Abstract

Population density in urban areas results in a greater need for housing so that land availability decreases and can affect land prices. The price of land determined by the Tax Object Selling Value (NJOP) is sometimes not in accordance with what is in the field. The aim of this research is to compare the actual land value with the value determined by NJOP, to know the magnitude of the factors that affect the selling value of the land, and to map the land sale value based on the calculation of the factors that affect the land value. This research was conducted from December 2019 to March 2020 (3 months). The research location is in Makassar, Panakkukang, and Manggala Districts, Makassar City. The data used are primary data which is carried out by means of observation and interviews and secondary data which is carried out by means of agency surveys and literature studies. The analysis method used is descriptive qualitative analysis, quantitative correlation analysis, and grid-based spatial analysis. The result of the research is that there is a difference between the actual land price and the NJOP, the price difference is 40% to 60%. There are 4 variables that affect land prices, namely road classification, distance to commercial areas, number of nodes, and distance to city center. The values ​​of these variables form a map of the classification of areas that have the potential to have the highest land prices in Makassar City, such as on Urip Sumohardjo Street, Panakkukang Business District, and some areas around Veteran Street.

Abstract

Lolai is a new tourism development area in the last two years in North Toraja Regency. The significant increase in the number of Lolai tourists can have a negative impact on the surrounding environment and the sustainability of the ecosystem in it. This study aims to determine the level of sustainability of the natural tourism area of ​​Lolai based on economic, social and environmental aspects, as well as to identify the determining factors that influence it. This research was conducted from December 2019 to May 2020. This research is located in To`tombi, Bukit Nato, and Tongkonan Lempe which are tourist attractions in the Lolai area. Data collection was carried out through observation, documentation, interviews, distribution of questionnaires, literature study and through related agencies. The analytical method used is descriptive qualitative and quantitative methods supported by the rapfish application in the Multi-Dimensional Scaling (MDS) model and leverage, as well as prospective analysis. The results showed that overall the three tourist objects were in the less sustainable category. In To'tombi tourism object, the economic aspect is quite sustainable, while the social and environmental aspects are less sustainable. In Nato Hill, the economic, social, and environmental aspects are classified as less sustainable. In Tongkonan Lempe, the economic aspect is quite sustainable, while the social and environmental aspects are in the less sustainable category. The main factors that affect the assessment of the sustainability of the natural tourism area of ​​Lolai are access for local communities and community participation (economic aspects), visitor satisfaction (social aspects), and processing of liquid waste and reducing solid waste (environmental aspects).

Abstract

Takalar regency is one of three the biggest production of seaweed. The high amount of seaweed production is not comparable with the amount of seaweed produced caused seaweed is only sold in raw materials without being processed before. Therefore, the development of seaweed culture-based industrial clusters is needed with the aim of increasing the value of the product by considering the spatial aspects in order to be sustainable. The aim of this study is to identify the existing potential of seaweed commodities and determine the industry cluster of seaweed development. The location of this research was carried out in Takalar Regency specifically in Mangarabombang District and was carried out in January-March 2020 (3 months). The method used are a descriptive qualitative and spatial analysis in the form of an analysis of land suitability and carrying capacity of waters that refer to the indicators of seaweed industry cluster determination. The results showed the District of Mangarabombang was the highest producer of Euchemma Cottoni seaweed which was spread in Laikang Bay with the highest number of cultivators in the villages of Punaga and Laikang. Seaweed cultivation will be dried and distributed to the industry and local industry. The determination of industrial clusters is divided into 3 zones, Production zones is along the coastline of Mangarabombang District with an area of 2458,04 Ha, post-harvest zones located in Punaga Village, and processing zones located in Punaga, Laikang and Pattokappang Villages.

Abstract

The lack of the formal sector makes people look for other ways to survive, the informal sector is one way to reduce the possibility of social unrest in the community, for example the informal sector is a street vendor. The growth rate of street vendors in Makassar City is very rapid until November 2013, the number is around 14,000 people. The problem of the speed of street vendors in Makassar City is one of the factors causing the behavior of street vendors. This study aims to identify the characteristics of the location of trading and distribution patterns of street vendors, identify the factors influencing street vendors in choosing a location to trade and build a model of distribution of street vendor locations along the Losari Beach corridor. The analytical method used is descriptive analysis, frequency distribution, and multi-agent simulation. The results of this study indicate that the characteristics of the group of street vendors in Losari Beach are linear, spreading, and grouping patterns. Factors influencing the pattern of distribution are crowds, security, access, groups, kinship, rivalry, and retribution. From the results of the simulation, it can be seen that the types of street vendors who are in groups are types of drinks, banana epe, toys, meatballs, and boiled peanuts. Furthermore, linear street vendors are only bananas, while street vendors whose distribution patterns are spread are toys, sweet potato chips, meatballs, boiled peanuts, sausages, mixtures, accessories, clocks, and clothes.

Abstract

Regional cooperation in Mamminasata area has not had a significant impact on equitable development in Makassar City, Maros Regency, Gowa Regency and Takalar Regency. Inequality of development results in debilitating regional linkages. The purpose of this study is to know the economic potential and to find out the spatial linkages between regions in Makassar City, Gowa Regency, Maros Regency, and Takalar Regency. This study used secondary data with quantitative and qualitative approaches. The methods used, which cover location quotient, growth ratio models, shift share, global moran’s, LISA, and descriptive. The results of this study indicate that there are 8 economic sectors included in the regional development priorities, which cover the agricultural sector, mining and quarrying sector, processing industry sector, electric, gas and water supply sector, building sector, transportation and communication sector, finance sector, and services sector. Based on the results of the autocorrelation spatial analysis, only the processing industry sector has significant spatial linkages and form a cluster pattern of High-High value (Hot Spot) in Makassar City and Gowa Regency. Finally, that the processing industry sector can be used as focus on the development to increase spatial linkage in the region Mamminasata.

Abstract

The purpose of this study is to map evacuation routes in tsunami-prone areas. The research location is along the coast of Galesong District, Takalar Regency. Data collection techniques carried out were interviews, agency studies, literature reviews, and field observations. The method used in determining the level of threat of a tsunami disaster at the location of the study was spatial analysis, descriptive analysis, and weighting analysis based on tsunami height and exposed population index wich is substituted into the threat level matrix. While to determine the mapping of tsunami evacuation routes is the least cost path method. The method determines the most optimal evacuation path (time and distance) from tsunami-prone areas to the location of temporary evacuation. Determination of the optimal route is based on surface costs or cost weighted distance by considering land use and slope in the study area. The results of the research obtained based on the threat level matrix are all villages in the study area belong in the high threat class for the tsunami disaster. Evacuation shelter building that meet the criteria are spread throughout the Galesong District area. The number of temporary evacuation sites is 34 units. The results of the analysis of at least track costs are 66 of the most optimal total evacuation routes to the location of evacuation shelter building.

Abstract

Land use change from non built up land into smaller plots is one phenomenon in urban areas that has relevance to a wide range of environmental issues that are vulnerable to disasters. Southern region of Kendari is a region whose development is quite rapid this is indicated by the number of land conversion non built up smaller plots resulting in several problems such as flooding that occurred. The way to anticipate by seeing growth trends of the land in the future. The purpose of this study is to identify the characteristics (direction and extent) of land growth during the last 10 years, identify the factors that influence the growth of non built up land and predict the growth of built up land 10 years to come. The analytical method used is the interpretation’s technique of satellite imagery (Landsat), spatial analysis using GIS and CA-Markov analysis with the help software idrisi selva 17. In this study the value for measuring the validity of the data and the results of prediction is using the kappa’s value. The study showed that the direction of growth of built up land during the last 10 years is leading to the south and east of the study site and widely increments of 50.18%. Factors affecting the growth of built up land that is the availability of public facilities, accessibility, government policies and the physical condition of the land (slope and topography). Growth forecast land up until 2024 that is experienced in increments of 1864.89 hectares or 21.07% with the addition of as many as 20.813 cells. The tendency towards the growth of land up to 2024 which led to the south, east and north of the location of the research with kappa’s value reaches 87% or classified as very good.

Abstract

Cities that have several downtowns are called polycentric cities. Rapid development and growth in urban areas results in inefficiency in services by just one service center. Polycentric city structures occur in many large cities that have the characteristics of the decentralization of the function of activities outside the function of activities in the middle of the city. Makassar City is one of the metropolitan cities in Indonesia. Makassar City consists of 14 sub-districts that have diverse regional developments. The emergence of indications that Makassar City does not only have one city center is the background of this study. The purpose of this study is to describe the pattern of polycentric structure of Makassar City and what factors influence the polycentric structure of Makassar City. This research uses overlay mapping analysis, photo mapping, qualitative and quantitative approaches. Secondary data sources to describe the polycentric structure of Makassar City using yellow pages and categorized into 5 firms or activity functions. Yellow pages are used to obtain information in the form of an address or location of the type of activity that is located. Mapping analysis uses ArcGis software which includes ArcMap and ArcScene to show the contours or intensity of activities in several areas in Makassar City. The results of this study are in the form of the polycentric structure of Makassar City covering the Karebosi, Panakukkang, Bumi Tamalanrea Permai and Daya Settlements. Factors affecting polycentric structures among other things, city centers, tourism, industry and settlements.

Abstract

Changes in land use certainly have an impact on changing the demand for parking spaces of each type of land use that exists from year to year. The purpose of this study is to identify changes in land use in this case the floor area and building functions that occur within a certain time span (2001-2014) and predictions in 2034, and to determine the impact of these changes on the needs of parking spaces on Jalan Pengayoman Makassar. The analytical methods used to determine land use changes every year are spatial analysis and map drawings, simple regression analysis to predict land use changes in 2034 and standard suitability analysis to determine parking space requirements in the study area. The results showed that since 2001-2014 the type of land use for houses and vacant land has decreased the amount of floor area. This is inversely proportional to other types of land use such as shops, shop houses, services, and offices which tend to increase in building floor area including predictions for use in 2034. Functional changes in buildings that occurred in the period 2001-2014 are houses and vacant land that tends to change to trade and service functions. This is caused by the presence of vulnerable economic growth that occurred in Makassar City in 2001-2012. Changes in land use have an impact on changing parking space requirements for each type of land use that exists from year to year, especially for trade and service functions.

Abstract

Halong area is an area consisting of protected, buffer and cultivation areas. It is feared that the development of settlements in the Halong Region will endanger the buffer zone which is useful for protecting the protected areas in Halong. The purpose of this study is to identify the weights of the variables that affect settlement development and predict settlement development in the Halong Region, Ambon City. The analytical method used is causative associative using cellular automata and kappa validation. Based on the analysis, the variables that influence the development of settlements in the Halong Region are distance to the main road, distance to health facilities, distance to worship facilities, distance to education facilities and distance to trade facilities. Furthermore, by using the weights of each variable and data on the number of houses in 2004, 2010 and 2013, we get a prediction of the development of the number of houses and a map of the distribution of new houses each year from 2014 to 2024.
