Abstract

Kota Madiun merupakan salah satu kota padat penduduk sekitar 190 ribu jiwa dengan luas wilayah 33,23 km2. Kota Madiun memiliki julukan sebagai kota pensiunan, dimana masyarakat madiun bisa membangun hunian yang lebih layak setelah mendapatkan upah pensiunan atau pesangon. Perumahan komersial (Non-Subsidi) di Kota Madiun sudah mulai marak sejak tahun 2018 yang memiliki harga terendah Rp. 500.000.000,- (lima ratus juta rupiah) dimana harga tersebut terbilang jauh dengan perumahan subsidi yang memiliki harga terendah Rp. 150.000.000,-. Banyak dari beberapa masyarakat Kota Madiun yang belum memiliki hunian yang layak. Banyaknya jumlah penduduk Kota Madiun membuat Pemerintah Kota Madiun melakukan pembangunan rumah susun guna mengurangi kawasan yang kumuh dan memberikan hunian yang layak untuk masyarakat Kota Madiun. Pembangunan rumah susun ini akan dibangun di Kawasan eks Makam Bong Cino, Jalan Hayam Wuruk, tepatnya di Kelurahan/Kecamatan Manguharjo. Perancangan pembangunan rumah susun ini adalah dengan pendekatan Green Building. Pendekatan Green Building dapat menjadi solusi akan kekhawatiran kondisi lingkungan yang semakin hari semakin rusak, dengan ini kebutuhan ruang minimal untuk penghuni dan material yang mudah didapatkan dengan alami yang ramah untuk lingkungan dan tentunya nyaman bagi penghuninya.

Abstract

Bekasi memiliki beragam suku yang kaya akan seni dan budaya. Serta memiliki beberapa komunitas seni. Bekasi masih terbilang kekurangan fasilitas untuk mendukung kegiatan pelestarian seni dan budaya. Oleh karena itu, Bekasi membutuhkan fasilitas untuk menjadi wadah untuk melestarikan dan mengekspresikan kekayaan seni dan budaya, serta menjadi ikon sekaligus daya tarik wisata baru. Pendekatan perancangan yang digunakan yaitu Arsitektur Kontemporer untuk mengikuti perkembangan zaman, sehingga dapat menarik minat pengunjung, baik pelaku seni maupun pengunjung umum lainnya.

Abstract

Pelaksanaan Pengabdian kepada masyarakat ini menjelaskan mengenai bagaimana melakukan penataan Kawasan kooridor jalan, Kabupaten Bekasi merupakan salah satu Kawasan industry terbesar di Asia Tenggara dimana terdapat salah satu jalan Teuku Umar_Jalan Bosih Raya yang merupakan salah satu jalur yang memiliki aktivitas yang tinggi bagi masyarakat sekitar, dimana jalur ini memiliki pengunaan lahan mix used yang terdiri dari Kawasan permukiman, Kawasan industri dan Kawasan perdagangan dan jasa yang memiliki masalah sangat komplek dimana masyarakat sekitar sudah sangat mendambakan penataan Kawasan di wilayah sekitar permukiman, sehingga dengan dasar permasalahan tersebut maka kami tim dosen dari prodi Arsitektur beserta mahasiswa prodi arsitektur berupaya memberikan saran didalam merencanakan penataan Kawasan kooridor tersebut sehingga bisa memberikan sumbangsih kepada masyarakat dan pemerintah Daerah Kabupaten Bekasi didalam melakukan penataan kooridor Jalan Teuku umar- Jalan Bosih Raya Kabupaten Bekasi sehingga dapat tercipta jalur kawasaan yang nyaman, teduh dan aman bagi penguna jalan maupun pejalan Kaki. Tahap Perencanaan di awali dengan melakukan survei kelapangan dengan mengidentifikasi potensi dan permasalahan di lokasi studi, dan hasil data tersebut kemudian di analisis dengan mengunakan teori perancangan tata kota (urban Desain) Hamid Sirvani dengan 8 elemen perancangan kota dengan tentunya memperhatikan pedoman yang telah dibuat oleh PUPR mengenai kelengkapan street furnuture jaringan jalan

Abstract

This study explores the development of MSME businesses using SWOT analysis and the Business Model Canvas (BMC) approach. The primary focus is on creating innovative planner notebooks aimed at helping students, workers, and entrepreneurs manage their daily schedules and achieve their goals. The method used is the SWOT and BMC analysis approach. The results show that the product has a broad market potential, supported by marketing strategies through social media, e-commerce, and direct promotions. The unique value propositions include goal-setting consultations and monthly online mentoring. A break-even analysis indicates the business is expected to reach its break-even point after selling 404 units. This research emphasizes the importance of innovation in creating added value for MSME products to enhance market competitiveness

Abstract

Concrete is the most widely used construction material throughout the world, functioning as a structural element in various types of buildings, infrastructure and civil engineering projects. The strength and durability of concrete is greatly influenced by the composition of the ingredients that form it. One type of concrete that is widely used is K275 concrete, which is known for its ability to withstand heavy loads and its resistance to various environmental conditions. This research uses an experimental method by making concrete samples from various variations of forming materials. Tests were carried out on the mechanical properties of the aggregate, determining the optimal composition of the concrete mix, as well as testing the compressive strength after curing for 28 days. It is hoped that the research results will provide a deeper understanding of the specific influence of forming materials on the compressive strength of K275 concrete, as well as provide a significant contribution to better and environmentally friendly construction practices

Abstract

Concrete is a building material produced by mixing fine aggregate, coarse aggregate, Portland cement, and water. The design of concrete must be in accordance with applicable standards, the process and materials used must meet the main criteria, namely strength, high compressive strength, and easy workmanship. In addition, it must also meet the criteria of being durable, inexpensive, and wear-resistant, among others. In concrete there are two categories of aggregates required, namely fine aggregate and coarse aggregate, the function of the aggregate in the concrete mixture is as a filler, hence the need for good binding and filling properties. The percentage of aggregate used in concrete is very large, so aggregate contributes to the strength of concrete. The research method used materials in accordance with the reference SNI 03-2834-2000. The fine aggregate used is Tayan Sand material from a river in the West Kalimantan area, and the coarse aggregate comes from Rumpin, Bogor. Mix Design is a mixture proportion of the constituent materials that have been tested, it is intended that the proportion of the mixture can meet the strength requirements. The fine and coarse aggregates used qualitatively meet the requirements as concrete constituent materials. From the parameters of cleanliness, gradation, specific gravity, absorption, and organic content are still within the tolerance range of material acceptance specifications.

Abstract

The rapid population growth in the Greater Jakarta (Jabodetabek) region, including Bekasi, has increased traffic intensity and reduced the acoustic quality of public spaces. The Traffic Park in Kabupaten Bekasi serves a dual function as both an educational facility for children's traffic safety and a family recreational area. This study aims to evaluate the park’s soundscape quality using a mixed quantitative and qualitative approach. Sound Pressure Level (SPL) measurements were conducted with a Sound Level Meter at eight strategic points. In addition, sound recordings and open-ended interviews with 70 respondents were used to assess visitor perceptions. SPL data were compared to the Indonesian environmental noise standard (Kep-48/MENLH/11/1996), while perception data were analyzed descriptively. Results indicate that noise levels at the main entrance and roadside areas reach 72–78 dBA, exceeding the 55 dBA threshold. Anthropogenic sounds dominate the acoustic environment, whereas natural sounds (biophony and geophony) are only audible in the densely vegetated zones during morning hours. Most respondents (68%) perceive the roadside area as noisy, while 74% feel comfortable in the vegetated zones. Recommendations include adding noise-buffering vegetation, introducing water features, reorganizing activity zoning, and limiting the use of loudspeakers at kiosks. The soundscape approach is proven to provide a scientific basis for enhancing auditory comfort while strengthening the park’s educational function.

Abstract

Environmental problems caused by abandoned vacant land are becoming increasingly prevalent in both urban and rural areas. Unutilized land tends to create new issues, such as the reduction of green open space, declining air quality, and deterioration of the area's visual aesthetics. This community service program aims to develop a garden design plan for an abandoned plot as an initial step to optimize land use and raise environmental awareness among residents. The program was implemented in Kelurahan Setia Mekar, Kabupaten Bekasi, using a Participatory Action Research (PAR) approach that actively involved the community from problem identification to garden design and maintenance planning. The outcome of this initiative is a landscape design intended to increase green space while enhancing the area's visual quality. In addition to physical improvements, such as expanded greenery, the program successfully fostered greater community awareness, reflected in residents’ active participation in post-program maintenance. These results indicate that community-based greening planning is a strategic approach to utilizing vacant land and can be replicated in other areas with similar characteristics.

Abstract

Rumah adalah kebutuhan primer untuk manusia. Dalam Undang-undang nomor 1 tahun 2011 menyatakan negara bertanggung jawab melindungi segenap Indonesia dengan penyelenggaraan perumahan dan kawasan pemungkiman supaya masyarakat mampu bertempat tinggal yang layak dan terjangkau dalam lingkungan yang aman, sehat, dan berkelanjutan di seluruh wilayah Indonesia. Bantuan Stimulan Perumahan Swadaya (BSPS) yang dikenal dengan program bedah rumah dari pemerintah dengan target mengurangi rumah yang tidak layak huni. Rumah tinggal dikatakan layak yang paling utama adalah kekuatan bangunan. Penelitian dilakukan Nagari Kambang Timur Kecamatan Lengayang Kabupaten Pesisir Selatan penerima bantuan tahun 2022. Metode Penelitian yang digunakan bersifat deskriptif. Penerapan struktur pada rumah penerima bantuan program BSPS di Nagari Kambang Timur Kecamatan Lengayang Kabupaten Pesisir Selatan telah memenuhi sesuai petunjuk berdasarkan buku Teddy Boen 2010. Dimensi tulangan utama berdiameter 10 mm, sengkang berdiameter 8 mm dengan jarak maksimum 150 mm. sambungan tulangan kolom-balok dan kolom sloof dilebihkan 40D dan bengkokan 90 derajat dan untuk perkuatan dinding pasang jangkar sepanjang 40D dengan diameter tulangan 10 mm dan perbandingan campuran beton yang digunakan adalah 1 semen : 2 pasir : 3 kerikil.

Abstract

The UPV test procedure with the PUNDIT device is set based on the concept of the wave flow speed passing through a solid object bound to the elastic properties of a tangible medium. When used properly and correctly, this tool will provide a lot of information about the condition of the surface or the inside of the concrete. Classification for pulse velocity results according to the speed criteria of concrete quality presented in BS 1881: Section 203:1986 as follows: 4500 m/s = excellent concrete condition, 3400 – 4500 m/s = good concrete conditions, 3000-3500 m/s = medium concrete situation, < 3000 m/ s = concrete problem condition (doubtful concrete condition). The pulse velocity test results are measured by three methods: direct transmission, semi-direct transmission and indirect or surface transmission. The test results for the structure of the beams, cylinders, tie beams, and floor plates of the office building on the edge of the anchor showed that it is in medium concrete condition. The average value of the estimated quality of concrete results of the test UPV Pundit for Beams was 25,29MPa, Slabs was 25,17MPa, Tie Beam was 25,06MPa, and Pilecap was 25,46MPa. The result has met the minimum requirement for concrete solid pressure of 21MPa for the quality of unique structures concrete according to SNI-2847-2019.
