Abstract

Perkotaan berkelanjutan memerlukan adanya keseimbangan antara ekonomi, sosial, dan lingkungan. Berkelanjutan secara ekonomi adalah dalam pengertian pencapaian pertumbuhan yang berkelanjutan dan efisien dalam penggunaan sumber daya. Saat ini kinerja ekonomi secara nasional terutama di kawasan perkotaan sebagai pusat pertumbuhan ekonomi membuat biaya ekonomi tinggi akibat dari penataan ruang dan transportasi yang buruk. Pembangunan berorientasi transit atau Transit Oriented Development (TOD) adalah suatu konsep pengelolaan ruang dan transportasi secara terintegrasi. Penelitian ini sangat penting dilakukan untuk mengetahui karakteristik TOD apa saja yang sudah diimplementasikan pada kawasan stasiun kota Tangerang sebagai kawasan transit berbasis TOD. Penelitian ini menggunakan metode kualitatif dalam penyusunannya dengan di lakukannya penataan pada kawasan stasiun kota Tangerang akan membantu meningkatkan pertumbuhan ekonomi, memudahkan masyarakat dalam menggunakan transportasi umum yang saling terintegrasi, mengurangi penggunaan kendaraan bermotor dan bermobil untuk menjadikan kawasan di sekitar stasiun kota Tangerang lebih bersih dan tertata, sehingga dapat mencerminkan citra kota yang baik.

Abstract

This Research analyzes TOD Implementation in Dukuh Atas BNI Area, Jakarta, which multi mode hub transportation that integrates MRT, KRL, LRT, and Transjakarta. A methode is used to qualitative description with GIS Integration to map land use and transportation network. Research result shows that this area has high connectivity level, supporting mixed principle development with integration house facility, commercial, and public space, however, some challenges like crowds arrangement to rush hour and optimilization pedestrian path also bicyle needs to be improved. TOD implementation in this area have shown essential step in admitting sustainable urban area, however infrastructure empowerment and supporting policy need. Dukuh Atas BNI potentially becomes ideal TOD Model in Indonesia with coordinating good crossing sector

Abstract

Globalization causes multinational entrepreneurs to move their business locations across geographical boundaries. The Multinational Entrepreneurs running businesses across geographic boundaries are called Foreign Direct Investment (FDI). One factor that determines the success of FDI is the accurate choice of investment location. Currently, Climate Change plays a significant role in business decisions. Aim: This study aimed to assess the selection of investment locations using the demand-side analysis and environmental policies approach. Methodology and results: The sample was the Electronic and Automotive industry located in the JABABEKA Industrial Estate, Jakarta, Indonesia. The primary data were collected from the respondents' perceptions and processed using the Structural Equation Model (SEM) method. The SEM-PLS results showed that the path coefficient of the relationship between Environmental Regulations and the Investment Locations Choice was 0.314. Therefore, Environmental Regulation significantly affected Investment Locations Choice. Furthermore, the path coefficient of the relationship between Environmental Litigation and the Investment Locations Choice was 0.113, with a P-value > 0.05. This means that Environmental Litigation insignificantly affects the Investment Locations Choice. Conclusion, significance, and impact: Environmental regulations and litigation affect the location selection by investors. Therefore, urban planners should formulate policies for providing better waste and air pollution treatment facilities in each industrial area to increase the attractiveness of Indonesia as a Host Country.

Abstract

Senen area, Central Jakarta, is a strategic area that faces various problems, such as traffic congestion, lack of integration between modes of transportation, and minimal facilities for pedestrians and public transportation users. This study aims to evaluate the application of the TOD concept in the Senen area based on principles such as transportation integration, mixed land use, and pedestrian connectivity. This study uses a qualitative descriptive method approach , where the data used is secondary data obtained through literature studies. Literature studies are conducted by referring to previous studies and relevant institutional reports. The data collected includes spatial information, such as maps and geographic data, as well as non-spatial information, such as planning documents and policies. The results of the study indicate that the Senen area has great potential to be developed as a TOD area. Some steps that can be taken include improving connectivity between modes of transportation, improving public facilities, and adding green open spaces. In conclusion, the implementation of TOD in the Senen area can reduce the use of private vehicles, increase the efficiency of public transportation, and create a more comfortable and environmentally friendly city environment.
