Abstract

General Background: The increasing population in Medan has led to a rising demand for housing, prompting competition among companies to provide secure and comfortable upper-middle-class residences. Specific Background: Citraland Helvetia serves as a case study to understand the dominant factors influencing consumer decisions in purchasing homes. This study specifically investigates whether price, location, promotion, brand image, and facilities significantly impact the purchase decisions at Citraland Helvetia. Knowledge Gap: Previous research has not conclusively identified which factors are most influential during the product launch phase for residential properties in this region. Aims: This study aims to identify the dominant factors affecting consumer purchasing decisions during the product launch of Citraland Helvetia, focusing on location, brand image, and price. Results: The study found that location and brand image are the two most influential factors in the decision-making process, while price has a significant impact but is not as dominant. Promotion and facilities also positively influence purchasing decisions. Novelty: The research provides empirical evidence highlighting the critical role of location and brand image over price during the initial launch phase, which contrasts with the common perception that price is the primary determinant. Implications: These findings suggest that developers should prioritize strategic location selection and strong brand image development to attract buyers. Enhancing these elements can lead to better consumer satisfaction and potentially higher investment returns. The study's insights can inform future urban development and marketing strategies in the housing sector, particularly in emerging urban areas like Medan. Highlights: Dominant Factors: Location and brand image drive home purchase decisions. Price Impact: Less significant during initial product launch phase. Strategic Focus: Prioritize location and brand image for buyer attraction. Keywords: Housing demand, Medan, Consumer decision, Location, Brand image

Abstract

The purpose of this study is to determine the factors of learning difficulties and the role of teachers in overcoming learning difficulties in students of SMP Negeri 16 Surabaya. This research method uses a qualitative method that allows us to determine the role of internal and external factors in causing learning difficulties in students at SMPN 16 Surabaya. Qualitative methods are methods of constructing reality and understanding its meaning, so this method pays close attention to processes, events and authenticity. This method is usually directly involved in interactions with the reality being studied. Based on the results of observations, there were several students who experienced learning difficulties and interviews with teachers showed that there were causes of students' learning difficulties, one of which was inadequate facilities and infrastructure and human resources who were less competent to teach. And according to students, the causes of learning difficulties were being lazy to read, and being bored to just listen to material without any practice. The conclusion of the study was that the factors causing learning difficulties were internal factors with indicators of fatigue and indicators of students' willingness to regain their enthusiasm. External factors of environmental aspects include social and non-social environments. And the role of teachers as facilitators, guides, and motivators is crucial in creating an effective learning atmosphere.

Abstract

The Qur'an is a guide to human life, and learning Tahfidz is an important means to foster students' love for it. This study aims to reveal effective strategies to increase the motivation to learn Tahfidz of MI Al-Mukhlashin students. Using a qualitative approach, data were collected through participatory observation, in-depth interviews with teachers, principals, and students, as well as documentation studies in the form of learning records and student achievements. The primary data source used Madrasah Ibtidaiyah teachers and principals. The results showed that several strategies proved effective. First, the application of varied learning methods, such as group recitation and the use of audio media, proved to be able to overcome boredom and increase students' understanding of the Qur'an. The use of methods tailored to students' learning styles is also an important factor. Second, a structured and fair reward system, whether in the form of praise, prizes, or certificates, has a positive influence and motivates students to continue to excel in memorizing. This system also needs to be combined with a healthy competition system between students, so as to foster enthusiasm for learning and motivate each other. Third, the active role of parents as the main supporters of Tahfidz learning at home is very significant. Interview results show that parental support in the form of mentoring, creating a conducive learning environment, and providing spiritual motivation contribute greatly to student success. In addition, effective communication between the school and parents is also influential in monitoring students' learning progress and providing solutions to the obstacles faced.

Abstract

Feminacare, a women's health consultation application with a chatbot, previously used the LSTM model, which had an accuracy of 61% but often gave less relevant responses. This research proposes the use of the SeaLLM model with the Retrieval-Augmented Generation (RAG) approach to improve the accuracy of the chatbot. Based on three trials in the evaluation of 120 questions, the chatbot obtained a mean accuracy of 87%, with a precision of 93%, recall of 89%, and F1-score of 91%. Compared to previous models, this approach produced more relevant and accurate responses. Overall, this research proves that the application of SeaLLM with RAG can improve the effectiveness of chatbots in providing women's health information. However, further improvements are still needed, especially in handling more complex questions by expanding the dataset.

Abstract

Digital transformation in public services has emerged as an urgent necessity to enhance operational efficiency and effectiveness across various levels of government. Sukagalih Village, located in Tarogong Kidul District, Garut Regency, with a population of 17,145 residents and 12,000 households, faces complex challenges in public service delivery. The primary issues encompass manual administrative systems that cause operational inefficiencies, challenges in tracking demographic data for social assistance and community empowerment programs, and fragmented regional monographic data that hinders data-driven decision-making. Additional challenges including risks of illegal levies and lack of transparency in public services further reinforce the urgency for digital solution implementation. This research aims to develop an integrated digital public service ecosystem that incorporates administrative service management information systems and geospatial-based analytics dashboards in Sukagalih Village. The system development approach follows the System Development Life Cycle (SDLC) framework with the Scrum methodology, involving village officials participatively throughout each development stage. The system is designed reduce physical office visits, featuring document upload capabilities through digital platforms and analytics dashboards for empowerment program monitoring. The implementation of this digital ecosystem is expected to reduce administrative document processing time, improve the accuracy of regional monographic data with precise geospatial coordinates, minimize illegal levy practices, and enhance transparency and accountability in public services. The research outcomes are projected to serve as a smart village model that can be adopted by other villages or sub-districts in realizing transparent, accountable, and data-driven governance.

Abstract

The growing beauty industry requires efficient management tools for Makeup Artist (MUA) teams, who often face operational challenges due to the use of manual or non-integrated digital tools. This study contributes by providing an integrated, mobile-first workflow that directly links bookings, schedules, and financial records with role-based access and automated reminders, reducing fragmentation from manual or separate tools and offering consolidated insights for MUAs’ decision-making. The application's quality was validated through Black-Box testing, achieving a 100% success rate across 35 functional test cases that covered all main features. Usability was then evaluated in a case study with a professional MUA and two team members (N=3) who used the application for one week before completing the Computer System Usability Questionnaire (CSUQ). The results yielded an overall mean score of 6.52 out of 7, indicating very high user satisfaction, with subscale scores showing that users found the system both helpful and easy to navigate. Future development may include expanding the dashboard's analytical capabilities or integrating a direct client payment gateway.
