Abstract

This study examines the application of project management in the construction of a two-story 72/90 type house in the Greenland Housing area by PT Kalimantan Global Property. The construction of a house, even though it is small-medium scale, still has high complexity, including budget constraints, tight schedules, and limited human resources. Therefore, effective project management is needed to ensure the efficiency and effectiveness of construction implementation. A qualitative descriptive case study is the research methodology employed, and data is gathered through project document analysis, interviews, and observation. The study’s findings show that using the Program Evaluation and Review Technique (PERT) and the Critical Part Method (CPM) methods can help plan, control, and evaluate project time more accurately. The project was successfully completed within 128 days of a total planning of 240 days without significant delays, with cost efficiency and good quality of work results. This study proves that a project management approach based on the network method can improve project performance, even for the construction of medium-scale houses. These findings emphasize the importance of systematic documentation, utilization of project management tools, and structured supervision as key factors for the success of construction projects

Abstract

Higher Education Institutions (HEIs) need competent leaders to survive and thrive in today’s challenging educational environment. In order to achieve this, HEIs have to develop leadership competency models that are aligned with their needs and context. A leadership competency model is essential in understanding how to develop Higher Education Institution leaders. This study proposes a list of HEIs leadership competencies and a HEI leadership competency model based on knowledge-skills-attitudes (KSA) approach. The proposed model can be used as a foundational framework that can be adapted and customized by HEIs to develop their own unique models

Abstract

This study maps the risk and returns with the CAPM approach, looking at stock issuers and comparing the property with agricultural sectors. The aim is to dig deeper into the differences in risk and return faced by these two sectors. In addition, this study has practical value for investors who want to mitigate risk and optimize portfolios and for decision makers who need to consider which sectors are more vulnerable to economic changes. The property sector and the agricultural sector behave quite differently in changing market conditions during the observation period. Based on empirical testing, it was found that stocks in the property and building sector are aggressive compared to the share in the sector of Agriculture. This is seen from each shared sample research's mark beta (β). Ultimately, these findings can help manage portfolios with more measurable risks

Abstract

This study aims to evaluate the implementation of credit risk management at Bank Banten in reducing the Non-Performing Loan (NPL) ratio from 2020 to 2024. In the banking sector, NPL is a key indicator that reflects the quality of the credit portfolio as well as the effectiveness of the bank’s risk management. Bank Indonesia has set a reasonable threshold for NPL at below 5%. If this figure is exceeded, it may indicate deficiencies in the bank's credit risk management. This research uses a descriptive qualitative approach, with data collected through in-depth interviews, observations, document analysis, and Focus Group Discussions (FGD). The key informants in this study included the credit risk manager, credit officers, and analysts from Bank Banten. The results of the study show that Bank Banten experienced a significant decrease in the gross NPL ratio, from 22.27% in 2020 to 7.53% in 2024. This decline is attributed to the restructuring of credit policies, improvement of the risk monitoring system, and the stricter application of prudent credit principles. In addition, an Early Warning System (EWS)-based technology was introduced in 2023. The credit risk mitigation strategies implemented included enhanced credit analysis, more thorough assessments of debtor feasibility, and tighter supervision of problematic loans. Bank Banten also involved internal stakeholders in the formulation of risk strategies to ensure effectiveness and compliance with Financial Services Authority (OJK) regulations. The conclusion of this study is that the implementation of credit risk management at Bank Banten during the research period has been effective in reducing the NPL ratio, although there is still room for improvement in debtor financial literacy and strengthening the risk management information system. These findings are expected to serve as a reference for other regional development banks to improve credit management quality and maintain financial stability.

Abstract

This study aims to analyze the relationship between Gross Domestic Product (GDP) growth and Foreign Direct Investment (FDI) in Indonesia from 2010 to 2023. The research employs a descriptive quantitative approach using secondary data from the Central Bureau of Statistics (BPS) and other relevant institutions. The analysis reveals a positive long-term relationship between FDI and GDP growth. Although in certain periods an increase in FDI was not immediately followed by a surge in economic growth, the data generally indicate that FDI has a significant contribution to GDP growth, especially when directed toward strategic sectors. The study also finds that the effectiveness of FDI in promoting economic growth is strongly influenced by factors such as infrastructure quality, macroeconomic stability, and supportive investment regulations. These findings are consistent with previous studies that emphasize the importance of the domestic environment in maximizing the benefits of FDI. Therefore, appropriate policies are needed to enhance investment competitiveness and optimize the positive impact of FDI on national economic development

Abstract

Academic burnout is a critical issue affecting student well-being and academic performance, particularly among final-year university students engaged in thesis completion. Social support and self-efficacy are recognized as important psychological factors that can reduce stress, foster resilience, and improve students’ ability to cope with academic demands. This study investigates the effects of social support and self-efficacy on academic burnout among final-year management students in Banjarmasin. The study involved a sample of 100 students selected through proportional stratified random sampling, and the data were analyzed using multiple linear regression to examine the relationships between these variables. The findings reveal that social support has a positive but not significant effect on academic burnout, while self-efficacy shows a negative and significant effect, indicating its crucial role in mitigating burnout. Moreover, the combined influence of social support and self-efficacy is significant in reducing academic burnout. These results suggest that strengthening students’ self-efficacy and fostering supportive academic and social environments can help reduce burnout and enhance student resilience during thesis completion. The insights of this study provide valuable implications for higher education institutions in developing interventions and support systems that address the psychological needs of students in their final academic phase
