek pada proyek normalisasi sungai di DAS Bendung Kota Palembang. 22 variabel terkait aspek mitigasi banjir berkelanjutan digunakan untuk mengevaluasi kinerja / dampak proyek dari sudut pandang masyarakat. Analisis kepuasan yang dilakukan dalam penelitian ini menggunakan tiga metode, yaitu metode indeks kepuasan masyarakat (Community satisfaction index), analisis kesenjangan (gap analysis), dan metode analisis kinerja kepentingan (Importance Performance Analysis). Hasil analisis menunjukkan nilai indeks kepuasan pelanggan (CSI) sebesar 69,23%, dan skor rata-rata untuk tingkat kepuasan adalah 3,44 (skala 1-5). Selanjutnya dari metode IPA variabel yang menjadi prioritas utama untuk perbaikan guna meningkatkan kepuasan masyarakat, meliputi 4 variabel kinerja yaitu pemindahan paksa, tempat / peluang rekreasi, partisipasi penduduk setempat, dan pemeliharaan proyek Secara keseluruhan dapat disimpulkan bahwa masyarakat telah puas dengan kinerja proyek.Abstract: The urban flood control project is one of the efforts in urban flood risk mitigation, and is expected to reduce the impact of flood disasters in cities. As sustainable flood mitigation project that involves both sustainable in flood reduction and sustainable on the floodplain such as social, economic, environmental and institutional aspects, therefore flood risk mitigation through urban flood control project is should not about reducing flood only but expected to consider impacts of the project on the floodplain for achieving sustainable flood mitigation project. This study aims to measure community satisfaction on project performance/impacts at river normalization project in Bendung watershed Palembang City. 22 variables related to sustainable flood mitigation aspects are used to evaluate project performance/impacts from points of view of community satisfaction. Analysis carried out in this research using three methods, namely the community satisfaction index (CSI), gap analysis, and importance performance analysis (IPA) method. The analysis results reveal that the customer satisfaction index (CSI) value was 69.23%, and the average score for the level of satisfaction was 3.44 (1-5 scale). Furthermore, from the IPA method, variables which are the main priority to be improved in order to increase community satisfaction, includes 4 performance variables namely; involuntary displacement, recreational place/opportunities, participation of locals, and project maintenance. Overall it can be concluded that community have been satisfied with project performances.
