Abstract

One of the problems in construction activities is the risk of delays in the construction project. In The Himana Condotel project, several obstacles make some of the work not on the schedule. We analyze risk factors for delays to find out the dominan risk dan the solution. This research method uses a quantitative descriptive method and using questionnaires and interviews. The respondents were taken based on the criteria that are the respondent who has the important position at the Himana Condotel Project. From the data, we can specify the frequency and consequences occur risk that uses semantic differential scale in the questionnaire, that obtained the dominant risk factor based on the risk rating table with the highest risk level. After we get the dominant risk factors and the risk description, then we can determine the mitigation action that we can suggest. From the analysis, we get 5 variable risk factors for delay from The Himana Condotel project that is planning aspects, employment documents and contracts aspects, implementation aspects, resource aspects, and environmental aspects. Of the five aspects, the risk descriptions are described as 48. The dominant risk is obtained based on the percentage of the risk level, the risk level is obtained with a value of 36 %. From the five aspects of the risk factors for delays, all of them have high risks and 17 descriptions of risks that have a high-risk level. The suggested matters for the dominant risk mitigation to be carried out are more coordination between the parties involved, the preparation of schedule and planning in more detail, technical implementation in the fields especially for BQ, contract, work planning and terms to get more attention and increase the accuracy of the implementation of work as planned.

Abstract

Abstract : One of the key success factors of a contractor company in achieving their vision and mission is good quality of human resources (HR). Based on ISO 9001 evaluation, the quality of HR at PT. Jaya Kusuma Sarana Bali (PT.JKS Bali) that measured by indicators of objectives and targets from each division concluded that the quality of HR still need to be improved. By knowing the profile of the current and preferred organizational culture, it can be identified the strategy required to achieve the vision and mission of the organization. This study aimed to analyze the culture profile of PT. JKS Bali based on their employees perception, in order to identify strategies  for improving their  HR performance. The method used is an OCAI (Organizational Culture Assessment Instrument) analysis method and a survey using the OCAI questionnaire. The analysis involved identification of the culture profiles that measured in 6 key dimensions (i.e.: Dominant Characteristics, Organizational Leadership, Management of Employees, Organization Glue, Strategic Emphases and Criteria of Success) which can represent the four culture types of an organization (i.e.: Clan, Adhocracy, Market dan Hierarchy). The result suggests that the profile of the current and preferred organizational culture at PT.JKS Bali does not require significant changes. The strategies that need to be implemented derived from six key dimensions, Applying more flexible organizational leadership but also against the rules, Managing the employees who prioritize teamwork, Reducing formalities working procedures, focusing on the company's internal, emphasizing human resource development and employment commitments.

Abstract

Occupational Safety and Health (OSH) is the important component of construction project. Rapid development is less balanced with Occupational safety and Health application. PP 50 of 2012 explain that Occupational safety and health management system (SMK3) is required to implemented for all industry and service. The Himana Condotel is the one of the building construction project with the high risk accident, than the author do the analysis of the level of implementation of SMK3. The analysis use descriptive observational method with sample subject from management side and worker side. The different test analysis that use Mann Whitney U test and the study literature of SMK3 as contain in PP no. 50 of 2012 to know the extent of SMK3 application from contractor in planned, implemented and examined SMK3 at the Himana Condotel project. The result from this study is the extent of SMK3 implementation at the Himana Condotel Project that is SMK3 planned with the average from management subject 90,94 ± 3,431 and from worker subject 87,53 ± 3,417 its appertain in the satisfactory level of application. SMK3 implementation with the average from management subject 82,38 ± 0,754 and from worker subject 81,90 ± 2,338 its appertain in the satisfactory level of application, and SMK3 examined with the average from management subject 99,87 ± 0,020 and from worker subject 95,76 ± 4,987 its appertain in the satisfactory level of application.

Abstract

Sungi’s river flood control infrastructure development project has a high enough risk. The research objective is to identify, assess, and respond to the risks that affect the cost and time performance of the project. The study was conducted by a mixture of quantitative descriptive and qualitative descriptive methods. Data collection by interview and data analysis by Severity Index (SI). The results showed that the identified risks were 25 (twenty-five) risks from 8 (eight) sources of risk. Risks that have extreme value and affect cost performance are addendums when carrying out work, changing or erratic weather that hinders work and adjustments to field conditions resulting in work design changes. Risks that have extreme values ​​and affect the performance of time are a lack of funding to carry out work and an error in field measurements to determine the point of work so it does not match the picture. The response to risks includes service providers providing initial funding, implementing addendums immediately, using weather forecast data from the BMKG, re-measuring, and making changes immediately, and asking for the approval of the work owner.

Abstract

The growth of tourism in Bali includes the development of infrastructure and building facilities, such as hotels and resorts. To ensure the comfort of these building facilities, regular maintenance of the buildings and facilities is necessary. The Sanctoo Resort - Sanctoo Suite & Villa is one of the resorts located in Sukawati, Gianyar, Bali. The resort conducts periodic maintenance and rehabilitation of its buildings and facilities, although the maintenance cost calculations have not been detailed. The objective of this study is to determine the Bill of Quantities (BoQ) for maintenance and rehabilitation and evaluate the feasibility of the rehabilitation BoQ. The analysis of building maintenance costs utilizes the Work Breakdown Structure (WBS) method, which involves identifying and detailing the necessary activities for maintenance work. Based on the WBS results, the BoQ for maintenance and rehabilitation is prepared, taking into account the volume of work based on observations and interviews with The Sanctoo Resort regarding the condition and types of damages to the buildings. The analysis reveals that the maintenance BoQ for The Sanctoo Resort amounts to Rp895,367,344 per year, while the rehabilitation BoQ amounts to Rp111,379,626. The percentage evaluation of the feasibility of the rehabilitation BoQ indicates a value of 0.14%, suggesting that the damages incurred are minor and the rehabilitation budget is suitable and aligned with field observations..

Abstract

The implementation of road construction and maintenance has begun to apply the concept of green standards or environmentally friendly concept. One of the toll roads currently carrying out road maintenance with the Green Toll Road concept is the Bali Mandara Toll Road. Understanding by stakeholders of the Green Toll Road concept is considered important in sustainable development. The method used in this analysis is the Severity Index method and a survey using a questionnaire distributed to respondents involved in toll road maintenance, both contractors and owners. The research variable used in this study comes from the rating tools system that has been used in Indonesia, namely the Green Road Rating by the Ministry of PUPR in 2018. The study uses a Likert scale of 1-5 in determining the level of agreement. From the results of a questionnaire survey of respondents and an analysis of all indicators, the average value of each indicator in each category will be obtained. The understanding of the organizers (Owners) of the maintenance of the Bali Mandara toll road on the Green Toll Road concept on each criterion is included in the "Understand" category with each sub-criteria average value is 0,73. For understanding by activity implementers, each criterion is included in the "Understood" category but with a lower value with each sub-criteria average value is 0,69. Abstrak Pelaksanaan konstruksi maupun pemeliharaan jalan telah mulai menerapkan konsep standar Green atau konsep ramah lingkungan. Salah satu jalan tol yang saat ini melakukan pemeliharaan jalan dengan konsep Green Toll Road adalah Jalan Tol Bali Mandara. Permasalahan yang perlu dipahami lebih jauh adalah pemahaman oleh stakeholder terhadap konsep Green Toll Road ini dipadang penting dalam pembangunan berkelanjutan. Metode yang digunakan pada analisis ini adalah metode Severity Index dan survai menggunakan kuesioner yang disebarkan kepada responden yang terlibat dalam pemeliharaan jalan Tol baik dalam hal ini adalah kontraktor maupun owner. Variabel penelitian yang digunakan dalam penelitian ini berasal dari system rating tools yang telah digunakan di Indonesia yaitu Pemeringkatan Jalan Hijau oleh Kementerian PUPR tahun 2018.  Penelitian menggunakan skala likert 1-5 dalam menentukan tingkat persetujuan. Dari hasil survey kuesioner terhadap responden dan analisis keseluruhan indicator maka akan diperoleh nilai rata-rata tiap indicator pada tiap kategori. Pemahaman penyelenggara kegiatan (Pemilik) pemeliharaan jalan tol Bali Mandara terhadap konsep Green Toll Road pada setiap kriteria masuk dalam kategori “Paham” dengan masing-masing nilai sub kriteria rata-rata adalah 0,73. Untuk pemahaman oleh pelaksana kegiatan pun pada setiap kriteria masuk dalam kategori “Paham” namun dengan nilai yang lebih rendah dengan masing-masing nilai sub kriteria rata-rata adalah 0,69.

Abstract

This research aims to analyze the understanding and concern of environmental accounting for medical waste management at the Plawad Karawang Community Health Center. This research method uses qualitative data collection techniques using observation, interviews and documentation. The results of this research are that the Plawad Community Health Center has an understanding and concern for protecting and maintaining the surrounding environment, by minimizing and preventing the negative impact of the waste produced, whether by managing medical waste or being an example for people who visit the Plawad Community Health Center by providing domestic trash cans. or also called household waste (non-medical waste), and medical waste, as well as B3 waste. Plawad Community Health Center has not fully implemented environmental accounting, but the Community Health Center has incurred costs incurred from operational activities related to environmental maintenance.

Abstract

Desa Kutuh memiliki beragam obyek pariwisata seperti Pantai Gunung Payung, Pantai Pandawa, dan Pantai Timbis yang harus didukung dari segi penguatan dan peningkatan knowledge, skill, dan juga attitudenya sehingga mampu memberikan pelayanan hospitality yang baik dan profesional kepada wisatawan. Politeknik Negeri Bali (PNB) sebagai salah satu perguruan tinggi yang dekat dengan Desa Kutuh memiliki peran dalam mengembangkan dan memastikan keberlanjutan pariwisata untuk kepentingan masyarakat desanya, termasuk dalam mempromosikan Green Tourism sebagai unggulan dari PNB. Wisatawan dari Malaysia menduduki peringkat keempat jumlah kunjungan terbesar ke Bali, sehingga pemahaman dan pelayanan kepada wisatawan asal negara tersebut perlu ditingkatkan. Metode pelaksanaan kegiatan dilakukan dengan pemaparan presentasi dan juga workshop. Kegiatan ini merupakan kerjasama antara Politeknik Negeri Bali, Desa Kutuh, dan mitra pendidikan tinggi dari Malaysia yaitu Politeknik Kota Kinabalu. Masing-masing pihak memberikan pemahaman terkait pengelolaan desa wisata, pelayanan terhadap wisatawan Malaysia, dan pemaparan dan workshop pembuatan eco enzyme. Kegiatan ini berjalan lancar dan memiliki harapan yaitu mengecilnya kesenjangan antara harapan dan realitas terhadap pelayanan kepada wisatawan asing khususnya dari Malaysia.

Abstract

Desa Adat Pejaten, Kabupaten Tabanan, Bali, memiliki Setra Tunon yang menjadi wadah kegiatan adat bagi masyarakat yang hingga kini senantiasa menjaga budaya warisan leluhur. Saat ini kondisi dinding penahan tanah pada Setra Tunon telah mengalami kerusakan dan diupayakan untuk dilakukan pembuatan serta perbaikan. Dalam upaya perbaikan dinding penahan tanah maka perlu dilakukan renovasi secara bertahap untuk mencegah keruntuhan tanah yang lebih parah. Untuk mendukung rencana tersebut, harus disertai dengan perencanaan yang baik berupa gambar rencana dan kelengkapannya. Kolaborasi tim Pengabdian Kepada Masyarakat dengan pihak mitra menjadi kunci dari keberhasilan kegiatan ini, sehingga permasalahan yang ada di lapangan dapat dicarikan solusinya secara bersama-sama. Keberhasilan target menyediakan capaian berupa gambar rencana struktur dinding penahan tanah diharapkan bermanfaat sebagai pedoman bagi desa adat dalam proses pengaturan, pembuatan Rencana Anggaran Biaya, serta dapat digunakan sebagai kelengkapan pengajuan proposal pengumpulan dana pengaturan setra Tunon

Abstract

Konsep kultur organisasi merupakan penciptaan kondisi dan situasi dilingkungan kerja berdasarkan perspektif manajemen SDM yang memberi kesempatan untuk SDM dengan kemampuan kerja yang unggul untuk dapat menunjukan kompetensi tersebut secara optimal. Pemetaan budaya organisasi pada industri jasa konstruksi dilakukan untuk mengetahui gap atau selisih dari kondisi yang sedang berlangsung saat ini dan budaya yang diharapkan terjadi dimasa yang akan datang. Dari gap kondisi tersebut diharapkan dapat dilakukan perbaikan manajemen guna meningkatkan produktifitas kerja. Analisis dilakukan menggunakan metode analisis OCAI (Organizational Culture Assessment Instrument). Pengukuran metode ini diukur dalam 6 dimensi utama yaitu dominant characteristics, organizational leadership, management of employees, organization glue, strategic emphases dan criteria of success. Profil Budaya Organisasi dapat dipetakan berdasarkan hasil pengukuran tersebut (Clan Culture, Adhocracy Culture, Market Culture dan Hierarchy Culture). Profil Budaya Organisasi pada Perusahaan Kontraktor yang ditunjukan dari hasil analisis adalah Budaya pada kondisi yang sedang berlangsung saat ini dan yang diharapkan dimasa yang akan datang cenderung kearah tipe budaya hierarchy dan market. Profil budaya saat ini (current) tipe budaya hierarchy dan market diperoleh presentase nilai 30 % pada masing-masing tipe budaya, untuk tipe budaya clan dan adhocracy presentase nilai 20 % pada masing-masing tipe budaya. Profil budaya yang diharapkan (preferred) tipe budaya hierarchy memperoleh presentase nilai 28 %, market culture 29 %, clan culture 23 % dan adhocracy culture 21 %. Perubahan Budaya Organisasi tidak membutuhkan perubahan secara signifikan akibat nilai gap yang diperoleh kurang dari 5 %.
