The increase in the number of investors becomes a huge potential to increase the capacity of the capital market. Among the instruments of investment in the stock market, shares are the most frequently traded. The participation of local investors in investing in the capital market cannot be separated from the expectations of profit or return that can be obtained as well as the risks attached to investment instruments. Risks in stock investments can be minimized by reducing them to a minimal point through the process of diversifying stocks by forming a portfolio. This type of research is descriptive research with a quantitative approach. The stock candidate population used in the formation of the Optimal Portfolio is all of the shares classified into the LQ45 Index. While the sample of stock candidates included in the portfolio formation is 41 stocks with purposive sampling technique. The type of data used is secondary data with data collection techniques documentation. In forming the portfolio used the single index model and constant correlation model. While to measure the performance portfolio used measurement scales Sharpe Index, Treynor Index and Jensen Alpha. Based on the performance measures of the Sharpe Index, Treynor Index and Jensen Alpha, the portfolio formed from LQ45 shares using a single index model has lower performance than the portfolio performance formed from LQ45 stock by using a constant correlation model. Based on the Treynor Index performance measure, the portfolio formed from LQ45 stock using a single index model has higher performance than the Mandiri Investa Equity Asean 5 Plus portfolio.

The problem of transitional registration is one example of a land case that often occurs. Registration of transfer of rights due to inheritance is currently not understood equally by the government, especially in the implementation of registration of transfer of rights due to direct inheritance with the deed of distribution of inheritance. For this reason, this paper will try to conduct a legal study regarding effectivenessArticle 42 paragraph (4) Government Regulation Number 24 of 1997 concerning Land Registration, as the legal basis for carrying out transitional registration at Land Offices throughout Malang Raya. This paper uses the socio-legal method with an empirical and normative approach. The results showed that the registration of the transfer of rights due to direct inheritance with the deed of distribution of inheritance based on Article 42 paragraph (4) of Government Regulation Number 24 of 1997 concerning Land Registration did not work effectively at the Land Office in Malang Raya. There are several reasons, first, administrative habits that have been carried out in this wayfirst transfer of inheritance to all heirs based on a Statement of Heirs, then transfer to one of the heirs based on APHB. Second, the record problem. Third, the problem of local taxes that will be reduced.The ineffectiveness of this article can harm interested parties because it can be detrimental in terms of time and costs when registering the transfer of rights due to inheritance.

This study aims to test the effectiveness of information services using the jigsaw cooperative learning model to increase student self-esteem. This type of research is Quasi Experiment Design. The sample was selected using a purposive sampling technique. The sample in this study were 60 students who were divided into two classes. The research instrument used was the Likert Scale model, the data were analyzed using the Wilcoxon Signed Ranks Test and the Kolmogorov-Smirnov 2 Independent Samples. The research results show that; (1) There is a significant difference in the self-esteem of the experimental group students before and after participating in information services using the jigsaw type cooperative learning mode, the probability score is below alpha 0.05 (0.000 <0.05), (2) there is a difference in the self-esteem of the group students control before and after participating in information services without using the jigsaw cooperative learning model obtained a probability number below alpha 0.05 (0.000 <0.05), (3) there was a difference in the self-esteem of the experimental group students who were given information services using the cooperative learning type jigsaw with the control group that was given information services without using the jigsaw type of cooperative learning model was obtained at 0.014 or probability below 0.05 (0.014 <0.05), the difference can be seen from the posttest results of the experimental group which are higher than the posttest results of the control group. From these findings it can be concluded that information services using the jigsaw cooperative learning model are more effective in increasing students' self-esteem.

The purpose of this research is to analyze and describe the indicators used by Bappenda in determining the fair transaction price for buying and selling land in Malang City in collecting BPHTB. This type of research is a socio-legal research with a juridical-sociological approach. This research was conducted at the Malang City Regional Revenue Agency. The results of the analysis show that based on the results of interviews with Bapenda, it states that a fair transaction price has the same meaning in determining market value, but for buying and selling transactions, Bapenda determines it in several ways in the form of a sales price submitted by the taxpayer as the seller, the previous documents where there are similarities in certain districts or sub-districts, can also be seen by neighboring houses that are next door and around it. Of these 3 things, Bapenda takes the average to determine a fair transaction price. The use of the price contained in the Bappenda tax database is used as a measure to find out whether the stated transaction price is a reasonable transaction price. Considering that many taxpayers include the transaction price on the Sale and Purchase Deed and SSPD BPHTB which does not match the actual price to minimize the amount of BPHTB owed.

This research departs from the problememployee performance is still low because it is not supported by adequate work facilities and infrastructure so that employees are unable to channel their abilities. The role of superiors in influencing employees in order to achieve organizational goals has not been fulfilled, due to a lack of communication between superiors and their subordinates. The average number of employees at the Regional Secretariat of Bengkulu Province is only 14.7% of employees who are committed to work and 85.3% of employees are not committed to work, andthe low level of employee job satisfaction is due to the lack of awards and rewards given by the organization. This study aims to determine the effect of organizational climate, work commitment, job satisfaction and work performance by the Bengkulu Provincial Secretariat. This type of research is associative quantitative research. The sampling technique used in this research is census or total sampling. The population in this study were all employees at the Bengkulu Provincial Secretariat, totaling 48 employees. The sample technique used is the slovin formula with a sample of 48 employees. The results showed that (1) organizational climate had a positive or significant effect on work performance variables with an Adjusted R Square table value of 0.397, which was 39.7 and a significance value of 0.000. (2) Work commitment has a positive or significant effect on work performance variables with an Adjusted R Square value of work commitment variable of 0.724 and a significance of 0.000. (3) Job satisfaction has a positive or significant effect on work performance variables with an Adjusted R Square value for job satisfaction variables of 0.500 and a significance of 0.000. (4) Organizational climate, work commitment and job satisfaction have a positive or significant effect on work performance variables with an Adjusted R Square value of 0.727 and a significance value of 0.000. 500 as well as for a significance of 0.000. (4) Organizational climate, work commitment and job satisfaction have a positive or significant effect on work performance variables with an Adjusted R Square value of 0.727 and a significance value of 0.000. 500 as well as for a significance of 0.000. This study analyzes the affixation in the short story "When My Faith is Tested" by Erna Nurfadilah Abdul Rahim. The formulation of the problem in this study is how the form of affixation in the short story "When My Faith is Tested" by Erna Nurfadilah Abdul Rahim. The purpose of this study is to describe the form of affixation in the short story "Saat Imanku Ditest" by Erna Nurfadilah Abdul Rahim. The theory used in this study to analyze the data is Chaer's theory. The method used in this study is the method of watching and taking notes. The data analysis procedure of this study is using the distribution method with the direct element division technique (BUL). Based on the results of the research, three forms of affixation were found in the short story "Saat Imanku Ditest" by Erna Nurfadilah Abdul Rahim, namely (1) prefixes (ber-, me-, ter-, and di-), (2) suffixes (-an and -kan, and (3) confixes (me-an).

This study explores the challenges faced by high school students at SMK Negeri 3 Lhokseumawe in using diction and rhetorical techniques in speech writing. Despite the significance of these skills for persuasive communication, many students encountered difficulties. A qualitative case study was conducted with 10 students from grade X, employing semi-structured interviews, classroom observations, and document analysis. The study identified five challenges: limited vocabulary, difficulty applying rhetorical techniques, lack of exposure to effective speech samples, fear of experimenting with advanced language, and insufficient feedback on language use. The findings emphasize the need for targeted instructional strategies, including vocabulary-building activities, explicit teaching of rhetorical techniques, and more personalized feedback. This research underscore the importance of enhancing diction and rhetorical skills in vocational schools, where the focus is often on functional communication rather than expressive language use. The study offers valuable insights for teachers seeking to improve speech writing instruction in vocational contexts, providing a foundation for future pedagogical interventions aimed at addressing these challenges and fostering more effective communication skills among students.

Writing plays a significant role in teaching and learning the English language, yet it is often regarded as a challenging skill to master. To produce a well-written piece, certain criteria must be met, including content, organization, vocabulary, grammar, and mechanics. Instructional media can be a valuable tool for teachers in facilitating writing instruction. This article explores the use of picture series as an instructional medium to enhance students' writing skills. Picture series are particularly effective because they are engaging and visually represent the chronological sequence of a text. The article reviews relevant theories, regulations, research, and practical applications in teaching writing. It also offers examples of different instructional media, emphasizes the benefits of using picture series to improve writing abilities, and provides a step-by-step guide on implementing picture series in the classroom. The goal of this article is to serve as a resource for teaching writing with picture series and to offer recommendations for future research and practice.

This research aims to improve the skill of writing drama scripts among tenth-grade students of SMA Negeri 1 Lhokseumawe through the Contextual Teaching and Learning (CTL) method. This research is a classroom action research conducted in 2 cycles. The subjects of the research are students and the Indonesian language teacher of eighth grade at SMA Negeri 1 Lhokseumawe. Data sources include: learning events, informants, and documents. Data collection techniques used are observation, interviews, tests, and document analysis. Data validity testing uses triangulation techniques for methods and data sources. Data analysis techniques use comparative descriptive and critical analysis techniques. The use of the Contextual Teaching and Learning method has been proven to improve students' skills in writing drama scripts. The results are: 1) the use of the Contextual Teaching and Learning method can improve the quality of the drama script writing learning process, and 2) the use of the Contextual Teaching and Learning method can improve students' skills in writing drama scripts. This can be seen from the increase in students' interest, learning attitudes, and the results of their drama script writing skills.
